We have stayed here several times and always had a wonderful time. They must be trying to pay for all those halfhearted renovations. Their cheap rooms get you in. Then their cleaning crew makes up crap, doesn't do their job right from the time before, or they get the room wrong and you get charged $250 for "evidence of smoking" when YOU AND YOUR HUSBAND DONT EVEN SMOKE! So upset. We are just one couple but we won't be back. Customer Service (front desk) was absolutely NO HELP! She had the professional "oh well" attitude. Please if you stay... stay with caution!

The only complaint is there is carpet in the bedrooms and a large rug in the living area. The rug could use cleaning, the bedroom carpet needs replaced. Going barefoot will get your feet dirty. Also, none of the condos I've stayed in in this building had the balcony's cleaned (swept) or patio furniture wiped off. Would these problems keep me from renting again? Not if the price was right.

We need sheets for the pull out, they cant be found call office around 10pm no answer, finely get someone its midnight and we still dont have sheets, 1am finely sheets, make the bed everyone go to bed. Night 2 Friday, wake up go out for the day come back to condo around 5pm get freshened up go to dinner, back from dinner around 6:30pm and half the condo has power the other half is dark, AC not working. Apparently the power surged and shorted out whatever I'm not sure so we talk to the front office and the past she can do is give us 2 hotel rooms or a 2night refund about $350, we chose to be moved to 2 of the hotel rooms huge mistake! The hotel rooms were very low rate we had moldy towels and rags, the chair in the room was stained and nasty as were the mattresses. Night 3 Saturday and Sunday morning Checking out. Over all our room experience was horrible we got back to the rooms Saturday night and there was alot going on, neighbors fighting kids running through the walkways screaming and the ice machine costed us $0.25 WTAF!!!! I had a wonderful time in Pegion Forge and I cant wait to go back but I will speed past this place so fast and sleep in my car if I have to.

During our last day there we had a sales lady come to our room and tried to arrange a sales meeting to get our of our Bluegreen contract. She said that getting out of that contract would be no problem. We bought based on this promise and still trying to get out of our Bluegreen contract. Be very leery of buying from this firm.

Caveat - always purchase on the Secondary Market; presentations are ok to achieve lay of the land, but Never purchase from a developer. We wisely purchased our first vacation club in 1972, and have enjoyed the annual luxury travel every years since. Sales people will argue the benefit of timeshare exchanges - Interval International is superior to RCI; however, these exchange clubs always involve extra fees. Interval International has taken us to nearly all Marriott Vacation Club properties in the US, and we have exchanged abroad. Marriott Bonvoy is excellent for overseas hotel stays. Caveat: Always purchase in desirable locations that one will visit annually. We currently own four Atlantic Ocean Front Marriott Vacation Club properties and two Mountain properties. And this ownership leaves plenty of spring and fall time for 3-4 weeks of international travel. We always visit Smokies in spring; fall is delightful, but way too many leaf peepers. In 2025, Tree Tops improvements include new carpet and furniture, all important WIFI is now up-to-date, and TV service - Spectrum is great improved. Our Saturday check-in follows in-town dining and includes a pool and hot tub visit. Mountains or beach? Not applicable for us, we do both....

Cabin was beautiful, neat, clean. The Colonial Properties employees were very attentive. I had to…read morecall because of an issue with the door lock and the employee over the phone was very sweet and did everything within her power to resolve the issue, and she did correct the problem. The main reason that I disliked this rental agency is because we left the cabin early on check out day to go to breakfast. We did pack most of our things before leaving but left a few things. We wanted to come back to the cabin after breakfast to go to the bathroom, pick up the rest of our things, and really chill a few minutes, as we were told we had until 11:00am to check out. We came back to our cabin at 9:30am and the cleaners were already there working. We went ahead and picked up the rest of our items and left. The company clearly stated on the check out instructions that we had until 11:00am to check out and if we were late checking out, they would charge us $30 an hour after that per person. But, we were not even given until 11:00am! All that to say, this has turned us off of renting from Colonial Properties ever again.

The location of the resort was super convenient with a lot of restaurant options just a short drive away. My small little suite had a kitchenette. If I wanted to do a little cooking, there was a Walmart just down the street. The layout of my unit was a bit oddly shaped. It barely had enough room for all of the furniture. Overall, I had a nice restful stay and got to visit Dollywood. However, now the least fun part about staying here was the dreaded owner update. I absolutely cannot stand this part about my ownership. They continue to have their concierge at all properties say anything and everything just to get you to attend one. If their goal was to piss off all of their owners, they are doing a great job. They really need to rethink their strategy!
