We normally stay in the Colington area, but decided to upgrade to the beach side. Obviously, this was a mistake. The house appears to be quite old and well used, but the owners certainly have not kept it up and in good shape. The cleanliness was "Eh" at best (but again, Seaside gave us a refund and apology that the house was not clean). The biggest issue we ran into was that on Thu (we rented Sat to Sat) was that the roof started to leak onto the 2nd floor. My grandson slipped on the water. Thank goodness, he was ok, otherwise the owners and I would be having a MUCH different conversation. On Friday, water was coming into the window frame in my stepson's room. We reported both instances immediately, but got no response from Seaside (I even called the after hours emergency number, and was promised 3 times that someone would call me back. Crickets). The kitchen was VERY outdated, they had an electric stove that is disparately in need of replacement. The pots and pans were all out of order and old. Obviously, the owners do not care one bit about this house and the people who stay there. There is a porch that overlooks Virginia Dare and you can see the ocean from there, but the traffic is so heavy, it's quite difficult to hold a decent conversation. In addition, the wood is old and we made the grandkids wear shoes, because we were afraid they would get splinters. All of these events did put a damper and reduced our enjoy ability of our vacation. I'm very shocked that the owners are so callus in the upkeep of the house, and we certainly will not stay there again.

Had many issues with the property that I rented from a urine-stained bed to broken bed frames, ripped cushions on the outside furniture. The property, in my opinion was in no way the same condition as the pictures online. It was in no way worth the premium price I paid!! I arrived Monday and called Seaside to address the issues; I was told that they were too busy to call back. I finally got a call back on Thursday. I Sent pictures of the damage as I was asked to do, did not hear back! Sent several emails, no reply! DO NOT USE THIS COMPANY!!

We rented this property a year ago when it was with Vacasa 9639D E Nansemond Street Nags Head NC…read more 27959, and it was amazing, older but price was right (just over 4K) The management changed this year after we had our reservation through Vacasa and we searched and found the home again with Atlantic Realty. We ended up paying an extra 1k to rent it. When we arrived there was a tip envelope on the counter saying the home had been cleaned and inspected but clearly it wasn't because there was items from the prior tenants stored all around the home and it was dirty. Extra beds on the patio, baby gates out front by the outside shower, someone's underwear, socks and bra in the drawers, moldy shower curtain, dirt under the beds. We called housekeeping number on the envelope but there was no answer. When we finally did get ahold of someone they came and picked up the items outside. For more than 5k for the week I expected better not worse. We loved this place last year when we stayed here but we are already planning our next home and going back to Vacasa.

But, long story short, the condition of this house was appalling. Sand everywhere, food chunks splattered all over the waste bins, chunks of food all over the dishes, sand in the kitchen drawers. Every surface in this house was greasy and grimy - the doors, the chairs, the kitchen drawers and countertops, the pool area - like the house hadn't been cleaned properly in years. There's a silly couch in the living room where the design gives you a direct sightline underneath it, and it was laughably dirty (sand, rocks, food, etc.). At least one bathroom smelled like a camp site latrine. The pool deck was so appallingly dirty that my 80 year-old father spent an entire morning cleaning it. In addition to cleanliness problems, this house is at least 10 years behind on maintenance. The deck needs serious work, the ancient pool system is overwhelmed by the encroaching sand, and the budget kitchen/bathrooms have been pounded on by renters for decades. The cookware and dishes are a mismatch of random things people have left in the rental for the last 10 years. It's hard to cook or otherwise enjoy the property when you're constantly trying to overcome the condition issues. We immediately notified Shoreline of all these issues and they sent a cleaning person and pool person the next day. The cleaning person immediately admitted that the house wasn't clean at all. She did her best, which was helpful, but there was nothing she could do about the systemic condition issues. The pool person said that he is unaware of anyone being responsible for maintenance of the pool deck - which was clear to us already. And here's another interesting note: there are no garbage cans outside the house. You have to put your garbage bags in your car and drive them a few blocks to the community dumpster. Good luck keeping your car clean. We love this area but we will NOT be renting from Shoreline OBX again. Awful experience.

Disappointed in our recent stay due to housekeeping issues. Shoreline called us to say the property…read morewas ready and we could check in early. We thought great news....but we were sadly mistaken. Beds appeared to be made, but the sheets underneath were filthy (sand, hair, debris). My family was uncomfortable the first night...sleeping on the couch to avoid the bedding. My daughter complained of being itchy and it was very stressful. I spoke to the Shoreline and asked for a concession since the price of our vacation was over $6,500 and at that rate you'd expect at the very leastclean sheets - especially since we were told early check in was an option - which means it was intentionally rushed. Shoreline did send housekeeping but they did not arrive until late in the afternoon on the second day-- forcing my tired kids to skip nap because I was very concerned about potential bed bugs. We also had a few concerns around rusty nails/rusty hooks in the pool area, and the top rail to the bunk bed being held loosely by tape and zip ties...which were never acknowledged or addressed. I sent an email with photos and called. I missed one call from Shoreline..called back and never received a follow up after leaving a message with Dawn. Also had a maintenance man come to change the air filter which woke up my infant later in the week. All in all just not relaxing from start to finish. At the very least a call back would be appropriate. Extremely disappointed. I will note a professional came to clean the mattress that was of greatest concern. There were no bed bugs found. Instead mattress cover and sheets were just extremely dirty. The address of the rental was 7212 S Virginia Dare Trail, Nags Head.

I called maintenance I was told it wasn't an emergency because it wasn't 90. There was dog hair all over the place, spiders alive and dead, open junction boxes with wires hanging out, half the railing is missing from the deck. The one bedroom showed a full and a twin get here and it was twins. The pool picture showed lounge chairs about 8 of them and there are none only 4 seating chairs and 1 is broke. I had to stay in a hotel the first night because it was so hot and they offered no assistance whatsoever. I will never rent from them again.

While we understand that emergencies happen, the way the situation was handled was completely unacceptable. The company simply told us they would issue a refund but offered little to no assistance in finding comparable accommodations. We were left scrambling to find a place to stay at the last minute during our vacation. The only alternative they offered was a significantly inferior property with fewer bedrooms, no pool (one of the main reasons we chose the original home), and overall much lower quality than what we had booked. It was not a comparable replacement by any reasonable standard. When a company cancels a reservation at the last minute, especially after guests have already arrived in town, they should take responsibility for helping secure equivalent accommodations--not leave customers to figure it out on their own. I understand that unexpected property issues can arise, but customer service is measured by how those situations are handled. Unfortunately, this experience caused unnecessary stress and disrupted the start of our vacation. I would think twice before booking with this company again.

We were not told of this restriction nor was it in the rental agreement. Outer Banks Blue offered up box fans as a resolution. Heat rises and at night 72 was pretty miserable, The manager refused to speak to us, we had to deal with a go between In the office. It took 3 calls to get the owner to allow a lower temperature at night and even then if you touched the thermostat to raise it even a degree it locked you out. The dryer in the house must be 25 years old and a lot ad of beach towels took 3 hours to dry. Called maintenance and their resolution was to tell us to do smaller loads. Just not very renter oriented. If you're an owner they're probably fine.

Half way through our 3 week stay, they gave us the option of getting fresh linens delivered, which was super convenient. Someone maintained the hot tub on a regular basis without being intrusive. This company gave us the feeling that they had our back if anything went awry. We've rented beach houses (VA beach) for many years. The beach environment is very harsh. Rental homes can be in wildly different conditions depending (I think) on the owners and not the rental company. Sometimes a house is old and fraying around the edges, sometimes updated and sparkling. Sometimes renters leave the place a wreck and the cleaners barely have time to put it back in order. If an updated, newer place is important to you, let the rental company guide you to the right homes. P.S. Our house was spanking clean and in excellent condition. I believe the owners take pride in their home, which is well managed by Outer Banks Blue. Great house + great company = great vacation.

The location was good and…read morewe enjoyed having the private pool, but unfortunately the condition of the house upon arrival was well below what we expected from a professionally managed vacation rental. The biggest problem was cleanliness. We arrived to a puddle of water on the floor by the refrigerator, dirty dishes, and dishes/water stacked in the pantry area. Kitchen counters and cabinets were sticky and dirty, as were railings and other surfaces throughout the house. Ceiling fans needed cleaning and the gas grill had not been cleaned. The bedding was particularly disappointing. We found blankets on the beds that were visibly dirty/hairy, multiple blankets with stains, and a stack of pillows sitting directly on the floor. One bathroom had a very dirty shower curtain and another was missing a shower curtain altogether. There were also maintenance issues. The exterior sliding doors on the second level were difficult to lock, the kitchen threshold/floor laminate needs repair, and the Wi-Fi was very unreliable and repeatedly went in and out. The house is also very basic in terms of amenities. Even simple things like hand soap weren't provided. The living room could also really use a couple of freestanding lamps, as the lighting is poor. To be fair to Southern Shores, we didn't call about the cleaning issues until Thursday during a Sunday-to-Sunday stay, so we weren't expecting them to send a cleaning crew back at that point. The representative was apologetic and acknowledged that having only one person clean a five-bedroom house was likely inadequate. Our concern is primarily that the property should never have been turned over to arriving guests in this condition. Dirty/stained bedding, dirty dishes and sticky, uncleaned surfaces should have been caught before check-in. Written in Sand has a good location and potential, but it needs substantially more attention to housekeeping, maintenance and basic guest amenities. Based on our experience, we would not rent this particular property again without significant improvements.

There are 8 photos showing wide open access to the beach in front of the home, side of the house , and looking down the beach from the deck of the house, the description also reads: " When you're ready to hit the beach, just walk out your back door and you're there ! " Imagine our surprise and disappointment when arriving to discover there is a 6 ft high dune in front of the house right up to the back deck and steps. One must walk under the house and use a public access path to get on the beach and walk down to get in front of the house. This is very misleading and dishonest to people that wish to rent a beach house with direct access. Considering the price of the rental is very high compared to other OBX rentals we have enjoyed in past years, in my opinion, due to the subpar decor , dated furnishings , worn out carpet in the bedrooms, and only 2 baths to five bedrooms, the only reason I chose to rent the home was the beach access directly from the back deck of the house. In fact, the lead photo for this property is a photo of a wide open expanse of the beach leading from the deck. The manager I spoke with was very defensive although he did agree some of the photos were misleading, but kept arguing some of the photos shows the dune. There is one sunset photo that shows a portion of a dune with a shot of the beach, which isn't clear if that's even in front of the house, since the other 8 photos shows no dune. One could surmise that one photo is a photo of the beach area. When pressed on why the photos have not been updated to show the dune obscuring direct access , he ended the conversation. I don't recommend this rental property or rental company.

I had the place furniture where the crack tiles were located over soft spots so no one would step through and injure themselves . When contacted they laughingly offered us a $200 credit on the premium rental amount that we paid. They informed us that they replaced tiles for the next renters. More importantly I don't know if they actually replace the subfloor which is the danger to anyone who rents this house. I would suggest that the realty company which rents this property should know that this property was not inhabitable and safe for renters.

As soon as I arrived and saw how bad of shape it was in I contacted them and sent pictures and was in contact the whole time of staying there. It was an embarrassment for me when my guest arrived. Beach reality didn't do ANYTHING or compensate anything. All they did was tell me that they would not delist this property after the first of the year. I would NEVER recommend or use this company again, due to them, not standing by their customers. Absolutely horrible company!! And you would think by their response to my review that they would have compensated me with something. They knew the property was at a lower standard than they were charging for yet they still will not take care of their client. Complete trash will never recommend this place ever.
