    Mixed bag. Good, clean bathroom facilities. Friendly staff. Terribly tight camping spots. Narrow and short. We had to put the picnic table seats under our camper to be able barely step over our neighbor's sewer, electric and water line. Our canopy and their slide had to be positioned to overlap. We left one day early but managed would not refund (did offer a voucher for this one campground) in spite of there being 99% capacity every night we were there. Would not return or recommend

    DO NOT STAY HERE!!! We chose to stay here because it was the only park that had availability. Now I know why they had openings. First off, the spaces are way too close together. So close we could hear our neighbors who arrived after 10pm loudly and rudely setup their camp. But the employees probably didn't know anyone arrived that late because their check in is outside at a unattended table with a paper sign in. They actually called us on our second day there to see if we were still coming. The camp employee stated they were doing a "tad bit" of construction at the camp site, but it was more like the entire camp had construction going all day long. Most of their advertised amenities were non-existent. Several times I had to use my four wheel drive to even exit their temporary exit. Next, the water to the camp intermittently shut off everyday and we were there for four days. No warning or no courtesy call. One of the employees claimed one of the many times a pipe burst, but I call BS. This may explain the reason for the unflushed diarrhea bombs in the newly renovated bathroom stalls. Also, make sure you have your hiking gear on when you want to walk to their laundry room because of the dangerous terrain. Also bring your own folding table and chair to sit in the laundry room while you wait for your clothes. (The sign in table was probably taken from the laundry room) Oh and if you want to pass the time while you're trying to clean your clothes, don't count on their WiFi, because there is none, despite their website claims. Oh the cable doesn't work either. Surprise surprise. Oh I almost forgot to add the morning we woke up after our first night there we were greeted with someone else's empty beer bottle on our front porch. Bring a weed waker to clear some space at your camp site because they seemed to have defunded their weed abatement crew for their construction crew. This park needs to be closed until they can make it fully operable as their website claims. They got one star because Yelp doesn't allow you to give zero. I can not believe this is a Sun RV Resort! Honestly, I can go on and on but I think you get the point. If every other camp is full and this place is the only one open, just choose to park your RV in an abandoned parking lot. Ps. Stay away from the van in the park that offers free candy... (see attached photo)

    Dog park

    The bathrooms/showers are always so clean. The dog run and dog park area were perfect for the dogs to get energy out. The park next to it was perfect for the kids to play while the dogs played. The whole campground is well kept and the staff is so friendly. The pool was warm and clean! The only downfall is that the sites are tight. We had to sites and parked one the opposite way to face each other and it gave us more room. We are definitely looking forward to coming back again!

    This one was a mixed bag. The location was right off the highway and easily accessible. Some of the campground is well shaded and other parts are not. Check in is fairly straightforward. Amenities: * Pool right near the office up front. We did not use it, but it looked clean and inviting. * Bathrooms/showers. The newer ones up front are locked and you need a code to get in. The ones near our site were unlocked and in decent shape. Although the space between the door and the stall wall leaves a large gap, resulting in uncomfortable eye contact with the stall dweller and anyone at the sink. * Kids playground area-looked fun, for those with kiddos. * Picnic tables and grills at RV sites. Our table was terribly crooked. The cement pad looked to have been dug up or had settled or something. We had to use the table at the adjacent site (since nobody was there). Our experience: * Check in was easy-we were directed by a sign on the door to the office to go to the window. I'm not sure if the store was open or not, as all our transactions were done through the window. * Leveling the RV was a bit tricky-our site was slightly inclined, so it took a bit to get level. The store does not sell leveling blocks, so we had to go in to town to find some. * There were several sites occupied by one group. They were loud until the wee hours of the night (2-3 am). Quiet hours were not enforced. * Lots of ATVs roaming around-also very loud throughout the night. * The cable came through very grainy. I'm not sure if it was something on our end or not. Last weekend, at a different campground, the cable came through crystal clear. * We took a walk around the campground and noticed lots of piles of lumber and construction material. It looks like some improvements are going to be made. Overall, this is a large campground, conveniently located with all the amenities you're probably looking for. With a little TLC and enforcing of the quiet hours, it would be a much better place.

    Let me start by saying, I spent Friday-Sunday here. Let's start with the positive! Every employee we encountered were, polite, helpful and friendly! Now the not so positive! 1. We were traveling with another couple and reserved spaces side by side. The space we were originally put in 88, was so narrow, I could almost touch the power poles on each side with our slides out! If we had put the awning out it would have touched the motor home next to us. We spoke with the manager, she was able to move us to a back in across the park in 22. This moved us across the park away from our friends. Also the balcony behind us at the hotel looked down right on our RV! 2. There is nothing green in the park ( a few sites have trees) there were no grass, shrubs , no where to take our dogs to the bathroom. We ended up using the Portal RV park next door for their dog park. Everything in there is gravel. They did tell us there was a dog park in town, really? Not exactly a solution. 3. The park is under renovation, there is no cable, nothing over the air comes in! They did get the wifi working the day we got there, but super spotty! Construction mess everywhere! Why not close the park and renovate then open. 4. Loose dogs all over. This should never be a issue! If you had a dog park this might not have been a issue. 5. In conclusion, we came here because of the sun Rv name, but with several better options in Moab, we won't be back. We would definitely book Next door at Portal RV park. 6. 1 star for the employees 1 star for being in Moab!

    Go elsewhere! I booked a 40 foot pull thru spot but did not "lock it in" for $50 more. I thought it would be ok if they needed to move me. We arrived after the office closed and it was dark. I picked up my paperwork which was outside the office. I ended up walking around with my cell phone as a light to find out spot. No lights here. It is under construction as we realized after getting the spot we were given. Not the one I booked. There was a hole knee deep where they were working on the hook ups next to our spot. So close they tied caution tape to our picnic table and pulled it next to the hole. Long story shortened, we were put in a 25 foot "cozy"spot I was told I didn't lock it In So they could move us. I asked about the length and was told all spots were the same length but some were double wide. Maybe they should look at their website. I sent an email about the stay and got a "thanks for your feedback". Great customer service all around. There are many places to stay in Moab, choose somewhere else. Reply to Customer Service: I booked spot#88, 40 ft deluxe pull thru full hook up. I do understand you can move me as I did not pay more to lock it in. A cozy spot is 25 feet, per your website. Not the same. A down grade in my opinion.

    You better hope whoever pulls in next to you is easy to get along with. Shared outdoor space and picnic tables. Zero grass or shade.

    Terrible park. No shade in the area we were put in and you share your picnic area with your neighbor- see pic. In our site, they evidently ground two stumps down and left piles of wood shavings and debris which, of course stick to everything and track into the RV constantly. This is "dirt camping".

    I travel the United States of America looking for the best bathroom possible and I have to say for a campground this bathroom gets a 9.5/10! It has AC, the showers are awesome and it has 2 ply toilet paper! There is a code for the bathroom but the ac within the lavatory makes up for forgetting the code! When it comes time to relieving yourself this bathroom has to be at the top of the list! But bruh the campsite was not the best, our nick name for it was Shit rock, because for tent campers that's what it is! However there is WiFi!

    I read the reviews before I came and would probably never have booked here if I were the one planning the trip, but we actually had a pretty incredible 3 days in Moab inclusive of the campground. Our group of about 40 stayed in the one large group site at the back of the property. The parking wasn't ample but it was available and somehow big enough. No campfires allowed anymore but they allow you to skirt the rules by building fires in the charcoal grills. The group site had 3 of these grills. Not ideal but better than nothing. Showers were clean and appreciated. Could use some Draino. The pool and hot tub were clean at the time of our visit. I never had any issues with staff though I also only had brief encounters. I am not super thrilled at the attitude taken when responding to other Yelpers given extremely reasonable concerns. Another weird thing is they charge per person for a group site rather than a flat nightly rate with an occupancy max. Maybe that is the Moab standard but our group got raped at $17/pp/pn. Broken down by person, it's cheaper than anywhere else you'll find in town but as I'm assuming the organizer role for our October and May annual trips, I'll be looking into cheaper areas outside of town, probably on BLM land. It was still fun and can't beat the urban camping location!

    $20 bucks for a place to sleep and shower. Can't beat that. Plus the showers were clean

    I had a very poor experience with Arches Vacation Rentals. It is clear their business model is…read moreprofit over people, their overriding policy is to take advantage of the goodwill of others. Do not trust this company, they are unscrupulous and unethical with ruthless business practices. They apparently do not care about their customers, and are purely money driven. In my opinion they have no moral compass, no sense of right and wrong. I rented a unit directly from their website and a few days before the rental I came down with Covid, high fever, congestion and contagious. I talked to an Arches Vacation Rental representative on the phone that day, asking to cancel my reservation and they told me nothing about their cancellation policies and told me to call back again in 2 days. I also sent an email cancellation that same day and called again a few days later and left a message on voicemail because I had not heard back from anyone. If the representative had told me about their cancellation policies when I called to cancel I could have given the rental to a friend or come to Moab and stayed there during my Covid isolation. But no, it took 5 days before I received an email response from Daniel Bertoch who calls himself the owner of the company, and he then emailed me their policy which said no refunds. It was 3 days into the rental period and too late to find someone else to take the unit. So instead of a refund I requested a credit which I assumed would be OK because their policy talks about refunds, not credits for future stays. I have asked for a credit towards a future stay at their convenience, off peak, mid week, in any unit that made business sense for them, but Daniel refuses to be reasonable and on top of that he or his representative is now lying to me about my conversation. I have been very polite and reasonable, and Daniel refuses to give me any credit or refund at all. He won't even give me a refund or credit for "cleaning fees" and "hottub fees" even though I never set foot in the unit. Daniel has taken over $1100 of my hard earned money and will not give me any kind of credit or refund. The rental was for November, not peak season, and Arches Vacation Rentals still had at least 20 other similar units available, so a cancellation would not cause them to lose money on this unit. They never even cancelled my reservation and never tried to rent it to someone else. I have never experienced such a harsh, unscrupulous, dishonest business practice, this is not normal in the industry, and feels deceitful. When viewing rental options on the Arches Vacation Rentals website, the policies are not called out, I never saw them through the process and I definitely never signed anything with these policies stated. This brutal, ruthless policy is not clear on their website and is not normal business practice, and clearly not fair to customers. I now know of others with similar experiences with this company. Do not do business with Daniel Bertoch and his unscrupulous, unethical company. There are many other rental properties available in Moab with normal cancellation and refund policies, and many other property managers, so steer clear of Arches Vacation Rentals and Daniel Bertoch.

    We stayed at Kokopell # 10 on September 22nd and 23rd. The entrance was filthy, dirt , leaves…read moreand , cans . In the morning of September 24th as I went into the bathroom there was this horrific smell ! . As I turned the light on I saw the shower filled with water and feces , YES FECES ! Needless to say we couldn't take a shower or use the bathroom . We packed our suitcases and went to the so called " office " . The " manager " wasn't there , only the house keeper . We informed her of the issue , she said she'll call the plumber !!!! I sent TWO emails regarding this horrible experience and asking to have some type of adjustment on our bill . We paid $262.00 for 2 nights . We never received a response !!! Upon returning home , I've called and spoke with a man , I assumed he was the manager . I explained to him what happened and asked for an adjustment on our bill . He said , no I won't do anything and hang up on me . I have reported this so called business to the BBB , and am waiting for a response . Please STAY AWAY FROM THIS rental property . I have pictures of the shower filled with FECES ! Also, an apology would have been nice , but instead nothing . It's obvious that their customer service is totally non existent!

It would take several tries to get it to fully engage and unlock. This was exceptionally frustrating after returning from a long day out in Moab. We conversed with management over the course of the stay and they had several individuals check out the lock without replicating the issue. The issue continued and our experience didn't live up to what we had researched about the flat before booking. Though Moab Flats did their due diligence, we believe this problem will persist for future guests of Unit 2 and should know about this unit. Pros: modern design, easy to clean surfaces, washer/dryer, shower temp & water pressure Cons: could easily hear voices and activity in unit above, uneven heating in unit (kitchen stays cold due to outdoor access), amenities sacrificed for pet-friendly decour (would recommend booking elsewhere if you don't have a pet)
