    We had a wonderful time at this cabin. It's comfortable, clean, has everything you need and you can't beat the price! Also in a great location... not to far from major attractions.. but also offers the right amount of seclusion... you'll never get tired of the views!

    Our cabin was beautiful, very, very clean, with all the extras we could need! Amazing fire pit, and the staff was attentive throughout our stay. We were happy to receive daily texts from Colonial, asking if everything was good, and inquiring if we needed anything. The value for a place so big and gorgeous was spot on! We will always use Colonial Properties for our trips to Gatlinburg!!

    Outdated dirty cabin, bare minimum kitchen supplies grease all over stove hot tub broke we noticed filters on floor no internet so difficult to call with issues hot tub broke entire stay. we went to enjoy nature hot tub reconnect with each other. We got a whole 79 Dollar credit and they had the nerve to leave envelope to tip cleaning staff when we already paid cleaning fee. shower doors ready to fall Off leak water everywhere causing mold upstairs bathroom broke DO NOT USE THEM

    Red Fox Inn This cabin is not as advertised. It sounds like a grand cabin but is little more than a glorified shack. There were so many issues: The stove and dishwasher were archaic. I could only get one large stove eye to work if I'd jiggle the stove knob just right. Maintenance came to check and said they were working because the eyes would come on; but when you put your skillet or kettle on, they would barely warm up save the aforementioned stove eye. Of course the maintenance guy did not try to cook a meal for 6 people! My mom had the same dishwasher in the 80's! It was so stained and nasty looking. I have pictures! The commodes, sinks, and tubs/showers were also so stained evidently from the well water (very doubtful that there was a water purifier on it). The water also smelled bad. We would not even use it to brush our teeth. All the furniture was just a hodge podge of mismatched pieces. The whirlpool had one jet with pieces missing that caused water to spew everywhere. (Reported but maintenance did not even check it when they came out---my son was there!) The hot tub jets barely moved the water. It was definitely not worth getting into. Maintenance said that was as good as it would get due to the pump it had. There were no blankets, only bedspreads. Who wants to sleep under those? The upstairs bedroom had one air vent. It was so hot up there. Maintenance did bring fans that helped. It was late when we arrived the first night. Two tiny bugs were discovered in the upstairs bed. We called the 24/7 phone number to report it and ask for it to be checked to see if it was bed bugs. We were told it was an answering service and this was not under the guidelines of them contacting the company after hours. We took pictures and Google searched the bugs. There were 2 possibilities: bed bugs or carpenter beetles. Since there were no other usual signs of bedbugs, we hoped for the best and went to bed. The next morning we were called and asked to email the pictures so the company could have an exterminator look at them before he was sent out. The conclusion was that they were carpenter beetles. THANKFULLY. We were looking forward to such a good holiday weekend and this cabin and its problems sure put a damper on things. We paid just under $800 for 3 nights! No compensation was offered for all these issues. I was told it was my decision if I wanted to leave a bad review. Definitely do NOT stay at this cabin. It is a shame and disgrace that the manager was so nonchalant about these issues! I only wish I had taken more pictures!

    Horrible bad bad company. WARNING.. do not trust these crooked people. They fraudulently took a lot of money from my bank account and refused to correct it after I caught them. Very nasty people. ( THEY WILL TAKE ADVANTAGE OF YOU ) don't make the same mistake I did There are better places to rent from.

    The view at our cabin 'Theater In The Sky' was amazing and that was a definitely must-have considering we booked for our honeymoon! There were a couple of things we were disappointed in though. The first problem we had was the towels. They smelled kind of like mildew and whenever we would use one after we showered, our skin would smell. We made the best of it considering we didn't think to bring washing detergent. Lol The other thing we were highly upset about was the hot tub not being cleaned before our arrival. It was disgusting. In our contract it states that they clean it before every arrival and when we called to ask to have it cleaned, they said they charged for that. Although the view was great, for the price we paid the service wasn't. So for us, we won't be back.

    I really enjoyed staying here. The cabin is huge. There is a wraparound deck with a hot tub, gas grill, and plenty of outside seating. The inside was very clean, but I did my own disinfecting in each room. This was a necessary precaution due to COVID-19. If you're looking for a getaway with minimal to no contact with others, this is your place. Check-in/check-out is contactless. You are provided with a key code to enter. It was so peaceful. I highly recommend.

    If you're looking for a quiet vacation this is your cabin. Though, I did advise you not to stay there in a snow storm because getting up to this cabin could be pretty scary if the roads are icy or snowy. If you're driving to this cabin in the spring summer or fall you'll have no problem. The cabin was beautiful. The check-in and checkout was super easy. My kids loved the movie theater, shuffleboard, and the video game. If you're looking for a quiet stay, with a beautiful view off your back deck in the Smokies, this is your cabin

    We rented a property managed by AVADA Properties in TN for a multi-generational family trip…read more Unfortunately, our experience raised serious concerns about maintenance, safety, and customer service. Upon arrival, we found several issues: the downstairs heat did not work (in February), there were stinging flies in the kitchen, a cracked sink, a broken bed leg, visible ceiling water stains, and limited basic supplies (one towel per person for a multi-night stay and minimal toilet paper for nine guests). While disappointing, we initially chose to make the best of it. On our second day, a significant rain leak developed through the upstairs bathroom ceiling, flooding the bathroom and into the bedroom where our 87-year-old grandmother was staying. This created a serious safety hazard. We contacted management immediately and were repeatedly told they were "working on it," but were later informed it would not be repaired during our stay. As heavy rain continued, the leak worsened. We were never able to speak directly with anyone from the company, only a call center. That evening, the power went out due to the storm, while water continued to accumulate. At 9pm, the call center offered to relocate us to a different rental property. Relocating at night, in the rain, with an elderly family member felt unsafe, so we stayed. No one from the company followed up to check on our safety or ask about damage to our belongings. We were told we would receive a fair refund. On a ~$1,000 stay, we were offered $83.48, which clearly did not even cover one night. Maintenance issues can happen anywhere. The true measure of a property management company is how they respond when guest safety is involved. Based on our experience, we cannot recommend AVADA Properties.

Their bookkeeping is sloppy and their reports show lack of attention to detail. Their management pricing is fine if they actually met the terms of the contract, but I feel like they are swindlers. They consistently made promises they did not deliver on, needed to be hand held through the very tasks we hired them to complete, fell through on commitments and stopped communicating entirely. They have a property management division and a separate division of the company that over sees all repairs and maintenance which is really nice because they are able to work on so much together. They treat tenants very well and respond in a timely manner. You can tell they actually want to do what is right ant make sure things get fixed the right way, this is really nice to have! Their staff is also very friendly and professional. The owner Jeff has taken time to chat with me on numerous occasions as well as Ruth in the office and other office staff as well. Ruth is on it always and gets things done! The field staff Randy and Greg and their other team members are friendly and knowledgeable as well.

If you are looking to rent a place or have a place you need managed for renting you have to check out Keyrenter!! At this time it can be a pain trying to find a place to live that fits your budget and your needs. You also have to juggle the evil leasing companies and sketchy subleases so when we found this property in the neighborhood with our friends and a stones throw from UT campus we had to check it out. The house tour was super simple with an online scheduler and a wireless lockbox that opens to your code after sending in a pic of your license. Super cool to see tech starting to show up like this, making things easier. We had the pleasure of seeing the house with Dan present so we could ask questions and learn about the benefits that come with Keyrenter. We loved the house so we applied as soon as we could. The staff with Keyrenter were super communicative and made sure they got everything they needed from us for the application which was a painless process. After moving in things got even better. Dan was extremely nice and flexible with the move in times (which was great as we had a family trip scheduled right before move in). There was a kind letter and some house warming gifts from Dan and the owner that made us all feel more at home, even our cat Sushi got some treats. While moving in Dan made sure we had everything we needed and was great with communication. The old dishwasher wasn't working great and he immediately scheduled a repair visit and afterwards decided to replace the whole dishwasher with a brand new one! That was greatly appreciated. And the whole time Dan was communicating the status of everything. Also, with the Keyrenter benefits package you get some pretty sweet discounts and your filter replacements come automatically (when most properties never even do it, gross)!

Was clean and the kids really enjoyed the indoor pool. Lovely area and quiet. Plenty of room inside for the whole family. 1st negative - First night we noticed that there were not any pillow cases on any of the beds, they were delivered later in the evening. 2nd negative - The sink in the master bedroom on the first floor would not drain. This caused some minor issues since everyone used this bathroom when on the main level. We had to wait until late afternoon the next day for a repair which included replacing the complete drain and pipes below sink. The repair person was very professional. 3rd negative - It would be nice to have hangers in the closet and some hooks in bathrooms to hang personal items. As we were preparing to leave on our last morning - getting all items packed for 4 kids under 7 and four adults, I inadvertently left my expensive Dyson hair dryer in a drawer in the main bathroom and to top that off, my husband left his wedding ring on top of the dresser. I contacted the Bear Tracks management number to report our mishap. They stated that they would have the cleaners check the cabin. Two more times I emailed and was told the items were not found. I'm pretty upset at myself for forgetting my Dyson dryer, but I am really disappointed with the Bear Tracks team. I do not want to make accusations against them, but I find it really shady that they just disappeared and the cleaning team "couldn't find" them.

However, you cannot get into this driveway without making a 3 point turn because the turn halfway through the driveway is so sharp. Once we got to the cabin it was beautiful, the view was amazing, the rooms were a good size and looked really nice. However, at night we started hearing creatures in the ceiling or attic space right above us. We thought that maybe they were mice hit as the night went on they were much larger sounding. The second night I recorded the noises, and my husband who is a police officer even got up at one point with his weapon because it sounded like a human walking around. We send emails with the videos of all the loud noises all night right above us that kept us up and made a phone call. We were told that animal control wouldn't come out until our trip was over and our final departure was made. We were also told that pest control was coming but later that day told that it was useless because from the videos it was clearly a bigger issue than pest control. I expressed out concern for lack of sleep and the fact that we had no idea what animals we were sharing a home with and Said "so we just don't have a choice but to attempt to sleep with whatever creature is living with us" and she said "I mean so hate to put it that way but yes". We were told that management would be calling us, which they never did. We never even got a call after departure letting us know what it even was. The contract stated that they would gladly take care of any pest control, with raccoons, bears, etc in parenthesis and they absolutely did not. We got no sleep with all the banging around above us and I was never comfortable enough to fall asleep not knowing what was walking around above us.
