While we understand that emergencies happen, the way the situation was handled was completely unacceptable. The company simply told us they would issue a refund but offered little to no assistance in finding comparable accommodations. We were left scrambling to find a place to stay at the last minute during our vacation. The only alternative they offered was a significantly inferior property with fewer bedrooms, no pool (one of the main reasons we chose the original home), and overall much lower quality than what we had booked. It was not a comparable replacement by any reasonable standard. When a company cancels a reservation at the last minute, especially after guests have already arrived in town, they should take responsibility for helping secure equivalent accommodations--not leave customers to figure it out on their own. I understand that unexpected property issues can arise, but customer service is measured by how those situations are handled. Unfortunately, this experience caused unnecessary stress and disrupted the start of our vacation. I would think twice before booking with this company again.

It took 3 calls to get the owner to allow a lower temperature at night and even then if you touched the thermostat to raise it even a degree it locked you out. The dryer in the house must be 25 years old and a lot ad of beach towels took 3 hours to dry. Called maintenance and their resolution was to tell us to do smaller loads. Just not very renter oriented. If you're an owner they're probably fine.

Half way through our 3 week stay, they gave us the option of getting fresh linens delivered, which was super convenient. Someone maintained the hot tub on a regular basis without being intrusive. This company gave us the feeling that they had our back if anything went awry. We've rented beach houses (VA beach) for many years. The beach environment is very harsh. Rental homes can be in wildly different conditions depending (I think) on the owners and not the rental company. Sometimes a house is old and fraying around the edges, sometimes updated and sparkling. Sometimes renters leave the place a wreck and the cleaners barely have time to put it back in order. If an updated, newer place is important to you, let the rental company guide you to the right homes. P.S. Our house was spanking clean and in excellent condition. I believe the owners take pride in their home, which is well managed by Outer Banks Blue. Great house + great company = great vacation.

There are 8 photos showing wide open access to the beach in front of the home, side of the house , and looking down the beach from the deck of the house, the description also reads: " When you're ready to hit the beach, just walk out your back door and you're there ! " Imagine our surprise and disappointment when arriving to discover there is a 6 ft high dune in front of the house right up to the back deck and steps. One must walk under the house and use a public access path to get on the beach and walk down to get in front of the house. This is very misleading and dishonest to people that wish to rent a beach house with direct access. Considering the price of the rental is very high compared to other OBX rentals we have enjoyed in past years, in my opinion, due to the subpar decor , dated furnishings , worn out carpet in the bedrooms, and only 2 baths to five bedrooms, the only reason I chose to rent the home was the beach access directly from the back deck of the house. In fact, the lead photo for this property is a photo of a wide open expanse of the beach leading from the deck. The manager I spoke with was very defensive although he did agree some of the photos were misleading, but kept arguing some of the photos shows the dune. There is one sunset photo that shows a portion of a dune with a shot of the beach, which isn't clear if that's even in front of the house, since the other 8 photos shows no dune. One could surmise that one photo is a photo of the beach area. When pressed on why the photos have not been updated to show the dune obscuring direct access , he ended the conversation. I don't recommend this rental property or rental company.

I had the place furniture where the crack tiles were located over soft spots so no one would step through and injure themselves . When contacted they laughingly offered us a $200 credit on the premium rental amount that we paid. They informed us that they replaced tiles for the next renters. More importantly I don't know if they actually replace the subfloor which is the danger to anyone who rents this house. I would suggest that the realty company which rents this property should know that this property was not inhabitable and safe for renters.

So decided I'd try to help someone else and tell them AVOID BEACH REALTY LIKE THE PLAGUE!! We rented American Dream. More like American Nightmare! Fool me once, shame on you. Fool me twice, shame on me!! In 2024, 2 of the 3 heat pumps were completely out when we arrived for our week. 90+ degree weather. Management installed temporary window units which were hideous. Several other maintenance items were a disaster. Management promised to repair and offered a discount for 2025. We went back. Second year was much improved. We like the house - lots of room for the family to spread out. Location is super convenient. Kids love the pool. So we decided to go back for summer 2026. When first we reached the 3rd floor it was very hot - the AC was out!!!! I called and it was repaired by 8 pm, but really! AGAIN!!?? Don't they pay any attention to the property and what's working or not?? On Monday morning when we opened the dishwasher, we discovered the bottom was full of gross water. It was Tues afternoon before they got around to sending a maintenance guy. I did not pay the amount of rent they charge for a week to enjoy washing dishes!! One item I have brought to management's attention twice (now it's three times) is the horrible stove. The oven only works halfway. The eyes are so marginal it's ridiculous. My daughter was trying to cook pancakes this year. She set the temp on 4. It got WAY too hot so she cut it to 2. It got HOTTER! Put it on 6 and it cooled off. (The knobs were on correctly.) Surface is a mess. Oven takes more than twice recommended cook time. The large lower drawer does not work and is rusty. Rust inside the microwave as well which is old and not dependable. Again, adjust cooking time by double. The door to the freezer leaks from the ice maker. Every time you open it, water is spread across the floor. Have reported this in prior years. It's actually starting to corrode now. Bins in the refrig are cracked. Several of the lights in the house simply do not work such as 3rd level master bath area, 2nd level closet and most of the exhaust fans make terrible noise and are very marginal. Lamps are missing lightbulbs or have bulbs that do not work. Several of the AC vents are moldy, filthy and rusty. The top glass in the door to the 3rd level deck is gone so you have to keep the door closed. Can't look out to enjoy the ocean and the door itself has such a strong spring on it you risk the health of your heels and toes navigating in and out! Too dangerous to allow the kids to do it on their own. There is a LARGE timber on the back left corner of the pool stockade fence which is broken and appears about ready to collapse completely. Pieces of the broken timber are sticking out and could be the source of a bad injury not to mention disaster for the pool deck with the release of the bank it's holding back. The outside shower under the deck is unusable due to a deep pile of sand which has washed in from the outside. There is some sort of electric box hanging from the north side of the house. I left/sent 3 messages asking for the property manager to contact me and received no response. Hence this review. I repeat - we like the house. LOTS of room and nice layout. Area is great for family excursions. Right on the beach with beautiful views. This year we were there during the hatching of a couple of sea turtle nests which was exciting and educational for all. Bless those turtle volunteers! American Dream...not so much. If Beach Realty is going to charge premium rates, they need to actually inspect and repair the property. I know lots of people come and go and it's difficult to keep on top of every detail. But some of these problems have existed for years. Others are safety concerns. Others are essential to the comfort and well-being of their "guests." Please pay better attention, Beach Realty. I gave it a 3 because of the features and location. But it's barely adequate. After the reservation was made On Airbnb Vacasa Sent a supplemental contract and told me it had to be signed. It was mandatory. I told them I did not agree to the supplemental terms and wanted to cancel The reservation. They refuse to cancel it. They told me to call Airbnb to cancel it. Airbnb clearly communicated in writing that I should not cancel through Airbnb because I would not be eligible for a refund that I had to get the cancellation done through Vicasa. I called Vicasa again and they refused. This contract is not legal. It is not binding as I was placed under arrest by the leverage of a $900 reservation. This is bad business it's illegal and it's unethical. Now my choice is to stay somewhere that I don't want to stay and risk how it pans out since I signed the contract under arrest or try to replace my wife's vacation for her 62nd birthday and risk losing $900. this is bad business in the least. EDIT* the content of the supplemental contract is in the house rules section of the Airbnb listing so I guess it's my fault that I didn't see it. Still unhappy about the situation.

When we got in finally, it smelled like mildew. Started checking rooms for water, and sure enough the carpet is soaked in one of them. HVAC leaking. There's mold in the room too. Part of the bathroom room is rotting off where the wood has been wet for so long. Main bedroom has a brown liquid splattered all over the wall. Also found a couple dead roaches laying around. When I called Vacasa to talk to someone about the mold and mildew smell, they kept passing me off to people at a call center. Told them we wanted another residence and they finally has someone named Katie call. Katie was AWFUL. Weirdly combative and angry right out of the gate. Refused to talk to me because I wasn't the primary lease holder, but was so rude to my girlfriend that she didn't want to deal with her. They sent people back out to look at the property, but when I attempted to call Katie back she'd blocked both of our numbers. Had to go through AirBnB. She did finally call back and hung up on me multiple times while we were dealing with customer service. She claimed there was no mold, the house was fine, she wasn't moving us anywhere and we just needed to wait while they cleaned the carpet and replaced the door and such. The audacity of this woman, to tell me we needed to wait while they did renovations on this place. We ended up canceling our vacation over this. First of all, this is not really about Seaside (I'd give them a 3). We normally stay in the Colington area, but decided to upgrade to the beach side. Obviously, this was a mistake. The house appears to be quite old and well used, but the owners certainly have not kept it up and in good shape. The cleanliness was "Eh" at best (but again, Seaside gave us a refund and apology that the house was not clean). The biggest issue we ran into was that on Thu (we rented Sat to Sat) was that the roof started to leak onto the 2nd floor. My grandson slipped on the water. Thank goodness, he was ok, otherwise the owners and I would be having a MUCH different conversation. On Friday, water was coming into the window frame in my stepson's room. We reported both instances immediately, but got no response from Seaside (I even called the after hours emergency number, and was promised 3 times that someone would call me back. Crickets). The kitchen was VERY outdated, they had an electric stove that is disparately in need of replacement. The pots and pans were all out of order and old. Obviously, the owners do not care one bit about this house and the people who stay there. There is a porch that overlooks Virginia Dare and you can see the ocean from there, but the traffic is so heavy, it's quite difficult to hold a decent conversation. In addition, the wood is old and we made the grandkids wear shoes, because we were afraid they would get splinters. All of these events did put a damper and reduced our enjoy ability of our vacation. I'm very shocked that the owners are so callus in the upkeep of the house, and we certainly will not stay there again.

Had many issues with the property that I rented from a urine-stained bed to broken bed frames, ripped cushions on the outside furniture. The property, in my opinion was in no way the same condition as the pictures online. It was in no way worth the premium price I paid!! I arrived Monday and called Seaside to address the issues; I was told that they were too busy to call back. I finally got a call back on Thursday. I Sent pictures of the damage as I was asked to do, did not hear back! Sent several emails, no reply! DO NOT USE THIS COMPANY!!
