    This is my experience with this particular location in Lanham Seabrook. The others locations may or…read moremay not have the same issues . **But I would AVOID this location if possible. I originally rented my first unit in 2021. The listed property manager at the time was A. Addison. 2. Upsized Unit (Late 2023 / Early 2024) I upgraded to a larger unit. My costs were: Rent: $143.00 Admin Fee: $28.00 The contract also included storage insurance: Coverage Amount: $5,000 Monthly Premium: $16 Insurance Start Date: 1/23/2024 3. Unit Leak & Damage (January 2024) When I accessed the new unit (Unit 6066), I discovered that all of my belongings had been soaked by rain. I immediately emailed the management team with photos and video. 4. Filed Insurance Claim (1/26/24) I submitted a claim through Xercor for $28.00, including full documentation. 5. Master Policy Notice Xercor later emailed stating that my claim fell under a master policy held by the storage facility, not a personal policy. 6. Submitted Additional Documentation .I provided an affidavit confirming the accuracy of my $28.00 claim. Transferred to New Unit & Poor Service (February 2024) Management assigned me a new unit (6514) and told me I could take possession on 2/3/24. However: The manager never removed the lock. I arrived at 7 AM but management did not show up until 10 AM, leaving me waiting 3 hours in the parking lot. This was extremely unprofessional and inconvenient. 10. Claim Denied (February 2024) Despite paying monthly insurance fees, my $28.00 claim was denied, which made the insurance feel like a scam. 11. Gate Access Issues (2/19/24) My access code suddenly stopped working due to an internal "mix-up" that occurred during my transfer from the leaking unit. Ongoing Billing Errors & Additional Fees (2024-2025) The problems continued for more than a year: Feb 6, 2025: I received a new invoice with insurance charges added again, even after my claim had already been denied. Feb-Apr 2025: I provided proof of homeowners insurance multiple times, but they continued charging me for storage insurance. Late April 2025: Manager Theresa finally submitted a request to correct my account. The Owners never corrected . I asked for an updated statement four times, but the management team still did not refund the unnecessary insurance fees. Nov 2025: They charged me again for insurance and added a $5 online payment fee. Overall Summary This facility: Charges unnecessary and repeated fees Fails to honor their own insurance policies Provides extremely poor customer service Has ongoing management and billing incompetence Creates unnecessary stress and financial inconvenience Based on my documented experience, this storage location tends to nickel-and-dime customers, lacks proper management, and offers unreliable service. Not very clean in my opinion and my images I can add upon request. Recommendation: Do yourself a favor and avoid this location. The emotional stress, inconvenience, and constant billing issues simply aren't worth it.

I rented a unit 12/29/23, the Lady working seemed new and said that I had to wait until fhe 1st of Jan. to pay for that month.. They only allowed me to pay for the rest of decemeber which was 2 days. Im not underatanding why i couldnt pay for January too, i felt like paying for 2 days was pointless and i knew i would be leaving the next day to go out of state until the end of Jan and wanted to get the payment over with. Anyway, She said i could pay online. I went online the 1st of Jan and put my info in, website stated that they couldnt find me, i tried calling and no answer. left voicemail, no call back. emailed, no response. it has been nearly a month now and ive called a total of 12 times within buisness hours, retried the website, left 7 voicemails and 3 emails. i havent reveived a single response from ANYONE. This is unacceptable, I had receieved a discounted price initially and was told i needed to make a promise to keep the unit for at least 3 month for rhe discount to be continuous and not a one time rate. that was fine. but now the discount is no longer active and my unit has been taken back by them and my account has been locked. the only reason I know this is because i flew back in today 1/28 and went straight there, no one was there but its the weekend so i get that. My code to get in the gate was no longer working and it denied me any access. This all could had been very much prevented by a simple email back or an answer to any of my calls. is no one ever in the office? does the phone not work? no one there is doing their job apparently. im glad i didnt end up moving my thing in the day that i rented the unit like i was going too, because who knows what would had happened to it when they took back possesion of my unit. they have a kiosk up front to pay which ive sent a friend to help me and go pay it using the kiosk, it never worked the 2 times he went and was told by someone at the office tht they cant allow him to do anything w my account because it was past due and the manager needed to speak to me and over his phone wouldnt suffice even tho i told them so many times i was out of state and told whoever he was talking to thru speaker everything tht has occured w this unit. do they not want to be paid? im so confused w what is happeneing over there. ive seen quite a few reviews after the fact of people saying the same thing about no one doing their jobs, assisting or even answering a phone call or email which is the easiest thing you could do. ill be going in tomorrow in hopes someone is there to address this situation. ive heard customer service there sucks so if thats the case tomorrow ill be filing many complaints because they shouldnt be in buisness if they can even run it, let alone answer a phone.

    Today me and my family reserved a truck through the website to rent for a specific time. When we…read moregot there they told us that they were double booked. The attendant said that it's not his problem and that the website double booked the appointment slot, not them! The issue we have with this is, how could you not see ahead of time that this was double booked? If they were prepared they would have seen this sooner and maybe contacted us to let us know. But they didn't! The attendant didn't even try to assist us with the problem, or even try to help us figure out a solution to this. He sat on his ass and basically said that it wasn't his problem. I will be reporting this to the BB and I hope with that, they practice better customer skills and etiquette going forward. This event took place: April 24th, 2021 @1:15 pm. I hope that everyone involved will learn from this and try to do better!

    I moved this past weekend and hired Bookstore Movers for the job. I can honestly say I was blown…read moreaway by the professionalism, efficiency, and expertise of the moving crew. I worked with a different moving company 2 years ago that left me scarred for life with how rude and unprofessional they were. I ended up having to finish the job myself (moving my giant couch up four flights of stairs), so when I knew I was moving again, I did my due diligence and sought out a few quotes. Another company quoted me almost $800 and required a 3 hour minimum for the job!! $800 seemed steep and I knew the job wouldn't take that long... Along came Bookstore Movers who quoted me a reasonable $470 minimum for two hours of work and a maximum of $680 for 3.5 hours of work (price breakdown: $140 per hour with 2 hour min. plus a $190 truck fee). I received a quote within a few hours of requesting it. There was no deposit required and the date was booked. I received detailed emails leading up to the move about FAQs, tips for a seamless move, and the names of my crew including contact info for the crew lead. Abdul (crew lead), Niiwayo "Y.O", and Milly were SO fast and friendly. They wrapped every single item with care in drop cloths and got to moving immediately. Despite the 90 degree heat and a total of five flights of stairs, the job was finished in 2 hours. I was SO impressed. I was so traumatized by my last move that I literally had to walk away while they moved the couch in but before I knew it, I got a text from my boyfriend telling me they had fit it through the door and our living room was all set up. I was so relieved and happy to work with them. If and when we move again, (hopefully not anytime soon, lol), I will 100% be contacting Bookstore Movers... and you should too!

    AVOID! DRIVER FELL ASLEEP AT THE WHEEL, $48K OF PROPERTY DAMAGED, REPEATEDLY LIED TO BY OWNER…read more This was our 3rd move with Suburban Solutions. I now wish that number was 0. Here's why: - They got into a major accident destroying much of our stuff - They lied about it straight to our faces in an attempt to cover it up - They told us they would cover the repair costs but then backed out for most costs Suburban Solutions is the worst and most dishonest company I've ever done business with. See excruciating details and cringe-worthy photos below, then decide whether this is the company you want to entrust with the contents of your home. First, the Suburban Solutions driver got into a major accident causing major damage. Brian, the OWNER of Suburban Solutions, called to say the damage was limited to front corner of the truck, and that he would take care of repairing the broken furniture. He said the driver was run off the road by another vehicle. Then he provided misinformation about the date and location making it harder to track down the police report (which told the truth of what actually happened - yeah, keep reading!). When our property arrived, the damage was much more severe. Several furniture pieces were broken beyond repair and almost all were battered. Most of our smaller items had been repacked into new boxes - along with dirt and weeds from the side of the road. Once he realized the extent of the damage, Brian reneged, saying he would only cover repairs for some (cheaper) items. He found vendors he said were rated 4.9, but they were 4.1. One vendor we called said they FIRED HIM as a client because they refused to do business the way he was trying to get them to. He told us the items would be fully repaired, but behind our back he told those vendors to only fix things minimally and ignore any dents, scratches, etc. We were without a sofa for weeks while he said repairs were in progress. We later learned he had refused to authorize the repairs so instead the sofa just sat there untouched. Our items were in pristine condition at the time of the move and Brian personally commented on how beautifully maintained everything was during the walkthrough. Thankfully, our renter's insurance applied, but when our claims adjustor spoke to him, he lied yet again, telling them that the pieces were in bad shape initially, hoping to deflect responsibility. Hold on, it gets better! A week after the move, the driver texted us to inform us that Brian had actually been LYING the whole time and had required him to play along! The driver had fallen asleep at the wheel while going 70mph. The truck overturned and the top of the truck broke off completely. Our stuff was smashed and dumped all over the side of the road. We were finally able to obtain the police report which confirmed the driver's version of the facts. This happened in the middle of the afternoon on day 2 of the journey after the driver picked up his cousin using the moving truck on day 1. Why was his cousin with him at all? And what were they doing the night before that caused him to doze off at 4pm? Regardless, according to the driver, he had called Brian an hour before the accident to tell him he was falling asleep, but Brian told him to keep going anyway. Brian has since fired the driver and reported to FMCSA that the driver has a "medical condition" that should prohibit him driving in the future. This was never disclosed to us, and if Brian knew about it, then why was he on the road in the first place? Or was this just another tactic for him to deflect blame away from himself? Look, accidents happen 1 in 10,000 times and we drew the short straw. It sucks. It's a low risk for you. But the outrageous lies that followed (and perhaps even led to the accident) were intentional, unprofessional, and fraudulent. Suburban Solutions lied then doubled down to save face after throwing our stuff - and our lives - into complete chaos for the next 6 weeks. They treated their previously loyal customers like total chumps. Hopefully this review and our formal complaint to BBB proves how badly their attempted cover-up backfired. In case Brian tries to reply to this and explain things off with more lies or sugarcoating, I've included photos of the state of our items, written exchanges with him (contact info redacted, of course), text exchanges with the driver (same), and the police report itself. Take a look for yourself. Then ask yourself: Are you willing to risk that this same thing happens to you? Are you willing to do business with a company whose owner will lie directly to your face after wrecking your life? You and your belongings deserve better. And Suburban Solutions deserves to be out of business.

Brian Fitzgerald covered every detail in his pre-move emails and texts, and I knew right away I was in good hands. Frankly speaking, I was very stressed leading up to my move - cramming things into boxes, worried about how many boxes I had, and concerned my sofa may not fit into the elevator at my new apartment building. To top it off, my moving day was the hottest day of the summer! Despite all of my concerns, Brian and Cortez made the move look easy. They were on time, communicative, efficient, respectful of my belongings, and pleasant to be around. I was constantly blown away throughout the experience as I watched how intentionally they wrapped furniture, stacked boxes, or asked for my preferences on where something should go. I'd say the stars aligned for a perfect moving day, but I think Brian and Cortez were just that good! I will 100% use again for my future moves.

This was not an issue of "budget," but rather of expectations set by your company not being met. Customers should be able to rely on a moving service to honor the scheduled time, come prepared, and communicate honestly. Unfortunately, that did not happen here. What's more telling is that several other reviews describe the same experience I had--so this isn't an isolated issue. Instead of addressing that pattern, your assumption is that I "couldn't afford the move"... interesting. While I understand setbacks can occur, dismissing concerns by blaming the customer is not good business practice. My review reflects my experience so that future customers can make informed decisions.
