Ok. I am so torn with my thoughts because for all the things the owners do right: the aesthetics, style, location, and the curated shared spaces with its perks. This should have been a momentous experience. Unfortunately my experience was tempered by a ventilation issues and an odor that persisted the whole stay. On top of the fact that the shower area and bathroom floor grout was severely in need of elevated maintenance. This could be overlooked if we had booked with a lower price point establishment. But for the money it did not meet its claim to be "design forward and intentionally serene" which is what you are looking for when you are celebrating an anniversary. This property called me directly & forced me to cancel my Expedia reservation claiming they didnt have availability and hotels booked thru Expedia are "not guaranteed". I had booked our room 2 months in advance, paid the full amount owed & the hotel had already sent me a text welcoming me & my reservation. Today I receive a phone call from the GM (Michael) one month before our trip advising they had a 1/2 marathon in town the week of our reservation and I could either cancel or move to their other property. We opted to stay at Kimber Modern while attending a wedding nearby. The hotel was perfect for our needs and I would definitely stay here again! First the location was ideal, right on South Congress and the best part is that the parking is free! I was a little concerned about noise coming from the clubs that are literally steps away, but it was not an issue the weekend I was there. Second, the property is more like an Airbnb in that there's no front desk. You get the access code via email prior to your arrival. However, that is not to say that there's no staff. I had some questions and was easily able to talk/text to someone immediately. We were in the Orange room which was comfortable and well-designed for two people. Plenty of storage space in the main room and in the bathroom. I always get nervous when I see the wall mounted AC unit, but this one worked great! Our room was nice and cold and the unit was very quiet. My only negative point of our entire stay is that the water pressure in the bathroom is a bit weak and the hot water from the sink tap takes a very long time to warm up. We enjoyed the common room with the Jura coffee maker. There is also filtered water and other beverages available at no charge. I'd like to add that the staff is incredibly friendly and kind. We ended up staying in an associated property that was doing a soft opening because construction was taking longer than expected. There were some minor issues but the owners responsive at fixing them. The space was nice and well laid out and the outdoor areas were amazing also. Would not hesitate to go back. This being our first trip to Austin I wanted to stay in an area where we could walk to things. (I had read that parking is a bear.) The location of this boutique hotel is perfect! Tons of great restaurants to choose from and unique local shops. There are two clubs with live music nearby as well. We even walked across the bridge and went to the Roosevelt Room for cocktails. It was hard to choose a room from the website, but we were really happy with the King Courtyard room. (The one with the painting of rabbits on a red background.) The courtyard is so lovely with a water feature and lights on the trees. You are totally cut off from the residential neighborhood and the busy street two blocks over. An actual oasis! Right off SOCO, peaceful, quiet, tranquil, beautiful, and while I'm sure the staff is lovely, you never see them. The whole transaction was electronic. There's no check in desk or anything. The purple room was perfect for my 1 night business trip. I can't imagine staying anywhere else now that I've found this place. This is a place where you would like it if you were coming for one day in the warmer months. Pros: very modern aesthetic. Nice bathroom. Good location. Lovely outside area (although very unusable in the rain and colder months). Comfy bed. Little gadgets like the ambience noise machine, futuristic clock, cube charging outlet. If you forget a makeup wipe or qtips or toothpaste, it's there for you. The soaps and shampoos and stuff smell really nice and seem to be good quality. The coffee machine is actually really good! I also love the robes, the fluffiest robes ever! The private covered parking is also useful. Recycle bin available. Cons: the room is insanely cold. I'm convinced the heater doesn't work so I had to bring my own slippers (I have turned up the thermostat many times). There is no lock for the bathroom, so you should either be alone or in a relationship with little boundaries. The TV doesn't have a fire stick or any streaming capabilities. You'd think for the price per night, they'd have some good entertainment for a staycation. There is no microwave and the stove is for management use only. If you vacation and bring food home, there's no way to heat it up. We put a "resting" sign on the door so housekeeping wouldn't wake us up, but they still came in regardless. The queen room is also smaller than I imagined. I've stayed in amazing inns twice the size for the same price, except much more and none of the cons. Super cute and modern, just wouldn't come here again. I would only recommend this place for people with a ton of disposable money and only plan on using the room for sleeping for the night. Staying two nights (the minimum) has led me to believe that this isn't as cool as I expected it to be. read more

My husband and I stayed at Frame and absolutely loved everything about it. Super clean and loved the decorating a plus was the free beer and wine we sat in the lounge and had a glass of wine. The biggest perk is the location which is a short walk to Congress street where all the restaurants and shopping are. I stayed 1 night for a business trip and I would stay again. Pros: Check-in was easy. Staff was friendly and helpful, via phone and in person when I arrived. Room was clean and comfortable with a fantastic shower. Breakfast options included yogurt, baked goods, fruit, and eggs. Great espresso machine. Fridge stocked with complementary beer, wine, and soda. Cons: WiFi was a little slow - strong enough for emails and browsers but not for a video conference. What can I say that hasn't already been said?! This place is amazing! They have beyond great service. They allow texting between you and them for easy and quick help. The keyless entry is such a perk! It's so so easy and nice just to have a code! The room and common areas have very cool modern looks. As another reviewer said, "it feels as if you're staying a your rich friends house while they're away". That perfectly sums it up because it's so homey here that it does feel like a house. They have a kitchen where you can have water at anytime, use their silverware, get some tea or have a snack! There's so much that can be said about this place that I could go on and on forever. This hotel is a true hidden gem in Austin. Love that this hotel is small with only seven units, self check - in (code for front door and room) The free coffee/tea/water/sparking water/beer/wine/ice machine and the use of dishes and cutlery if needed made our stay so much nicer. Parking was included in the price which is makes this hotel even more appealing. It is a very short walk to a ton of different restaurants, ice cream shops, coffee shops and a short drive or uber to down town music scene. This will not be our go to hotel while in Austin. read more

Thank you, Kimber Modern, for providing me with a comfortable place to lay my head during my recent three day trip to Austin. Finding a decent place to stay in a desirable area of the city can be challenging in Austin... I know, because I made more than a handful of phone calls and online inquiries to hotels that were either completely sold out or way over my budget. I am pretty sure that when I stumbled upon the Kimber Modern, I was lucky to score their last available room during my trip. Orange Room to the rescue! I didn't have expectations, but if I had, this place exceeded them. (And I'm not normally a huge fan of boutique hotels either... Admittedly, I'd prefer to collect Starwood Rewards or Hilton Honors points). Even so, there were so many little touches that KM provided that were so thoughtful and seamless and made my stay that much better. For example, keyless entry. You have a 4 digit code for entry that you create upon booking... this makes it easy to enter your room and not worry about losing keys or electronic keys not working. Other pros: -the handwritten note I received upon arriving from Carrie and the follow-up in person visit to make sure everything was satisfactory (it sure was!) -the wifi works really well! -the community room, snacks, happy hour, breakfast, etc... you won't find that just anywhere -all kinds of amenities like a toothbrush, toothpaste, facial wipes, and fabulous bath products -super friendly staff -amazing location super close to shopping restaurants, Jo's Coffee, Juice Austin and so much more! The door handle on my room broke during my stay but was fixed right away and there isn't a workout room, but all of the above makes up for that. I'd definitely recommend KM if you want a unique Austin experience! read more

One of my favorite boutique hotels I've ever stayed at. -keyless entry for both the main door and room doors, you set your code at booking -no check-in or check-out desk, but there is staff on the property throughout the day if you need them -spacious common area and courtyard are in the center -great breakfast options, wine & beer happy hour, snacks, and other beverages. Spent 4 nights here for ACL and didn't get tired of the breakfast or snacks. -its proximity to south congress avenue is close, you can walk everywhere Basically you come in through the front and head straight to your room, almost no contact with staff. Property is well designed and intimate, less than 10 rooms. Only negative issue would be no concierge, but with smartphones/tablets/Internet, there isn't much need for it. This is something different in Austin if you don't need the full physical offerings of a huge hotel--gym, pool, restaurant, etc. If you're just looking for a quiet place to retreat after a day of exploring, then here's your place. It's a mid-century aesthetic all the way with clean lines and lots of white accented with primary colors. I got bumped up to the White Suite, which was a nice treat and came with a giant outdoor patio. The bathroom was enormous and had a practically pool-sized tub. The bed was comfortable and the room also had a sofa sitting area and a desk space. The outdoor common area has a lots of seating and a water feature, and the kitchen area off of it was stocked with juice, coffee, water, wine, and beer all the time with breakfast offerings put out in the morning as well. The only issue with the outdoor common area was mosquitoes, who swarmed my legs when I sat down. If the bloodsuckers love you too, you might want to bring some repellent. I didn't rent a car and chose to do the city on foot, and the Kimber is ideally located for poking around the South Congress area and you can even walk up to the bridge for the nightly bat viewing if you don't mind a bit of a hike (15 minutes or so). The Continental Club for live bands is literally a stone's throw from the front door of the Kimber. The San Jose Hotel's courtyard bar is just across from that, and there are lots of other little shops and restaurants within a couple of blocks, so you can easily spend an afternoon and evening just a block over from your little retreat. I arrived earlier than anticipated and had to call the number by the door to get in, so if you're arriving early, be sure to work that out in advance. You can leave bags in the office at the hotel if the room isn't ready yet. It's easy to contact someone to take care of any little issues that might arise. read more

We stayed at the Kimber Modern Blue room for four nights and it was without a doubt one of the best hotel experiences I've ever had. The keyless entry system is fantastic. It makes so much sense and I loved the fact that on arrival you just go straight into your room, plug in the code that you chose, boom you're done. In. No waiting in line for your key. No fumbling with cards. You're in. The open lounge all day was a pleasure to experience. Great breakfasts. Great teas. The only recommendation for change that I could offer is install toilet seats that don't slam. It's a small inexpensive detail that makes night time bathroom visits guaranteed to be quiet. Oh and their rollaway beds are the most comfortable rollaway beds I've ever slept on. I didn't realize that they were actually air mattresses until the morning of our departure when I woke up to a slightly deflated mattress. I was stuck in the middle like I was in a puffy white taco. But honestly if were staying longer I'm sure they would have pumped it right back up to super mattress bliss. If I return to Austin you better believe I'm booking Kimber Modern. And I'm booking a year in advance cause that place is booked all the time. And I completely understand why. The bed has an extended platform which makes it really awkward getting in and out of the bed. Bath also has very wide edges making that awkward as well. water pressure in shower was very weak. Rain head would be better if smaller head given the lack of pressure. TV was Roku and the live TV setting was not really live TV. My wife and I stayed at The Kimber Modern Austin for three nights in May. It is an interesting concept and execution. There is no front desk or conventional lobby and only seven rooms. The design is very contemporary and centered around a wonderful, relaxing courtyard with great Texas Live Oaks providing shade from the Austin sun, a water feature and comfortable seating. Adjacent is a common room with self-service coffee/espresso, snacks, beer & wine, etc. In the morning there is a simple breakfast spread of granola, yogurt, hard boiled eggs, pastry, toast & orange juice. Hotel & room access is by key code provided to you before your stay. The staff is available by phone and text but stays in the background by design. The rooms are modern and comfortable with all the amenities one could expect. Be aware the bathroom separation is by a frosted glass door which does not provide acoustical privacy, so if you are rooming with someone with whom you are not totally comfortable this could be an issue. The hotel location is a block off a main shopping street which has a variety of stores, restaurants and there are four first-come parking spaces under. This being a city of music, there is some infiltration of live music from nearby venues into the hotel courtyard in the evenings. Downtown is just about a mile away across the Colorado River. This is a place we would gladly return to and were glad to hear the owner is looking to expand to other cities across the US. read more

Kimber Modern is a spectacularly special place. Uniquely Austin in being both chic and low key. Loved everything about the experience. We stayed in the White Suite, which I highly recommend. It's spacious with a super comfy king bed, an oversized bath tub and shower, a couch (which probably can sleep one person) and table and a desk area. The White Suite also has its own deck underneath an oak tree. It was really quiet. I am not sure if that's the case during the busier season (ACL and SXSW), but we never heard a peep, nor any street noise. The design is really fun. Clean Scandinavian style with lots of pops of color through cool art, tiles and textiles. Amenities are nice. Malin & Goetz toiletries. Complementary sparkling or still water in carafes in the room. A full sized kitchen is in the common area. At night there's wine, beer, nuts and all the nuts and M&Ms you can possibly eat. In the morning the kitchen has serve yourself bagels, hard boiled eggs, juice, coffee, breads and yogurt. The entire property is spotless. Is 30 seconds away from South Congress. Everything you want is walking distance (though they do offer covered parking). Best of all....Jake! Incredible hospitality. He made us feel so welcomed. We live in Austin and went as a staycation treat. I will suggest to all my out of town friends. I think the price is very reasonable considering the quality of the experience. And it's less than what you will spend to stay in some corporate property downtown. Go! It's just lovely. read more

You know the phrase, "You get what you pay for"? Well...that absolutely applies to Kimber Modern. My boyfriend and I live in Austin, and usually leave town for our anniversary, but decided to try South Austin. When we found Kimber Modern on Expedia, we were intrigued with the pictures. We both love modern architecture and design! We decided to splurge and book it. Arrival/Check-In: -easy to find and easy parking -no "check-in". Your key code is emailed. This was one of my favorite aspects of the stay. Key cards are a pain! -hotel was spotless and clean -We hung out on in the courtyard after we arrived and were greeted by Kimber! I'm sure this isn't standard practice but what a pleasant surprise! It made the whole thing feel more personal and told me that she cares about her establishment and Customers. Actual Stay: -complimentary beverages (and alcohol!) and snacks available -interior of room is awesome. We had the yellow room. The design is impeccable! You can tell that the design was done thoughtfully and carefully to create a great guest experience. -the bed! Soooooo comfy! And three pillows per person was heavenly. Truly felt like I was in the lap of luxury -outdoor courtyard is blissful. You can enjoy a drink (did I mention it was complimentary?) outside and just hang out. -breakfast was healthy and delicious. Choices of fresh fruit, coffee from a badass machine, breads and bagels, hard boiled eggs, and more! -shower is amazing and the towels are some of the softest I've ever felt I will absolutely return to Kimber Modern. Sure, yes, I could've stayed at the W, the Four Seasons, or maybe even the Driskill, but I wanted something different. My reasons for visiting Austin this go around was completely different than why I used to, and usually go. I needed some peace and quiet, a solo get away if you will, somewhere to clear my head, and somewhere that had absolutely zero distractions of a scene. (insert W pool) Again, thanks to Yelp, Stumbled across the Kimber Modern, and I was intrigued. I liked the idea of a small B&B, with direct access to SoCo. With an easy online booking process, I was in. The hotel is easy to find, but the only negative is the parking, I understand the City won't give them any more spaces, but having to park my almost brand new car a couple of blocks away on the street made me very nervous, and for the prices, made me a little perturbed. That aside, I stayed in the yellow room, which was like a small studio with huge open shower, natural light and a bed I would like to be buried in. Amazing bedding, really great full size bath products (Cilantro body wash, awesome sauce) and absolute PEACE AND QUIET. I rarely saw anyone else in the place, although did chit chat with a couple of folks, so I felt like I had the place to myself. A morning spread of breakfast (bagels, yogurt, coffee, lattes, fruit, act) was from 8a.m. on, and a nightly happy hour of craft beer, and wine was a nice touch. Sitting on a hammock with a crisp chardonnay was perfect. The best part was the location, I walked all the way down South Congress to the lake to run, and you have direct access to lots of shopping, food, and bars. The Continental Club was across the street along with a quaint little Italian place with live music. If you are looking for a place to seen and be seen, this is not it. If you are looking for something different, for a stay cation, romantic little get away, or somewhere to house your wedding party, this would be the place. I want to live inside the White Suite for-ev-er. The whole place is amazing and relaxing. It's the perfect getaway spot. Everything about the place is serene and relaxing. My husband and I were lucky enough to book the White Suite for our wedding night. I wish we could afford to stay there the whole week. The room was beautiful and the bed was so comfortable. The private deck was wonderful. I just wanted to spend the day wearing their cozy bathrobes and drinking coffee or something out of their complimentary mini-bar. The two-person soaking tub was amazing, as well as their shower. That might have been the best shower of my life. Their bath products smelled so good and made my hair and skin so soft. Guys, you need to check it out. We will be there at least once a year for our anniversary! read more

A modern jewel box of a B&B, this is perfect haven for design and eco nerds. There's a little glass box of a lobby/kitchen/common area with beautiful dove grey Arne Jacobsen egg chairs around an Eames surfboard table where out-of-town bleeding hearts can read the NYT (also provided). This room and all rooms open onto a shared courtyard which is beautifully landscaped and outfitted with understated and comfortable furniture, including hammocks! You can tell this place was a labor of love -- no detail was overlooked. The heating system is completely silent, there's keyless passcode entry (and guests get to choose the code so there's no check-in), the latex-core mattresses are super comfy and hypo-allergenic, the Malin+Goetz jugs of product in the bathroom are eco-friendly and luxurious all at once, there are awesome paintings of bunnies in each hotel room. Oh, and the rainfall showerhead in the robin's egg blue tiled bathroom was heavenly. There's round-the-clock coffee and tea, a snack, wine and beer happy hour, and a serve-yourself breakfast that's simple and fresh. AND Kimber Modern is on a side street just off South Congress by Austin must-tastes Amy's, Jo's, Guero's, Hey Cupcake! and more. Wish we were able to stay longer than one night. read more

KimberModern - I miss you already! I spent 6 wonderful days within your beautiful walls and I would go back in heartbeat. The hotel is a modern structure that manages to be sleek, seductive, relaxing, and cozy at the same time. Sara was beyond fabulous. The owners at this hotel have a treasure in her. She answered all of our questions, was always at hand if we needed anything and became like a friend in Austin. She made our stay extremely enjoyable. The location is perfect, being in South Congress was so much fun! We went for long runs in the surrounding neighborhood (Travis Heights) and were able to extend those runs to Downtown, around Ladybird Lake, and even the greenbelt. Everything seemed to be less than a 10-15 minute drive away (you don't know how good you have it compared to L.A. traffic!). We enjoyed the hosted breakfast (light and yet filling) and the hosted evening refreshments (loved the cheeses, dried apricots, and marcona almonds, and the wine and beer too! ;)). I would recommend this hotel to a couple seeking a break from their hectic schedule, looking for a respite from parenting duties, and looking forward to a place that makes you feel you have gone to your honeymoon. This is the best bed and breakfast/hotel we have stayed at in the US. They have paid spectacular attention to every little detail. Cassie is a very gracious host and makes sure you have everything you need. The cleaning staff is also very friendly. When you walk up the stairs to the hotel, you feel like you are in a treehouse. All the patio furniture is whimsical and comfortable. They have a nice fountain that gives great background noise. The patio and kitchen/computer/lounge room, are common areas. people are free to come and go as you please. There's a little library, a computer, beautiful kitchen. Everything has a beautiful simplicity to it. We stayed in the purple room and loved it. We had a nice window with balcony looking onto the front street. you have choice of using a black out shade and a privacy shade, nice touch. The decor was simple and modern. Every room has heating and ac to your specific preference. The extra drawers and closet were great for two clothes hounds. The bathroom was great and the shower heavenly. I love the Malin and Geotz products, they spare no expense, these products have a hefty price tag. Again, room perfect. They have a hosted breakfast every morning and happy hour everyday. I love that their breakfast goes to 11am on weekend. I hate waking up super early to hit the breakfast at hotel. This was a great detail. Breakfast is yummy bagels with all different spreads, great fruit, hard boiled eggs, and some delish baked goods, and fresh OJ!!!! YUMMY! Happy hour is great beer and wine, along with cheese, fruit, chocolate, and other great additions. There is a coffee/espresso/latte machine that will blow your mind. I want one, but it serious looks like it costs one million dollars. It makes the best lattes. you can use whenever the mood strikes. Last thing, everything is keyless entry. They email you a code with your reservation and you use in to get into the main/front door, the kitchen, and your room. Amazing and first class all the way. I can't wait to stay again. Just a tip, when I was looking to book in Austin I was between the San Jose Hotel and KImber Modern. Our last day we went over to hotel san jose to see if we should try it next trip. Best sleep ever! Super soft sheets and super comfortable bed. MALIN + GOETZ shampoo, conditioner, and body wash = I smelled great and my hair was soo soft. Breakfast every morning was such a nice touch. Variety of sea salts to taste (here I learned of Serrano salt- yum!), nice selection of high quality teas, drinks, coffee, freshly chopped fruits, and more. Cleaning staff was absolutely awesome. They were so nice. They always ensured we had enough to eat even when we came in towards the end of breakfast- thank you for that! Only thing to note is that the walls are very thin. We stayed in the green room and would come back midday to nap (yeah, we're old like that) and you could hear the laundry quite clearly on one side of the room and anyone coming up/leaving the stairway on the other side of the room. Also could hear anyone who was out on the patio chatting. That aside, a really awesome stay. Will definitely be staying here again!! read more

I have booked rooms here before for out of town guests looking for something extremely secluded yet right in the heart of Austin. Kimber and her staff have always been gracious hosts and they have something very special in what they offer to folks here for this service. Kimber Modern exemplifies what a modern Austin hotel should be. I have used this hotel for my clients as well as for an important business meeting. I know my clients were extremely happy with their stay at the Kimber Modern. The location of the hotel is perfect. You are right near South Congress and close enough to downtown that you can walk. Also, you are tucked away right off of South Congress so you aren't right in the middle of everything. I'm jealous that I can't stay at this hotel myself as a visitor. Also, the staff of Kimber Modern are so helpful. I am spoiled rotten. These are the ladies that make me treat other hotel employees like they are stupid and don't know what they are doing. Seriously though, they are extremely professional but also very down to earth and friendly. Kimber Modern makes me proud of Austin. I recommend this place to anyone and I would be confident for any client/friend/family member to stay there. Also, I will say that after my huge business meeting I was able to sit on the patio underneath the trees and listen to the fountain and be at peace. That is so rare. Phenomenal. A bit hard to find and the narrow street is harrowing, but once you are there - oasis. No check-in/out. You choose a code when you book your room and it gets you in the front door and into your room. There is a gorgeous courtyard with hammocks and a fountain, and a common room where breakfast is served and snacks and beverages (alcoholic and not) are always on hand. These were nuts, yogurt, clementines, m&ms, wine, beer, soda, make your own soda machine, and espresso machine. Breakfast was very good - hard boiled eggs, quick bread, bagels, yogurt, fruit salad. We stayed in the red suite and it was spacious, beautiful, and clean. The bathroom was especially nice. Both of the staff members we met (one was the owner, I think?) were so friendly. If you need assistance - they are on hand; but if you don't - you might not even see them. Perfection. A total sanctuary retreat in super trendy South Congress. Highly recommended!!! read more

Austin is not a great hotel, motel, holiday inn kind of place and I try to steer clear of most big box/city chaos places. By recommendation, I found KM. Dream spot. Located up the hill behind the Continental Club.Secret location in the middle of everything. The idea of 7 room hotel is beyond quaint, KM is thoroughly well thought out. The host Kimber is incredibly welcoming and might appear. Beds are great. The rooms are insulated for sound. That means you can't really hear outside sounds at all. Isn't that what a hotel is really for. Unpretentious but if the museum of modern art had a little getaway this would be it. It is a state of Zen with a smile. Everybody now MMMMMMMMMM. Cool.
