We rented 'Island Time'  (4531 Lindbergh Ave Kitty Hawk, NC) through Joe Lamb, Jr & Associates from 7/26 through 8/2.  From the time we pulled into the driveway until the time we checked out there were problems with the unit.    Upon arrival to the house we observed all three exterior trashcans overflowing,  the kitchen fridge shelf and drawer on the kitchen counter broken,  and the  sliding screen door off track  on the 2nd level bedroom.  Over the course of the week we encountered numerous other issues including wifi and family room tv not working when we arrived (it was resolved the following afternoon),  broken dishwasher that had to be replaced,  shower drain clog (first day we were there) that needed a plumber, toaster oven that had flames and smoke coming out (first time we used it), oven sporadically working,  blender that had a burning smell,  charcoal grill vent rusted shut so it couldn't easily be emptied, 3rd level AC was so cold we had to periodically open the door to the outside,  and mold in the 3rd level bedroom's bathroom.  We stopped using the toaster oven, oven, blender, and grill.  We also left the fire extinguisher on the kitchen counter top due to all of the issues in the kitchen.  The mold in the 3rd level bathroom was never addressed.   We spent a considerable amount of time having these issues addressed, almost daily. When we asked for compensation for the time and inconvenience with the rental it took repeated emails to Kim Dubec (Assistant GM/ Operations Manager) who never responded, to Patrick Lamb (Service Manager) who didn't respond initially and required me to repeatedly ask for a status of my request. I finally forwarded the email chain to Zee Lamb (CEO and Chairman). After that Patrick responded stating the owners denied my request stating 'After discussing your request with the owner, they have decided to deny the refund. The owner confirmed that their family stayed in the unit the week prior and everything, including all appliances and countertop items in the kitchen--which was completely remodeled in May 2024--was working properly. '. I then filed a complaint with The North Carolina Real Estate Commission and the North Carolina Consumer Protection Division and awaiting a decision. read more

Rented Maggies place II, 8-24 to 8-31 2025. please read!!!! This is a DUPLEX. this was not stated ANYWHERE in the listing. advertising a sun deck, nope. that's only for the upstairs renter. Good luck parking if the other tenant has two cars. We have a 3/4 ton truck also, so use your imagination. Anyway, the point is that you're only renting HALF of what's in the picture. Again, they never mention it in the ad, intentional misadvertising. Outright theft in my book. Aside from that, the bathroom mirror was laying on the floor because the hook broke. Obviously just left there by the cleaning service, since the screw was carefully laced on the counter. This is the 3rd year in a row that we were burnt by Joe Lamb, so I suppose it's our fault. We rented a house thru Joe Lamb Jr at Nags Head. The house was in poor condition on the outside and we encountered a broken dishwasher. We notified the rental company and they stated they have had problems with dishwasher for the last 3 months but haven't fixed it or replaced it. We called 3 more times about the issue but they never sent anyone to work on the dishwasher. They also stated they had no record of our first call. I will never use this rental company again. Very poor customer service and responsibility for the property they manage. read more

They fixed the smashed stove top fairly promptly. Joe is better than any other rental management and we tried a few and got ripped off with fake photos of property. What you get with Joe is what the place really is. I would have preferred the place to actually have been cleaned but we considered we were camping so it felt better. That said Deja Vu oceanfront had a stunning three sided view in the living room. The beds were too soft but we coped. read more

We stayed at the oceanfront property #60, Sassy Seagull. Upon arrival, we noticed an extremely large mound of sand on this property's walkway to the beach; pretty much impassable. We immediately called the office & were told that the HOA didn't permit them to shovel or clear this, supposedly to protect the dunes. The seniors and the young ones in our group, really struggled to get back and forth. Grown 'kids' had difficulty navigating this, as well. The properties on either side of us had cleared walkways. Renters of this property should be aware of this issue so it doesn't present similar problems. read more

Our family just returned from a week's vacation at a Joe Lamb property. We paid over 6K in full in February 2024. They neglected to inform us that the property next door would be undergoing demolition the week of our stay. Additionally, the deck leading to the beach was in disrepair with raised screws that caused injury. Given the the demolition next door, we were not able to utilize the deck then way we we had anticipated. Their response to our complaint was to highlight an excerpt from the contract freeing them from liability. It may have been in the contract however, good business would have dictated they inform folks that have paid in full - MONTHS in advance. For Joe Lamb to claim they were not aware is preposterous given their longstanding real estate reputation in the OBX area. We are not novices or cranky New Yorkers - Joe Lamb has proven what a money grab is by the very definition giving other reputable rental companies a bad name. This is probably why Joe Lamb has 12 negative reviews on YELP really happy to be #13. read more

We rented Eyes on the Horizon #727 July 12-19 in KDH for over $21,000 for the week. I was shocked with all the broken things in the house. The kiddie pool had the center safety cover was completely off and just sitting there. That is extremely unsafe fto turn to the cycle you wanted but you had no idea what cycle you were using. The dryers were so rusted they stained your clothes. The fireplace in room was broken, the jacuzzi tubs were missing the buttons to turn the jets on (this means they are not able to clean the lines and causes mold in your bath). We called them about some of this at the beginning and they did nothing to come fix anything except the kiddie pool. Joe Lamb has a horrible reputation (we found this out while there) in the Outer Banks and is known for not taking care of his houses. Just about any other rental company down there would be a better option. read more

We've rented through Joe Lamb for almost a decade. The service was never great but the houses were affordable and in good locations. However, during our most recent visit to OBX (August 5-12, 2023) we were really disappointed. Not only did we pay an exorbitant amount for our house, but the house was in really poor condition upon our arrival: First, there were laundry bags outside of the door (which remained there all week) and the door itself had been left wide open so the house was full of flies. After entering the house, it was immediately clear that the house had been largely neglected and was not ready for renters. In addition to being extremely filthy, the master bathroom shower door was broken, the upper bunk railing on the bunk bed (where my daughter needed to sleep) was broken, door screens were ripped, curtains were torn or missing altogether, all the towel racks were broken, there were no hooks on any of the doors. After spending about 2 hours cleaning everything top to bottom (including climbing up on chairs to clear the inches of dust on each ceiling fan) and a trip to Target/dollar store to we finally felt like we had gotten it to a place where we could comfortably spend a week. We called Joe Lamb and while they did send someone to fix the shower door, we heard nothing else from them - not even an apology for having to spend our vacation cleaning what should have been a clean house. We dealt with all the broken things and a really dirty ceiling fan in the main room that was too high for us to clean. We made the best of the trip but I am really upset about the experience. Now I see the house has been reduced significantly probably because the owners have neglected it so badly. read more

We decided to take a family vacation to the Outer Banks this year for the first time for a change in scenery. We booked Kitty 1 due to the awesome ocean front location and reasonable pricing. We expected the home to be very dated and probably a little run down given the pictures which we were prepared to sacrifice for location. On arrival, the inside of the home was very clean and the pictures did match the property. But, we did have several issues to highlight that would explain why we would not book with them again (and we plan to come back because OBX is wonderful) - Dirty Laundry from the last vacationers in Joe Lamb bags were left on the porch well after we arrived. We called customer service and the lady on the phone didn't seem to care one bit and spoke in a condescending tone. I then sent a message to them and they replied saying someone would come get it. They never came. I also have concern that if they didn't haul off dirty laundry and there's no washer/dryer on sight, did they even wash the bed spreads that were on the bed when we arrived? - We had a big issue with ants during the stay, ants were an issue all over the house. There were ant traps out when we arrived but I believe the house needed to be sprayed. - When I first arrived I spent an hour or so outside picking up garbage in the yard. A better job needed to be done in making sure the outside area is as clean as the inside. The house wasn't really the problem, it appeared to be customer service. Ms. Lauren Law was OUTSTANDING in helping my crew spend 10 days in January, 2025 in the Outer Banks of NC. We rented 2 places (3 nights then 7 night) in two separate locations. In addition to keeping us informed as our stay approached, Lauren was exceptional in working with me to transition my party from the 3-night stay rental to the 7-night stay rental. Then, with the ice & snow storm approaching she sent personnel to lay down salt and told me if we (depending upon the amount of snow that falls) required help, we could call Joe Lamb Jr. and have someone come out to assist us to get to the main road if needed. She was smart, courteous, knowledgeable and a joy to work with. I look forward to our next stay and having Ms. Law to work with. read more

683-Moon Song! Central AC went out days before our arrival, but we didn't get notified until 3pm on day of check in. Due to the fact the home was suffering from severe mechanical deficiency we should've been given a reasonable time to void the contract. Joe Lamb and associates advised us to stay in the 85 degree home and they would offer us compensation, and assured us that things would be made right if we stayed. Nothing was done to compensate! The home had loud window units that ran nonstop cooling the home to 78 on a good day but most days the home stayed at 80. It was beyond uncomfortable, and zero compensation or compassion was given to my family. Since the trip we've been told the "the owner feels he held up to his obligation" by delivering us noisy window units that didn't properly cool the home. I'm truly disappointed, dissatisfied, and disgusted at how this entire situation has played out! read more

The house we rented was fine, but the lack of communication and their process to return my $1500 security deposit was deeply disappointing. No response to several emails and phone calls. They retained my deposit for six weeks after the house was documented to be acceptable...no damage at all. Will never rent from them again. read more

We stayed last week at 4313 Lindbergh Av, Kitty Hawk and wow, Very disappointed. Keep in mind, this was probably the 9th or 10th time I've rented from Joe Lamb and luckily never had an issue with quality or maintenance in the past. Upon walking in we took pics of a broken Adirondack chair on the second floor deck and a broken lounge chair by the pool. Very low quality, Dollar Store lawn furniture. The two grills were both rusty, filthy and one was full of cigarette butts. Looked forward to playing pool. The cloth top had several holes and was worn. Three cue sticks, two had smashed tips so we shared the one decent stick. The living room furniture was worn and should probably have been replaced 10 years ago One bathroom had a toilet brush wrapped in a clear trash bag leaning in the corner. The blankets were worn, thin and cheap. One blanket pulled out of the closet had a large hole in the center. Finally...the washing machine was broken. I first reported this Monday morning. They responded right away "thank you, we'll forward to maintenance". Never heard from them. Wednesday morning, I reported again. Again, got the same reply. No maintenance Thursday morning, once again. Same reply. No maintenance. Finally, Fridays email they did not even bother to respond to. So we hauled our dirty towels and clothes back home. Luckily, we both over packed. One of the big reasons we rent a house over a hotel room is for simple home conveniences such as a working washing machine and dryer. Clearly this house is owned by someone who is very cheap and takes zero pride in the comfort of your stay. I guess JoeLambJr figures, you'll be gone in a week and it'll be in with the new customer. Obviously they dont care about return business as I will never use them again. Especially after reading similar reviews of no response on maintenance issues. I entered a similar review with JoeLamb in response to a survey they emailed 5 days ago. Zero response. No shock, terrible service. read more

we just returned home from our annual OBX vacation. We rented a Joe Lamb rental, Safe Harbor, in South Nags Head. Beware! The house is perfectly located on the beach but the house itself is in dire need of a rehab/ upgrade. The shower doors don't work, the screen doors and the double door sliders don't work. There is an overabundance of tchotchkes that would make your head spin, and on top of that, it is infested with Palmetto bugs, or up north what we call cockroaches. When we got home we left everything in our garage until we could inspect it for bugs. I emailed the Joe Lamb office several times during the week with absolutely no response. Of course there are only great reviews on their website. read more

My family rented R-6 in The Regency in June 2024. Upon arrival on 6/8/24, we were extremely disappointed to find our rental very filthy. I called and left a message and also filled this information out in a survey I was sent. It is one thing to be a little dusty, but the state of the condo was so dirty that we immediately had to Clorox wipe the entire condo before we felt comfortable letting our small children be in the room. Being a Saturday night, we were not sure if a cleaning crew would be available on Sunday so we had to clean the room ourselves, spending our time and using our cleaning supplies. The kitchen sink had visible food and buildup in it, resulting in red residue on our cleaning wipes, the kitchen counter tops were dirty and had a blue stain that we removed, the surface of the white cabinets had food and liquid spilled down them on the entire lower cabinets which we wiped. Every light switch was brown with buildup and the remotes had gunk and buildup all over. I'm not sure those have ever been cleaned. There was a layer of visible dust on all electronics, lamps, and surfaces that we wiped. The living room rug has stains and the couch had hair on it. The master bedroom carpet had debri on it. The bathroom sinks had toothpaste and build up on them. My son alerted us that there were spots of urine on the toilet, despite that there was a paper band indicating it had been cleaned. The showed needed wiping and there is visible black buildup or mold in the shower handle. Given that we paid over $3,000 for a clean vacation rental and we had to clean up bodily fluids, food, and grime, we would ask for reimbursement towards this rental stay. The pictures relayed a clean and updated condo. While the updates and decor are nice, the cleanliness was so disappointing that if we had the option to change rooms, we would have. Additionally, the stairs leading to the beach are in need of repair. There is not a stable handrail with the handrail detached from the post. The final step has no railing and sandbags to stand on. This is a hazard for anyone, and specifically small children. I have completed surveys, called multiple times, and emailed all to be given the run around. This company has not even responded to my last email. Clearly, there is a management issue here and a lack of care for providing a clean environment for renters. After reading the condo book for guests, this is not the first time, yet we are treated like we are lying about the cleanliness. We will not rent from them again. There are much nicer places to stay with more responsive and professional management. read more

109 Rocky Mount street. Dont waste your money going here unless you want to be disappointed. - The floors were absolutely disgusting, bottoms of our feet were BLACK. I bet they haven't been cleaned in months. Grout that should have been white, BLACK. Repulsive. There are many other reviews on here stating the same thing. These floors haven't seen a mop in god knows how long. - They tell you not to have pets here, within 2 hours of us checking in we found fleas bouncing around. (I have pics and video both time stamped) pics of my legs with flea bites all over them. We checked in at 4 Saturday and by 6:30 I noticed the fleas. They made us leave the house for 7 f***ing hours for pest control to come in and treat. Ruined a whole day we had there. We had to find stuff to do to occupy the 3 kids for 7 hours. We couldn't cook lunch and dinner as planned AND we had to come back after all that and vacuum the place ourselves!! WHO WANTS TO DO THAT ON VACATION??? No compensation for wasting a whole f***ing day of our vacation!!!!!!!! - The beds were hard as a rock, flat pillows, DIRTY smelly comforters in the closets. - It's very clear they have no sort of cleaning done before and after the next renters. Disgusting. - Roaches were seen multiple times - My mom left after 3 days because she was so unhappy with this place. Between the roaches, fleas, and disgusting floors. - Good luck trying to cook anything here with their janky stove. Two of the burners don't work and none of them even fit. Whatever you're cooking goes to one side of your tilted pan/pot - Trash in the yard from previous renters - My brother is a carpenter, idk who built these decks but my god... UNSAFE. - All the pots and pans provided were in terrible shape, scratched and scraped at the bottom. Yes, ALL OF THEM. They at least had two nice baking sheets, probably left behind by previous renters. - We had to wash every dish and every piece of silverware before using it because it was so nasty. - Not only were the floors were disgusting but the walls had marks all over them, fans were caked in dust, the vents..... scary. MOLD MOLD MOLD!!! - *we found pills under the bed in the kids room* awesome huh. Toys, pieces of food, a marble, etc under the other beds. Guess they didn't care to clean or check under those either. - The hot tub had sand all over the bottom of it, no cleaning or anything done there. - The kids couldn't even play in the back yard. Grass was crusty and the one time I did take them out there to run around the baby fell and had a lovely pointy cactus stuck to him. - JOE LAMB JR IS A JOKE. A rip off. They don't care about fixing anything, making sure you have a nice comfortable clean stay, no compensation for a whole day lost. THEY ONLY CARE ABOUT THE $$$. I imagine they make so much more not paying for a cleaning crew after each renter. Repulsive. It took days for a manager to reach out to us. Once they have your $$ you're irrelevant. Instructions to locate the specific unit were very confusing and the Internet address provided doesn't exist. Doors don't close and toilet seat is loose. I'm giving two stars based on years of renting through Joe Lamb that were just "ok." For this year's just completed vacation I would give them only one star. Why? Maintenance/service...or lack thereof. There were a lot of little things we encountered...a dirty grill with only some of the burners working, stained bed covering, broken blinds, non-working ice maker, wheel barrel full of water and trash on the deck. Plus, the dune deck was completely unusable (and unsafe) buried in sand. We could live with those things. But... Two days into our stay the door knob fell off an exterior bedroom door. Seeing it as a security/safety issue, I called Joe Lamb. They said the would see if they could get someone out. Nothing happened by the next day, so I submitted an online maintenance request. Nothing happened. (I would have at least expected an email acknowledgement.) So I called again. After being put on hold I was then told they had called a third-party service provider. And the woman I spoke with told me maintenance would call me when they got back from lunch. Nothing happened. I never heard a word. it is now the day before checkout. Nothing has happened. As a long-time renter, I definitely feel that service has drastically declined this year. I will have to think long and hard before renting from Joe Lamb in the future. read more

July 31 2022 my family (close and extended) stayed at Peters Cottage at https://www.joelambjr.com/outer-banks-rentals/nags-head/180-peters-cottage . The day we showed up there were apparently issues with the bedding, old sheets not picked up or something. As my wife child and I were pulling in (6 hours after check in) the laundry service was just showing up. The vacuum left for cleaning was clogged (my dad spent ~ 45min cleaning the hoses so it actually vacuumed), there were dirty dishes in the dishwasher and the house was otherwise just a bit, unclean. But it's a beach house on the beach at a reasonable price - for me taking my wife and toddler on their first real beach vacation was well worth the minor inconveniences we were greeted with - these are just important notes to consider, if a high turnover rental agency is missing dishes what else are they missing. In the early morning of August 2nd we were going to find out! Aug 1 was my birthday so I was up late and my wife put our child to sleep and took a late night nap with him - so when I went up to bed we ended up hanging out on the floor next to the bed watching the iPad and around 1230am August 2nd my wife see BEDBUGS scurrying across the sheets towards my toddler! In complete denial I insisted it must be something else - aka prove it. We spent the next hour stripping down the sheets, captured, preserved and ID'd 4 live bedbugs and found dozens of carcasses on the bedframe. This was not something new. So after a sleepless night we notified my Aunt (who was handling the rental) and spent Tuesday - Friday dealing with pesticide applications, maintenance crews, all of our clothes and suitcases in garbage bags on the front porch, hours and hours and hours of washing already clean clothes (you know cause you bring clean clothes on vacation expecting to not have to wash out the beds bugs multiple times), and mattresses on the front "lawn". Saturday the 6th was our first bedbug free day in the home - check out was Sunday the 7th. But to really underscore the despicable service provided by Joe Lamb Jr & Ass. Inc their solution to their inability to provide a BEDBUG FREE BEACHFRONT rental was to offer us money this year towards another potentially bedbug ridden rental! I'm not sure how they were able to legally get away with that... and I'm not sure why anyone would want to deal with a business like that. read more

On our way down to "MOON SONG" in Nags Head (July 10th) a maintenance worker called me to notify me that there would be NO CENTRAL air in the home. She said the air conditioner had broken and that the family who was there before us said that the home was still very "comfortable" and there were more than enough units for us to be alright. She was blunt and matter of fact. She never even apologized for the inconvenience this may cause us. After driving 7 hours in traffic and arriving at the home, the entire upstairs living space was 85 degrees!!!! Looking more into this issue, I found out that the air conditioning units had broken on July 7th, so I am perplexed as to why I am just finding this out the day we are driving down. Had I known about the central air not working ahead of time, I would have canceled the trip altogether. Upon speaking with the maintenance manager, I was told that 6 units was more than enough despite me telling him the house was at 85 degrees. He again was unapologetic and unconcerned. He said he would bring someone out to make sure that we needed more units. Essentially, calling me a liar. He also stated that they may be out of window units altogether and that we were simply "out of luck" Throughout the week, the house was always around 80 degrees. This applied to all 3 floors. It was not an enjoyable time at all. During the days, it was hot and humid. The nights we were freezing. This honestly made moods on edge and irritable. We had 6 children and 5 adults. Altogether, it was a vacation from Hell. Altogether, I understand that issues may arise that are not in anyone's control. However, that is not our fault. Apparently, they don't care. We spent $6500 on a home that didn't have air conditioning!!!! I reached out repeatedly to try and get this issue resolved but they DON'T CARE!!!! I will never ever rent from Joe Lamb again and if you do, BEWARE!!!! read more

We stayed at Turquoise Turtle #355, week of June 24-July 1st. We had multiple interruptions to our vacation to accommodate repair techs, for items that should have been addressed prior to our arrival. Drain clogged in 2nd floor bathroom on arrival, used plunger to fix. Should have been checked prior to our arrival. Grill not working properly and gas tank empty, 2 additional empty tanks on the property. Was told we had to get our own propane. Window in upper eating area would not close, wind and rain enters during storm. Fixed Thursday. Basketball net falling apart - not fixed 2 Swings on level 2 had faulty links - fixed Thursday. Internet went down on Wednesday, Tech came on Thursday and informed us that it would not be fixed until Sunday. Air conditioner on 3rd level went down Sunday night. Made emergency call Sunday night. This was a known issue. Tech flushed out drains in outside units. Railing on top deck loose. Held together by blue tape. Fixed Thursday. Front door lock would not open. Replaced on Thursday. All sliding doors difficult to open/close. Fixed Thursday. Lights around pool bar not functional, plugs melted from prior use. Kitchen needs additional utensils for a large group, pots and pans are in a bad shape and unusable, crock pot was broken previously and left in the cabinet with a note saying it didn't work. For $20,000 we feel we deserved better. Most of these issues could have been prevented with some sort of quality check on a regular basis. read more

2 seniors here with bad knees. we booked Admirals View thru Joe Lamb as this place featured an elevator. After an 8 hr drive arrived to find elevator out of order. Neighbors informed us it was also out of order on their arrival the day day before! Guess Joe didn't want to pay w/e rates for elevator repair. Exhausted after lugging our belongings up the steps we next discovered our linens were bagged at front door. This optional service for $100 stated ( I have in writing) beds will be made upon arrival. I used contact forms early in week on their website notifying them of elevator issue, beds not made, living room screen door off track (missing a wheel) & MBR screen door if closed all the way will not let you back in. ZERO response! Yet 2 days after return I was sent a review asking to be completed but only accepting positive & constructive reviews. Hence my review here. The only positive thing was the cleanliness. Interior had lots of superficial kitsch with quick paint over, but looking closely all interior wood - doors, baseboards, corner round in bad shape. Stayed at 109 Rocky Mount Street 8/31-9/7 with my kids and grandkids. This place was not what I expected. The floors were filthy my feet were black with filth the first night, so I went and bought slippers for the stay which I trashed when I left. The beds were hard as a rock thank goodness; I brought my own pillow at least. We saw 2 roaches (my son said it was a wood Roach) but none the less a roach is a roach. The sheets and towels are cheap and itchy bottom of the line, I'm sure. The kitchen was dirty old pots and pans etc... The kids couldn't even play in the backyard because there were prickly things all over the grass and most of the grass was dead. After reading these other reviews I can't believe that people even rent from him. I wish I would have come to google before we booked the house. It was cheaper than other I think so I guess you get what you pay for although it was over 2,000.00 and that's not chump change. Also, my daughter woke up with bits on her legs ( bed bugs maybe) who knows in this nasty dirty filthy place. I will be sure to spread the word to family and friends NOT to ever book a house through Joe Lamb Jr. If you are looking for a nice, clean, and enjoyable house don't rent through Joe Lamb Jr. I hope this helps others out when looking for a beach house. read more

We have use Joed Lamb Realty for over 35 years, but , never again. We rented a house on the beach in June for two weeks. The house had a beautiful view of the ocean but that is where the fun ended. When we showed up, the first thing we noticed was a rusty satellite dish sitting by the driveway. That was just the start. Upon entering the unit, things just got worse. Paint hanging from a bathroom ceiling, water damage above a bedroom window, a rep claimed it was normal wear and tear), a refrigerator with a bungee cord installed to keep items on door shelf, no coffee table in living room, (also, no chairs besides the sofa which, by the way, the same rep suggested we were there to spend time on the beach instead of inside!), a bathroom floor with missing tiles, and no cable tv (you had to use Apple TV, an incredible pain in the rear). To call the place a "dump" would not be too far from the truth. To Lamb's credit, they did correct some of the issues, but, what kind of company would allow these items to go unaddressed before a renter shows up? They have lost a good customer. read more

Long story short: Renter BEWARE. ***Update 8/13: we have tried to call for the past 5 days for "Kim" who's the "manager". We've left a voicemail on 8/12 at 9am with still no callback. Calling today at 11:00am, the receptionist was kind enough to inform us that "Kim" screens her calls. Our family of 17 decided to rent "261 - The Beach House" located at 8015 S. Old Oregon Inlet Rd. We received information that check-in would be at 5pm on Saturday: "Check-In time is 5:00 pm. Due to COVID-19 procedures we are unable to provide Early Check-In." The first family of 5 arrived at 2:30pm and called the number provided on our check-in form: (252) 261-4444. We explained that we were early and asked if it would be ok to wait in the driveway until 5pm for the stated check-in time. We were told no because "if the cleaning crew(s) see a car parked in the driveway, they will just drive by to the next house and it would further delay the check-in processes due to COVID." We promptly left. Total time on the phone call and in the driveway: 2 minutes. The next family of 4 arrived at 4:15pm and found the second floor door wide-open. We called the same number above to disclose that we found the door open and performed a quick inspection which revealed a pile of soiled linens in the second floor lobby, trash pouring out of the trashcans and Joe Lamb Jr. bags sitting outside of the bottom floor entrance, additional used linens on beds throughout the house, the kitchen counters and floors dirty and disgusting, sand in the bathtubs, moldy shower curtains, more dirty linens in the top floor hallway, the base floor smelling like pet urine, the base floor refrigerator smelling like rotten seafood, and a screen door broken and detached leading out to the top floor front balcony. At 4:50pm, almost all family members arrived for the stated check-in time of 5:00pm. At this point, no one had arrived to clean the property. After numerous calls to Joe Lamb Jr. and Associates, a cleaning crew of 2 people arrived at 5:26pm. An additional 2 people showed up a 1/2 hour later. They were "done" and off the property by 6:51pm. That's a total time of 1 hour and 25 minutes for a 7 bedroom, 5 1/2 bathroom house. Simple math proves the following: 7 bedrooms, 5 bathrooms, 1 kitchen, 1 large family room, 1 large game room, 1 lobby, 4 decks, and let's just add (1) more "room" for miscellaneous areas of the house for 21 "areas" that would need to be cleaned. That means an average of 4.08 minutes were spent per "area" to clean per Joe Lamb Jr.'s "extra time required to clean per COVID procedure". Since being in the house, the following were disgusting, broken, and/or missing: - After being on hold for over 5 minutes for "emergency maintenance" and giving up, we had to fix the leaking kitchen sink - The kitchen oven does not work (randomly cuts off and ruined 2 family dinners and 1 family breakfast) - NONE of the exterior doors lock. This is a HUGE safety concern as children could venture out while guests are asleep during the night, not to mention possible break-ins from the multiple guests staying at the motel next door. - Not enough sheets/towels were delivered for all of the bedrooms/bathrooms - Missing shower curtain liners - Our children found a joint on the pool deck - Two rusty screws and a thumbtack outside on the steps and on the driveway which could have injured a kid or punctured vehicle tires - An earring on the carpet of the kid's room that could have pierced a kid's foot - Base floor refrigerator wasn't cold for first 24 hours, requiring emergency expenditures for ice and coolers to keep planned dinner ingredients cold - Only 1 propane tank for 2 grills - 1 grill smells like an animal died in it - Some DVD players won't read DVD discs - Provided kitchen utensils, pots/pans are in bad shape or disgusting - Spindles/rungs on the deck are loose and could allow a child to fall - The internet connection provided is unreliable. When connected, it is very slow. - No can opener To our knowledge, Joe Lamb Jr. and Associates did not have any process to let us know that the house wasn't ready. After our numerous calls and complaints on Saturday leading up to the 5pm check-in, Joe Lamb Jr.'s attitude toward us was very nonchalant and unapologetic after their egregious errors and mistakes. Additionally, their office closes at 6pm and their attitude over the phone was basically: we close at 6 and if no one shows up then "we don't know what to tell you". We're Joe Lamb has not called us to follow up on their mistakes or offer any sort of apology or compensation. Don't let this property's online pictures and description fool you. Renter BEWARE! I created a post on Aug 11, 2020 on the feed for Joe Lamb Jr.'s Facebook page with pictures. They reply to the review i posted on Yelp with a 100% lie. Renter beware is the caveat here. Uninhabitable living conditions. The house was full of thick black mold in lower level and no big deal to Joe Lamb realty. No problem as it's not their health. They stalled all day long and finally decided we could get another rental. The lease is a mystery to me.... Very worried about the money and no apologies. NEVER AGAIN... Here is my review of 18S-E All Decked Out located at 8701-E S. Old Oregon Inlet Rd. Disgusting, dirty, run down and full of cockroaches. The wi-fi didn't work, the counters and tables were sticky, the bunk beds were creaky and sounded like they would fall at any moment, and one of the pictures of a bedroom on their website is a room that is locked and unavailable. Another bedroom is actually a bunk bed shoved in the corner of the entrance hallway. Nice false advertising. We called and emailed on the day cockroaches were discovered and received no response. So we had to make an office visit. They initially offered to move us to a different rental but we would need to pay the difference. However, the owner refused to refund us the remaining days balance so if we wanted to move we would have to pay twice. They insisted they were taking care of things by sending pest control. When pest control arrived they were familiar with the house and the bug problem as they had been sent out to spray the previous week as well. Of course I understand cockroaches exist in the world and the recent hurricane probably dragged some extra out of the woodwork. However, we were finding 7-10 A DAY. Also, there were comments in the guest book going back to 2016 about the cockroach problem. I continued to try to get in touch with Joe Lamb Jr. asking what chemicals the pest control company were spraying inside the house and expressing my displeasure at their lack of customer service. They never again responded. We haven't heard from them since our office visit. They never returned an email or responded to our voicemails. This honestly ruined our vacation. We were unable to sleep because all the cockroaches would come out at night. My five year old was a pro at spotting them. Luckily she thought it was a fun game but when it came time to close my eyes and try to sleep all I could see in my minds eye were bugs crawling all over me. That does not make for a relaxing vacation at the beach. I am so incredibly disappointed that my once a year holiday was stressful and unenjoyable. And that is all down to Joe Lamb Jr. and the owner of this property. Do not rent from them. They thought it was acceptable to give us a broken hot tub for half the vacation. What are we paying for?

The company workers are very friendly and efficient. BUT the house "All Decked Out" is a roach haven. We had 20 + big roaches. We have been coming to the Outer Banks for 43 years and have NEVER encountered anything like this. DON'T rent this house. It's otherwise a nice house. Good water access and views. I'm not even including the roaches on the deck or outside every time we stepped out the door. read more

We rented a house in Nags Head from 8/8-8/15. The pictures on the Joe Lamb website don't do the property justice, and I mean that in the worst possible way. The house was a slum. I have pictures if anyone is interested: 1. Ceiling fan in one of the master bedrooms was hanging by one wire (to be fair we did request this be fixed and it was) 2. Freezers need defrosted throughout and there is water damage on the walls and ceiling - extensive damage by the 1st floor freezer that could now include mold 3. Furniture was ripped and stained 4. Vegetation is over running the pool 5. TVs were missing from rooms 6. Shower curtains were ripped 7. Ants in the bathroom and kitchen 8. Silverware for 9 people in a house that can sleep 16 9. Cockroach infestation (4 killed in the house and more seen on the deck) 10. Ripped screens on several windows 11. Etc. This is my family's 6th trip to the Outer Banks. This is by far the worst house we've stayed in. There are plenty of houses to chose from in OBX. Don't pick this one. read more

House # 426 named Jay Jones. The house was dirty upon arrival. Surfaces sticky and floors sandy. Windowsills and baseboards dust coated. There is a large amount of fuzzy mold growing on several windowsills. IMO the cloth furniture is stained to the point of being disgusting. The washer and dryer did not work and it took a week to get it repaired as they showed up Wednesday of our second week-a week or more after we reported the problem. If we hadn't been renting for 2 weeks we would not have seen a repair man. All paid up ($5k+) in advance so not leaving but truly IMO a horrible place. There are so many things that don't work in this house it would take me way to long to list them. It is appears that maintenance is not something Joe Lamb Realty prides itself on. read more

Our beach vacation rental was filthy. We personally visited their office to report this and to request it be cleaned. They told us someone would be out the next day to clean but no one ever came. So we spent time on our Vacation on which we had spent $3000 vacuuming, sweeping and cleaning dirty windows. The previous week's tenants dirty laundry also sat out in our driveway the whole week. One of the showers curtains was completely ripped, so we had to purchase one ourselves and replace that. We have attempted several times for the past few weeks to contact them and receive a partial refund, and only got a rude email reply back. We will Never rent through Joe Lamb Realty again, and hope that you choose to do the same. read more

This house is BY FAR THE WORST HOUSE we have EVER rented in over 20years of renting at OBX. Ants and large Palmetto bugs were just a few of the unexpected surprises in this VERY NOISEY house I've ever had. To say a HUGE DISAPPOINTMENT is a HUGE UNDERSTATEMENT. A large hotel sits right next door blocking half of the oceanfront view we paid for along with the VERY BRIGHT lights at night that a parallel to the outside deck of this house. We were talked into this house by Jeffrey of Joe Lamb Rentals after talking me out of a house and contract we signed and paid for. Then when we tried to contact him after checking in to this slamming door loud echoing floors and elevators and flushing toilets that could be heard from every floor...he was in a meeting ALL WEEK!!!!!!..Do NOT EVER RENT TJOS HOUSE EVER..unless you like to wake up at 4am every morning on your vacation. Highly Disappointed and WILL NEVER DO BUSINESS WITH JOE LAMB JR AGAIN..our vacation was completely disappointing..thanks a lot Jeffrey read more
