We decided to come back because the photos on seaside vacations website are exactly how they were ten years ago but I was mistaken. When we first got here we noticed the garage was literally pushed in with crap falling out everywhere, the grass hadn't been cut in weeks. The ONLY house on the entire street with grass that's 2 ft high. The pool area, the pool cover was just thrown in the middle of the walkway in a giant green bag. we had deck boards coming up everywhere with rusty nails popping out. We have called twice so far to have them come clean the pool, the pool guy hasn't come at all to clean it. There's weeds growing up all through the deck boards. The grill smells like something crawled up and died inside of it. We had a neighbor getting their grass cut and the guy cutting the grass shot rocks all over the place and cracked our windshield. I called seaside vacations the day it happened and they told me "well don't you have insurance for that"? I think the landscapers they hire should be insured and should have to fix our windshield but of coarse we have called numerous times and havnt heard back. The carpet inside is a disgusting stained mess, the microwave is falling apart. There were yellow stains all over our bedding and stuff splattered on the drapes. Dead bugs in the corners of the house, literally the day we checked in so the house wasn't cleaned. Trash under the beds and behind the dressers. Rat Poop all over the insulation behind the washer bd dryer. This house IS NOT what is advertised on seaside vacations website or any other website it's on. It is AWFUL. I have stayed at almost 80% of the houses on this street and I have never experienced something as dirty and disgusting as this. DO NOT stay here and I DO NOT recommend seaside vacations as a reputable company to rent from.

    Seaside Vacations. I have been traveling to OBX from my hometown of Charlottesville, VA since the late 1980's and have rented from numerous rental agencies. I have never had a home left in the condition our rental was last week. The following items were called into the Hospitality Department. Additionally, I provided pictures to the crew and requested that a cleaning crew be sent over immediately. Upon checking into the home, we had the following cleanliness issues: * Old sandwiches wrapped in paper stuffed in bedroom drawer * Neosporin Ointment hanging in windowsill * Blood stains on pillows, mattress covers, pillowcases etc in Duo bunk room * Nail on Floor of King Bedroom that my husband stepped on * Cheetos under Bed * Used tissue behind bedframe on floor * Broken lamp * Only 1 towel per adult was left at the house * Dirty plates under the bed with food remnants on them * A panti-liner stuck to a picture in one of the bedrooms There were also maintenance issues with the home: * 2-3 inches of standing water in the outdoor shower area that stayed all week * Leaking kitchen sink where the rental company had left pans underneath the kitchen sink to catch the water After viewing the guest book for this home, there were multiple entries about the lack of cleanliness from the realty company. The guests from the prior week indicated that the home was left a mess for them as well. A runner arrived at 7:30 pm on Saturday July 8, 2023. The runner dropped off new bedding and left. Patti, your hospitality manager called me to let me know that she would be meeting with her department to discuss compensation for our stay and would be back in touch with me on Friday, July 14, 2023. I informed her at that time that I was not interested in renting from your company again and did not want any discount on another stay at the particular property. I requested to be compensated with a check. As of today, I have heard nothing from your company. I called and left a message for Patti Morrison at 11:15 this morning and still have heard nothing. Will be filing a formal complaint with the BBB. Before renting with this company, check their reviews with the BBB, Facebook, etc. You will see there is a systemic problem with this company.

    This review is for their QCB5-Shell House Condo rental and lack of customer service. I'll start with the good before explaining all the issues we encountered with the condo. First of all, the location of the condo is excellent. Steps away from the beautiful beach with access to an outdoor shower and clean outdoor pool. Also close to a lot of Nags Head amenities. However, there were several problems around cleanliness, maintenance and customer service. I've made a list of all the issues we encountered and can provide pictures of most of the listed items. - 2 Large Cockroaches in Wet Bar / Dining Area - Kitchen - Dirty dishes with food scraps when we arrived - Kitchen - Dirty utensils drawer with food scraps and dirt when we arrived - Dining Area - Wheel was broken off of dining chair leg when we arrived - Master Bedroom - Corroded sliding door handles on patio - Master Bedroom - Broken outlet cover on patio - Master Bedroom - Sunken outlets on the floor - Could not use them - Master Bedroom - Broken screen door handle - Master Bathroom - Ripped shower curtain liner - Only covered half - Master Bathroom - water damage on tile/tub area with cracking tiles - 2nd Bedroom Top Floor - Some kind of animal droppings by bed - 3rd Bedroom on 2nd Floor - Significant water damage on ceiling - Lots of carpet stains throughout the condo - Worst of all, they offered a free cleaning mid-week, so we adjusted our plans to make sure we were out of the unit for the cleaners. The cleaners never showed up and when I called and emailed Seaside Realty to follow up, no one ever returned my voicemail or email. Had the cleaners showed up or had they returned my follow-up calls or emails, we could have overlooked many of the items listed. However, Seaside Realty showed us no concern and became unresponsive after our initial communication with them.

    My family and I were so excited to spend our vacation in a Seaside Vacations home. However, when we arrived it didn't take long for us to encounter our three biggest issues with the property we rented: it was dirty, dated, and infested with roaches. In terms of cleanliness, we booked this home during COVID after being assured that this company was going above and beyond to clean and sanitize their rental homes. But there was dust everywhere, some kind of mark on the bathroom floor that looked like a bodily stain, a discarded lollipop stick on one of the windowsills, and toys and crumbs underneath the sofa from one of the last families that stayed there. This suggests to me that the place was not cleaned to COVID standards, if at all. The company said they would send a housekeeper to clean it, but the point was we booked this home to vacation while socially distancing. It should have been clean enough already. After wiping everything down ourselves, we woke up our first morning to discover the cockroach problem. There were roaches in the foyer, roaches in the television room, a roach on the ceiling, another one in the kitchen, and a pair in the master bedroom. When I tried speaking with the management company about it, they told me that I was mistaken: the roaches were "water bugs" or "Palmetto bugs." It made me laugh actually, taking me back to my twenties when a Brooklyn landlord tried to gaslight me in the same way. Take it from me or Google: water bugs and Palmetto bugs are kinder, gentler words for "large American cockroaches." The company offered to send someone out to spray, but again: we booked this home to vacation while social distancing. And I wasn't about to have anyone in my family, including my two young children, sleep in a freshly fumigated home on vacation. By far the most disappointing thing about our 3-day stay in this property (we were supposed to stay for the week but packed up and left early) was the lackluster response from the management company. Their response was basically, "what do you want us to do about it?" Well, we wanted them to make this right. We wanted more than a "shrug" and "whatever" attitude from the client relations specialist. I get that the Outer Banks is busy right now, but through my own legwork I was able to find other places for my family to stay, including a property listed with Seaside and another company that partners with brokers like Seaside to deal with situations like these. It's sad that I got more empathy from Seaside's competitors than I got from the company to whom we entrusted a handsome sum of our hard-earned money to provide a safe, comfortable, and clean home for our family vacation. Needless to say, we will never book a home with this company again and I urge you, dear reader, to think twice before you do.

    NOTICE: FALSE advertising!

    SO5C - CASTLE ROCK - Linens did not match bed (received queen for the bedroom has with a king). The main issue, and reason for the 1-star rating: FALSE ADVERTISING. Amenities for this unit indicate "Interior: washer and dryer" which means a washer and dryer INSIDE the unit (the definition of interior... in case Seaside Vacations forgot English). However, this unit has NEITHER a washer or dryer inside. Instead, the building has COIN-OPERATED COMMUNAL laundry machines (that are kinda if sh!#&y). Definitely NOT recommending this unit. As for Seaside Vacations, this is our first time in OBX, so it's difficult to fairly rate the entire company based on one unit... but, after falsely representing one of their units on their website, I will never rent from them again, and I do NOT recommend them because of this misrepresentation. UPDATED (2 days later): We received notices on our vehicles that we need a parking pass or our vehicles may be towed. Seaside Vacations said nothing, not a word, about parking passes for this location. Definitely, without a doubt, NEVER using them again.

    House: The Fifth Line in Corolla. 13 of us stayed here in July. The floors were filthy when we got there so I took a white washcloth and got down on my hands and knees and washed the floors(pic of dirty washcloth). There was mold in the caulk in the bathroom. The screen door on the enclosed porch on the upper floor was ripped out and just flapping in the breeze. The 2 HVAC filters were FILTHY and my sons in law had to change them. They looked like they had a year's worth of dirt on them. 1 of the ceiling vents in a bedroom had what looks to be black mold in it. We did not discover this until right before we left and it was just by sheer luck that we found it because we went looking thru the entire house after 4 people in our group came down with respiratory symptoms a couple of days after we got there. I wish we had taken a q-tip and swabbed the black stuff but we didn't so of course we had no recourse. We did get our cleaning fee back however that is a small consolation for 4 people getting sick and missing out on their vacation. And it was like pulling teeth to get anyone to get back to me. Needless to say, I will never rent a property that they manage ever again.

    SEASIDE MORE LIKE RIP OFF NIGHTMARE I brought my 3 children, my mother, my grandmother, my dog and my grandmothers therapy dog away for 4th of July week vacation to OBX. Unfortunately, Our vacation stay in a seaside home was less than impressive. The home we stayed in was over $4500 for the week. That's not cheap so you have certain expectations. I don't know where to start...we arrived and after driving nearly 6 hours I immediately headed to the restroom only to find no toilet paper. Then went to wash my hands only to find the soap dispenser empty. Not only empty but it was new and never used. The house itself was nice but ill equipped but it felt like it was a model home meant for show not use. We had 6 people the house could sleep a max of 10. In the master bedroom where my mother and elderly grandmother were staying had no dresser and when they went to hang their clothing in the closet it was locked! Forcing them to live out of a suitcase for the whole week. We decided to grab dinner then go to the grocery store for the week. In the morning we cooked eggs and went to set the table but there were only enough settings for 4 people! We literally had to take turns eating but when we tried to wash dishes to take turns eating breakfast we discovered that the kitchen sink was completely broken the faucet was held up with tin foil and there was nothing provided to even clean the dishes with. There was no foil or barely any type cooking necessities, no type of baggies or storage for leftovers and with only 4 plates we couldn't afford to use them for storage. We had to go back to the store to buy things to cook and store, toilet paper, paper towels, baggies, paper plates, plastic ware, foil, serving trays, dish sponges, hand soap, dish soap....etc. it was ridiculous. I've stayed in homes all over the world and I have never rented one so ill prepared for actual guests. After the fiasco of breakfast we went to shower to discover no hot water. We also were only given six towels and washcloths for 6 ppl for a weeks which were laying on our beds because no bathroom had any towel hooks so before and after you showered there was no place to put your towel to keep it clean. We emailed seaside to address our list of complaints and they sent a repair man the following day but he only fixed the hot water issue. It stormed every evening we stayed and we had a pool but only a small net to clean it. It was dirty and full of debris every night. We requested again for our issues to be addressed and we were told the owner said they would "reimburse us for paper plates". The issue was not the cost of the paper plates clearly. The issue was if you are renting a home for 6-10 people then it should be equipped for 6-10 people. If we wanted to eat off paper plates we could saved 5k and gone camping! The evening of my mothers birthday our 3 rd day there (with our issues not fixed still) we planned a cook out on the grill. After prepping all the food and carrying it out we discover only one of the four grill burners we're working. We ended up just cooking our food on the stove because we were all hungry. We added the grill to our list. Finally on day 4 a woman showed to clean our pool and saw our dogs out back and immediately left without a word to us. Within 10 minutes a rep from seaside arrived. We were cooking breakfast and getting ready to leave for the water park but ecstatic someone finally came to address our issues. However the woman came in asked for my id then brought a copy of my bill for the home and my lease which she put on the counter for all to see. The trip was a gift to my mother so having the bill waved in front of her was not ideal but the woman continued and told me we were not authorized to have pets and that the owners were furious and we had until the end of the hour to board them or get out. When we booked the home we specifically filtered for pet friendly. She said well that's a website issue not my issue and your lease says that you will be fined $200 for any unauthorized pets. The lease that I was given only after I had paid my deposit on what I thought to be a pet friendly home. We had been there 4 days at that point. We wouldn't have rented if we knew. Meanwhile my grandmother is in tears over the thought of boarding her dog. I ask if we can just leave and get refunded the remaining days because we were unhappy as it was. The woman said no but we could move to another home that had a cancellation. I looked at the home and it was smaller, older, no pool but I said fine let's leave here then she said it would be a $700 charge to move! So we decided our only choice was to board the dogs. I was then told that the owners were holding me responsible also to clean all the rugs and the upholstery in the home! Despite the fact that neither dog was on any of the furniture nor did either of them have any type of accident.

    I stayed at Lighthouse Pointe with a large group of 12. We stayed during the week of 8/21/21 - 8/28/21. Myself and one other were sharing the large master room on the 3rd floor. The place was poorly cleaned prior to arrival but we overlooked all that for the large home and views. Upon waking up after our first night we noticed several bed bugs crawling in the bed. Blood was also observed on the sheets. Upon further inspection, a very large infestation was found under the mattress, and around the box springs. This cluster was large enough that it was most likely there for several weeks. From that point on it was very difficult dealing with Seaside as everyone kept blaming the owner of the home. They refused to move us due to us possibly contaminating another property. It took 1/2 the day before an inspector came out to verify our complaint. The inspector observed more bed bugs in other rooms and in a living room. They made us spend one night on air mattresses until a treatment could be done on the 3rd day of our vacation. Even after the treatment they refused to move us. During the treatment several personal pillows were missing and never brought back to the home. One elderly mother decided to avoid the trip entirely because of the situation and did not want to risk bringing anything home. When we brought up compensation for the extremely terrible experience we were faced with, Seaside wanted to push off the discussion till we returned home. Seaside then gave us a joke of a refund that they said was up to the owner of the home. The refund is a small fraction to what we payed for in total for the entire week. This incident doomed our vacation from the start and was 110% avoidable. It took nearly 2 minutes of moving the mattress to notice the large infestation. It is disgusting to think the poor family who stayed before us probably never knew what they were sleeping in and most likely brought something home. I'm sure Seaside has not notified the previous vacationers. Whether the blame falls on Seaside, the owner, or cleaning service; in my opinion everyone is at fault and someone should take responsibility for the vacation we lost.

    We rented this property a year ago when it was with Vacasa 9639D E Nansemond Street Nags Head NC…read more 27959, and it was amazing, older but price was right (just over 4K) The management changed this year after we had our reservation through Vacasa and we searched and found the home again with Atlantic Realty. We ended up paying an extra 1k to rent it. When we arrived there was a tip envelope on the counter saying the home had been cleaned and inspected but clearly it wasn't because there was items from the prior tenants stored all around the home and it was dirty. Extra beds on the patio, baby gates out front by the outside shower, someone's underwear, socks and bra in the drawers, moldy shower curtain, dirt under the beds. We called housekeeping number on the envelope but there was no answer. When we finally did get ahold of someone they came and picked up the items outside. For more than 5k for the week I expected better not worse. We loved this place last year when we stayed here but we are already planning our next home and going back to Vacasa.

They used to be a very on the ball company but a new company took over and they just lost their touch w their client/homeowners best interests. . The owner is extremely condescending and his only explanation to me was "it was that time when I should have read the fine print" regarding his roll over 2 year contract. Which by the way was stated as the last 2 sentences in his lengthy letter regarding their wonderful job they did during Covid keeping homes clean. The letter went on with paragraph after paragraph then slipping in 2 sentences in referring to the new contract --. He's one sly Fox. Beware. There are many other reputable honest real estate management companies in the OBX. Do your homework and read the fine print

    A Stark Contrast to Their Own Promises !!…read more My parents rented this property for our long-awaited family reunion -- 14 of us, including relatives who flew in from Hawaii. We were excited to spend the week together in what looked like a beautiful and spacious home, but the experience was unfortunately full of red flags -- from safety concerns to management's dismissive response. Serious Safety & Cleanliness Concerns: * The deck had multiple exposed nails, which caused injuries -- including a cut foot. * The pool gate slammed shut with extreme force. It actually struck my young niece, leaving her hurt and shaken. * The outdoor bathroom was dirty and unusable from the start. * There were visible roaches in the home when we arrived. * The outdoor shower, which was advertised as a feature, was filthy and completely unusable. Disruptive Conditions That Weren't Disclosed: * Construction was happening on both sides of the house all week, bringing loud noise and disruption every day. * We were never informed about this in advance, even though the reservation had been made months prior. Unacceptable Response from Management: When we shared these issues, the president of the management company responded with zero accountability. Rather than showing any concern, he told us we should've reported safety hazards like protruding nails during our vacation. After we left, their technician confirmed that eight nails needed to be repaired -- validating our concerns. Instead of offering any resolution, the president accused us of "extortion tactics," which was insulting and unprofessional considering the legitimate issues we raised. A Stark Contrast to Their Own Promises: What made it even more frustrating is how the company promotes itself. Their website claims: "Experience the Shoreline Difference and see why we are rated #1 in Guest Satisfaction! As our guest, you are our family and will be treated to the best in hospitality!" That was far from our experience. We were treated more like an inconvenience than "family," and safety clearly wasn't a priority. Bottom Line: For over $6,500, we expected a safe, clean, and welcoming environment. What we got was a property with hazards, misrepresented amenities, and a management team unwilling to take responsibility. I would not recommend this rental -- or this company -- to anyone looking for a reliable or professional vacation experience.

We have found that smaller is better on so many levels from attention to cleaning to maintenance details. Deep cleaning occurred on a high level with ShorelineOBX and mandatory winter maintenance protocol was followed to prevent issues from occurring with the Beach House during the rental season.

    We rented 'Island Time'  (4531 Lindbergh Ave Kitty Hawk, NC) through Joe Lamb, Jr & Associates from…read more7/26 through 8/2.  From the time we pulled into the driveway until the time we checked out there were problems with the unit.    Upon arrival to the house we observed all three exterior trashcans overflowing,  the kitchen fridge shelf and drawer on the kitchen counter broken,  and the  sliding screen door off track  on the 2nd level bedroom.  Over the course of the week we encountered numerous other issues including wifi and family room tv not working when we arrived (it was resolved the following afternoon),  broken dishwasher that had to be replaced,  shower drain clog (first day we were there) that needed a plumber, toaster oven that had flames and smoke coming out (first time we used it), oven sporadically working,  blender that had a burning smell,  charcoal grill vent rusted shut so it couldn't easily be emptied, 3rd level AC was so cold we had to periodically open the door to the outside,  and mold in the 3rd level bedroom's bathroom.  We stopped using the toaster oven, oven, blender, and grill.  We also left the fire extinguisher on the kitchen counter top due to all of the issues in the kitchen.  The mold in the 3rd level bathroom was never addressed.   We spent a considerable amount of time having these issues addressed, almost daily. When we asked for compensation for the time and inconvenience with the rental it took repeated emails to Kim Dubec (Assistant GM/ Operations Manager) who never responded, to Patrick Lamb (Service Manager) who didn't respond initially and required me to repeatedly ask for a status of my request. I finally forwarded the email chain to Zee Lamb (CEO and Chairman). After that Patrick responded stating the owners denied my request stating 'After discussing your request with the owner, they have decided to deny the refund. The owner confirmed that their family stayed in the unit the week prior and everything, including all appliances and countertop items in the kitchen--which was completely remodeled in May 2024--was working properly. '. I then filed a complaint with The North Carolina Real Estate Commission and the North Carolina Consumer Protection Division and awaiting a decision.

Good luck parking if the other tenant has two cars. We have a 3/4 ton truck also, so use your imagination. Anyway, the point is that you're only renting HALF of what's in the picture. Again, they never mention it in the ad, intentional misadvertising. Outright theft in my book. Aside from that, the bathroom mirror was laying on the floor because the hook broke. Obviously just left there by the cleaning service, since the screw was carefully laced on the counter. This is the 3rd year in a row that we were burnt by Joe Lamb, so I suppose it's our fault. Do NOT trust Joe Lamb. EVER.

They stayed in touch via text and email, letting us know when the plumber was scheduled to come. Super responsive. Half way through our 3 week stay, they gave us the option of getting fresh linens delivered, which was super convenient. Someone maintained the hot tub on a regular basis without being intrusive. This company gave us the feeling that they had our back if anything went awry. We've rented beach houses (VA beach) for many years. The beach environment is very harsh. Rental homes can be in wildly different conditions depending (I think) on the owners and not the rental company. Sometimes a house is old and fraying around the edges, sometimes updated and sparkling. Sometimes renters leave the place a wreck and the cleaners barely have time to put it back in order. If an updated, newer place is important to you, let the rental company guide you to the right homes. P.S. Our house was spanking clean and in excellent condition. I believe the owners take pride in their home, which is well managed by Outer Banks Blue. Great house + great company = great vacation.

The house was dilapidated and so many things were broken. showerhead was absolutely disgusting and the shower curtain rings were rusty. hot tub was filthy we had to wait several days until it was cleaned and we could use it. The door leading out to the balcony wouldn't lock and we had small children with us. Our complaints were legitimate and instead of acknowledging it and apologizing, they delete our comment. wont be using them ever again. What a scam.

Jus' Ducky is a zero!…read more Southern Shores, and in particular, Lori Payne did the best they could to manage and, when possible, mitigate the issues with our rental house. Some issues should have been identified by the cleaning staff before our arrival, however. I do NOT recommend Jus' Ducky (12 Ocean Blvd) as a rental property. This house is not in any condition to be rented. The owner made minor updates to two bathrooms this year, but they have significantly bigger issues with AC, insulation, deck, furniture, etc. from many years of owner neglect and lack of investment/maintenance. Several service members also made unsolicited comments that the house was in poor shape, shouldn't have been rented, thought we might be moved to another house, etc. Chelsea (Southern Shores maintenance), and the teams at R. A. Hoy and KICZ were responsive, polite, and knowledgeable. When we were several hours into a loss of all electricity with no AC and no food (we kept delaying our restaurant reservation to celebrate a 45-year wedding anniversary--eventually we ended up with all restaurants closed and we still weren't any closer to a remedy), one of the guys from Hoy invited us to come to his home to get a bite to eat and a break from the heat--we declined, but appreciated his offer--very kind). The owner refused to take ANY responsibility for the many hours/days of our vacation spent dealing with maintenance, the electric company, HVAC and related issues. Ultimately, Southern Shores stepped up and provided a small financial remedy which we greatly appreciate. Although I will never rent this house again, I will certainly rent from Southern Shores in the future!

    Port O'Call III unit 537-B. I initially booked this home based on the close to 5 star reviews it…read morehad. I wish I had noticed most of those reviews were from years ago! From the moment I and my family arrived at this house, we had one problem after another! First this home is very old and in need of serious upgrades! Upon arrival we noticed a very strong urine odor, and musty/mildew smell. So we went out and bought some air fresheners. I contacted Sun reality and they did send someone out the the next day to spray a deodorizer, and they also put in a de-humidifier. The house was also dirty and sandy, and the carpets and furniture have stains on them. By day 3 we noticed the smell returning, and noticed a widow open in a loft about 20 feet off the ground and Sunbelt had to send someone out to close that. But that might explain why the home had serious temperature fluctuations and outside noise coming in. But why was that window open in the first place, maybe to mask the smells? The home is very "musky" with mold and mildew growing on the inside of the shower curtains too. Paint is also peeling and coming off the walls of this house. An even bigger issue is the sub flooring coming up on the bottom level of the house, with strips of flooring popping up everywhere, so we had to wear shoes to avoid stubbing our toes and cutting the bottom of my feet on loose flooring, Again, sunbelt came out but just used tape to try and push the flooring down. Needless to say the flooring popped back up again the next day, and so he had to throw blankets over top the flooring to avoid injuries to our feet. And when it came to the hot tub, and was very dirty and sandy, and a film on top of the water that looked gross. It also kept flashing "filter change 5 days overdue" which told me it not been cleaned nor serviced before our arrival. And the light above the hot tub was burnt out, but they did have an old string of Christmas lights around the hot tub, so I assumed that was meant to provide light, but when I plugged them in I got a very nice shock/electrical jolt! And we also had an ant issue in this home too! This was supposed to be a nice 7 day vacation, but we ended up leaving 2 days early because of all the issues. I did ask to be reimbursed/partially refunded for all the problems we had, but that request was ignored. I understand having some problems/issues with vacation properties, but not all the issues we had above!

Counters and kitchen table were sticky, hardwood flooring was still sandy and the restrooms had hair in the showers and dirty toilets. Bugs in the window sills and the furnishings in the house were dingy and old- including the mattress covers which were filthy and stained. Luckily we brought our own linens from home and cleaning supplies, and I cleaned thoroughly prior to letting my children touch anything. VERY disappointed in the customer service and attention to cleanliness. Update 8/2/20 They have disabled the review feature on Facebook as well as the webpage. I received a phone call from Lisa Nicholson who offered $75 for a cleaning fee back to me, which I told her she can keep because that's a joke. This company is the worst and has THE worst customer service ever.
