On this (our first) visit to OBX, we chose a rental managed by Sun Realty based purely on the amenities of the rentals available online from multiple companies. We've never rented this way before, so didn't know what to expect. Our experience was excellent. The online booking and portal was very useful. The handful of interactions with a rental agent were pleasant. The check in and check out process was painless. The property itself was in amazing shape. Great location, excellent condition, right on the beach. It was clear that the owners took pride in the condition of their properties (the same people owned another property across the road). Although this really only reflects on Sun Realty tangentially, I can't imagine a scenario where owners that obviously cared this much for their valuable beach-front property would chose a bad rental management company. read more

I rented Guilford in Kill Devil Hills specifically because the photos on the listing showed it was direct open oceanfront from the house to the beach. There are 8 photos showing wide open access to the beach in front of the home, side of the house , and looking down the beach from the deck of the house, the description also reads: " When you're ready to hit the beach, just walk out your back door and you're there ! " Imagine our surprise and disappointment when arriving to discover there is a 6 ft high dune in front of the house right up to the back deck and steps. One must walk under the house and use a public access path to get on the beach and walk down to get in front of the house. This is very misleading and dishonest to people that wish to rent a beach house with direct access. Considering the price of the rental is very high compared to other OBX rentals we have enjoyed in past years, in my opinion, due to the subpar decor , dated furnishings , worn out carpet in the bedrooms, and only 2 baths to five bedrooms, the only reason I chose to rent the home was the beach access directly from the back deck of the house. In fact, the lead photo for this property is a photo of a wide open expanse of the beach leading from the deck. The manager I spoke with was very defensive although he did agree some of the photos were misleading, but kept arguing some of the photos shows the dune. There is one sunset photo that shows a portion of a dune with a shot of the beach, which isn't clear if that's even in front of the house, since the other 8 photos shows no dune. One could surmise that one photo is a photo of the beach area. When pressed on why the photos have not been updated to show the dune obscuring direct access , he ended the conversation. I don't recommend this rental property or rental company. read more

Sun Realty rented us a house in Nags Head with rotting subfloors, rusted through bolts on the porch swings which broke with my grandchildren on it, missing roof shingles, and pictures that did not reflect the actual condition of the furnishings. I had the place furniture where the crack tiles were located over soft spots so no one would step through and injure themselves . When contacted they laughingly offered us a $200 credit on the premium rental amount that we paid. They informed us that they replaced tiles for the next renters. More importantly I don't know if they actually replace the subfloor which is the danger to anyone who rents this house. I would suggest that the realty company which rents this property should know that this property was not inhabitable and safe for renters. read more

Port O'Call III unit 537-B. I initially booked this home based on the close to 5 star reviews it had. I wish I had noticed most of those reviews were from years ago! From the moment I and my family arrived at this house, we had one problem after another! First this home is very old and in need of serious upgrades! Upon arrival we noticed a very strong urine odor, and musty/mildew smell. So we went out and bought some air fresheners. I contacted Sun reality and they did send someone out the the next day to spray a deodorizer, and they also put in a de-humidifier. The house was also dirty and sandy, and the carpets and furniture have stains on them. By day 3 we noticed the smell returning, and noticed a widow open in a loft about 20 feet off the ground and Sunbelt had to send someone out to close that. But that might explain why the home had serious temperature fluctuations and outside noise coming in. But why was that window open in the first place, maybe to mask the smells? The home is very "musky" with mold and mildew growing on the inside of the shower curtains too. Paint is also peeling and coming off the walls of this house. An even bigger issue is the sub flooring coming up on the bottom level of the house, with strips of flooring popping up everywhere, so we had to wear shoes to avoid stubbing our toes and cutting the bottom of my feet on loose flooring, Again, sunbelt came out but just used tape to try and push the flooring down. Needless to say the flooring popped back up again the next day, and so he had to throw blankets over top the flooring to avoid injuries to our feet. And when it came to the hot tub, and was very dirty and sandy, and a film on top of the water that looked gross. It also kept flashing "filter change 5 days overdue" which told me it not been cleaned nor serviced before our arrival. And the light above the hot tub was burnt out, but they did have an old string of Christmas lights around the hot tub, so I assumed that was meant to provide light, but when I plugged them in I got a very nice shock/electrical jolt! And we also had an ant issue in this home too! This was supposed to be a nice 7 day vacation, but we ended up leaving 2 days early because of all the issues. I did ask to be reimbursed/partially refunded for all the problems we had, but that request was ignored. I understand having some problems/issues with vacation properties, but not all the issues we had above! read more

Rented Seaside NAN-05 the week of July 18'th 2020. Arrived after checkin time of 5 to see that the house had not been sufficiently cleaned or sanitized, as they stated was the Covid policy and the reason for delayed check in times. Counters and kitchen table were sticky, hardwood flooring was still sandy and the restrooms had hair in the showers and dirty toilets. Bugs in the window sills and the furnishings in the house were dingy and old- including the mattress covers which were filthy and stained. Luckily we brought our own linens from home and cleaning supplies, and I cleaned thoroughly prior to letting my children touch anything. VERY disappointed in the customer service and attention to cleanliness. Update 8/2/20 They have disabled the review feature on Facebook as well as the webpage. I received a phone call from Lisa Nicholson who offered $75 for a cleaning fee back to me, which I told her she can keep because that's a joke. This company is the worst and has THE worst customer service ever. read more

The sun realty was extremely rude to me over the phone and lied. She called me on 6/1819 at 10:00am and was verbally abusive and I wish I never came to the outer banks. She totally ruined our family vacation with one phone call. I strongly do not recommend using this company. read more

The location of our rental was very satisfactory. The unit had problems and we were not adequately served by Sun Realty on behalf of the unit owner. Jacuzzi tub did not work. Reported it on Monday, owner's reply was that it worked and we needed to use wall switch after filling adequately. Tried on Wednesday and then called again to report problem for the second time (about 9:00 am). A repair person arrived around 4:30 pm and could not fix or diagnose the problem. Never heard back after that. We arrived after driving for 12 hours and not one of the bathrooms had toilet paper in them. The cleaning staff left one of the toilets with a really nasty ring of (you know what) around the inside of the bowl. The ad prominently displayed pictures of the basketball court, shuffleboard, tennis court, etc.. The ad for the rental did mention that the community amenities were not available outside of 5/25 to 9/28, but when we got there they were being used by other vacationers but we were not provided with the key as were others and therefore could not use them. We contacted Sun Realty who said they would talk to the owner and get back to us, but you guessed it, we never heard back. Overall, we loved the location, could live with the older unit that showed wear, but we were not happy with the problems that really deterred from a full experience of enjoyment. People had expectations of using the jacuzzi tub and thought that there would be a place to use our own basketball equipment, etc.. We could have rented a stand alone if we had known that even the basketball hoop is "gated" and not available without a special key that others had but we were not provided with. Can't really recommend Sun Realty for those reasons. read more

If you are waiting for them to call you with the code, don't. We didn't get in till 6:30 pm and that's only because we kept calling. We were sitting outside our rental since 4 and it was clean and ready to go. I suggest you just call every 15 minutes from 4 pm on. It's a shame but that's what you need to do. read more

We just had one of the worst vacations in 10 years because of Sun Realty. The property (308C) was mis-represented by them. When we arrived it was filthy and smelled like urine throughout the house. The Cue Sticks for the pool table were all broken, the bunk beds were broken and unusable, there were large blood stains on several of the pillows, the smoke detector in the lower room appeared to be smashed, and several curtain rods and towell racks had fallen off of the walls prior to our arrival. None of these issues was fixed during our stay and we feel that Sun Realty treated us very unfairly. Take my advice and stay away from Sun Realty, there are plenty of reputable realestate and rental companies in the Outer Banks such as Outer Banks Realty. We have never had a bad experience with them. It's your money and more importanly, it's your vacation. Forget about Sun Realty unless you want to have a really messed up vacation. And it's odd how the one and only good review keeps getting to the top..... read more

We spent a week at Capt. Jack's Landing. We arrived on Saturday and began calling with a multitude of problems on Sunday. Only the television in the living room worked- it was an 8 bedroom house! There were multiple leaks in the house, boards were down on the banisters, the lining was coming off of the pool and there were several broken chairs. There was an old hot tub covered in the yard, Sun Realty staff added the broken chairs to the pile. After calling daily two representatives arrived at the house on Friday to look at the issues. Their response was they would put in work orders. They didn't seem concerned that we had a trash can collecting the water dripping from the ceiling!! Never again will we deal with Sun Realty! By the way, we paid over $9,000 to stay in this mess!!! read more

Montana Mermaid rental, nice layout of the house, good location. However this house really needs some TLC. Lots of things broken and in disrepair. Except the A/C it works great. Kitchen supplies are all garbage. No decent frying pan at all. Eight bedroom house and there is one 12 inch frying pan that needs to be pitched. Outdoor lighting does not work and no bulbs in the house, oven light the same. When we complained about having no outdoor lighting the girl at Sun Realty said well if we put working bulbs in there it will attract the bugs. Oh sure that's fine we won't use the backyard when the sun goes down! Furniture in the game room should be condemned. Falling apart and disgusting. Pool had algae growing, pool guy super nice came and fixed it. Could really go on and on. Perhaps if you come the beginning of the season things would be better. My main complaint really was the kitchen we did call and ask for a frying pan and were told that they would have to clear that with the owners before they could get us one. Well we've been here three days and no frying pan has showed up however hurricane Dorian has so I expect will be leaving any day now. read more

When we politely walked through the door after driving 7 hours to the Outer Banks, We were not greeted and were given very nasty looks while trying to get our key to the house. When helping them out by spelling our last name to put into their computer, we were given an eye roll and a talked down to. I wish I could give 1/2 a star or zero stars. We checked in Saturday August 15th 2020. We arrived at 7:30pm (as I got explicit Instructions that the rental would not be available before 5pm) only to show up to all of our clean linens left outside in a tropical storm completely soaked. Then the house wasn't clean. I don't mean like a little dirty, it was gross! Left over food debris in the sinks, none of the bathrooms were cleaned, the bottom floor hadn't been cleaned at all not even with water and a paper towel! The bathrooms especially the main master was absolutely disgusting. You would think these things would be enough for a rental company to address immediately but no. First I had to wait to Sunday to even call the office about it, then after informing them they didn't send a cleaning crew until 7pm! They told me they had to clean the Sunday check in houses first because people were coming in. You would think you would rush to clean a dirty house during a pandemic but they had no urgency whatsoever. The pool and hot tub weren't cleaned either and when the pool person came back to re vacuum the pool she had a major attitude about. Then we found out this morning that dryer in the house is broken and that will take another few days to fix, of course we packed with the expectation that we'd be able to wash clothes but that's obviously not going to be possible, again no sense of urgency for them to fix it. If you want to pay over $6,000 dollars for a house that is treated Iike a completely low budget motel room then Sun Realty is the company for you. If you want a classy organization an Managemnt group you should literally rent from ANYONE other than Sun Realty! What a disgusting experience with a cheap wanna be upscale realty group. Coming to the Outer Banks for 20 + years this is the first and final time I use this group. read more

My family just returned from a week's vacation on the Outer Banks renting through Sun Realty and had a wonderful time. The property was so comfortable and charming, just as we expected from the description and photos. The website did a good job of explaining their policies, although I only saw the policy about only renting to family members in the contract after we'd already paid. It came as a surprise, since we had considered inviting a friend or two to join us. The place was reasonably clean when we got there, and well stocked with useful items such as beach toys, clothes hangers, hair dryers, books & games, drying rack, lots of useful baskets, stereo, TVs everywhere, kitchen implements, and toilet paper (no soap) and linens were included at this place. Although I don't know whether that was due to the owners' thoughtfulness or to rental office policy, it was nice. Since it was an older property there were a few little things awry: a tight door, too-hot water, some windows that didn't open, but they were so minor, and did not seriously detract from our stay. I was able to fix the tangled cords on a window blind myself. We were right on the beach and we loved it. Check in and out was easy-peasy. I had to call the office a few times before the rental and again a couple of times during our stay regarding a couple of trivial issues and it was all handled satisfactorily. read more

Every summer a small group of my friends get together for a fishing trip. This year we decided to grab our gear and head to the Outer Banks of NC. Some of us were traveling from around the country to make it to this great location. As the first of us arrived, we noticed the countless amount of debris and trash littering the property. As we aren't too particular, we made our way into what we thought, based on photographs, would be a relaxing and great getaway. As we all settled into our respective rooms, we realized that linens were no where to be found. We kindly called the management where they informed us that providing us with sheets would cost 15 dollars per bed. This was something that they stated was in the contract, that we may have missed. Despite this downfall, the home seemed reasonably well suited for what we needed, a place to hang out together and share good times. We then realized that there were many imperfections that we were concerned with. Door handles were falling off. Shades would not close properly for bed rooms, literally NO water pressure on the top floor (where the kitchen was...have fun doing dishes by hand or cleaning, brushing your teeth or showering.) Again, we called management to let them know that these problems were available before we showed up. As they came to fix a few (the doorknob, the shades we had to deal with = no privacy, sun shining in in the morning in certain rooms) we asked again for sheets to offset these inconveniences to which we were flat-out refused. Later that evening, we were playing billiards and a friend accidentally took a shot with his cue and as he was striking, damaged a window. We cleaned our mess, and as it was late, we left the decision to contact management till the next day. On Saturday, a giant moving truck arrived and moved in new furniture as they had stated. This was a nice surprise as we now had new furniture to relax on. After that, a pool man came unannounced to clean the pool, a bit strange we thought. The pool man viewed the damaged window, and called management before we had the chance to explain that a poorly placed pool table by 3 low hung windows had been the catalyst for the accident. When management arrived to assess the damage, they brought along 2 police cars, officers and k-9 units! Confused, and outright insulted, we asked politely about their choice of 'backup' to which they responded that they 'didn't know what to expect from us', and that they 'only rent to families' and had 'no idea we were a group of adult men on a fishing trip' . To preface, all of this information had been clearly conveyed months prior to our trip. One of the members of management was understanding as his counterpart did not seem very impressed by the situation. Throughout the rest of the weekend we had 'visitors' who were uninvited to come 'check on certain parts of the home' This was a bit humiliating and undermined our intentions and integrity. I, as an adult male, understand that a group of men in a vacation home could be potentially intimidating and signal some sort of unrest, but we all asserted honesty and were extremely polite despite all of management's setbacks and unapologetic gestures that made us all feel not only uncomfortable, but demeaned. If you're looking for a property with water pressure suitable for vagrants, the threat of police dogs at the drop of a dime, no privacy due to broken amenities and unapologetic and often times rude management, the what we dubbed #90sdumphouse would be perfect for you. If you're a smoker, you'll be happy to find that there is an abundance of vintage cigarette buts littering the front of the house. You can also build a shanty fort with pieces of wood and glass that litter the backyard and smoke said cigarette buts within. No sheets? No problem. Wake up at the crack of dawn to sun blasting onto your face from broken blinds in an uncomfortable sweat and try taking a shower under what feels like an elephant drooling on you. My point is, avoid this place. We're all easy going guys with steady jobs and families. We were treated like untrustworthy criminals. But at least we have some good stories! read more

This was our family's fourth vacation utilizing Sun Reality and couldn't be more pleased. We have now stayed in three different houses in three different areas of the OBX,all Sun Reality properties, and have had no issues. All houses have been clean and well maintained. My family and I recently took a vacation to the Outer Banks. Upon arrival the fire alarms in the unit continuously beeped upon arrival and one had to be replaced by building maintenance. That night as we cleaned up after dinner we found two roaches in the kitchen and again called the rental line to arrange bug control for the next day. On the second day I awoke to find another roach in the bathroom and later that same day a shard of glass pierced my toe and again I called the emergency number. I spoke with Brenda Williams who immediately apologized and was told that if I needed to medical attention to seek help. That night another piece of glass cut my daughter's foot and we immediately inspected the carpet and found several more chards of broken glass and once again another roach crawling on the fireplace. In the morning I awoke to another roach crawling across my arm, which I immediately disposed of. I again spoke to Brenda who insured me that a cleaning person would be sent to properly clean the area and again apologized for the incident. Our week continued with another roach or two coming out to greet us and left an unsettling effect on me and my family. Brenda and her manager Chieftan did nothing but offer apologies for this. I did ask for a partial refund since we paid upfront for a clean, bug and glass free condo but have not heard anything from them. Stay away!! This company ruined our family vacation. read more

Previewed luxury ocean front property in Jan. 2011 and it was lovely for upcoming wedding 10/8/11. Rented property yesterday and found one BR w/ broken windows which were boarded up and broken panels leaning against house with sharp shards of glass hanging - safety hazard. SUN Maint. said they knew in advance and were rude - refused to change property or make adjustment so this couple could stay in nearby hotel. Roaches in kitchen and dead crickets on carpets - drapes at sliding doors had nasty brown water stains 18" up from water getting into house. Sun refused to clean or make any repairs for us this week- transferred me to maintenance and housekeeping who claimed it was not their respective responsibilities. So disappointed as we are local educators renting home for family and wedding event. Groom is active duty military recently returned from Middle East. read more

What a joke. Use any other company. Called the main number for a freestyle vacation 3 nights, they quoted me the SAME PRICES AS A FULL WEEK!!! They then referred me to the kitty hawk office number and said they could check with the property owner for a better rate. Don't waste your money on this company. Very sad they will allow homes to be rented with black mold on all the air vents and the ceiling in spots painted over to "try" and cover it up. Not to mention the roaches, which I guess come free. Unit not clean with food and other items on the floor. Took until the end of our stay and going and sitting in the rental office to get answers. Ended up leaving a day early as I was very sick and still am sick from the mold. Never again. read more

First off - let me say I've been vacationing at OBX for the past 20 years. Recently we did a short (three night) shoulder season rental through Sun Realty who I've never used before and will NEVER use again. While it was a last minute trip, they charged 4/5 of the weekly rate for three nights and the house had not been cleaned or maintained - possibly since it was built. There was a wasps' nests outside the sliding door, dog hair all over the pillows and lamp shades (and possibly in the oven but I don't even want to think about what happened there), and it was just an unclean, disgusting, dump. I understand that beach houses take a lot of wear and tear but I've never had this kind of situation before. Since we were only there three nights and I didn't want to spend our short vacation trying to get the house cleaned and fixed, I contacted Sun Realty when I returned home, presented them with pictures of the wasps, dog hair, etc. and asked for (what I thought) was a reasonable credit (less than a quarter of the total without taxes, etc.) and they blew me off. Rudely. Very, very rudely. They did refund the cleaning fee (I should have presented them with an invoice because the place was cleaner when we left than when we got there) and blamed everything on the "previous irresponsible renters". So 'renter beware' if you rent from Sun Realty in OBX. If you are renting in the upper Outer Banks I'd recommend Joe Lamb and on Hatteras Island, Outer Beaches Realty does a great job. read more

After the long drive to OBX we were told we could check into our house at 4pm. This was not an issue as we spent our day on the beach, however we never received a call or notification that our house was ready for us. So by 4:30 we called the office to get some clarity on the situation and we were told that all of the rentals wouldn't be inspected for renters until it was 4pm (different than what we were initially told) and multiple houses were being inspected so we'd have to wait. They claim they do this to check the cleanliness and upkeep of the rentals. However once in our house over an hour later (after our house was indeed inspected well before 4 but no one from the office communicated that to us) the rental looked like it was barely cleaned. There were thick layers of hair on the pillows on the beds, smears on the mirrors, stains on the comforters and walls, didn't appear to be vacuumed well. Overall poor service from the staff this company in regards to communication, don't recommend. read more

Well this was supposed to be a great vacation but the only thing we get is to see bull dozers and pipe that is pumping sand from the ocean floor. It's a great project and needs to happen but we was not informed that this was going to happened when we booked. If we were informed we would have went further south so we could enjoy the beach. So after 3500 dollars of enjoying the site of construction we will no longer go through sun realty for anything. I would encourage home owners to switch agencies because sun realty doesn't care once they got there money. I wouldn't want any other Person to have to go through this. Not to mention the window fell out on my daughter and the refrigerator went out, and the blender was broke. The maintenance man Stacey was excellent. He fixed everything he could as fast as he could. I love the outer banks and will come back but not through them. read more

Sea Angel whl-858 week 8/11/12 - 8/19/12 We had our worst vacation in 12 years of going to the outer banks. When we arrived to house on sat late afternoon we noticed very loose railings on the steps going up to the 3rd floor, the hammock in the front was broke a lot of the decks had green residue on them holes in the outside of the house that were though to the house wrap, pool and hot tub looked good. Went inside and smelled very musty like mildew. We found hair in tubs and dirty cloths from previous renters so it was not cleaned properly before we got there. Then we found black mold on the ceiling in the kid's bedroom a smoke detector wires hanging from the ceiling in the hallway spider webs everywhere and the water had a crap like smell to it.. And then to top it all off as we tried to settle down and try figure out what we were going to do one of the couples room was found to have bugs flying all over it. We called the emergency line and were told they were harmless and nothing they could do right now. So they had to sleep on the sofa that night. We should have left then but we all drove 10 hours and were in no mood to drive home. The next day I had the manager come to the property he acted like I was bothering him for nothing and he did nothing about our problems except get a guy to come out and spay kills paint over the mold spot and block off the railing outside so we could not use them. We went out and got bug spay and sprayed the one room so the couple could use it but the bugs showed in another room later and we had to spay that room also. Then on Monday morning we took a trip to the office and talked to Floyd he was much more helpful and had a cleaning person come out that day and clean it very well later that day the pest control guy finally showed up and there were some sort of bug covering the outside edges of the house so he spayed them and they were gone the rest of the week. Smoke detector got fixed on Tuesday. As you can tell this house has some issues and I would not recommend it to anyone. We were told we could expect to be compensated around $300 which is a laugh considering we paid around $3000 for this hell week. I was originally told we would see a refund by the end of the week then at the end of the week I was told I should expect a call from him today 8/20/12 will see what happens with this as this will determine how sun realty deals with there clients and weather I will deal with sun realty in the future at all. I have complete video and documentation of everything and plan to put on facebook as well unless we are taken care off. best off luck to everyone else but i would reccomend staying away from this place..... UPDATE as I thought 2 weeks later and no contact from them so we turned them in to the heath dept and the better business bureau read more

If maintenance at the Sun Realty Kitty Hawk office had called me back yesterday "in a few minutes" as promised, I wouldn't be writing this. But they didn't call back, and they didn't deal with my issue at all. We are staying oceanfront in a small cottage in Kitty Hawk. On Tuesday, Sun Realty leaves me a message that someone will be out to "work on the steps" the next day. Wednesday morning, an entire crew of workers shows up and they aren't just working on the steps, but taking out the old ones and replacing them entirely -- a two-day job. The crew says they need electricity and run an extension cord into our cottage, which trips the breaker about every 15 minutes. Workers are in and out of the house all day. My dog is going insane barking at these strangers, we can't leave the house or even take a shower. And the noise ... headache-inducing, to say the least. The contractor tells me the owner knew the steps were unsafe, and scheduled this work for a week when he or she knew tenants were in the house. I called Sun Realty's Kitty Hawk office about four hours into the work and ask that the construction crew just block off the front entrance (there's another entrance into the house) and come back Sunday when we're gone. And maintenance says they will try, and call me right back. I never get a call back, and the work crew is back out there right now, making a ton of noise. Fortunately, they brought their own generator today, so they aren't traipsing in and out and knocking out the electricity every few minutes. We've rented from Sun Realty in the past and always had good experiences. Next time, though, we'll be finding another rental company. read more

My sisters and I have been going down to the Outer Banks for over 18 years for a get away. For a couple of my sisters, this is the only vacation they get all year. I will NEVER rent from Sun Realty again. We needed a home that was pet friendly (one dog) and prefer one with a hot tub. We ended up renting an oceanfront home (which we never do) that we could tell from the website was older, needed a little updating, but was a good price in South Nags Head that had a sauna, although not the hot tub we were hoping for. Five days before we were scheduled to leave they call me to say that the owners of the house were renovating their house the same time when we rented it so it wasn't available (after everything had been signed and paid for). They offered about 6 "comparable" properties for us to choose. None worked for us for various reasons (too few bedrooms or rooms with twin beds). We finally found a home that seemed ok (although it had one more bedroom then we needed, but it did have a hot tub). Sun Realty informed us that the owners wanted $200 more because it had the extra bedroom and hot tub. We refused to pay it! Why should WE have to pay for THEIR mistake and for a bedroom we wouldn't even use? But they would NOT give in, no apologies, nothing. They threatened to just refund us the money and leave US to find another place when we were supposed to leave in a few days. We even offered to split the cost with them -- we'd pay $100, they'd pay $100. And they refused that!!!! The manager Dana was very belligerent and not willing to budge AT ALL. Finally after a few hours she called back and agreed to our offer to split the cost, and two days before we she left called again, very nice and sweet, and said we'd wouldn't have to pay the $200, only the $8.59 tax (seriously??? but OK). That was the FIRST problem with this company. The second problem was the house they put us in. The downstairs (where one of the larger bedrooms was) just smelled horrible. Two rooms had beds with the pyramid bunks (which one of us had to use, the house had 3 queen and two of these,and there were 4 of us), and the mattresses in those rooms were disgusting at best. One night my sister was kept awake with an animal running around in the wall of the bedroom. I feel that if a company wants to really keep customers, you don't treat them like this. It wasn't OUR fault that the owners came when we had already paid for our week. If anything, they should have offered us an upgrade and apologized profusely for what happened. Instead, WE were the problem because we didn't like what they offered us. They have a lost customer, and for anyone I know going to the Outer Banks, other potential customers. read more

We rented a home on OBX from June 8 - June 15, 2013 through Sun Realty. It was the most amazing place EVER! I told them what I wanted and they came up with exactly what I wanted. We had 16 people there and NO complaints. It was the best vacation any of us had. We would have been content to just stay in the house for the entire vacation (it was that great)! We had plenty of room and every accommodation we asked for. Will definitely use them again! read more

We paid for early check in and upon arrival to the property(#337) we found that the a/c had been shut off (it was 85+ degrees that day). The house was so hot and stuffy all we could do was crank the air wide open and leave for a couple of hours. When we came back and walked thru the house we noticed how run down it was. Here's the list of issues I notified Sun Realty about: 1. Duct tape inside the refrigerator. The bar across the shelf in the door was broken in half and held together with tape. We couldn't put anything in the door since it wouldn't hold any weight. 2. In 2 of the 3 bedrooms, the screened sliding doors were missing handles. That was SO MUCH FUN fighting to open and close them everyday! You could tell the handles had broken off and were just never replaced. 3. Toilet in the master bath was completely tilted! 4. The shade in the master bdrm looked like someone put their fist thru it. 5. No shade/blinds at all in the 2nd bathroom. Family had to cover the window with a towel (hello, there are houses directly across the street at eye level). 6. Newspaper stuffed around a heating unit in the master bdrm and around the door frame of sliding doors. Just sketchy..... Upon notifying Sun Realty of how disappointed we were with the condition of the house I received a stellar bit of wisdom from the rental mgr. "hopefully you guys will be out having fun and won't be at the house very often"! That's right. If the home you've just paid a lot of money for is a dump, just AVOID it as much as possible! In my initial conversation with the rental mgr she was completely shocked at all of the repairs needed. In our second conversation, the truth finally came out. Not only had she been in the house and seen everything, she personally photographed the home for the pics on their website.....Oh, and if I looked closely at the master bthrm pic I would be able to see that the toilet is leaning to one side. Wasn't aware that was something I needed to check beforehand. Now I know. She offered to send a repair man and I informed her that the time to make repairs is BEFORE you re-rent the house not while you have guests in it. We'd been looking forward to this vacation and didn't want our time taken up babysitting a maintenance man. Leaving the house while they made the repairs with all of our belongings there wasn't an option we'd consider, either. To their credit, SunRealty did refund my early check in fee. The fee I was told is for the inspector to "inspect" the home before you arrive. However, I was also informed the inspector doesn't spend a lot of time in the house and wouldn't have noticed any of the repairs needed......what's he inspecting???? This company is just sad. Low standards, if any. I've rented beautiful homes from another rental company that were not only less expensive for the same week, but very well maintained..Sun Realty doesn't seem to get that these homes are not just a reflection on the property owner but on the RENTAL COMPANY REPRESENTING THEM, AS WELL!!!! Blinds replaced, broken door handles replaced, the a/c turned on prior to guest's arrival....these are basic touches that MIGHT ensure repeat business. Booking was extremely easy with Sun Realty - as was Check-in. I also really loved the online portal, where you could check your balance and get all the necessary info such as addresses, check in times and directions. However, our unit was NOT clean. It looked as though it hadn't been dusted in months. A railing on our balcony was loose and an outlet in the master bedroom started smoking. We notified Sun Realty's emergency maintenance hotline and no one ever showed up. Upon check out at the 6385 N. Croatan Hwy location, the girl at the counter listened to our concerns and didn't even blink an eye. No apology, no offer to replace our burnt hair dryer that was ruined because of the faulty outlet, nothing. The in person customer service was horrific. I can look past the fact that our unit wasn't clean, as we were prepared for that and brought our own cleaning supplies and up until checkout, I was thoroughly pleased with this agency. Now I'm not sure that we will book through them again. read more

I just recently had a horrible experience with Sun Realty. I booked a vacation with my family and was asked by the sales associate what specific amenities we wanted for the house. We requested a pool and hot tub to be included with the house. I went to the office to check in and the office closed early that day without my knowledge. A call or email would have been nice to let me know where to pick my keys. I luckily found someone who hadn't left yet that told me where my keys "might" be. I then arrived at the house to find that the pool was completely green with things floating in it including a bucket. The hot tub was also filthy and did not work whatsoever. It was obvious that the house had not be checked on prior to our arrival and that these items had not been cleaned in quite some time. In addition to that the AC on the second floor did not work for the 5 days that we were there and the Wifi did not work the entire time either. Of course I could also not talk to anyone about these because the office closed early that day. It took another 2 days to get the hot tub and pool fixed not to mention I had to spend my time at the house while the repair men were there because I could not leave my families valuables unattended. My vacation was pretty much shot after 2 days and not to mention that the manager that I eventually worked with(Mike Harris) did not seem the least bit concerned about our difficulties. I had to constantly call him back instead of him reaching out to me. I wish I could post a picture to this review to show how disgusting that the pool was. They offered to only refund $200 when I paid over $1700 for the house. Needless to say my money was wasted and my vacation was ruined. read more

My family and I stayed @ one of Sun Realty beach homes in the Outer Banks this past Oct. When I went on line to review some of their homes the one that we chose looked very nice on the website. The house had enough bedrooms & swimming pool & hot tub. Well, when my daughter & sisters arrived @ the house it was late @ night. When we opened up the door, we were shocked @ what we found in this house. There was feces on the wall, blood above the door, beer can on the outside deck outside of the family room. The couch upstairs & downstairs was discussing, because they were both dirty. The pool table was very dusty, the grill outside had not been cleaned, the refrigerator was dirty inside & out. The oven had not been cleaned & the door to one of the dishwashers came off. There was also boogers found on the walls & the windows were filthly. The area rug in the family room was turned up on two edges, which was dangerous, because anyone could have fallen. There were burned out light bulbs in the bathroom & the washing machines & dryers had not been cleaned out. I took pictures of this discussing place & was afraid to pull the covers back on the bed, because I was afraid that I might see something I did not want to see. The list of things that were wrong with this house goes on. Well, since it was to late to do anything about the house that night, we went to the rental agency early the next morning with our complaints about this house. We asked for another house & we were told that we would have to pay for another house. I immediately told the woman that spoke to us that we were not going to pay for another house & that we paid good money to rent this house for a week & that their picture on the website was very misleading. They proceeded to tell us that the owner of the house had just walked through it & did not find anything wrong with the house. When I proceeded to tell Vanessa, an employee for Sun Realty about all the things wrong with the house, she became very nasty & yelled @ me. I told this person that I took pictures of the house & that I would like to show them to her & she got very nasty with me. Vanessa & her boss said they would come & look @ the house. They came & when we pointed out everything that was wrong with the house, they had an excuse for everything. Well, we did not get another house, but they did send three gentlemen to repair & clean up the house. The employees @ Sun Realty never apologized for the terrible condition of the house or even offer us a discount. I also told the manager that I would never recommend their realty co. to anyone & that we would use the realty co. that we always dealt with before. If anyone is going to the Outer Banks in N.C. My family and I have been going to the Outer Banks for years. We have rented beach houses from Sun Realty before and the houses were great, but this year there have been many issues with the cleanliness of "The Wright Choice". Before we even walked into the house after a 4 hour drive, we saw that the front porch was dirty and full of cobwebs. When we entered the home, some rooms had not had their bathrooms cleaned, sliding glass windows had smudge marks on them, and a baby gate was awkwardly crammed into a spot in the middle floor sitting room. These are just a few examples; I could go on!! I would like to say after we called the Sun Realty office to come clean what had been cleaned poorly before we arrived things got better... The lady that came to clean did a great job; however, the next morning when I woke up I noticed long strands of hair in my bed that didn't belong to me ! I am not married so it was not my wife's hair; as I began to investigate I noticed more hair and something that looked like crumbs to be me in the bed, and to put icing on the cake there was a white stain on the bottom side of my comforter. I have never felt DIRTIER IN MY LIFE . My bathroom shower door was broken when I came here, my grandparents bed COLLAPSED, there are ants crawling through the house and my mother's room did not even have a trash can ! I could continue to provide examples of things that are wrong with this house; but to say the least, this house was POORLY cleaned and POORLY maintained before we arrived. The beach has always been a relaxing and fun time for my family and I, but it seems like we made the WRONG choice by staying at The Wright Choice. Do yourself s favor; DO NOT STAY HERE!!! You will regret it!! This home is awful and dealing with these issues has been stressful!! Not the vacation we had dreamed of!! read more

My fiancee and I rented a place through Sun Realty. We were advised that is was okay to bring our well behaved, quiet, small dog because it was off season. NOT. Sun Realty called us after being there for 2 days and said we had to leave immediately and they would be coming by the place at all hours of the day to make sure we left. We asked for correspondence about the dog and the rules, which they had no answer for. They were so rude and would not listen to our explanation. Do you really think we would travel 800 miles with our dog if we didn't know it was okay for him to stay at the property? Anyway we got another place that had no problem with dogs and they would not refund a dime. Then they had the audacity to ask for the keys back. We continued to go to the property without the dog, so we were not giving the keys back. In addition, when we first got to the outer banks area, we had to call at the last minute to make sure we would have keys otherwise we wouldn't have had a place to stay. The bottom line is never, and I mean never do business and trust the sleazebags at Sun Realty. A few people we met had heard other horror stories about Sun Realty. They said you definitely should use Village Realty. read more

Sun realty sucks my whole vaction was ruined. Holes in the ceiling stains all over the carpet bugs everywhere there was supposed to be a screened in porch but there wasnt. The phone would not stop ringing and the toilet broke whih my boyfriend fixed himself so some stranger wouldn't come in our house my advice dont use this company at all the manager Brenda was rude and they wouldn''t even hear of a refund my vacation was completly ruined save yourself the agervation and go elsewhere to rent a house.Oh did I mention they practically called me a liar about the porch and erased it off there web site the day I complaind, but the funny thing is how did I know the place used to have a screened in porch if it wasn't listed I guess they thought I was stupid and go away without a fight I went to the better busness bureau if you have had a bad experience you should complain to. And worst of all I left my ring in the bedroom because I was in such a hurry to get out of there and of course they never found it. SUN REALTY SUCKS read more
