After renting the same house for 20 years (and 5 more years at another house) through Sun Realty, they have booked our house out from underneath us for next year, while we are still here in it on vacation. It has always been a policy that the current renter has first option to book for next year. This policy I believe is pretty standard throughout all rental companies, but Sun Realty! We have been informed that it is now first come first serve and we need to change our weeks. No, we had to change realtors. We're charged a cleaning fee (WHY?), and for what! Every year I need to wash EVERYTHING in the kitchen before we can use anything. Things were so greasy that they almost fell out of your hands. We have a king size matress pad on a queen size bed. At least we had one. Have arrived to no matress pads or wrong size. No shower curtain, vaccuum cleaner that had a broken belt, so you know that nothing was cleaned. Had a toilet that wouldn't flush, and the list goes on and on over the years and nothing has improved. If anything, it's worse!!! If I could rate Sun a -10 I would! They are a terrible company to deal with and they don't care at all about their guests! All they want is the money! NEVER USE THEM AND I WOULD NEVER RECOMMEND THEM TO ANYONE!!!! I want to start by saying that every negative review on Yelp about Sun Reality is completely accurate. Nearly every issue mentioned by previous guests happened during our recent stay in Nags Head as well. We rented an oceanfront home called "Has it all #544" in South Nags Head, and while the name suggests it had everything, it certainly wasn't what we expected. Upon arrival, the place was filthy. One of the bedrooms had black mold, the toilets didn't flush properly, and the back doors wouldn't lock. To make matters worse, the windows in the front bedrooms leaked so badly during the rain that the rooms became unusable due to the water pooling on the floor. Sun Realty's solution? "We'll send you more towels." Beyond the complete lack of customer service, my biggest disappointment was that the photos of the house did not match what we encountered when we walked inside. There were numerous other issues as well, and although we loved Nags Head, we will never rent from Sun Realty again. It was a thoroughly bad experience from start to finish. read more

No...my wife gets a call at 4:59 on a Wednesday (they close at 5) so we wait until the next day and call back. To our utter disbelief, we were told that we should cancel the rental and re submit through Sun Realty for nearly double the price. Did I mention that we paid the entire week rental up front and SIGNED THE RENTAL AGREEMENT ALREADY!! It does not matter to these bottom dwellers, they cancelled our reservation so I guess we stay home this year. Want to get robbed and then blamed for it ? Rent through sun realty !!!! My family and I booked a vacation pre covid with sun realty in September of 2019 for a property in south nags head . When covid hit , we expected a global pandemic would be a valid reason to cancel our reservations . Sun realty said no, and that if they could not rebook we would not be receiving a refund ( also even if they did rebook , we would loose a large chunk of our reservation) we unfortunately decided to take our chances , go on the vacation and quarantine after (even though that meant many in our families party missed work) all of this however , was NOT this issue... What was the issue , was after we were settled in the house , one afternoon a man came in unannounced claiming to be with sun reality . I understand maintenance has to be done , however , during a pandemic it would have been nice to get a heads up , especially considering he did not knock and startled us and we never called with a maintenance issue. He claimed he had to replace a light bulb (really ? We could have done that ) I called to verify that it was in fact one of their employees , which they did verify . I asked in the future if they could give us a heads up so we could be prepared and wear a mask, and know when he was arriving Our last night there , we were robbed of over 1000 dollars . All doors were locked and all of our cash was stolen out of our wallets, upstairs on the top floor. We called the police to file a report , and they found prints outside the house that was not ours (shout out to south nags head police department for doing a great job!) We noticed that hidden behind the large curtain there was a galvanized bar leaning on the sliding glass door . After checking it - you could open the door from the outside even with it being locked . Despite locking all the doors that night - we suffered a personal home invasion. Although it could have been much worse - we felt horrible and so violated . When I called sun realty about the issue , I spoke to two upper level managers . The first was extremely rude and condescending and asked me if "I knew how sliding glass doors worked?" I expressed to her that we all own them in our own homes and they lock efficiently. Clearly this was an issue in the home and was never expressed to us, if it was we could have prevented a lot of headaches. Even if we knew about the pipe and it wasn't hidden we could have solved a lot of problems (clearly sun knew about it , as they had the pipe there although hidden ) I have contacted Sun realty multiple times via phone and email and they said they would get back to me regarding the issue but they have chosen to ignore me . They didn't not claim responsibility for what happened.It was extremely frustrating and over all a horrible vacation I would not wish the experience we endured with sun realty on my worst enemy. we just got home from the outer banks in Corolla,NC. we rented a home called Falcon's Nest. I will start by saying the location was wonderful as well as he living room and the decks. Beyond that the place was awful. when we arrived there was still dog food (we did not bring a dog) on the floor and the place was not cleaned well. several of the guests had to change the blanket in their room because it smelled like urine. our blanket had random items stuck to it. By far the kitchen was a nightmare. the faucet in the kitchen only worked about 20% of the time. they had posted instructions on the fridge but it still didnt matter, it didn't work. we reported it to sunrealty the day after we got here and they did nothing. try cooking and washing dishes with no water! additionally, one of the burners on the stove didn't work, the door to the dishwashing kept falling down and when we cooked bacon in the oven and tried to pull out the rack the grease fell into the oven. the bathrooms were tiny and dingy and smelled like mildew. when we booked the house it listed 3 king beds. when we got there there was one and 2 bedrooms with double beds until they make some major changes I would never stay there again read more

Rented a room at Golden Strand, Sunday to Sunday, the room was not cleaned properly (cheerios, fruit loops and blueberries) on living room floor when you walk in. Dirty house but phenomenal location. They do not wash bed spreads or pillow shams. I could tell by the smell. Bring laundry soap!! We rented the "Sea Reunion" 6 bedroom, 4 bath home on the ocean. It had everything we needed. 3 stars due lack of cleanliness and lack of air conditioning on the main floor - where we spent most of our time. So hot cooking and eating dinner....which is a big part of being together on vacation. Thermostat read 76 degrees and rental company said that was an acceptable heat level. We were sweating inside and the home lacked enough window screens to open all the windows. Deck around the pool is also very small, hard to walk around a beach chair without falling in the pool. On the ocean next to a public access to be prepared to share the beach. Thankfully it was end of season. read more

The staff was unprofessional and unresponsive. More upsetting though, was the complete lack of empathy and helpfulness they displayed during the gas crisis. When we first arrived to the house the smell coming from it was that of a men's locker room. The locks on the doors didn't work. They didn't provide the sheets we were charged for. The place was filthy, disgusting and even though they said no pets allowed. There was pet fur everywhere. They said the house had a washer and dryer but it didn't work. There was black mold in the bathrooms. The dishes in the kitchen were put away covered in food. I have been renting from Sun Realty OBX for years. This year I arrived to find a home less than except able. Stove top was the worst I have ever seen a stove. Carpet had Carmel popcorn melted on it. Stools were covered in sand. Overall it was not good. I contacted the rental agency as I pay a $180 cleaning fee . I sent pictures and they said they would get back to me. Never happened. Cob webs all over the windows, debris all over the carpets, all the loungers by the pool were broken, my cousin cut his foot on a rusty piece of chair day 1, the couches in the living room were broken so we had to sit at the dining room table to relax. We rented a house from sun realty and the check in process was awful. We checked in at 4 and waited for a text to tell us our rental was ready until about 530. At 5pm a team of about 8 people showed up to clean the unit. It was very dirty still. The counters were gross and floors so dirty and sticky they had to be cleaned. We came in and cleaned floors and throw rugs because they were gross the entire unit was over run with red ants. They started in my one year olds room and covered the entire house. We called the maintenance office and someone came to spray. We still had an ant problem all week. They came from the outlets in all three levels. The ground floor had ant carcasses along all the walls. It was disgusting. The fridge smelled like rotten fish. It was extremely disturbing. Our experience was not good with Sun Realty this time. We are former owners and have rented from Sun Realty also. Never again. The house was the Blue Angel and the property had multiple issues. I called, emailed and texted several times during the week and the response from Sun was not helpful always putting on another department. There is not enough space here to explain all the issues so to highlight - a bathroom not cleaned before we arrived was cleaned finally less then 24 hours prior to us leaving and a microwave that went out and we spent 4 days running up and down the stairs to heat food for 19 people. Management called and the response from Sun has been so disappointing. I am still waiting for a call from another manager, but we are home now, and it was just so disappointing to have so many issues on a vacation. I wasn't expecting a palace or mansion when I arrived at 227 ocean blvd in Kitty Hawk. What I was expecting was a clean, safe environment for my family and I. I've never been more disappointed. The house was filthy. Grotesque is a better work. There was food and mystery liquid splattered in the fridge. The microwave was a mess. The stove had at least 5 years of grease caked to the burners. There was remnants of meals, from the previous tenants, all over the kitchen table.(half eaten chips, dried out noodles, and cheese) The ceiling fans had a thick layer of dust on each of the blades. Someone sneezed, coughed or spat on the living room mirror and it was left by the cleaning staff. It also claims to be oceanside/ocean view. It's not. I wasn't expecting perfection. The beach house we rented for the week was really nice. The only issue was at night. When the so called "Water Bugs" came out in the hundreds. Our friend who set up the reservation called the office and they sent a guy out who said what we were seeing were Water bugs but he didn't see one because it was daytime. These Water bugs (Cockroaches) were on the back patio and in the house itself. It was uncomfortable trying to go to sleep or just hang out with everyone outside on the deck. We rented a house from Sun Realty for the week of August 18 2018, property WHL-858 Sea Angel in Corolla NC. This was our first time using Sun Realty and the process to rent was seamless and the staff always professional and helpful. When we arrived and checked out the house we discovered a plugged toilet with feces in it, if the house had been cleaned they would have noticed the toilet. The pool was dirty and overflowing. The couch was made of leather (?) and was shedding little brown pieces all over the floor and on our clothing. We tried to vacuum but the 3 vacuums in the house didn't work. The house was advertised to have 6 televisions with cable/satellite. There were 6 but only 4 had cable/satellite. I called the Sun Realty office and was connected to maintenance who stated they would send someone out today. No one showed. I called the next day and because we had plunged the toilet they said the issue was resolved we were also advised by maintenance if the televisions turned on than it wasn't their problem and was connected back to the office. I told the rep there weren't any cable boxes or cords to connect anything to. They brought us two cables, no boxes and still no resolution. I advised them they advertised a pool table and you would hope that it would be in decent shape. She sounded surprised when I told her it was held up by two sticks and all of the balls returned to the middle of the table. Nothing was done. There were 3 other toilets that clogged that week that we had to plunge. Bottom line, the house isn't as advertised and they made no effort or reasonable accommodation to assist or retain our business. read more

If you're looking for real Southern hospitality, a friendly face, a kind word on the phone, or even returned phone calls and advice, forget it. You'll not find it at Sun Realty in North Carolina's OBX especially after a storm. It starts with a sign on the door at the Salvo office: "No Keys Until 4pm" which discourages anybody from showing up and trying to use their expensive rental house an hour early or even ask. You can pay an extra $100 though and get in early if you tell them in advance, but that $100 only buys you a few hours. We rented a cottage in Waves on Hatteras Island as we have done several times. Hurricane Arthur hit and although it was small and fast, we decided to leave and return once it passed. We did so because of the still sorry condition of NC12 three years after the last major storm. The only phone call Sun Realty made was to tell us to evacuate while their employees and permanent residents remained. Not once did Sun return any of my six calls even though they repeatedly said they would update us. Not once did anybody from Sun Realty text or email although they had both. The last phone call I made from a very nice replacement beach in NC where they do know real hospitality - Beaufort - and over which the eye of the storm passed, was to inquire about the condition of the home we rented. Sun claimed it was heavily damaged and that the roof was partially caved in. This was a complete lie as we found out from the owners. It gets worse. When I called the "customer service director and real estate broker" at the corporate office in Kill Devil Hills, NC - she made the appropriate sounds and said she would look into it. Ten days later - nothing. A follow -up email prodded the customer service director to send me a cut and paste, fact error filled note that addressed none of our service related concerns, lack of communications and hospitality. It also repeated the lie about the damaged house. If you visit the OBX do NOT use Sun Realty. The sign on the door and linens dumped on your beds when they're supposed to be made is as good as it gets. It goes downhill from there. read more

I WILL NEVER USE SUN REALTY AGAIN! My first time ever going to OBX and we used Sun Realty to rent Gammon's Watch (389-A), at 1909 S. Virginia Dare Trail in Kill Devil Hills, NC. I called this office about 30 mins after we entered our vacation home, because we had major issues with the AC temperature/Unit, and a female employee answered, I tell her our issue and then she screams at me & slam the phone down & hung up on me!! I decided to take the 3 min drive to the office, Just before I pulled into their parking lot, I see 3 cars speed out of their parking lot, one of those cars almost crashed into 3 cars driving in the road. 15 seconds later, I pull into their parking lot and see that the office is closed for the day! How appropriate! I called and left a message with the branch manager. He did call me back the next day. When I told him what his employee (or Mom possibly) did, he completely ignored it and did NOT apologize and did NOT say anything about if he was going to disciple her or even talk to her. Regarding our AC issue, he sent a maintenance guy over the next day (day 3 of our stay), and the maintenance guy said the temp is locked and will not go under the selected temp, so it saves the company money!!! So nothing got fixed! We pay HOW MUCH and this is their attitude! There are soo many other OBX rental companies out there, I WILL NEVER USE SUN REALTY AGAIN! read more

Ceilings are falling down, was very dirty, pet urine stains all over the floors on all 4 levels, fridge was disgusting, shower curtains were NASTY, couches had food on them and nasty, Dishes were dirty, food was on counters, table and coffee tables, floors needed sweeping and moping and carpet needed vacuuming and carpet cleaning. Ceiling fans were NASTY, light fixtures were NASTY, bunk beds were falling apart to the point we couldn't even use one of them, it was falling over and left a hole in the wall, spider webs were hanging from curtains above the sink in kitchen and off light fixtures over island in kitchen. Pool was disgusting!!!! We had to clean it throughly soon as we got here. Dryer knob was stripped but we were able to use it. Door knob fell off of door to I closed porchThe list really goes on and on!!!! I don't like complaining, however, when the company called me asking about our stay i was very honest with the lady and told here about this stuff. It was very clear in her voice and attitude she could care less. It was one of them things where she wanted to send someone out to fix this while we are here on vacation. You cant go to ripping the ceiling down to repair and you cant rip out floor while people are staying here!!! ESP with 7 kids!!! When i made the comment about my kids being in the pool and we didn't want her employees to come in while they were in the pool cause we believe in being modest, she stated they needed to get out and put their clothes on, then she tried to back pedal and say, it was ok as long as they had bathing suites on. I stated we believe in modesty and she bluntly said her employees wasn't coming to look at me.... It was all in her attitude through. We decided after speaking with this lady that it was a waste of time to have told her anything! I called her back and told her not to send anyone out here that we wanted to enjoy what vacation we have! The house was NOT worth the money we spent!!! We have stayed many times over the years, before we came we kept thinking and saying that we've never stayed in something so nice and was excited to get here.... HOWEVER when we got here we quickly realized it was NOT worth the money that we had paid... Over $2000.00 for a rental that's maybe worth $500 for a week.... NO MORE!!! We will have a good time anyways and be thankful we have this time together! But I do recommend some. MAJOR work to be done here and either give cleaning crew a sit down discussion on how to clean or find a better crew. If I was the owner I would be very upset with this SUN reality for how they have handled this. We own our own business ourselves and we are over several vacation rentals. **********CONSUMER WARNING FOR RENTING IN THE OUTER BANKS******* My family and a few friends stayed at 23217 East Point Dr, Rodanthe, NC R-04 island breeze, the week of Saturday, May 28th-Saturday,June 4. I saw a review that said that the house had mold, so I called Sun Realty Outer Banks Vacation Rentals and Emmett Storey of Sun Realty Outer Banks Vacation Rentals assured me that the problem was fixed. That review and my review on Sun Realty's website has been removed BTW! When we first got there, we noticed the Air Conditioning did not work. We called Sun Realty (Agent) and notified them of the situation. Sun Realty Outer Banks Vacation Rentals told us that they were not able to get us Air conditioning units until Tuesday. They dropped off window units Tuesday and said they would be fixing the main unit ASAP. When we left on Saturday, it was still not fixed. Since the AC did not work, MOLD grew in the house and all five of us got sick and I am finally getting over it now. Next, the DSL didn't work till Wednesday. The ice maker never worked. The hot tub never worked, but then the breaker kept tripping, so we never used it again. I contacted their maintenance department 3 times that week. During the week, we had a huge rain storm and water came in on the second story bedroom from around the patio door and from the windows. The carpet was completely soaked. I have attached several photos showing the MOLD and water intrusion! Notice the wet spots on the carpet, walls and window. The carpet was old and falling part too. We stayed in Kitty Hawk at Sea Sun Greetings #263 May 22 - 29. Loved the house BUT we had maintenance issues and workers in or around our house every single day except Saturday. We rented this pet friendly home with a fence so that our dogs could enjoy vacation along with us. Unfortunately, they don't take too kindly to strangers invading their territory so a family member (me) had to be present while maintenance workers were in the house. I would guess this would be an issue for other dog owners as well but maybe not. We had workers in the yard, in the house, in the bedrooms, in the bathrooms, barking dogs, babies trying to sleep, etc. It was - by far - the most stressful trip I have ever taken and an ENORMOUS inconvenience. Here is a breakdown of my week: Day 1 Arrived late in day. NO HOT water. In fact, I'd describe it as cold. Day 2, Part 1- Maintenance out to fix hot water. No luck. Day 2, Part 2 - 2nd maintenance guy shows up. Works toward solution. No luck. Day 2, Part 3 - 3rd and 4th maintenance folks (owner or somebody) show up. They adjusted water temp to compensate for issue but it didn't work. Day 3, Part 1 - Maintenance returns. Thinks he finds problem but needs a part. Leaves. Day 3, Part 2 - Maintenance returns with part and installs. Gets hot water in one or two of bathrooms but needed to make adjustments in each (something about the faucets and anti-scald devices). Day 4 - Maintenance guy shows up again and stays for several hours to adjust each bathroom. As with every other time, I had to stick around. Dogs were barking. Baby was sleeping. A super-duper inconvenience. Day 5, Part 1 - After several complaints from 2ND floor guests, I realized 2nd floor AC was not (and had not been) working. Called in request. Received directions from realty maintenance. Turn off for 4 hours. Turn back on at 72. Followed directions. Day 5, Part 2 - Swung back in to turn on AC after leaving off for 4 hours. Got no air flow. It seemed to be frozen up. Submitted follow up request to realty company. Day 5, Part 3 - While hanging around waiting for AC help, lawn guy shows up. Doesn't knock. I didn't know he was coming. He opens gate and leaves open. Dogs get out. I was well on my way to having a nervous breakdown. Our nice neighbors helped me find dogs and get them safely back in the house. Day 5, Part 4 - Continued to wait for AC guy. At 4:58 pm, I realized no one was coming so I called realty and had another meltdown. They say it's too late to send anyone out but that they will be there in morning. Would not commit to a time. No AC through the night. Day 6. AC guy shows up and fixes issues. Day 7 - No maintenance issues to speak of. Enjoyed a day on the beach FINALLY! While everyone was nice, the vacation was terrible and I felt cheated having to deal with maintenance issues 5 out of our 6 days there. I was given a refund of $165 which I found to be quite laughable. The realty company assured me they are confident we can maintain our relationship with them as my vacation specialist. Staying in Z.A. Harris 33 has been a nightmare. The house is in very bad shape. Floors are uneven and falling in, wall outlets do not work in several rooms, AC does not work in one room (every single unit needs the filters replaced), one bed is literally sitting on 2x4s. Toilets are small, shower is tiny. Top floor is wobbly and feels very unsafe. Linens provided are stained and disgusting. It is the only home without a pool and no walkway to the beach, just a sand hill path Not worth the $2500 for the week whatsoever. read more

Disclaimer: I've never used another OBX realty company. We've hit OBX twice now, and both times the houses we've rented have exceeded our expectations. The prices are not exorbitant (I don't expect houses right on the beach to be cheap), the pictures of the residences are plentiful, and the details are good. Both properties were amazingly beautiful, and exactly (or better) than advertised. Check in and out is super simple, and it's great to get the little bag of toilet paper/area information/reusable bag with your keys. That TP comes in super handy after a long car ride!! The only thing they could do better (which is difficult I know, but still a pain point) is to keep up to date on the listings with what is provided with the house. In our most recent trip we packed pillows/comforters/bathtowels/sheets/child tent and all of these things were present. Most of it had specifically been mentioned on this property as NOT included. it would have saved us from having to rent a car to lug linens for 7 adults. We've rented several houses via Sun, and several with other companies. The Sun office staff is very friendly and easy to deal with on the phone. I always call making reservations because we need pet friendly accommodations, and although the rules are supposed to be standard different home owners have different rules, so we always check. Vacationed at few different houses with different rental companies and always been satisfied w our home and location. Sun realty has made our best years. For 2 people we get to stay in a 4 story house with amenities that just make the beach trip perfect. Knowing it was only 2 of us but we had to have king bed I wanted a bath, on the beach and very comfortable and gave them a price range. We stay in September or October and get great weather with no waits at any stores or restaurants. We first started coming the last week of summer season not knowing the major price cuts and how the area still amazing not being summer season. The home we rent has elevator, hot tub facing the beach but still inside in case rain or you want privacy while you soak. Bath tubs like kitty pools and I can walk directly across to my fav seafood Austin's! There's a brew thru and a nice new gas station that has everything. It was great just takin a few min to walk and get coffee (the selections amazing) and walk back to the porch as my guy and the dogs woke up. I told sun realty what I had to have and how and where I could be flexible and they blew me away with the house and at such an affordable rate due to off season. Don't stay with Sun Realty. It's a business not focused on your satisfaction. We have a lengthy letter detailing our stay in September 2016 our of the Kill Devil Hills Office. If you've got the time, read on. The names have been taken out for privacy sake. We stayed at property 411 from September 17th 2016 until September 24th 2016. The address is 2111 South Virginia Dare Trail, Nags Head, NC. We had called in advance and talked to **** to ask that all the eating surfaces be cleaned very well as we have a son with severe food allergies. We asked that a note be put on the account to mention this. When we arrived the rental was not clean. The counters were grimy and there were stains on the dining table. Overall the rental was not clean, we found a cigarette pack with a lighter on the deck, an empty pop tart wrapper under our son's bed (which could have caused an allergic reaction). There were stains on the bottom bunk of our son's beds, dust on all the ceiling fans, a grimy trash can, a beer bottle with cigarette stubs on the top deck, and trash in the trash can under the bathroom sink on the main floor. On the day of our arrival, we received a visit from a woman from what we assume was the cleaning service used by Sun Realty. She asked us to sign a piece of paper that stated we were happy with the cleanliness. When I mentioned that we had some grievances she did not show any concern and pressed us for a signature. When we complained to Sun Realty, we were told we would be refunded the housekeeping fee, which they did, but we had to spend our own money on buying cleaning supplies to clean the kitchen up to a safe standard for our son. At 8pm on the Saturday we arrived, a gentleman turned up at the house telling us he was here to fix the condensation line that was causing dripping outside the house. He was not wearing a uniform and did not have work identification on him or his vehicle. He was adamant that he had to come in and fix it that night because otherwise it could cause substantial damage to the house. He also told us that if we didn't let him in to fix it, we would have to turn off the AC. When we asked him who had sent him, he told us the owner, *****, had sent him. We asked him to call her so we could confirm that this was correct. He called a number and put it on speakerphone, it went directly to voicemail. We decided to call Sun Realty to see if they could confirm the work order. We reached ****, and he told us not to let him in and that he would check with the homeowner. He also said he would call back and let us know. When we asked the gentleman for his name, so we could tell Sun Realty who had turned up he refused to give it to us. He left the premises. This gentleman disturbed our first evening of vacation. We did not know if he was a legitimate maintenance person or a crook. We did not feel safe in the house. It was not until Tuesday that **** called to explain that the homeowner had had an inspection done on the home, and the inspector had ordered the maintenance man to turn up without the homeowner's knowledge. It seems unusual and unprofessional that the homeowner would not inform the rental company that a maintenance person would turn up and possibly disturb renters. We were told that **** would refund us for the cleaning supplies. When we brought in the receipt, Jen told us that we would not be refunded the money. We told her that **** had offered to refund the money when we came in to complain about the cleanliness of the rental. She said she would call **** and find out. When **** called to inform us of the maintenance man, we asked about the money for the cleaning supplies. He told us that he would not be refunding us the money. We were very surprised that this was his response as he had offered to refund the money previously. We informed him that we felt that the refund was an act of goodwill as we had had so many issues with Sun Realty, and that we did not expect to be fully refunded. He begrudgingly said we would be refunded some of the money and to come by and pick it up. On Tuesday evening it started to storm very heavily and during the night we heard water leaking in our bedroom. We checked and saw that it was coming from the window, right where the blind was. We put down towels for the night and called Sun Realty in the morning. They called the owner who said she wasn't willing to do anything to fix it, as she was in the process of selling the house and didn't want to put any more money into it. She was pricing a full window replacement. The person we talked to also said that she didn't think it was going to rain again when rain was clearly in the forecast. It rained for 2 more days. She suggested we fix the problem by putting more towels in the window and replacing them when they got soaked. We informed Sun Realty that this was absolutely not acceptable and that they had to do something to fix the water leaking into our room. No more space. Don't stay here. read more

The property is well planned, nicely furnished, and has a lovely ocean view. The problem was that Sun Realty seems not to manage it very well. We should have arrived at an already cleaned space, but that was not the case. About the first thing we noticed was the damaged ceiling. As we looked around the kitchen, we found the coffee pot with dregs in the carafe and coffee grounds in the carrier, a toaster full of crumbs, dirty cabinets outside and even inside, dirty floor and rugs. Mirrors and windows were smudged. Bathrooms were poorly cleaned and there was mold in the shower. There was sand on the barstools, and dust on many of the electronics, decorations, and some surfaces. When I wiped the dining table, the cloth came away filthy. Additionally, there was black mold in the equipment closet and the furnace filter was not properly installed. There's more, but suffice to say I won't be renting through this agency in the future. read more

We booked our vacation rental house with Sun Reality earlier in the year. We are 3 days from arriving and get a call/email stating our house was having "maintenance issues" and would not be available. They would send us compatible homes to choose from. They sent homes far from the beach and with no pool. Not what we paid for. After a call back, they sent an oceanfront home that was thousands more, I guess figuring we would just pay more. We told them we were willing to take the home on what we've already paid, no more. They weren't willing to offer any discounts for our inconvenience of our vacation. Instead sent the left over homes that wouldn't fit what we paid for. So we were left fending for ourselves to find a vacation home. My nephew's wife found a nice home on Joe Lambs website. We called and they said we could get that home and they would send the difference in price back to the credit card. This has been the most stressful day, and what frustrates me the most is instead of "sorry to mess up your vacation, let's find something great for your family or even better to make up for this mishap" ....we get left with "here's what we got ( which isn't anywhere near what we rented) or we'll have to refund you. We wait all year for our OBX vacation, it's the only time we're all together. This is the last time we ever deal with Sun Reality. Customer service is lacking and they don't care if you come or not. Renting the house was very smooth along with the communication leading up to our rental week. Problems started when we arrived to get our keys. We had to wait an additional 2 HOURS to check-in (7pm). They told us countless times our rental house was being cleaned then inspected. We found trash in almost every room, broken toilet seat, sand on the tile floors, clogged shower tubs, many lights not working, etc... Emergency maintenance crew was responsive and did their best to accommodate the problems we noticed. Very disappointed this year and will be moving on to another rental company in the future. read more

Sun Realty is a complete scam. If you decide to rent from them I wish you the best of luck. From their website information you'd be led to believe that the cleaning is up to par with health department and CDC recommendations, it is not even in the ballpark of clean. We had to reclean our rental ourselves to feel safe enough to stay in it. We had an issue with both of the shower faucets in one of the bathrooms not turning off after being turned on. After finally getting the place clean and managing a shower I called Sun Realty. It was after hours and got a voicemail that basically said if it's an emergency you can leave a message but our employees are home now and may or may not respond. I left a voicemail and Lindsey called me back Sunday morning. She was pleasant enough and took my laundry list of problems. She offered to put me through to housekeeping to address my concerns. I declined since we already experienced their cleaning abilities. A nice gentleman arrived 2 hours later to take care of the ants in the kitchen cupboards and counters. He arrived without warning but he he was a nice guy so we overlooked it. At 530 another guy walked up onto our deck area, also unannounced. He was here to check the shower faucets. We were on our way to dinner so I told him it was not a good time. We also have 2 dogs and we weren't going to allow maintenance to just stay without us here. At this point I was mad so I called Sun Realty again. Logan answered the phone this time. I ran down what had happened since our arrival, our frustrations. She apologized and once again said she could put me through to maintenance to schedule a repair time. We're on vacation and not willing to rearrange our plans for something that shouldn't be broken in the first place. At that point I requested a manager because my only recourse is filing complaints either Dare County Dept of Health, NC Dept of Health and BBB. Lisa came on the phone and told me the housekeepers don't have time to deep clean, bed covers and blankets do not get laundered every week. They rely on guests to alert them to maintenance issues or they don't get fixed. Everything I would bring up just got twisted around to be someone else's fault and problem. I told her we would never use them again and suggest to everyone we know that vacations here to look to other companies as well, I would file my complaints, reviews and to have a nice day. Save yourself the time and aggravation and possibly your health. Use anyone else for your rental needs in OBX. read more
