    Beautiful design and unique touches in each room

    The Frances Modern is truly a haven! I've stayed in loads of hotels and AirBnBs all over Austin and in every neighborhood -- South, North, East, West, and central -- and this now is my absolutely favorite place to stay. It's beautifully designed for relaxation and comfort. Somehow it was tranquil and chill while being right across the street from great live music and food trucks (with Hippie Ice snow cones -- perfect during the August heat!) at Kenny Dorham's Backyard. (There's a noise ordinance that kept things quiet after 10:30, which was perfect.) The Frances is an easy walk to cute boutiques, world-famous Franklin Barbecue, and Vintage bookshop and wine bar, and you can rent a bike across the street for a quick jaunt down to E. 6th street or over to downtown to get to even more restaurants, nightlife, and shopping. There's also a rooftop deck lounge area with a killer view of the Austin skyline. Everyone -- innkeepers and housekeepers alike -- was incredibly friendly and made our stay delightful. We had the chance to stay in both a Medium Plus room, which had a balcony where we could stand and listen to the live music, and in the Suite, which was spacious, luxurious, and perfect. All of the colors and materials were soothing and soft. And after a long day roaming around in the 100-degree-plus heat, it was great to soak our tired muscles in the tub and cool off in the AC before venturing out for more Austin fun. We also loved that the hotel had a fancy coffeemaker where we could get espresso drinks, coffee, or hot water for tea, plus there's a fridge full of tasty, local Waterloo sparkling water. There's also free parking - a huge plus! On each floor, there were bookshelves in the common area that had plenty to read, as well as some games, tarot cards, and other design touches. The owner, Vicki Faust, has created someplace truly special, a beautifully designed sanctuary with all the creature comforts and a quintessentially cool & friendly Austin vibe. If I could live in this place, I would!

    Booked the Cat Noir for a Sunday night while in town for a wedding. The wedding started at 3p (check-in time), and I was worried about where to stow our luggage. I called ahead to see if the Cat Noir could just hold our luggage until we came back that night. They went ahead and granted me early check-in AND a room upgrade from Crash Pad to Signature. Taylor was a total joy at the front desk. Solved my problem and then some. The room was lovely with a huge bathroom, and a balcony overlooking E 11th. We heard Louie yowling outside of our door, so we let the distinguished guest in. He truly just wanted to lie on the cool bathroom floor on a hot September night. Will definitely be back and hopefully longer than a night!

    I had the chance to stay at the Frances Modern Inn during my recent visit to Austin and it was truly such a delight. My room was designed impeccably (I suddenly have the urge to wallpaper my entire house after staying there!) and I felt right at home. I was traveling with a group of girls and it was so nice to have the outdoor common space where we could lounge and sip on complimentary, delicious local coffee and sparkling water. The location is also perfect - steps away from some of my favorite East Austin shops and restaurants. I'll definitely be coming back!

    The Cat Noir hotel was a delightful and unique hotel to stay at. The room was perfectly set up and so clean. Everything was very thoughtful and they were very good with communicating the entire visit. They knew I was going to a concert and it was raining so they sent me a text that they left an umbrella outside my door. This was one of the best stays I've ever had. They had parking in the back with a secure gate and have a cute lobby/dining area also. The best part of it was meeting Louie, the hotel boss! I will be back soon!

    Austin for my better half's bday. Didn't wanna stay at some run of the mill fancy hotel. After looking for the perfect boutique hotel reasonably priced, The Francis Modern Inn was the final choice. Mainly for the stand alone tub and the unique room decor. Closer to our stay, Vikki sent me a text about the check-in process. I began to describe the reason for our trip and she went above and beyond. She prepared flowers, champagne, bath bombs, and birthday cupcakes. It was perfect. And we were so surprised at how they managed to have a freshly remodeled room and capture this historic feel. The room was spacious, super cool art, a lil breakfast nook over looking the street. The bed was super comfy and we literally coulda slept in all day thanks to the velvet curtains that blocked any evidence of daylight. And the plush green velvet couch tied it all together. Our 2nd floor common area had books, games, a large sectional w. A latte machine and sparkling water available for guests. We bumped into Vikki after a day of exploring and she was so interested in us and very personable making us feel right at home. I will not hesitate to book this every time we come to Austin. So if you are looking for something out of the ordinary, welcoming, and super comfortable give The Francis Modern Inn a try. You will not be disappointed. We didn't get to try the restaurant downstairs, but it's definitely gonna be on our list for our next visit.

    I'm moving from Houston to Austin and stayed at 2 other hotels before this one. I wish I only booked here. This place is amazing. The manager is very punctual and returned my call 3 mins after I called. She helped me with payment through the phone and gave me the door and gate codes through text message. When I arrived, there is construction going on downstairs but unhearable. Everything at this hotel is zen. 3 stories and every story has coconut milk, coffee, seltzer drinks, books, and nice seating areas. Clean bathroom and perfectly folded towels. Stocked shampoo, bath soap, conditioner. Cotton swabs and make up remover. Hair dryer and the SOFTEST robes. I've been to some fancy hotels but WOW. Softest robes yet. Great channels. Cute circle window. Nice chandelier. Being a small room, it's perfect. If you love great customer service and immaculate rooms. Book here now! You will not go wrong!

    *This review is for their cafe area* I had their bacon egg sandwich with the bacon on the side, so it was an egg sandwich. It was delicious! The bread had a spicy spread on it with a bed of arugula and tomatoes with an egg on top. It was filling! My friend Abbey ordered their sweet bread and it was delicious as well! It was toasted baguettes with a sweet honey butter. The crispy bread with the sweet and creamy butter was a perfect combo! It was too sweet at all! The service was okay. Going by the lack of Yelp presences, this place is new. There were two gentlemen working. One was at the bar and the other was waiting tables. Pros: - Food is delicious - Great ambiance - Spacious - Free parking - Located in a cool neighborhood Cons: - Service can be a little slow - Kind of confusing that the cafe is part of the Hoteliers

The pricing is on the higher side, but it matches the upscale experience and beautiful setting. For dinner, we ordered the Burrata as an appetizer and the Autumn Garden for the main course, along with an American IPA and a Jack Frost cocktail. Everything was delicious, but the Burrata truly stood out as my favorite. Breakfast was equally enjoyable--we had custom-made omelettes with veggies and avocado toast, both fresh and flavorful. Overall, The Loren Hotel, along with Nido, offers a great blend of comfort, excellent food, and a beautiful atmosphere. A perfect choice if you're looking to celebrate something special or simply treat yourself to a high-end experience.

The Friday night gathering was amazing. It was a perfect setting on the eight floor to talk, mingle, and meet new people. The evening was warm enough to go outside on the balcony/deck and have conversations and enjoy a breeze. The room itself is large with a water station and a bar. A few short tables were set up for sitting and a few tall ones for standing. They had a nice selection of drinks from beer and wine to mixed drinks. The food included lobster rolls, sliders (chicken and beef), a tray of different veggies and dips, little balls of cheese and something, and aroncini? My favorite was canapés of Mellon and prosciutto. The saltiness of the prosciutto added to the flavor of the melon. This event was 5***** I blame the architect for the room setup. Why would you put bedrooms on the side of a hotel next to traffic. The noise, honking and sirens. It finally quieted down around 11:30. Saturday was also an issue. They do provide ear plugs and sound machines, neither works for me. I was also surprised there was no lotion in the room. There was no microwave. Everything else in the room was top notch. Robes, slippers, a safe, a bar, and fridge. Overall, the noise is what created the 3*** rating. That was very disappointing.

While I mostly kept to the hotel, when I did venture out, I found that there were lots of great dining options within walking distance. My only nitpick is that the Wi-Fi was unreliable, which I've seen mentioned in a few other reviews. My first night, there was an outage throughout the entire hotel. If this stay were not reimbursed, I would have removed a star considering rooms average $500 a night and reliable internet access is expected. However, I was given 2,500 bonus points after calling the front desk when I first noticed I didn't have service. Completely unexpected but very much appreciated and yet another testament to the great service here.

The bed was super comfortable, the location was exceptional and walkable to everywhere I wanted to go while my friend was working. The staff members were super nice and I really enjoyed the flavored waters in the lobby and that the reception desk gave us bottles of water when we checked in. I so wish I'd taken a picture of the shower! The shower was luxurious and I started each day feeling like I was showing in a spa. I definitely will stay here again next time I am in Austin!

The "Butler Pantry" in the morning is kind of a joke. The decaf coffee was cold and the regular coffee was empty one of the three mornings. The Biscoff biscuits and apples were inadequate to qualify as anything other than a nice gesture. The restaurant was closed one of the nights for a "private party" and booked the next night, so we were not able to dine there (we were busy the third night). The accommodations were nice and the shower was great, but not worth the price we paid. We had to call room service for ice, so that was kind of a pain, but they were very quick in bringing it, so not a big deal. I would not stay here in the future.

Upon…read morewalking to our room into the main hallway, there is a lingering musty smell that lingers. We had a clean and tidy suite on the first level. Two double beds were comfy and plenty of towels. Our first night's stay was decent. Surprised to know they seem to use softened water because it made our skin feel slippery. I noticed the shower gel holder was falling out of the wall. A precarious situation of having to carefully pull the mechanism to dispense without pulling too hard. I did notify the night staff but the next day, it didn't seem like anyone came to fix it. No extra body wash or soap was provided even when I asked for some. The wall sockets with the en-suite appliances was not usable. The electrical outlets weren't working so we couldn't toast anything, use the kettle, or the coffee machine. Couldn't find one with a GFCI breaker to reset that side so gave up. Interestingly, the full-sized fridge and microwave were working ok though. The rod for one of the window curtains fell off while opening them. Because it's floor to ceiling we just left it alone. The common spaces around the property are well decorated, from the Library, Executive board room, kids corner, gym/yoga studio, and outdoor lounge space. Although, the snack/tea/coffee station with Keurig isn't filled maintained often. We had to ask the night staff to refill the water for tea and the lobby water dispenser was constantly low as well. On our second to last day, I found the hot water and still water station downstairs at Simona's. Pros: Clean, comfy, affordable stay. Enjoyed the bottomless drip coffee $5 and their signature Breakfast at Tiffany's latte. Also appreciated them letting us do late checkout and upgrade our room. Cons: Complimentary water station, Keurig / snack station, overall maintenance of room amenities could be handled better. Warning: If booking from 3rd party (BILT, Capital One Portal...) the added parking is not the same price that's on Colton's House's website. It's actually $40/day (with in/out privileges). However if booking directly through Colton House for stays, parking is 50% off at $20. Would we stay here again in the future? Most likely not. For an SLH property, we may look for another better-maintained option in the future.

There's a food truck instead of a restaurant! That's progress. Simona's is its coffee-and-cocktail bar in the lobby! I spent a full day at the pool. A beautiful choc hotel. A huge flaw is you need a key to get everywhere. You cannot go park and get to the lobby. You have to use a key to get from your room floor to the lobby. That's just weird.
