Within 8 days of purchasing the property we received a notice from the County of Riverside that the georgous backyard was NOT PERMITTED & that we were in violation & County of Riverside would impose fines as much as $500/day if we did not remedy the situation. We were given deadlines of early December to comply. Needless to say we were shocked & very upset as the original homeowner indicated "all areas were permitted." Since we were trying to sell the property, we had an to remediate the situation quickly. We were also shocked that the original owner would take no responsiblity for unpermitted backyard. (that is another issue we will have to take up with them legally). We were skeptical hiring a contactor, as so many we have worked with throughout the years have been unreliable. We had a "vacant fixed up house", losing money every day it wasn't sold & now we had to address this situation as quickly as possible and stay within a reasonable budget. We also knew we needed an Architect to confirm the footings of the beautiful stone slated patio columns in the backyard & that they met code, along with the electrical, water & gas lines to the granite patio & built in BBQ grill & portable spa. So we began our search to find a reliable, competent, knowledgable contractor that had relationships with architects. We also wanted a contractor that could work with the County of Riverside (CoR) to get the backyard permitted, which would require several visits to CoR as well as meeting CoR inspectors at the properyt to inspect & remediate the situation. We got bids from several contactors to remediate the situation, which involved gas lines, portable spa, engineered patio cover & water lines. Kevin @ Sun-Tech was one of the contractors we asked to bid the project. We met him as the property to have him assess the situation. We were impressed from the beginning. He was very knowledgable about all aspects, the patio cover, electrical, water & gas. On his initial visit he spent significant time understanding the challenges we had. We decided after evaulating the others that Kevin was the best choice & we are so happy we choose him. He was RELIABLE, COMPETENT, KNOWLEDGEABLE, & FINISHED ON TIME. My husband and I know that there are cheaper options out there, but we wanted quality work and that is what we got and more. As a young couple, with 2 babies and 1 on the way, we were looking for someone who would do 5-star work for a reasonable price and we got more than we could have ever asked for. We could have gone with a cheaper option and it probably would have cost us more down the line. Here is our story: My husband and I are first time homebuyers and do not have any experience with contractors. We do hear horror stories from family and friends of past experiences. You can imagine how scared and worried we were in getting our huge, 10,000 sq ft, dying backyard concreted and fixed. We decided to go with Jaime from Grajeda Constructions after a friend's suggestion. Our friend did warn us that he probably isn't the cheapest option out there, but he is the best at what he does and we couldn't AGREE more! Jaime met with us multiple times before he was even guaranteed a contract and never asked for any money. He even purchased and learned how to work on a 3-D software so we can see how our ideas would look like in our backyard. He worked with us to tweak some ideas around until we were at our budget. Each time I called, he always picked up, which understand is usually the case when people are trying to get more business, but his professionalism, timeliness, and responsiveness was the same throughout our 3-month project. He always picked up the calls no matter what time or day, even weekends. We always felt like he was there for us and answered all of our questions and had a positive attitude even when we made drastic design changes throughout or project. We had a few hiccups along the road, i.e., water valve bursting, but he solved the matter for us and didn't ask for anything extra, even when it wasn't his fault. He never cut corners on our project to make more money, he always used the finest and high-quality materials. They finished the project on time. He said it would take 3-months and it took 3-months, even with a crazy heat wave. Him and his team even worked a weekend or two to make sure the project was done on time. My husband and I never asked for that and even expressed that they don't have to work in the heat wave or work on the weekends, we don't mind waiting another week, but he insisted. He was extremely patient with us through all of our questions and all of our indecisiveness throughout the project and was always willing to give his professional advice. He never made us feel dumb, even when we were out there in the sun asking him a large list of repetitive questions, that would last over an hour, on a daily basis. He even did things that would benefit us in the future. For instance, he was aware that I wanted to have a shed built in a certain area of our backyard, since I mentioned to him in passing, so he took it upon himself to properly grade the area for drainage, so that one day when I did eventually get the shed, it was already ready. Again, not something that was part of our contract, but he did anyway because he is passionate in his work. At the end of our project, we paid what we budgeted and contracted for, not a penny more, even with all the additional work and changes along the way. This backyard project was the second biggest purchase my husband and I have made, the first being our house, and Jaime and his team made this experience so stress-free, enjoyable, and fun. We were actually sad that the project was over because we were going to miss him and his team, but we know we will be calling him very soon to do some work inside our home too. We feel so LUCKY to have found Jaime, the "Jack-of-all-trades contractor", and look forward to working with him on ALL of our indoor and outdoor construction needs.
