    I rented the Zen Retreat located in Newland NC. It was booked through booking.com. Renter beware: The site clearly states pets welcome and no fees. After payment went through I received an email asking me to sign the North Carolina (NCC) Guest Agreement. I looked into it and it said only 1 pet allowed. After emailing and asking about the pet policy because I had two dogs I was given a generic email with no answer. I called and spoke to someone at Vacasa. The lady informed that only one pet could come and that I would need to pay a pet fee. Very confusing as the site CLEARLY says pet(S) and no fee. After telling her the website says differently she asks someone at the office. She comes back and tells me that I can have two dogs come but will need to pay not one pet fee but both. This makes zero sense and I wasn't going to have to pay a pet fee when it was just one pet and now I have to pay twice. On top of that I never received another guest agreement to review. I called booking.com after trying to cancel and only being given part of my money back. Booking.com agreed with me and said I should not be charged. They also sent a request to Vacasa to give me a full refund. I have emailed Vacasa, called Vacasa, and text their customer services for over a week with no response. I have now had to get the BBB involved as well as my bank. This is a sketchy company....look at the reviews. They false advertise and do not fix mistakes.

    Stillwater's house in Rodanthe was filthy, in disrepair and unsafe. Management has been unresponsive. Stairs to house have a broken board hidden by a mat, old clothes under house, dirty crusted grill, house smelled of fish, kitchen wastebasket had "fish juice" in bottom of can making the house stink, screens have head sized hole, sliding door in king bedroom doesn't open, living room blanket has crusted food on it as well as blanket in kids room, mattress in twin room was found to have a gigantic pee stain, mattress pad is stained, carpet is filthy with large stains, leaky bag of melted taffy in cupboard. Maintenance man showed up unannounced and was working on house while my sister was sleeping inside. We then checked the windows because we felt very unsafe and it was found none of the windows were locked. Terrible experience. We saved up all year to go and this is what we got for $3700 for 6 nights.

    We arrived at our destination Frisco, NC) on 6/3/2023. Upon entering the house, going up the steps, there was a stain. Ok, up more stairs and the master bedroom had a pee stained mattress cover, even at the head of the bed, lots of stains. The toilet paper holder had been ripped out of the bathroom wall and my husband found a gallon size baggie behind the dresser. In it was something wrapped in tinfoil...we didn't bother to open it because there were children present. My daughter started vacuuming because it was so nasty, this should have been housekeeping's job. We didn't bother to look at the other bedrooms. We figured they were just as nasty. By this time my grand daughter started crying and didn't want to stay in such a filthy house that was advertised as clean and ready to occupy. My son-in-law called Vacasa and explained about the filth. We were told that if we leave, let them come and clean, then we could come back. After unpacking, why bother to pack up and leave? If we do pack up (which we did) we were leaving this house for good. No coming back. We found out the next day they didn't have anyone to come and clean. After paying over $3,000 for a nasty house, we would have had to get a hotel room for at least 1-2 night. Another $$ we didn't want to pay. Luckily, another realtor had a clean house for our week at the beach. I guess we will take vacasa to court to recoup our money. Stay anywhere else besides VACASA

    We were roach infested in Rodanthe NC and covered in poison ivy from the pool area! Vacasa did NOTHING to rectify the situation!

    Vacation rental for a week in South Nags Head. The unit owner locked the thermostat down so it…read morecould not be adjusted below 72 degrees. We were not told of this restriction nor was it in the rental agreement. Outer Banks Blue offered up box fans as a resolution. Heat rises and at night 72 was pretty miserable, The manager refused to speak to us, we had to deal with a go between In the office. It took 3 calls to get the owner to allow a lower temperature at night and even then if you touched the thermostat to raise it even a degree it locked you out. The dryer in the house must be 25 years old and a lot ad of beach towels took 3 hours to dry. Called maintenance and their resolution was to tell us to do smaller loads. Just not very renter oriented. If you're an owner they're probably fine.

They stayed in touch via text and email, letting us know when the plumber was scheduled to come. Super responsive. Half way through our 3 week stay, they gave us the option of getting fresh linens delivered, which was super convenient. Someone maintained the hot tub on a regular basis without being intrusive. This company gave us the feeling that they had our back if anything went awry. We've rented beach houses (VA beach) for many years. The beach environment is very harsh. Rental homes can be in wildly different conditions depending (I think) on the owners and not the rental company. Sometimes a house is old and fraying around the edges, sometimes updated and sparkling. Sometimes renters leave the place a wreck and the cleaners barely have time to put it back in order. If an updated, newer place is important to you, let the rental company guide you to the right homes. P.S. Our house was spanking clean and in excellent condition. I believe the owners take pride in their home, which is well managed by Outer Banks Blue. Great house + great company = great vacation.

Plenty of room for extended family. A few opportunities exist however: most of the doors are not lockable for the bedrooms, the outdoor shower is only lockable from the outside, the mattresses for both king size beds need to be replaced ( very uncomfortable and a must for the owner), and the pool requires attention with respect to a slow leak that the pool maintenance worker mentioned to us on Monday ( two days after check-in) which is also a must to fix.

We have been informed that it is now first come first serve and we need to change our weeks. No, we had to change realtors. We're charged a cleaning fee (WHY?), and for what! Every year I need to wash EVERYTHING in the kitchen before we can use anything. Things were so greasy that they almost fell out of your hands. We have a king size matress pad on a queen size bed. At least we had one. Have arrived to no matress pads or wrong size. No shower curtain, vaccuum cleaner that had a broken belt, so you know that nothing was cleaned. Had a toilet that wouldn't flush, and the list goes on and on over the years and nothing has improved. If anything, it's worse!!! If I could rate Sun a -10 I would! They are a terrible company to deal with and they don't care at all about their guests! All they want is the money! NEVER USE THEM AND I WOULD NEVER RECOMMEND THEM TO ANYONE!!!! WISH THE OWNERS COULD SEE THIS AND KNOW WHAT THEY ARE DOING TO THEIR GUESTS!

Rental company failed to notify us of beach nourishment project that completely closed the beach in front of our rental for the entire week! The people renting next door said their rental company notified them ahead of time and gave them options. Additionally, The air conditioning on the second floor was broken for 5 days before it was fixed. My formal request for compensation was denied. I was only offered a $350 credit on a future rental. I will NEVER rent from this company again.

They price gouge, change prices on platforms (check booking and VRBO for cheaper rates), and increase rental fees 125% for the same week a year later. They will bounce you around from different customer service agents, when you call back they will find notes "confusing" and refer you to manager's voicemails with very slow turn around time. It is less expensive to book through VRBO. I do not recommend renting through them, they work for the property owners and not the renters. You have more support and protection booking through VRBO or BOOKING.COM. Linens not included. Fees egrigious. I have never had this much runaround at any other OBX rental agency. Oh So Sandy in particular, is a TINY flat top, with a very small shower that has exposed plumbing. It does not have a dishwasher, or laundry. There is no bathtub. The backyard is fenced in, however it is full of spikey foliage which will get in the pads of your dogs feet. The grill was dirty, the outdoor shower VERY rustic and dirty. For the amount you would spend on this place, there are far nicer places in the OBX.

My family has vacationed in Duck for many years, and we truly love the Outer Banks. This year we wanted to stay closer to town, so we booked Absolute Relaxation (131 Cook Dr., Bayberry Bluff) through Southern Shores Realty. We specifically chose a pet-friendly home because we were bringing our 7-month-old puppy. The listing states that the pet fee helps cover additional cleaning and flea/tick treatment because the home is also rented to guests without pets. When we arrived on June 14, we immediately noticed several cleanliness issues, including excessive white pet hair throughout the home, clumps of hair on the floors and carpeting, sandspurs embedded in the carpet, dirty dishes left in the dishwasher, coffee grounds still in the coffee maker, and even dog hair stuck to a fork in the utensil drawer. We also discovered that the dishwasher was not functioning properly, the grill was out of propane, and there were additional maintenance concerns throughout the property. We didn't immediately report these issues because, like many families on vacation, we just wanted to make the best of our trip. We cleaned up the pet hair ourselves, removed the sandspurs we found, wiped down dirty surfaces, and adapted to the maintenance issues rather than spending our vacation waiting on repairs. Two days into our stay, our dog went under a bed in one of the downstairs bedrooms and came out chewing on an unknown substance. Within minutes, he became extremely lethargic, unsteady on his feet, and began exhibiting concerning neurological symptoms. We immediately drove approximately 40 minutes to an emergency veterinary hospital, where he was evaluated and treated for suspected THC intoxication based on his clinical presentation. Thankfully, he recovered, but it was one of the most frightening experiences we've had as pet owners. We incurred an emergency veterinary bill of approximately $380 and spent the next two days providing around-the-clock care instead of enjoying our vacation. After returning home, we submitted a detailed Guest Resolution Request with photographs, veterinary records, invoices, and a complete timeline of events. Southern Shores Realty ultimately offered a $230 credit for cleaning and inconvenience but declined to reimburse the emergency veterinary expenses. We understand that others may have had positive experiences, and we recognize that unexpected issues can happen in any rental property. What has been most disappointing to us has been the handling of our concerns afterward. We never expected perfection, but we did hope for greater acknowledgment of the seriousness of our dog's medical emergency and the impact it had on our family's vacation. We are sharing our experience so that other travelers, particularly those bringing pets, can make informed decisions and thoroughly inspect their rental upon arrival. We also encourage guests to document any concerns immediately, even if you hope to simply move past them and enjoy your vacation, as we did. The Outer Banks remains one of our favorite places to vacation, and we look forward to returning. We simply hope that by sharing our experience, it may help both future guests and property managers alike.

We ended up paying an extra 1k to rent it. When we arrived there was a tip envelope on the counter saying the home had been cleaned and inspected but clearly it wasn't because there was items from the prior tenants stored all around the home and it was dirty. Extra beds on the patio, baby gates out front by the outside shower, someone's underwear, socks and bra in the drawers, moldy shower curtain, dirt under the beds. We called housekeeping number on the envelope but there was no answer. When we finally did get ahold of someone they came and picked up the items outside. For more than 5k for the week I expected better not worse. We loved this place last year when we stayed here but we are already planning our next home and going back to Vacasa.

This has to have been the worse experience out of all the homes I have purchased. Its extremely frustrating that he received what he did from the sale of the home from what very little effort he put in to the sale. The communication was absolutely terrible. Repairs needing to be done to the home he facilitated absolutely nothing to help. My experience and purchase was a free paycheck to him. I will never use him again and the friends and family whom are in the area I will direct elsewhere.
