Let me first start off by explaining a little about myself - I'm 27 years old, like technology and comfortable, clean living. I'm used to a nice place, good TV's, wifi and comfy couches. The Hancock Modern absolutely encompassed a "home away from home" for me. I stayed there for a month and couldn't be happier with the entire experience. I'm hard to please and was worried at first, but as soon as I walked into the Modern my worries went away. The house itself: Exceptional. Tons of space - I'm 6'3" 220 and there wasn't ever a 'cramped' feeling in the house. VERY comfortable living room; a good TV, very comfy, large couches, and fantastic kitchen. You walk in, hit the grocery store and you're ready to go. There are four bedrooms, one of which has twin beds, a queen, and then two kings that are extremely comfy. AC is fantastic, wifi is up there with the fastest and goes throughout the house. Showers are also great too - tons of pressure. The Neighborhood: Fantastic. Nice, friendly, and safe neighborhoods. Right off Anderson and Burnett (a lifeline of Austin), grocery store less than 4 minutes away, great walking/jogging and biking trails on the streets and a very nice park nearby. And a 15 minute cab ride downtown to the festivities of Downtown Austin. The owners, Nick and Rachel, are great - they definitely give you your privacy and quick responses when you need them. Overall, I couldn't be happier with the stay. As I said, I was there for a month for a training program and LOVED to go "home" after I was done with work. Which says a lot. Don't overlook this one - I'm telling you, it's great. I'll be back for sure. read more

We were fortunate to stay in the beautifully decorated and fabulously furnished "Hancock Modern". Every room, every closet, every cupboard was exquisitely appointed and organized, and included everything you could possibly need for short or extended stay. And then there's Rachel, the owner of the Hancock Guest Cottages. From our first contact with Rachel, through the completion of our stay, we felt completely cared for. Rachel is responsive, organized and also great resource for anything you want to know about staying Austin. Sometimes the vacation rental itself can make for a fabulous stay away from home. Sometimes it's having a wonderful host. And sometimes you get lucky and you get both. We loved our time at Hancock Guest Cottages and so appreciated Rachel's gift for creating a warm and inviting home and sharing all the good that Austin has to offer. read more

We visit Austin fairly frequently and have found it difficult to find decent short-term furnished apartments for rent. Hoorah for Hancock Guest Nest! This style of accommodation is perfect for short-term visitors, especially if visiting UT. The red river shuttle is practically on your door. We rented the Nest (a fully furnished and equipped studio) for one month. It has everything you need in a small space. Full kitchen, full laundry, outdoor area, comfy bed, clean linens, internet, cable etc ... They also provided us with a baby cot. The apartment is super clean. Perhaps the oven too much so as I was a little scared to use it :-) But that is how all accommodation should be! Nick and Rachel are always accomodating and on call. We also liked the fact we backed onto a shopping centre. Arriving late and being able to easily buy supplies at H.E.B is too easy. It is a really short walk to restaurants on Duval street. read more

We reserved the Hancock Modern house for ACL weekend 2011 and were very happy with it. We had our 5 month old daughter with us as well as another couple. it was very clean and well stocked. They even had a pack n play and a high chair (the exact same as the one we use at home even) there for our use. The drive to Zilker park down Mopac was easy and quick and very convenient for us since we had VIP parking that was directly off of Mopac. Many restaurants and lots of shopping right down the street. The chickens in the backyard (in a fenced in coop) cracked us up and the flowers on the counter when we arrived were a very nice touch. We enjoyed the house so much that we booked it for Formula 1 weekend in November 2012. read more

We loved the Hancock Guest Cottage: tasteful decorations, updated amenities, private bathroom for each bedroom, a sun-room out back, and a patio perfect for cookouts. The house even came equipped with a booster seat and children's cups and plates for little ones. We ended up staying around the house far more than we thought because everyone was so comfortable there. It was perfectly situated in central Austin, easy to take walks in the Hyde Park neighborhood and to get down to the UT campus. Nick and Rachel were a delight to work with: quick to respond to questions, and very friendly. Highly recommended! read more

I've stayed at two of Rachel's Hancock properties, the Nest and the Hancock Petite Suite. The properties are wonderful. Kitchens stocked with all the essentials. Beautiful layout and design that really takes full advantage of the space. Elegant bathrooms. (The Petite Suite has a claw foot tub yay!) The properties are always immaculate when I arrive. Access is super easy, with a door code, no hassles with key exchanges or pick up. Rachel herself is a delight. I have also seen two of the larger houses that are available and they are lovely as well. I can't recommend the Hancock properties highly enough. read more

No matter what your doing in Austin, you need to stay in one of the Hancock Cottages properties. The owner has thought of, and accounted for every detail. It truly feels like home away from home. Everything is fresh, clean, modern, and comfortable. The properties are nestled among great neighborhoods on the north-central Austin with ease of access to the whole city. I am so glad this stay was my first impression of Austin. The owner was great!! She was so respectful and accommodating. I would never stay in a hotel in Austin if one of the Hancock properties are available. read more

The Guest Nest has everything you need: a wonderful secluded front porch with beautiful plantings, and a spacious, well-appointed, and bright studio room, bathroom, and laundry/closet. My granddaughter loves coming to the Guest Nest...for her it is like playing house. It is a block away from a major bus route to UT and an easy walk to the Hyde Park area where there are good restaurants and coffee. Best of all are Rachel & Nick, who are so accommodating and kind! The neighbourhood is quiet and the Petite Suite is very clean and spacious. They filmed several scenes of the film Dazed and Confused in this neighbourhood so we went and found a few spots and took some photos. I was half expecting (Ben Affleck's character) O'Banion to be driving around these streets threatening school children. Kinda nerdy but if you like that film it's pretty cool. All around our stay was enjoyable and I would recommend the Petite Suite to people visiting the city. read more

The Hancock cottage was adorable, clean, sunny and comfortable. We really enjoyed our stay in this lovely, well appointed home and really enjoyed cooking in the modern kitchen, reading on the lovely back patio, and just hanging out as a family in the many comfortable spaces throughout the house. The Nations were very helpful and easy to work with and made our stay enjoyable and stress-free. I would definitely recommend this cute house to anyone! Very happy with our stay. read more

I've been staying at the Petite Suite for work and I've been impressed from the start! It's very clean, and everything you would need is provided, from dishware to linens, towels, appliances, hand and dish soap...even coffee! It's in a nice, safe neighborhood and very near to good restaurants and shopping. Rachel is very friendly and accomodating too. So, if you need a place to stay in the Austin area for work, or just for a getaway, I highly recommend Hancock Cottages! read more

Nine of us shared the Hancock Ranch House & Petite Suire for 3 nights while in town for a family wedding. The accomodations were exceptional - updated, clean, spacious, quiet neighborhood, and extremely comfortable beds! Rachel and Nick were helpful providing tons of information on local restaurants, shopping, etc. Highly recommend! read more

Really enjoyed the property and the location. It exceeded our expectations. The amenities available in and around the property were abundent and very useful. Although listed as a "suite", it had plenty of room and really felt more like a cozy home. Better than your regular hotel room. Thanks again. We look forward to return! read more

Our family really enjoyed this Cottage. It was the perfect place to stay. We liked the beautiful garden, and my children loved the litte birds and fish in the pond. It was very close to Central Austin and near restaurants and stores. read more
