Their bookkeeping is sloppy and their reports show lack of attention to detail. Their management pricing is fine if they actually met the terms of the contract, but I feel like they are swindlers. They consistently made promises they did not deliver on, needed to be hand held through the very tasks we hired them to complete, fell through on commitments and stopped communicating entirely. Do not waste your time, money or effort with this company.

They treat tenants very well and respond in a timely manner. You can tell they actually want to do what is right ant make sure things get fixed the right way, this is really nice to have! Their staff is also very friendly and professional. The owner Jeff has taken time to chat with me on numerous occasions as well as Ruth in the office and other office staff as well. Ruth is on it always and gets things done! The field staff Randy and Greg and their other team members are friendly and knowledgeable as well.

If you are looking to rent a place or have a place you need managed for renting you have to check out Keyrenter!! At this time it can be a pain trying to find a place to live that fits your budget and your needs. You also have to juggle the evil leasing companies and sketchy subleases so when we found this property in the neighborhood with our friends and a stones throw from UT campus we had to check it out. The house tour was super simple with an online scheduler and a wireless lockbox that opens to your code after sending in a pic of your license. Super cool to see tech starting to show up like this, making things easier. We had the pleasure of seeing the house with Dan present so we could ask questions and learn about the benefits that come with Keyrenter. We loved the house so we applied as soon as we could. The staff with Keyrenter were super communicative and made sure they got everything they needed from us for the application which was a painless process. After moving in things got even better. Dan was extremely nice and flexible with the move in times (which was great as we had a family trip scheduled right before move in). There was a kind letter and some house warming gifts from Dan and the owner that made us all feel more at home, even our cat Sushi got some treats. While moving in Dan made sure we had everything we needed and was great with communication. The old dishwasher wasn't working great and he immediately scheduled a repair visit and afterwards decided to replace the whole dishwasher with a brand new one! That was greatly appreciated. And the whole time Dan was communicating the status of everything. Also, with the Keyrenter benefits package you get some pretty sweet discounts and your filter replacements come automatically (when most properties never even do it, gross)!

About an eighth of a mile up the road is a property marked Worsham property that has bear hunting With hunting dogs. Usually this is not an issue but last season some hunters did not adhere to their designated area and there were conflicts with homeowners in the Norton Creek area . This was documented with authorities. Dogs were hunting as well as hunters on residential land. If you are going to vacation here with children or pets please keep a watchful eye. Hopefully the hunters will be more responsible and respectful from now on.

We rented the property with the primary and secondary treehouses. The primary treehouse was acceptable. The counters hadn't been properly wiped down, and the bedroom had a musty, locker-room smell. I cleaned the counters and used some air freshener, so it was manageable. Unfortunately, the secondary treehouse, where our kids were staying, was a completely different story. There was a horrible sewage smell coming from the bathroom. At first it was noticeable but tolerable because the cleaners had left the bedroom windows open. Once it got hot and we closed the windows, the odor became overwhelming. Every time someone flushed the toilet, turned on the sink, or took a shower, the smell became nauseating. It was so bad that all of us were forced to use the bathroom in the primary treehouse instead. We reported the issue, but after eight hours with no response, we reached out again and were simply told they were sorry for the inconvenience. After spending a long, hot day hiking, we returned to find that the sewage smell had spread throughout the entire treehouse. Since no one had addressed the problem or offered a solution, we packed up and drove home that evening rather than stay another night. The following day, we were told that maintenance couldn't find anything wrong. That response was frustrating because the odor was impossible to ignore. It leaves me concerned that the issue may not be fixed before future guests stay there. The smell was so severe that we were genuinely worried about the health and safety of anyone sleeping in that treehouse. The company refunded us only half of one night's stay, even though we reported the issue much earlier in the day and ultimately had to cut our trip short. It's disappointing because the property itself is beautiful and has so much potential. Unfortunately, our experience with the condition of the secondary treehouse and the company's response means I would think twice before booking here again.

    Cave Mountain Lodge -- Beautiful Cabin, But Too Many Unresolved Issues for the Price…read more (3/5) at best... We stayed at Cave Mountain Lodge over the 4th of July holiday with our extended family, and while the cabin itself is genuinely lovely -- comfortable beds, plenty of space for everyone, and a great layout -- our stay was repeatedly interrupted by maintenance issues that took far too long to resolve, especially given the price point. 1. Marijuana odor on arrival. The cabin smelled strongly of marijuana when we walked in. I called guest services right away and was told someone would be sent to check it out -- no one ever came. By the time I followed up, regardimg another issue, the smell had faded (or we'd just gotten used to it), so I let them know. We later found cigarette evidence in the outside trash can, which matched what we were smelling inside. 2. Pool door alarm malfunction (2+ days) The pool door alarm went off repeatedly, and guest services personnel walked me through several troubleshooting steps (via phone) that didn't fix it. We lost pool access for the kids for two full days because of it. On day 3, a maintenance tech came by while I was out and told my aunt the fix was simply holding the alarm shutoff button down for a four-count -- something that should have been communicated on day one. All.of guest services needs to know this! 3. Smoke alarm beeping (2 nights) Around day 3 or 4, the smoke alarm started chirping. I called again and was told someone would come by, but it took two full nights of intermittent beeping before it was actually fixed. 4. Broken dishwasher and plumbing issues We didn't cook much early on, so we didn't catch it right away, but the dishwasher wasn't actually cleaning anything -- multiple family members ran it (with the same dirty dishes) several times before we realized it. We ended up buying paper plates and cups to get through the week. We also dealt with a bedroom sink with almost no water pressure and a showerhead with several clogged holes. I reported all of this at checkout. The good: The cabin itself is spacious, the beds are excellent, and it comfortably fit our whole family. That's the reason this isn't a 1- or 2-star review. The bottom line: For what we paid, we shouldn't have had to spend this much time on the phone troubleshooting alarms, going without a working dishwasher, waiting days for basic fixes, or having to spend more money because of the lack of maintenance. We called multiple times about each issue and were told help was coming -- often it wasn't, or it came very late. Management should tighten up response times on maintenance calls, especially for issues (smoke alarms, pool safety alarms, odor complaints) that affect safety and comfort, not just convenience.

It was worn down in the middle, making it impossible for two people to sleep in it. The mattress upstairs in the "loft" had a dirty sock from a prior guest underneath it. It makes me wonder if the sheets were ever changed. The air conditioning system was useless because of the way it was installed. Do not go with this company, but if you choose to, not rent THIS cabin. It was horrible and we have stayed in many nice cabins in the past. This is the first time that we used Timber Tops and will definitely be the last!

I can't say enough good things about Mandy and Billy Gerken and their cleaning / handyman company. Without a dedicated, professional, high quality team like these guys I don't think it would be possible to remotely manage my cabin as successfully as I have. In less than 90 days of operation I have achieved Airbnb's "Superhost" status, and earned 16 nearly all 5-star reviews from guests. Many of my guests have remarked how clean and organized my cabin is. "Extremely clean" "Very clean, cabin feel" "We appreciate how clean the cabin was" "The cabin was extremely clean and organized" And for the Yelp Mafia who hid my last review for being fake, I invite you to go to my Airbnb listing to see these glowing reviews airbnb . com /h/libertyhaven What my guests' don't know is how much work Mandy and Billy and their team did to get my new cabin rent ready. Not only did they drive all over Sevier County to different Home Depot's and Lowe's and Walmarts picking up and shopping for stuff the cabin needed, much of which they recommended (e.g. bigger cooking pots, some throw rugs, bathroom mats, etc) but they assembled and installed tons of stuff like the blinds and drapes, the rocking chairs, the CO2 detectors, the dedicated laptop workstation, carpenter bees traps, string lighting, illuminated address plaque, etc. Every time I ship something new to their house, they bring it to the cabin, set it up, and send me a (very reasonable) invoice. Are these guys more expensive than some other cleaners in the area? Yes. In fact they were 5 times more expensive than the lowest bid I got from a bid site (like Angie's List or something like that). But I simply pass their cleaning fee on to my guests AFTER I mark it up by $49. So not only are they a SOURCE of revenue for me, they actually SAVE me A LOT of money. If I didn't have this incredible team (and they are the most important members of my short term rental cabin team) on the ground, I would have to hire an expensive old skool property management company. Looking at the low star reviews of competing neighboring cabins, nearly all of them are managed by property management companies. Low ratings on Airbnb is slow death. People won't book a low rated, dirty cabin. And eventually Airbnb will delist you. If you're planning on managing your Airbnb VRBO cabin remotely (and why would you not?) HIRE THESE GUYS. They will save you money. They will EARN you money. And you'll sleep well knowing they are on top of everything because they are very experienced, consumate professionals, as good as it gets.

Was clean and the kids really enjoyed the indoor pool. Lovely area and quiet. Plenty of room inside for the whole family. 1st negative - First night we noticed that there were not any pillow cases on any of the beds, they were delivered later in the evening. 2nd negative - The sink in the master bedroom on the first floor would not drain. This caused some minor issues since everyone used this bathroom when on the main level. We had to wait until late afternoon the next day for a repair which included replacing the complete drain and pipes below sink. The repair person was very professional. 3rd negative - It would be nice to have hangers in the closet and some hooks in bathrooms to hang personal items. As we were preparing to leave on our last morning - getting all items packed for 4 kids under 7 and four adults, I inadvertently left my expensive Dyson hair dryer in a drawer in the main bathroom and to top that off, my husband left his wedding ring on top of the dresser. I contacted the Bear Tracks management number to report our mishap. They stated that they would have the cleaners check the cabin. Two more times I emailed and was told the items were not found. I'm pretty upset at myself for forgetting my Dyson dryer, but I am really disappointed with the Bear Tracks team. I do not want to make accusations against them, but I find it really shady that they just disappeared and the cleaning team "couldn't find" them.

They have refused to take responsibility for multiple serious issues during our stay and have since made false claims about what was offered or resolved. The only "accommodation" they ever provided was an offer for amusement park tickets (which we declined), later replaced with a mere $200 refund. This was before the incomplete installation of a portable cooler that leaked water all over the floor--causing my special needs daughter to slip and fall. Instead of addressing the hazard, they accused us of disconnecting the unit, which is completely false. To make matters worse, after five days of using the same entry code without issue, we were locked out of our own cabin and told we "no longer knew the code." The entire experience was unprofessional, dismissive, and far from what any guest should expect--especially from a company managing vacation properties. I would strongly caution anyone considering Bear Tracts Cabins. Their lack of accountability, misleading statements, and disregard for guest safety speak volumes about how they operate.

God's creation should always receive 5+ stars, but places like this really ruin the experience. We rented Wet N' Wild mainly for the indoor pool and sauna. What a huge disappointment. The decorations were cute but for the love of Pete it looks like they have not dusted in years. If you are not going to clean, then do not have so many decorations. The dishes were dirty/dusty that we washed things before we even used them. Even though there are signs saying to keep the place nice, respect the visitors after you. What about us? I guess we did not matter. The hot tub was cold, the sauna had dead bugs, mold was on the wall in the indoor pool area. The privacy wall was broken by the hot tub, the railing on the deck on both levels is separating as well as a very loose railing going down the steps to the lower level. Safety issues you would think. On the first night we called and mentioned all these things and they came the next day and fixed the hot tub and dusted a picture that hung over the bed. (Eyeroll). We were gone for the day but when we returned it was 85 degrees in our cabin and the air stopped working and you cannot open the windows. So, I guess if we wanted a heated hot tub, we were not allowed to have air. We followed the directions to lower the temp only three degrees at a time, but nothing ever happened, so we called. She said that someone would call us and come fix the AC. We waited till about 1:00am. It was so hot it was worth staying up so we could sleep comfortably. No call no show. For the amount of money we paid for 2 nights with the $150 cleaning fee! What a Joke! I was never so glad to leave the next day. DO NOT RENT A CABIN HERE!

Once we entered the cabin we were presently surprised how clean the entire cabin was and impressed with how clean the bathrooms and kitchen were. Cabin was well equipped and we brought extra towels and cleaning supplies just in case but didn't need them. After being there for a day we got a follow up call from the rental agency checking to make sure all was good which was a nice touch. We very much enjoyed our stay and went in knowing this was a cabin in the woods and not our house which helped with our expectations. We would definitely stay here again.
