    Our family just spent the most wonderful week at Nags Head for Thanksgiving. Outer Banks Blue was part of that experience! Darcie & Sage were phenomenal to work with. The Pier House was just what our family needed! It was the best bang for the buck we've ever borrowed on any beach! We will be back again & we WILL use OUTER BANKS BLUE!

    I've stayed at the same house in Sanderling for the last 10 years. The current owners bought the property a few years ago and last year, switched to Outer Banks Blue. I was never a fan of their one price approach where I can see the details of what I am paying for. I do know that the cost of renting this house jumped considerably when Outer Banks Blue became the realty company. Last year, I reported lots of issues with the property, both from a cleanliness and things needing repair standpoint. There were some "upgrades" made over the winter, but the problem I have leading to this review is with the cleanliness. Outer Banks Blue has nothing on their website regarding precautions they are taking due to COVID nor is there anything about their cleanliness standards in general. There should be much higher standards for cleaning due to COVID, but you couldn't tell it when we checked in. My wife and I ended up going out to buy cleaning supplies so we could spend our first evening of vacation cleaning the house, which had obviously not been given a thorough cleaning after the last renter who was here for 2 weeks. Toilets not scrubbed, sink and countertops that had obviously not been touched, master bedroom shower with lots of hair in the drain, unidentified material on the floor, mold and mildew smell that would make you gag, whatever cleaning service was here dripped very dirty mop water down the stairs and along the hallways. I love this house and the location, but not sure I want to deal with this again. I need a way to contact the owner to give feedback on his realty company.

    I so wish I had seen these reviews prior to booking. BEWARE THEY ARE TRUE! Complaints include: -broken ceiling fans -missing smoke alarms -broken door locks -pool table with no usable cues -foggy windows (broken seals) -broken elevator -mold on A/C vents -filthy air return grate -roaches! though they SAY they were water bugs. Either way...eeewww! -we wiped "high touch" surfaces (pandemic) and wipes were BLACK with grime -hot tub so dirty we couldn't use until serviced 4 days into vacation -dirty pool, we requested twice to have it cleaned -yard filled with sand and weeds -abandoned steps to beach; overrun with sand, broken steps and spindles. Very dangerous. -advertised a dune deck but that was destroyed and abandoned as well. - cheapest deck furniture possible My complaint was met with a $250 credit on a vacation that cost $8863.00. Horrible customer service.

    Licensed Realtor giving this review. Their mission statement could not be further from the truth. NIGHTMARE of a company to work with. Keep in mind, per contract, they can send housekeeping up to 6pm which Outer Banks Blue is STILL trying to say they did. They did not! It was after 6pm and ONLY because we had to notify them more than once on the following: dog hairs all over, dirty sheets with more hairs on them, trash bins full, no basic supplies (even one roll of paper towels or toilet paper). All showers had standing water up to 6 inches in them upon use. Some in our group drove over 700 miles in one day to arrive to this after spending thousands for the week. . . just a terrible way to start a week's vacation. Terry's response to this was I'll send housekeeping (mind you after their supposed deadline of 6pm). Housekeeping consisted of 2 people and it was not what I call a clean house. It was the sheets that we had not had a chance to wash and change plus removal of trash, that was about it. The house was advertised as "PET FREE" which they are trying to tell me as a REALTOR that this is legal. Bottom line, if you have pets in any rental property, upon exit, carpets and house are to be cleaned! Regardless of pets being for someone who may need them for mental or handicapped reasons, to have the level of pet dander, hairs, just in general a dirty house, you cannot advertise PET FREE when it is truly not. We had a handful in our group who have allergies and this made for one trip to the Kitty Hawk Urgent Care during our stay. I will continue to speak out on this company and the terrible customer service they are providing to clients. I would have to wonder if the homeowners realize the behind the scenes hoopla of this group? I DO NOT RECOMMEND THIS COMPANY, all about the almighty dollar at least for our experience.

    We rented 'Island Time'  (4531 Lindbergh Ave Kitty Hawk, NC) through Joe Lamb, Jr & Associates from…read more7/26 through 8/2.  From the time we pulled into the driveway until the time we checked out there were problems with the unit.    Upon arrival to the house we observed all three exterior trashcans overflowing,  the kitchen fridge shelf and drawer on the kitchen counter broken,  and the  sliding screen door off track  on the 2nd level bedroom.  Over the course of the week we encountered numerous other issues including wifi and family room tv not working when we arrived (it was resolved the following afternoon),  broken dishwasher that had to be replaced,  shower drain clog (first day we were there) that needed a plumber, toaster oven that had flames and smoke coming out (first time we used it), oven sporadically working,  blender that had a burning smell,  charcoal grill vent rusted shut so it couldn't easily be emptied, 3rd level AC was so cold we had to periodically open the door to the outside,  and mold in the 3rd level bedroom's bathroom.  We stopped using the toaster oven, oven, blender, and grill.  We also left the fire extinguisher on the kitchen counter top due to all of the issues in the kitchen.  The mold in the 3rd level bathroom was never addressed.   We spent a considerable amount of time having these issues addressed, almost daily. When we asked for compensation for the time and inconvenience with the rental it took repeated emails to Kim Dubec (Assistant GM/ Operations Manager) who never responded, to Patrick Lamb (Service Manager) who didn't respond initially and required me to repeatedly ask for a status of my request. I finally forwarded the email chain to Zee Lamb (CEO and Chairman). After that Patrick responded stating the owners denied my request stating 'After discussing your request with the owner, they have decided to deny the refund. The owner confirmed that their family stayed in the unit the week prior and everything, including all appliances and countertop items in the kitchen--which was completely remodeled in May 2024--was working properly. '. I then filed a complaint with The North Carolina Real Estate Commission and the North Carolina Consumer Protection Division and awaiting a decision.

Good luck parking if the other tenant has two cars. We have a 3/4 ton truck also, so use your imagination. Anyway, the point is that you're only renting HALF of what's in the picture. Again, they never mention it in the ad, intentional misadvertising. Outright theft in my book. Aside from that, the bathroom mirror was laying on the floor because the hook broke. Obviously just left there by the cleaning service, since the screw was carefully laced on the counter. This is the 3rd year in a row that we were burnt by Joe Lamb, so I suppose it's our fault. Do NOT trust Joe Lamb. EVER.

From the moment I and my family arrived at this house, we had one problem after another! First this home is very old and in need of serious upgrades! Upon arrival we noticed a very strong urine odor, and musty/mildew smell. So we went out and bought some air fresheners. I contacted Sun reality and they did send someone out the the next day to spray a deodorizer, and they also put in a de-humidifier. The house was also dirty and sandy, and the carpets and furniture have stains on them. By day 3 we noticed the smell returning, and noticed a widow open in a loft about 20 feet off the ground and Sunbelt had to send someone out to close that. But that might explain why the home had serious temperature fluctuations and outside noise coming in. But why was that window open in the first place, maybe to mask the smells? The home is very "musky" with mold and mildew growing on the inside of the shower curtains too. Paint is also peeling and coming off the walls of this house. An even bigger issue is the sub flooring coming up on the bottom level of the house, with strips of flooring popping up everywhere, so we had to wear shoes to avoid stubbing our toes and cutting the bottom of my feet on loose flooring, Again, sunbelt came out but just used tape to try and push the flooring down. Needless to say the flooring popped back up again the next day, and so he had to throw blankets over top the flooring to avoid injuries to our feet. And when it came to the hot tub, and was very dirty and sandy, and a film on top of the water that looked gross. It also kept flashing "filter change 5 days overdue" which told me it not been cleaned nor serviced before our arrival. And the light above the hot tub was burnt out, but they did have an old string of Christmas lights around the hot tub, so I assumed that was meant to provide light, but when I plugged them in I got a very nice shock/electrical jolt! And we also had an ant issue in this home too! This was supposed to be a nice 7 day vacation, but we ended up leaving 2 days early because of all the issues. I did ask to be reimbursed/partially refunded for all the problems we had, but that request was ignored. I understand having some problems/issues with vacation properties, but not all the issues we had above!

Counters and kitchen table were sticky, hardwood flooring was still sandy and the restrooms had hair in the showers and dirty toilets. Bugs in the window sills and the furnishings in the house were dingy and old- including the mattress covers which were filthy and stained. Luckily we brought our own linens from home and cleaning supplies, and I cleaned thoroughly prior to letting my children touch anything. VERY disappointed in the customer service and attention to cleanliness. Update 8/2/20 They have disabled the review feature on Facebook as well as the webpage. I received a phone call from Lisa Nicholson who offered $75 for a cleaning fee back to me, which I told her she can keep because that's a joke. This company is the worst and has THE worst customer service ever.

They price gouge, change prices on platforms (check booking and VRBO for cheaper rates), and increase rental fees 125% for the same week a year later. They will bounce you around from different customer service agents, when you call back they will find notes "confusing" and refer you to manager's voicemails with very slow turn around time. It is less expensive to book through VRBO. I do not recommend renting through them, they work for the property owners and not the renters. You have more support and protection booking through VRBO or BOOKING.COM. Linens not included. Fees egrigious. I have never had this much runaround at any other OBX rental agency. Oh So Sandy in particular, is a TINY flat top, with a very small shower that has exposed plumbing. It does not have a dishwasher, or laundry. There is no bathtub. The backyard is fenced in, however it is full of spikey foliage which will get in the pads of your dogs feet. The grill was dirty, the outdoor shower VERY rustic and dirty. For the amount you would spend on this place, there are far nicer places in the OBX.

Sitting at the dining room table, the view of the ocean and skyline was cloudy and unclear. In addition to the glass being dirty there was condensation between the panes of glass. 2. One of the pickets on the upper deck was loose. We called Beach Realty and they sent someone out who nailed it down and checked the other pickets. 3. The microwave over the oven didn't work. 4. Concerning the refrigerator, everything in the back of the top three shelves froze. 5. The propane tank was empty. We went and purchased propane but the grills still didn't work properly. 6. The lighting under the kitchen cabinets didn't work. 7. Two shelves in the refrigerator door were either cracked or broken. 8. The instructions on the toaster were undecipherable. 9. The dining room table is tacky. 10. The top dishwasher rack doesn't stay in place. You must hold it in place in order to load the bottom rack. 11. The kitchen floor mats are unattractive and don't match. 12. The large canvas photograph in the main living room is woefully faded. 13. There are approximately two dozen nails on the front steps and landing that protrude and should be hammered down. 14. Some of the blinds in the top floor master bedroom were broken. 15. The kitchen trash can is flimsy and there is no space for it. Unfortunately, the floor plan is such that there is no stairway from the upper floor to the bottom level. To get to the beach you must exit through one of the two bedrooms on the middle floor, or walk the stairway to the garage, and then out to the beach. Furthermore, there is no community bathroom on the top floor. Anyone eating or relaxing on the top floor must share the bathroom with those sleeping in the upper master bedroom.

Next morning attempted to check in, but the keys they gave us didn't work. Called several times, and they finally sent out a maintenance worked to get us in. Spent 2 hours waiting outside. When we got in finally, it smelled like mildew. Started checking rooms for water, and sure enough the carpet is soaked in one of them. HVAC leaking. There's mold in the room too. Part of the bathroom room is rotting off where the wood has been wet for so long. Main bedroom has a brown liquid splattered all over the wall. Also found a couple dead roaches laying around. When I called Vacasa to talk to someone about the mold and mildew smell, they kept passing me off to people at a call center. Told them we wanted another residence and they finally has someone named Katie call. Katie was AWFUL. Weirdly combative and angry right out of the gate. Refused to talk to me because I wasn't the primary lease holder, but was so rude to my girlfriend that she didn't want to deal with her. They sent people back out to look at the property, but when I attempted to call Katie back she'd blocked both of our numbers. Had to go through AirBnB. She did finally call back and hung up on me multiple times while we were dealing with customer service. She claimed there was no mold, the house was fine, she wasn't moving us anywhere and we just needed to wait while they cleaned the carpet and replaced the door and such. The audacity of this woman, to tell me we needed to wait while they did renovations on this place. We ended up canceling our vacation over this. Horrible experience with these people, and judging by the reviews, this is normal. Katie, if you're reading this, you should find another job where you don't have to interact with people.

This is the 2nd year I booked with Kee's vacations. Last year we stayed at their rental across the street from Coatal Oasia, Sandalous. We had a great stay with really no issues. Unfortunately I can't say the same about this stay. We came to the house to find dirty linens on the floors of pretty much every bedroom closet in the house. This was so disgusting. It took awhile but someone was able to come pick up most of the dirty linens but not all. Then that same evening of check in the water pressure went down to almost no water. The water was just trickling out the faucet. We were told no one would come out since it wasn't an emergency. We were told no water is an emergency. By the next day the water pressure was fixed. We also had a lot of issues with a few of the TVs working. A TV in one of the bedrooms would constantly loose connection. I'm guessing this was due to a faulty cable. The downstairs dishwasher was also broken and one of the sliding doors was broken. They were running a special that if you book by the end of February you could get the pool heating fee waived. I booked March 4th. I was hoping they would still apply the coupon especially with my being a repeat customer but they didn't. Of course it was my fault for not booking in time but little things like that determine whether you will continue to support a business. As you know this place is not cheap to rent. With all the issues we had you would think someone would call to apologize. Most of my correspondence was through text messages. I was told I can do a compensation request which I did. I was offered a whole $30 back. Needless to say I won't be booking with Kee's vacations again. Beautiful homes but poor care and upkeep of the properties. Book with them if you want a nice house but don't mind all the issues that it comes with it. There's so many other options to choose from so I'd think twice before booking with them.

The beach is gorgeous and the house is a comfortable well-located 80s time capsule showing some age, with the hotel next door under construction. Fortunately, it was on the other side of the Pinehurst beach access, so while we did hear noise, other than the jackhammering a few days and the large machinery moving around, we could ignore much of it. It was less intrusive than what we experienced the previous year staying next to a house being built. That was a grating experience despite the really nice house, and I could not wait to leave. So this year, a few week before our rental, I started with the question whether there was construction near the house. I received a comment that they couldn't predict all construction, but none was planned. The first answer the realtor representative gave when I referenced the earlier conversation was that there wasn't construction yet, and possibly the busy construction site at the beginning of April was started after I asked in mid March. When I pointed out the short timeframe, the realtor's answer changed that they were unaware of construction. Considering the lack of inspection, as no one caught the broken toilet seat (replaced in a day) among cosmetic defects, it is possible no one had been at the house to check its condition. We learned Vrbo (the rental source) did not consider this to to be inaccurate information as they do not consider anything outside the property limits to have any bearing on the state of the actual property. The realtor also sent their policy that they aren't liable for any disruptions. Vrbo did nothing to improve the current vacation, only a small credit toward a future rental. The construction was inevitable, so we made the best of things as they were. Since no one would book a house with a worksite next door, so it only made sense to keep construction from prospective renters, either through inaccuracy or by ignoring any issues around the rental property so the realtor could deny knowledge. In one review rebuttal, the realtor stated "the home itself remained available and as advertised during your reservation dates" meaning loud construction is not a reason for them to discount or remove the listing. There is no shortage of new people to rent houses, so no incentive for realtors to disclose information about neighborhood noise. Paying to stay next to a construction site is not my idea of a great vacation. After two years, we know we cannot expect help from realtors: their policies incentivize not revealing a poor situation as there is no way for a renter to escape other than by abandoning a paid rental. Vrbo will not help with anything outside the house. The towns post about their planned projects, but there is no other way to determine any other construction projects, so for planning purposes, we have to generalize that there is enough being built in the outer banks that we will no longer visit, which will sadly end a long string of stays. Kees may be typical of other realtors in the area, but they are a known issue and we will avoid them. I will resort to Vrbo only if preferred alternatives don't have good options. So buyer beware. It would have been useful to know to look for reviews of the realtor, not just the house, although two years in a row, it may just be the area. Also, to know that my window for a review on Vrbo would close quickly enough this information is not included with the house (Sunny Days). I hope this review helps at least a few people avoid similar unpleasant experiences, even if the realtor gives their standard rebuttal regretting our "stay did not meet expectations," or people tell me to just be happy about jackhammering or go vacation elsewhere, which we will.
