Let us explore the things which are important to every guest, but reviews always seem to omit! There is plenty of natural light through the many windows, but the rays of sunrise do not scream through the bedroom windows, bombarding photons into your eyelids while you are trying to sleep until a reasonable hour. The water pressure in the shower lies right in the Goldilocks zone; gentle enough to be relaxing, but firm enough that you do not have to spend 30 minutes rinsing to stop feeling soapy. Oh, speaking of Goldilocks, I found the queen bed to be juuust riiight. This place comes with a free dog rental included! Bonus! Sam is an awesome, friendly, and well-behaved pup. There is a large, open space between the well-stocked kitchen and cozy living room. You could totally do yoga here! Note: I said *you*, not me. I am way too clumsy for that and the helpful guide book that Kris provides does not indicate the location of the nearest chiropractor. Other reviews have mentioned the place is clean. Very true. I will go beyond to say this place passes the UV light test easily. Clean!!! You will be about a five-minute walk away from one of the best pizza joints in the city and also a cool, local coffee shop that also has a large variety of beers on-tap. Oh, you can also easily walk to laundry or the grocery store, if instead you are in the mood to do something not fun. Yes, there is coffee provided! It is not one of those stale, swill-producing little pouch things that most hotels try to pass off as "in-room coffee." No. Here you get an actual coffee pot, with actual ground beans, for an actual cup of actual coffee. Same for the refrigerator. It is not the kind you had in college; it is a grown up refrigerator. There are no fresh-baked cookies provided upon check-in. Awww... However, the grocery store (easy walk or drive) will happily sell you a pack of bake-at-(guest)home cookie dough, or cookie dough ice cream - whichever way your mood is swinging. A huge selection of board games are provided, and they are not missing any cards or pieces! The water heater is tankless! Family of five all needing showers? No problem! Hot water forever. This is a house, with a real thermostat, which lets you select real temperatures! Unlike that wall-mounted contraption in a hotel room which only allows you to choose between "keep me up all night by being miserably hot" or "keep me up all night by making a bunch of noise." The Brentwood Guest House is wonderful! Not only on the big points (super clean, convenient, safe, and comfortable), but it excels at the smaller details too!

Each floor had a bougie coffee machine, along with sparkling water for guests. Vickie is a great host and we love visiting with her every time we stay. As of this writing, they're in the midst of a fairly lengthy and comprehensive remodeling project, so expect some dust, but don't worry, Louie is taking it well and views the construction workers with the typical indifference that's on-brand for cats. One upgrade that's already complete is the installation of Juro automatic coffee machines on each floor. These machines are quite expensive and produce very nice drinks mere steps from the door of your room. For dining, though, check out nearby Paperboy (prepare for a wait during busy hours). The hotel will soon open its new restaurant, and we can't wait to try it out. The rooms are definitely unique, with each one featuring something a little different. The beds are all comfortable, and remodeled bathrooms are spacious and, wait for it, modern, with ample shower space and lovely large, enveloping tubs (availability may vary from room to room, check before booking). Numerous places to eat, drink, and be merry are within crazy short walking distance, and in fact, if the famous Franklin Barbecue is on your list, this is a great place to stay and get up early to walk over and get in line. Definitely try this place if you want to have a great experience and keep some of the old "Weird Austin" spirit alive; it's dwindling, but still there.

My only gripe (and I truly mean only) was that the television was constantly showing a black screen (room 3) when trying to watch Hulu. We had a clean and tidy suite on the first level. Two double beds were comfy and plenty of towels. Our first night's stay was decent. Surprised to know they seem to use softened water because it made our skin feel slippery. I noticed the shower gel holder was falling out of the wall. A precarious situation of having to carefully pull the mechanism to dispense without pulling too hard. I did notify the night staff but the next day, it didn't seem like anyone came to fix it. No extra body wash or soap was provided even when I asked for some. The wall sockets with the en-suite appliances was not usable. The electrical outlets weren't working so we couldn't toast anything, use the kettle, or the coffee machine. Couldn't find one with a GFCI breaker to reset that side so gave up. Interestingly, the full-sized fridge and microwave were working ok though. The rod for one of the window curtains fell off while opening them. Because it's floor to ceiling we just left it alone. The common spaces around the property are well decorated, from the Library, Executive board room, kids corner, gym/yoga studio, and outdoor lounge space. Although, the snack/tea/coffee station with Keurig isn't filled maintained often. We had to ask the night staff to refill the water for tea and the lobby water dispenser was constantly low as well. On our second to last day, I found the hot water and still water station downstairs at Simona's. Pros: Clean, comfy, affordable stay. Enjoyed the bottomless drip coffee $5 and their signature Breakfast at Tiffany's latte. Also appreciated them letting us do late checkout and upgrade our room. Cons: Complimentary water station, Keurig / snack station, overall maintenance of room amenities could be handled better. Warning: If booking from 3rd party (BILT, Capital One Portal...) the added parking is not the same price that's on Colton's House's website. It's actually $40/day (with in/out privileges). However if booking directly through Colton House for stays, parking is 50% off at $20. Would we stay here again in the future? Most likely not. For an SLH property, we may look for another better-maintained option in the future.

A huge flaw is you need a key to get everywhere. You cannot go park and get to the lobby. You have to use a key to get from your room floor to the lobby. That's just weird.

It was within walking distance from many restaurants, bars, and shops. I walked to breakfast and/or coffee every morning and even walked to Office Depot to pick up some things for work. I can't speak for parking or valet since I didn't rent a car. I was placed in room 320 with a king bed. The room was spacious and gave me plenty of room to walk around while also having a dedicated space for all my belongings. I had no issues with the room. However, if you're looking for a nice view, room 320 is not it. My view was of a building wall.. But it didn't bother me because I didn't spend a lot of time at the hotel. I was really only there to sleep. Since I didn't spend a lot of time at the hotel, I didn't get to explore much of it, but I do know there's a pool, fitness center, and onsite restaurant and bar. They also have a nice spacious lobby and courtyard. A few other things I appreciated: refillable water bottles in the room, a water station with hot and cold water on every floor, the welcome note and chocolates, and the wonderful service throughout my stay!
