    Please be careful staying here.. We had a great time and followed the instructions to taking care of the place. Me and husband took great care of the cabin, to be blindsided with damages that never came from our stay. We got accused of messing up a sofa bed which we never went in that roo Why would even know it folded out. Plus a crack in the bed frame. Which they was nice enough to wait and accuse us after we left a great review. that's were they get you! So for the damage they was asking 1500.00... plus we was asked if we took pictures of the damage. No because we didn't know there was damage. This is not someone you want to do business with. Greedy company! And look what a great review they left me... if I was breaking stuff why would you say nice things..

    I'm a return quest to Summit, they are so nice when booking and their homes never disappoint! Rented Better Together 9/13-9/21/20 and the cabin was wonderful! Three stories, one for each family the bedroom all have attached baths and the amenities were perfect. The porch on the main level has a large table perfect for family meals outside or just to catch the sunrise with a cup a coffee. Hot tub on lower level as well as game room and two bedrooms/two baths. Top level had sitting area and two bedroom/two baths. Perfect for large families looking to have their own space but plenty on family time as well.

    RENTER BEWARE Summit misrepresented this rental Property Ignored exhausting attempts to get someone to address our issues Multiple amenities which were listed on website did not exist and because I documented everything we noticed over the course of a few days once we started to complain and accused them of false advertisement some amenities previously listed started slowing disappearing from their listing I have screen shots of original listing to compare to current listing Listed for this cabin but DID NOT exist are the following: Sauna Heated bathroom floors Digital dart board Fully stocked kitchen Screened in porch Hot tub towels House phone with unlimited local calling No disclosure as to television viewing restrictions Surround Sound 2 extra large walk in showers Only one walk in shower could be considered extra large Worst WiFi connection ever If we were brave enough to want to use the hot tub there was no key and no one would reply to our requests as to the location of said key Bare wires sticking out of all four corners of up and downstairs living rooms where supposed surround sound should have been Dead batteries in remotes once we located them One picture frame had a broken glass with a huge corner of glass missing Downstairs shower door stuck and was extremely hard to open No cables on most DVD players Be prepared to draw straws as to who gets to watch TV in their rooms 6 TVs and only 2 can be watched at any given time This place was filthy and run down Dim lighting all over cabin ALL decorations were broken and/or damaged Windows were filthy Mold in all showers Black dirty ring in jetted tub from previous use not cleaned prior to our arrival Black sludge shot out of jetted tub downstairs couldn't tell you how the master bathroom jetted tub was it was the one with the dirty film in it we didn't use it After scrubbing the mold in our showers I'd done enough house work Downstairs fireplace made a horrendous screaming sound and was in usable Dirty dishes left in dishwasher from previous renters We found a pot with decayed food in it Only 2 small sauce pans No pots or decent skillets Out of the several skillets we found only two were deemed safe to use There is no possible way one could prepare a meal for a large family like we had with what was provided Carpet on stairs is filthy The pictures on website show this cabin from 2012 All deck rocking chairs and glider are not how the pictures show they are in horrible shape and 2 had screws protruding and were unsafe to use Glider will not glide if you sit in it If I owned this cabin I would fire Summit cabin rentals management and Airbnb should screen their clients better We rented this cabin for 13 days for our extended families vacation We were forced to remain here because of being ignored with no communication what so ever except for the repeated mantra " we are forwarding your concerns to Bryce who has many responsibilities here and is extremely busy " SERIOUSLY !!!!! it was livable but poorly maintained and misrepresented Bryce Lipsey is part owner and host He refuses responsibility for the fraudulent listing poor quality and He refused to offer any type of help by completing ignoring our repeated attempts for resolution during our stay

    Big Bear Lodge(3315 Sugar Maple Loop Rd) Not the best cabin we've had, but it'll work(I guess...) Cleaning crew was still here when we checked in, which wasn't necessarily a problem, but this place is in need of a SERIOUS update! First of all, the bottom floor smells terrible! Not sure if it's the rugs, couches or what. The "comfortable upscale furniture" the website talks about is extremely worn and one couch even has holes in the cushions...The "picturesque views from the large glass gable wall" is nothing but trees, you can just BARELY see mountains in the distance...there are gaps in the wood flooring..."Downstairs is home to...arcade game..." that is not plugged in and doesn't even have the cord needed to plug it in..."You will find a fully stocked kitchen with all modern conveniences " including spider webs. And the size of said webs in the kitchen says they've been overlooked more than just this visit...WiFi works, just not as much as it doesn't work and anyone with kids in 2021 knows that this causes dysfunction! "Big Bear Lodge will provide a memorable vacation for everyone!" that's the truest statement under the description for this cabin. 2 stars overall, but 3 stars because the cabin itself is nice...it just needs A LOT of TLC

    Our first trip to Tennessee and the mountains in a beautiful cabin. The trip up the mountain was a little scary but after a few times we were good. We stayed in Holy Smoky in the gated community of Shagbark and the pictures do not do this cabin justice. It's more beautiful in person. There is no yard space, the pictures are slightly deceiving when viewing on Summit cabins website. However the cabin location is very private and quiet. We even had a bear cub visit us. This was definitely the highlight of our trip. The drive to Pigeon Forge is about 15-20 minutes away.

    Haven't gotten to the License to Chill cabin yet but I just have to comment on Mrs. Debbie's customer service. Thank you so much to going out of your way to make me feel less stressed out!! You fixed the mistake I made, provided excellent customer service!! Thank you so much for making this bride breathe a bit better! Super excited to come check it out. Update: I didn't take as many photos as I thought but this is the view from the deck. Gorgeous!!

    Cigarette butts and filth

    In June 2020, we rented the cabin called 'LIFE IS GOOD,' so that we could celebrate Father's Day, get away from the COVID lockdown in a clean, safe environment and get some hiking done. The premises were FILTHY! There were no instructions on how the TV was supposed to work. There was no information about how to get connected to wi-fi (somehow, we were magically supposed to know to look for this information under the modem). The kitchen outlets did not work, so that evening and the next morning, we had to make toast and coffee using outlets in the living room area by placing those appliances on the ground! The circuit board outside the cabin was pried loose, and indicated a shot circuit (then again, we are no electricians). The hot tub did not go over 91 degrees. The landline phone in the cabin was dead. My mobile phone did not have a signal inside the cabin. While getting bitten by mosquitoes, at about 6 p.m., I had to stand outside at a specific spot to get a person on the 1-800 number provided. The person who answered the 1-800 number said she could not do anything about it that evening or night. The office within the gated community and the security guard said all kinds of rental companies owned cabins in the neighborhood, and that they could not help us. The WORST part was not the technology issues though. I am allergic to cigarette smoke, and the entire main level was reeking of it! There were cigarette butts all over the parking area and patio. Some were even on the poor plants and trees by the side of the cabin. Take a look at the pictures I am attaching with this review, you will see that. Also, the grounds were full of trash. The grill on the patio was SO DIRTY, I refused to touch it. The dishes in the kitchen had a layer of dust on them! Yuk! The hot tub on the lower level patio had a torn cover and would not go above 91 degrees. Basically, the hot tub was another thing that was bombastically advertised but delivered nothing. After the 1-800 number yielded no results, I drove to the nearest town so I could send an e-mail to the generic address. The next day, while we were on the trail, we got a call from someone at the office that morning. They listened to me repeat all the things I had already mentioned on the 1-800 phone call and e-mail the previous evening, and after apologizing, said (I kid you not), "We should retire this property." I was told things would be fixed that day, and since it would already be the night of our second day there, I was promised a partial refund. Did I mention that I paid upward of $1,400 for the time I stayed at that filthy place? That night, when we came back to the cabin, some things were fixed, the power outlets were fixed, and a different grill was provided. The phone still did not work, the TV had still not been fixed, and obviously, the hot tub was still non-functional (nope, it would not go above 91 degrees). On day 3 of a 4-day stay (no kidding), they were still trying to fix the TV! So, what words do I use? EXTREMELY DISSATISFIED, DISAPPOINTED, and UNHAPPY? My decision to rent with Summit Rentals turned out to be a life-sucking gut-punch. In the last 13 years, I must have rented and stayed in dozens of cabins in the Smoky Mountain area through other providers and have never had such issues. Summit, you have great, clean properties, you say? LIFE IS GOOD is not the typical property, you say? Who cares? To me, your customer, the only cabin I stayed in is your entire company to me. You are as strong as your weakest link, and that ain't strong! As far as I am concerned, Summit Cabin Rentals is a master of overpromising and underdelivering. It is the Achilles' Heel of Marketing. I suffered because of your abysmal customer service. I refuse to be taken for a ride. 'LIFE IS GOOD'?? Nope! You should call this cabin and your business practices 'EMPTY PROMISES.'

    Summit Cabins are the best! I have stayed with other cabin companies but Summitt is definitely the best!

That was 41 years ago but we spent time up here for our 40th anniversary this year - using them exclusively since we found them about 20 years ago. I think the ownership went thru change since we've been coming here but we exclusively and use them at least 3-4 times a year. Their special for last minute trips is incredible. After 20 years, 3-4 times a year (so we've stayed in most of them), each one has always been clean as a whistle. We have figured that we have stayed with them over 60 trips. At least. We've never stayed with anyone else the past 20 years! Our favorite place is at the top of the mountain at the water tower. However three of the four we always stayed at and liked the best, all but one was burned down in the Gatlinburg Fire of 2016. It burned down to their concrete footprint. They finally got one of them rebuilt and just opened back up so we are leaving Friday to go there. It's at the very top of the mountain and you can see for miles and miles. Yet it is only 5 min from the Parkway, behind Dollywood. You would think a cabin on the to of the mountain with its incredible view would be miles from the Parkway but it's only a short 5-8 minutes. I can never praise their staff enough. They are awesome people to work with. Some of our favorite restaurants we never miss are the Applewood for bfast, Guy Fieri's restaurant and arcade ( this is awesome and relatively new and great to go because there is a Crumbl and Ice Cream shop next door that are for that sweet tooth we always seem to get worse up there), Chop House, Cherokee Grill (Gburg), Ogles Farmers Kitchen ( I think this is the name. It right close to going in for Applewood. We've just recently found this and have been multiple times), The Pottery Barn Cafe is usually our first place we hit coming into town. There is also Paula Deens, Chop House, and Johnny Carino's. This is just for starters. Stay here and you won't regret it!!!

We also chose to get a massage from their full service spa. Very good massage I can highly recommend it. The surrounding areas are a park like setting with lots of flowers and plants . The cabins are in the heavily treed woods and in the mornings we were awakened by the chatter of birds. It was so good to take in the views and sit on our back porch listening to them with their morning chirps and breathing in that fresh mountain air. If you are looking for a place to relax and enjoy excellent dining, this is your place. There are also a couple outside cats on the property that like to visit while you are sitting on your porch swing or rocking chairs.

Call them directly to book a room or one of the cottages. I've been told they often have specials, which are better than booking through the various travel sites. The Blue Mountain Mist is one of our favorite vacation spots in Tennessee!!!

We stayed at Cave Mountain Lodge over the 4th of July holiday with our extended family, and while the cabin itself is genuinely lovely -- comfortable beds, plenty of space for everyone, and a great layout -- our stay was repeatedly interrupted by maintenance issues that took far too long to resolve, especially given the price point. 1. Marijuana odor on arrival. The cabin smelled strongly of marijuana when we walked in. I called guest services right away and was told someone would be sent to check it out -- no one ever came. By the time I followed up, regardimg another issue, the smell had faded (or we'd just gotten used to it), so I let them know. We later found cigarette evidence in the outside trash can, which matched what we were smelling inside. 2. Pool door alarm malfunction (2+ days) The pool door alarm went off repeatedly, and guest services personnel walked me through several troubleshooting steps (via phone) that didn't fix it. We lost pool access for the kids for two full days because of it. On day 3, a maintenance tech came by while I was out and told my aunt the fix was simply holding the alarm shutoff button down for a four-count -- something that should have been communicated on day one. All.of guest services needs to know this! 3. Smoke alarm beeping (2 nights) Around day 3 or 4, the smoke alarm started chirping. I called again and was told someone would come by, but it took two full nights of intermittent beeping before it was actually fixed. 4. Broken dishwasher and plumbing issues We didn't cook much early on, so we didn't catch it right away, but the dishwasher wasn't actually cleaning anything -- multiple family members ran it (with the same dirty dishes) several times before we realized it. We ended up buying paper plates and cups to get through the week. We also dealt with a bedroom sink with almost no water pressure and a showerhead with several clogged holes. I reported all of this at checkout. The good: The cabin itself is spacious, the beds are excellent, and it comfortably fit our whole family. That's the reason this isn't a 1- or 2-star review. The bottom line: For what we paid, we shouldn't have had to spend this much time on the phone troubleshooting alarms, going without a working dishwasher, waiting days for basic fixes, or having to spend more money because of the lack of maintenance. We called multiple times about each issue and were told help was coming -- often it wasn't, or it came very late. Management should tighten up response times on maintenance calls, especially for issues (smoke alarms, pool safety alarms, odor complaints) that affect safety and comfort, not just convenience.

It was worn down in the middle, making it impossible for two people to sleep in it. The mattress upstairs in the "loft" had a dirty sock from a prior guest underneath it. It makes me wonder if the sheets were ever changed. The air conditioning system was useless because of the way it was installed. Do not go with this company, but if you choose to, not rent THIS cabin. It was horrible and we have stayed in many nice cabins in the past. This is the first time that we used Timber Tops and will definitely be the last!

This cabin actually has HIGH SPEED INTERNET!! Next issue, Netflix was available and was FREE! Moving on to the bedrooms. The beds were so bad we didn't want to get out of them in the mornings. ;) Pillows were perfect and so were the beds. It's far enough away from the busy Pigeon Forge but close enough to just hop in the car to go eat or shop. Don't forget to try out the Ziplines and tell them you're staying there, 50% off if you do. Big gas grill with two tanks of gas, yea we took advantage of that and grilled some steaks!! Real honest issues. Basement was cold but with the heaters it made it tolerant. Maybe a split A/C unit would fix it. No matter what we set the thermostat on it would always go back to 68. I even set it to 72, pressed hold but it kept changing. We were hoping to heat the basement more than it was, plus it was a bit chilly with the temps being around 32. Hot water heater is not large enough or there was a larger issue. I as well as others could not take a complete shower without the water going cold. I knew from hearing the others so I used warm water, I was only able to wash my hair and was left rinsing with cold water. When we arrived the hot tub was cold, 68 degrees. We were kinda wanting to use it but with it being that cold it wasn't gonna heat up in time. No big deal breaker though just because we couldn't use the tub. All in all it was a great stay and quit honestly the best cabin we've stayed at. Since we are local we've stay in many cabins throughout the years. We would definitely rent again and I would encourage others to do the same!

Cabin is close enough to town to enjoy restaurants and attractions, but far enough to enjoy peace and quiet and nature. Beds were comfortable and my 13 year old loved sleeping on the air mattress in the loft. We enjoyed the hot tub, 60 game arcade, and pool table. Highly recommend this beautiful cabin. Owners are friendly and accommodating.
