Sun Realty is a complete scam. If you decide to rent from them I wish you the best of luck. From their website information you'd be led to believe that the cleaning is up to par with health department and CDC recommendations, it is not even in the ballpark of clean. We had to reclean our rental ourselves to feel safe enough to stay in it. We had an issue with both of the shower faucets in one of the bathrooms not turning off after being turned on. After finally getting the place clean and managing a shower I called Sun Realty. It was after hours and got a voicemail that basically said if it's an emergency you can leave a message but our employees are home now and may or may not respond. I left a voicemail and Lindsey called me back Sunday morning. She was pleasant enough and took my laundry list of problems. She offered to put me through to housekeeping to address my concerns. I declined since we already experienced their cleaning abilities. A nice gentleman arrived 2 hours later to take care of the ants in the kitchen cupboards and counters. He arrived without warning but he he was a nice guy so we overlooked it. At 530 another guy walked up onto our deck area, also unannounced. He was here to check the shower faucets. We were on our way to dinner so I told him it was not a good time. We also have 2 dogs and we weren't going to allow maintenance to just stay without us here. At this point I was mad so I called Sun Realty again. Logan answered the phone this time. I ran down what had happened since our arrival, our frustrations. She apologized and once again said she could put me through to maintenance to schedule a repair time. We're on vacation and not willing to rearrange our plans for something that shouldn't be broken in the first place. At that point I requested a manager because my only recourse is filing complaints either Dare County Dept of Health, NC Dept of Health and BBB. Lisa came on the phone and told me the housekeepers don't have time to deep clean, bed covers and blankets do not get laundered every week. They rely on guests to alert them to maintenance issues or they don't get fixed. Everything I would bring up just got twisted around to be someone else's fault and problem. I told her we would never use them again and suggest to everyone we know that vacations here to look to other companies as well, I would file my complaints, reviews and to have a nice day. Save yourself the time and aggravation and possibly your health. Use anyone else for your rental needs in OBX. read more

DO NOT rent anything with this company. The office staff on Duck Rd have absolutely no customer service skills and office manager Brenda is as rude as they come. We checked in to a dirty house with no blankets or pillows for the beds and the linen box was left outside, filled with water and infested with spiders. Check in is from 4-5:30 and the after hours staff "had no way to bring necessary materials to the house since the house keeping staff was off duty until morning." The only sleeping blankets were the bed quilts that the agency confirmed WERE NOT laundered between guests. Completely unhygienic. The following day, staff did come to clean the house and launder bed linens but were baffled by the fact that we requested this service. Everyone in the office seemed surprised that guests were requesting clean sheets, pillows, and blankets upon check in to a home that is listed as providing such amenities. The pool was filled with sand, dog hair, dirt, and leaves and Sun Realty refused to send the pool vendor for cleaning services. The pool, a huge selling feature for a beach house, was unusable due to the conditions. REFUSAL to meet contracted obligations and telling customers to "deal with it" is unacceptable management. Sun Realty's only success was avoiding responsibility and ruining our vacation. To the company management reading this, fire Brenda and spend time training management to work with clients rather than disrespect clients with attitude and ignorance. STAY AWAY from this company. Will never work with Sun Realty again. Their lack of empathy, poor customer service and false advertising is completely appalling. Decided to keep our 2020 reservation this summer since the year has been a disaster with the pandemic. Was looking forward to change of scenery and getting away for the first time since pandemic. We arrive to property to find it has bed bugs and was very dirty. The whole thorough cleaning for COVID was not present. Food crumbs everywhere, the previous tenants toiletries in the bathroom, food left in kitchen, etc. Downright dirty and NOT cleaned to meet CDC guidelines. We contact managers at Sun Realty to be told they have no other units for the week and we have to stay there during and after they conduct a heat treatment. They showed no empathy for the fact that if we stayed we would be living in a conditions where the home would be heated to 150 degrees. Meanwhile, the outdoor temperature was almost 100 degrees with humidity. They basically made it our problem and gave us no options for another place to stay. We were not comfortable staying in a property, one, with bed bugs and, two, where the heat treatment would be so uncomfortable for our family. We ended up spending hours on the phone and finally found a super helpful rep at Twiddy who was able to find a property that was available. Pretty much double what we paid for our initial rental. Had to come out of pocket over $10,000 to rent another unit while still trying to fight Sun Realty for our refund for the bed bug property. Had to stay in a hotel the first night as the next property was not available until the next day. All the representatives we dealt with at Sun Realty were rude and unsympathetic. I never realized how unprofessional a group of individuals could be. I kept asking them, would you want to stay and live in a place that has bed bugs? We drove eight hours to get there, unloaded and loaded the cars in 100 degree weather, had to keep hundreds of dollars of food on ice so it would not spoil for our first 24 to 48 hours we were there, were forced by Sun Realty to stay in a home with bed bugs or leave and have nowhere to go. Needless to say, our initial 48 hours of vacation were disheartening. However, thanks to Twiddy realty we were at least able to get something, even though it was double what we paid initially. Our family enjoyed our vacation. But I can tell you this, do not count on Sun Realty to offer any assistance if you get into a bind with a rental property. I will never use them again and hope that someone who reads this post will decide to use Twiddy instead of Sun Realty. It took over 3 weeks to get refunded our money and that was after countless phone calls and messages. We wrote Sun Realty and the owners of the property and asked to be compensated for at least the hotel stay, which they declined to do. Very disappointing experience and pretty much fell in line with the year of 2020. read more

DO NOT use Sun Reality. DO NOT RENT property 459 -C Dunn Dreamin on West Breezeway, Kill Devil Hills, N.C. We arrived to a flooded and swampy mess in the driveway & mold and scum at every entry way for us and our young children to trudge through. The grill that was shown in pictures was not there due to safety issues we heard about after arriving. This was because it was moved to the balcony from previous renters probably due the fact of the safety issues of the flooded car port/patio area intended for grilling & relaxation. There was no way possible for our family to hang out and enjoy this property. Yes, there had a lot of rain, but we heard through local sources that the owner had indeed been told to do something about the run off drainage. We were never notified about this problem before arriving. We would have not attempted a vacation here if Sun Reality had attempted to look out for their customer. All the water from all the houses on the street runs right in the middle to this particular property. There were plenty of other properties neighboring this one that did not have this same issue no matter the rain. Sun Reality kept giving the "rain" excuse. This property should have "not" been listed for us to rent given the maintenance problem that had not been taken care of by the owner & Sun Reality. The customer service was slow to try in doing anything to make this better for us. They often responded with a belittling and condescending attitude toward us on the phone and in person. They sent an office personnel with a push broom to sweep an entire flooded driveway and patio/carport (this was uncalled for on the poor employee's part & ridiculous to think that was going to cut the problem for us). We were told by some on the phone & in person that they would call back with something to fix the problem, whether it was another rental or money back and they did not call us. We had to in turn call them back & talk to other officials several times. We were treated very unfairly. I can't repeat this enough! Please do not use this company or rent this property!!! I feel sorry for the next customers in line. On top of everything else the ice maker did not work, in which we did not complain about because this was the small problem compared to the moldy, scummy, swampy, slick, unsafe, and health hazard issue we were dealing with. We simply just wanted to enjoy our hard earned family vacation. We have been told we will get our money back minus a portion of the day's we were already there. This is unfair. We hope we will see that portion of money we paid into this rental back in the stated 2 days. When Sun Reality knew we had this issue with the rental we had already paid for and shows up for, they should have taken care of us, "the customer". They should have found us another property comparable if not better to make this right for us. We are completely outdone. They did not do "the best" for their customers. No integrity here what so ever with this company. I will never use them again. Worst beginning to a vacation of my entire life. Please pass along. We care about others, and would never want someone else to face this when attempting to enjoy a vacation. I will say out of everybody else Debbie was pleasant and did try to do something". The service that was provided was absolutely terrible. The home was not ready at the stated time, the previous tenants garbage was piled up and became our problem as there was more trash than garbage cans. So we started our week off with a full garbage can in a house with 12 people. The home itself was dirty and not well maintained. Doors were off the hinges, screens were broken, etc... The worst thing overall was probably the infestation of ants. We had small children here and obviously they crawl everywhere, each day we were brushing ants off of our babies. From the bathrooms to the kitchen, ants everywhere. Upon calling the realtor, we were given word for word contract clauses. I understand if the home isn't ready at exactly 4 pm, however, driving 10 hours with a one and two year old, the expectation is to have the home ready. Sun was unable to be human and at least attempt to understand our frustration. The reason they have these contract clauses is because they do such a cheap, rushed job with all of their properties. With such low expectations, of course they would want to make sure they are covered for situations like this. Spend some money, stop being greedy, and have care for your customers! As far as the ants were concerned, they wanted an exterminator to come out and spray, great idea if we didn't have babies in the home all week! Thank goodness we brought our own linens. The new linens for the following weeks customers were dropped off on Thursday in the rain, and sat until Sunday when we left. They would have at least, except we brought them inside so the future guests could have clean linens. We will never ever rent from Sun Realty again. We have a pending reservation for this July for a house in Kitty Hawk and have had nothing but problems with this company. They messed up our reservation and our account numerous times. I have made over a dozen phone calls to try and fix this problem and every time I think it is fixed, something else comes out. Poor customer service. We rented a large beach house from these folks. A friend suggested another property management company and I should have listened. They messed up our linens and it took about 5 calls and 30 hours into our vacation before we had towels with which to shower. One of our bathtubs got stopped up and it took a while to get someone out to fix it. One of the dishwashers quit working and it wasn't able to be fixed while we were there. There was also an issue with power on the first floor that never did get resolved. I attempted to work out a resolution with Sun Realty and they were not interested. Next time we want to drop 18K on a house for a week, we'll look elsewhere. read more

Do not rent from this company. Their loyalties lie with the homeowner. We rented DSA-303 condo. When we arrived, no AC. Upon calling to report, discovered they knew it wasn't working and could not be fixed during our weekly rental but never mentioned that to us at check in and took 3 days to send HVAC tech. Who just took pictures and told us it was junk and to not turn it on. Never offered fans or relocation. Initially offered $200 refund, eventually offered $400 refund. The Rental Agreement clearly states they should refund full rental amount if reasonable means not taken to fix the problem. Or offer relocation prior to occupancy. Upon advising that wasn't acceptable, the Manager Jen just said "sorry you feel this way". In addition, carpet dirty, kitchen cabinets literally falling apart, refrigerator took forever to cool and patio screen door cannot be opened. Windows cannot be opened either so we had to leave front door standing wide open to get any air in the condo. I have been renting in the Outer Banks for more than 15 years. Will never rent from Sun Realty ever again or this condo! read more

It was our first time out here. The contract never said anything about bringing your own paper products. There is one roll of TP in each bathroom and that's it. You'll need everything else. When I called Sun Realty they said well if you would have asked we would have told you. Nice service. The house was mostly like the pictures. The couches had dirty socks and old napkins tucked in them. The coffee pot had old coffee grounds left in it. Lamps and floors were full of dust. Sheets they provide you are so scratchy you might as well bring your own. Bathrooms were clean but place could use some TLC. Microwave handle was broken to the point where you shouldn't really use it. I would do your research before booking a house out here. read more

My family has been coming to the Outer Banks for our annual vacation for many years - this year we finally splurged and rented a house on the beach - Kill Devil Thrill, or property 355. From the moment we arrived, this house and Sun Realty has been a complete disappointment. The first thing we noticed was dog feces on the carpet in the very first bedroom - not a good sign. The floors of the house were filthy, too - sandy before we even walked in the door. The couch and provided pillows were covered in dog hair as well. Sun is supposed to clean up between each renter! Later that day I found dog feces under my bed - clearly they are not paying close attention to the cleaning between renters. It was clear that the pictures on the property's site were taken long, long ago - and strategically omitted some crucial deal breakers - for example: - most of the windows don't have screens - the windows that do have screens don't open properly (my mother cut her hand trying to open one of them!) - the screened in porch is missing several sections of screen, rendering it useless - the refrigerator is rusting through - the comforters on the beds were filthy - perhaps never washed before - the nails on the porch are rusty and dangerous - the furniture is dirty, disgusting, and falling apart We called Sun Realty right away and the woman we spoke with completely blew us off saying "oh sir, did you read the contract," or "well there's nothing we can do about that" - completely unhelpful! My guess is - if they can make money off of some poor soul renting this place, then they don't care how disgusting and miserable it is! read more

Our first experience was great, no issues, however, we reserved the exact same property for a week in July then several days later after we had already changed our schedules for this second week they tell us the can't honor this reservation because someone else wants it, total crap, and they only told us when we visited their office in person to drop off the keys, never bothered to call or email us and actually had we not asked no telling when we would have found out. Very poor customer service, I'd advise you to double check all your reservations if you've booked with these people to avoid any surprises like we had. read more

My family and I took our vacation down to nags head this year and stayed in the Robins Nest off of Breeze Way Dr. The cottage itself was perfect but look like it had not been cleaned. The grass had not been cut, there were ciggerett butts outside in an ashtray, the water was a rust color, there was dirt everywhere and we found a condom outside on the lawn. Anyway, It had plenty space, multiple levels and was located very close to the sound. We arrived on Saturday around 5:00pm to the cottage. We had 3 cars and an RV in the driveway. I had sent Sun Realty an email 2 months prior asking if we could park the RV in the driveway because my soon to be mother and father in laws were coming from Idaho. We were scheduled to have a small beach wedding that Sunday at 12 and a reception party at my aunts home after. The next day (Sunday) we had 5 more cars meet us at the house so we could all go to the beach for my wedding. They met us at 10:00. We were scheduled to leave at 11:40. At 10:15, a man by the name of Mike Harris arrived asking for me. I came downstairs, and he immediately started speaking to me as if I were a 17 year old high school student who was throwing a party there. He told me I could not have the RV there and it was "against my lease if I had even read it". I showed him the email that said it was ok to park and he responded with, "well she shouldn't have a job." I explained to him they all the cars were about to head out because MY WEDDING was happening in less than two hours. He then told me I had 30 mins to get everyone gone including the camper. I was in tears. He also said, "so you were planning on having a party here after huh?" I responded with, "No, we are having a reception at my aunts house in duck after." He responded with, "oh, is she renting too?" "No, she owns her home along with some of my other family members down here." I am not sure why her renting or owning a home was any of his business. Needless to say, the wedding was cancelled. My mother and father in law drove back home after pulling out of the driveway and the rest of my vacation was no good. I will never use sun realty again. We rented Serenity 526-B from Aug.6-13. Maintenance and cleanliness seems to be a real issue with this house. Black mold was creeping out of the vents, mildew smell on ground floor, vines growing all over outside showers, roaches in bathroom, large pool of standing water outside the ground level back doors that never went away, condoms and used make up in drawers, internet didn't work. Several people had upper respiratory issues from the mold and mildew. I had to go to Urgent Care for treatment as a result. Looking at the other reviews now, it appears that poor maintenance of the rental homes is an ongoing issue with this company. read more

I would not recommend Sun Realty. We made a reservation online for an advertised base rent of $2,335/week. A couple days later, I received a call from someone at the office who said that there was a "glitch in their system" and that the base rent for the property that week was actually $2,995. She said that I could agree to pay the difference or they could work with me to find another listing. I asked how long I had to decide and she said until 5PM. If this was an honest mistake, why the time deadline? It seemed like a bait-and-switch deal to me, so I cancelled. I love the Outer Banks and go there nearly every year. I encourage anyone to go, but just don't use Sun Realty. read more

If I had a choice to give no stars I would. I'm sad I had to resort to leaving poor reviews because Sun wouldn't help my husband, and I out with this laundry list of issues with the Woodmere, property #354. My husband and I understand that this is a much older home, in fact the oldest homes I've stayed at since I started coming down to OBX 7 years ago...so there's most likely going to be small issues and lacking updates. Also there was a hurricane passing through just the week or two prior to our arrival and some issues that we noticed pertaining to the storm and possibly age of home. Other issues were appliances and general maintenance of the home and lastly, cleanliness. 1. Shingles blown onto the dunes. 2. Solar lamps laying down on opposing sides of the gazebo. 3. Loose nails on boardwalk and gazebo. 4. Broken bench in gazebo. 5. Possible electrical problems. 6. Lights around the pool worked intermittently. 7. Hot tubs weren't getting hot for first two days. 8. Back porch cottage light. 9. Back porch lights, each lamp missing 1 out of 2 bulbs, switches are hanging by wires. 10. No ashtrays on porches of property. 11. Downstairs light outdoors back porch didn't work. 12. Maintenance broke glass door on 9/11, glass everywhere. 13. Large wasp nest over the upstairs kitchen door. 14. No propane left in one grill. 15. Bathroom fan didn't work in one bathroom. 16. Roaches, ants, and water bugs in both houses. 17. Ceiling fan/high broken in upstairs bedroom, only overhead light. 18. Ice/water dispenser in main upstairs kitchen didn't work. 19. Other fridge's freezer worked intermittently. 20. 1st front door light worked intermittently. 21. Upstairs bathroom tub didn't drain while showering. 22. Downstairs dining room dimmer switch, ripped off. 23. Downstairs palm trees didn't light up. 24. Only two shot glasses provided, we left 4 to the house. 25. Pool & hot tub cleaner was there two hours prior to checkout. This is quite an elaborate list of issues with this house. Some are completely excusable, others are not acceptable. My husband contacted maintenance about a few off of this list that needed to be addressed immediately. We weren't there to greet him, but apparently he was acting very drunk according to our guests. Not a good look. He told us how to turn on the gazebo light, brought wasp spray and a bag of light bulbs. Someone mentioned the hot tubs to him in which was addressed but he disregarded our other requests. He said don't use that one freezer because there's several others in the house to use instead. Never fixed the overhead upstairs bedroom light as requested. My husband also mentioned that there's bugs in the house and said it would be best to get an exterminator after we leave to assure they're not present for the next guests. We liked this house, but didn't love it because it was an event home in which we didn't have our wedding at and it's dated. Though we paid all the extra fees of this being an event home that I would be embarrassed to had have there. Ultimately our main concerns are the fact that the roaches were in the cottage sink next to my toothbrush and one flipped over dead in the downstairs shower. I was sincerely concerned that my husband, myself or guests could have brought them home. Also the broken glass from the door that broke was everywhere and one of our guests swept it instead of maintenance. Surprisingly nobody ripped their feet opened on the boardwalk and gazebo either. Well Sun allowed the next guests to stay in a dirty/unsafe home and paid an arm and a leg for it as well. We simply wanted to be compensated something for our troubles, to which was apparently up to the owner. The owner didn't want to provide anything and never did Sun, so here I am. Instead Sun would like to give us an early check in and cleaning service for our next stay that WON'T be with them. We waited weeks to basically get the door slammed in our face. The rates for this house for the following year was $3k LESS than what we paid for our. UNREAL! Sun (Brenda) lied and said they'll no longer be supporting the Woodmere. Bed Bug Infestation! We rented Crystal Shores, Unit 103 in Kill Devil Hills for Oct. 6th-13th. We checked in a day late as we had a wedding to attend on Saturday. Upon checking into the condo, we took pictures of the condition of the condition of the condo so we would not be blamed - mold and worn caulking along the floor in second bedroom, torn carpet in master bath, cracked tiles, old water damage, blinds that did not work, foot print on the kitchen tile, etc. We went back to the rental office to show them the pictures and sent via e-mail to the Kitty Hawk office. Monday, we noticed a couple of bites, but thought they were mosquito bites. Tuesday morning, I work up and both my arms, forehead, neck were all bitten up. We didn't know what was going on until my husband pulled a blood engorged bed bug off my shirt. There were black spots on the pillow and sheets. Disgusted, we showered and packed up as quickly as possible. When we checked out, the office staff saw the bites on my arm and offered no option to stay and rectify the situation. Supposedly Sun Realty sent "pest control professionals" to the condo, but the condo was rented for the next couple of weeks so wonder how good the place was exterminated. Renters, beware of this particular unit and Sun Realty for their uncaring response to ruining our vacation on top of dealing with the bites. We literally threw our suitcases, shoes, purse, etc. into the trash, sorted clothes in plastic bags to throw in hot water wash and hot dryer, and fumigated the car when we got home. read more

We were very disappointed with Sun Realty Kitty Hawk and the owner's response for a repair at 147 Duck Rd Southern Shores. The oven was not working the day we checked into this rental. Each day we had to call Sun Realty for an update on the repair status; they never reached out to us. On day 5, a repairperson arrived unannounced and said the oven could not be fixed. If this was known on day 1 we could have made other food preparations. The owner refunded only a small portion of our additional food costs incurred, plus the cost of this rental. This home is showing wear and tear, and from our experience, repairs are made only when it is necessary. Our week was spent dealing with an issue; not what we expected to do on vacation. My family of about 20 people rented a home in Nags Head, Captain Jacks Landing, the week of July 20th. Upon first inspection of the home, we found that it was not cleaned well at all. There was still trash in the trash cans from the previous weeks renters. Only 1 of the 11 televisions in the house worked. There were broken lounge chairs by the pool and only 3 for the whole house. The hammock on the deck was broken, and water was leaking from several different places in the home. We called and reported all of these things on Sunday. We had to call Sun Realty back 3 times before anyone would come and address the leaks. They then told us it was because we had bathed a baby in the master bathtub and it had leaked! (They saw the baby toys in the tub.) On Wednesday of our week the hammock had broken when 2 children laid down in it. Thank goodness they were not hurt. Sun Realty finally sent someone on Thursday to remove the damaged hammock and pool chairs and look at the leaks again. Their response was it was from condensation from the A\C. We couldn't even use one of the upstairs bathrooms because it leaked so bad from the ceiling. I would not recommend using Sun Realty while traveling to the OBX. While my family enjoyed our week together at the beach, we were very disappointed with the services they didn't provide to ensure a more comfortable stay in a house we paid 9k for! read more

We (4 adults, 6 children, and 1 dog) couldn't check into our rental until an hour and half after promised...this after driving 5 hours and waiting an additional 3 hours to pick up the keys. Once inside the house, we found that the place had not even been cleaned from the week before. By the time the housekeeper arrived, we were all beat from being cramped in the car all day, as well as cold and wet from the onslaught of pouring rain. She cleaned half-heartedly for about 30 mins while we continued to wait outside (in the rain as it was an improvement to a cramped car). At that point, I just wanted to get my family inside where they could get warm and dry so I asked her (once she put her cell phone down) to come back the next day to finish. So we spent the entirety of the first evening scrubbing the place down simply to make it hygienic enough to sleep in. The housekeeper agreed to return the next morning, but when we got back from the beach it didn't appear that she had done any cleaning beyond what we did the night before. This was just the beginning. I've included a full list of our complaints below. Note that we did not expect perfection from the property. When it comes to vacation rentals, such a thing rarely exists... if ever. That being said, the frustrations we experienced did not derive from the house itself, but from negligent management and lack of communication on Sun Realty's part. As a result, we asked to be compensated for a day's rent for the time that our accommodations were compromised by unsanitary conditions and disregard for our basic comforts (see below list). Instead of a day's rent ($340), we were offered a measly $75---which they explained is the cost to clean the house. They wouldn't budge after we made several more attempts to gain fair compensation. And just to add insult to injury, the property manager wrapped up our final correspondence with the suggestion that we actually retract our "unreasonable request" and consider our use of the property a "value." LIST OF GRIEVANCES: -fresh food/ pet stains on carpet and pillows -hair in all bathroom drains/sinks -dried food debris in kitchen sink -sand/dirt/hair/ covering all floor surfaces -fresh stains on mattress covers, including blood -greasy finger prints covering windows/mirrors -dried toothpaste on bathroom mirrors, in sinks -urine/fecal matter on/under toilet seats and around base of toilets -food wrappers under beds/couch -used filter and grounds in coffee maker -No internet service upon arrival -No spa tub in 1st floor suite as Sun Realty's property website showed at time of our booking. Instead there was only a shower. (We discovered days later that the basement flooded prior to our arrival. We were never notified of the missing tub) MISREPRESENTATION -Clogged vacuum. Husband spent 30 mins clearing it so we could vacuum the filthy and stained carpet that welcomed us -Toilet paper holder detached from wall -Broken coffee table that crumbled when a phone and mug were placed on it. Looked as if it was shoddily put together prior to our stay. (Property Manager responded to this issue by advising that the homeowner could request reimbursement for the table even though no individual from Sun Realty had even seen, much less inspected the table in the interim between the previous guests' stay and ours.) -Dead batteries in remotes -Queen sheets/cases left for king bed/pillows, which left part of bloody mattress pad exposed and our heads without pillows since the cases didn't fit -Pool skimmer had a huge hole rendering it useless for cleaning debris from the pool -No mid-week pool cleaning/maintenance. When we inquired before check-in we were told the pool would be serviced halfway through our stay. We would NOT recommend Sun Realty to anyone. Ever. read more

Had a great time in OBX except for dealing with the people at Sun Realty. We stayed in the Honey B (406A) house, in Nags Head, July 8-15. In the rush of having to check out by 10 with 4 kids, we left behind some personal items, clothes etc. I immediately called with no response. I have called almost every day over the past week with no success. Almost $500 worth of clothing gone. Got transferred to housekeeping only to be told "that the housekeeper is usually pretty good about returning lost items." Next I spoke to someone who seemed to help me, she called the new renters and left a voicemail asking them to check and make sure there were no items left and to please return them and advised me to call back over the next couple of days. I called back on Saturday to check only to be put off by an extremely rude woman who told me she could see our account notes but wouldn't tell me what it said, and said "trust me, it isn't clothing they want" in reference to the housekeeper not turning in our personal items, call back tomorrow because there was nothing she could do (which is what they have said every time I have called, regardless of the day of the week) and transferred me to a voicemail. Now no one will pick up the phone. Do NOT rent from this company and if you do, don't expect any help. Rude customer services and the housekeepers are thieves! read more

Kelly went above and beyond to make sure we had the appropriate linen that we requested. "Take a Mulligan" was a wonderful home to gather with my siblings and our families. I rented from Sun Realty in August 2016. The house was not clean when we arrived but was re=cleaned the next day after we complained. We then discovered it was invested with mice and we had to contend with mice running around including in the cutlery draw when I opened it. Mouse droppings everywhere. Kids ended up sick. Lots of things were not working or substandard. I complained and after weeks got a partial refund of just over one days rental. I submitted a review that gave the facts and praise where it was due (great location) but the company refused to post it since my issue has been "resolved". I don't think I can trust a company that does that. read more

I have rented houses in the outer banks many times and Sun Realty was by far the worst experience I have ever had. The property we rented was filthy, covered in dirt and sand and cockroaches and other bugs and food. The roof leaked in FIVE separate places, and ruined my laptop cover and almost ruined my laptop itself, the appliances were glitchy, the hot tub was dysfunctional and even the repair man said he was surprised how old it was, there was a USED RAZOR AND OTHER UTENSILS in the bathroom, there was a giant dead spider on the bed, the beds were full of dirt and dog hair, the hardwood floors were sticky, the bathroom rugs had not been washed in months, the caulking in the bathrooms was black and rotting, there was a user paper towel in the cold hot tub. I could go on, but the important thing is that I let Sun Realty know about these conditions during and after the visit, including photographic documentation, and they were NEVER addressed and my emails have gone unanswered. BUYER BEWARE!!!! Sun Realty ia appallingly bad, and I have never had this sort of treatment or condition any other time I visited the outer banks. I have used Sun realty for renting my property in the 90's and had no problem. Now we used them for rental in South Nags Head and did a review of our property and gave it a bad review. It was taken down and said no reviews pending? Sounds fishy and leaving home without reviews for next sucker in 2014. Sad way to do business. As a result I will not use them again! read more

This is an addendum to my previous review of 10.1.15. I recently received an automated 'thank you' email from Sun Realty asking me to review the property and book another rental with them. Sending me this automated email, after all the problems and lack of resolutions I've had with this company, goes to my point of how in tune they are to customer service - NOT. I did review the property, 491-B Sea Song in Nags Head, and gave it a bad review because it was a dirty, poorly maintained, dump. Of course, Sun Realty did not post the negative review on their site which is why all the reviews for this particular property are, at a minimum, over a year old. Old reviews should be a huge red flag to anyone considering renting from Sun - if there are no recent reviews of the property you are considering renting ask them why not (better yet, just rent through another company). The pictures from the property I rented from Sun Realty are posted here and pictures don't lie. While a rental may be 'pet friendly' that's not an excuse not to clean it or fix it. I've got a dog too - I also have a dyson and I use it. read more

"Predatory" - like sharks is how they regard customers - Sun Realty has treated us horribly (rude, snippy) - renting house for wedding/groom's family of active duty Navy man returning from Middle East deploy - we are local educators, homeowners & natives to area. Have been prompt & paid in full BUT still we get "reminder" e-mails that we have not paid for wedding rental still a few months away. Web site says they accept checks--but bimbo in rental office says they do not. (Clue in - I do not want to share my debit or credit # with the "eclectic" workers in the office - no offense. You have 60 days for my check to clear.) Beautiful property for wedding but SUN tacks on lots of extra event fees etc. Actual rental is twice that which is published online when all is said and done. read more

We rented a large house at a large price with Sun Realty, and were bitterly disappointed. I have rented with Southern Shores Realty (great) and Outer Banks Blue (pretty good), and I never should have taken a chance with Sun Realty. The home I rented was a disgusting disgrace; unclean, dirty dishes in the oven, dirty bathrooms with mildew, doors that did not open and close properly, mold on the windows and doors, etc etc etc. But to add insult to injury, Sun Realty INSISTED on having ROOFERS come to work on the house TWICE during the week we were there. They did not call or even warn us, we simply answered the door to a shirtless young man who informed us that Sun Realty had sent his crew there to work on the house. I spent the better part of my week on the phone with Sun Realty, and they never even apologized for the inconvenience, let alone tried to take care of the ROOFING NAILS IN THE POOL, etc. There are several good options for renting on the OBX. Please choose a company that will respect your business and the time you took off work. read more

Let me say first of all, we did enjoy the Outer Banks including Nags head. Our condo was corner unit 2A at Admiral's View at Nags Head and had a beautiful view of the ocean above the dunes. The pool, which wasn't open yet for the season, is large and spacious, the deck around it appears quite new and clean. There is also great access to the beach! Aside from that, I can honestly say this unit should not be rented until repairs are made and a very deep cleaning is done. FYI, the unit is rented without linens, yes you have to pay to rent your linens, sheets and all towels from Sun Realty, A fact that is conveniently left off of the webpage where you submit your payment and decide on your rental unit. I was told that if the unit included linens, that would be noted. Obvious deception by omission. After paying $52 to rent sheets for four beds in the unit, I had to go and purchase towels for the unit because that would be cheaper than renting them. I spent 2-3 hours of my first day of vacation making up four beds with the rented linens and shopping for towels. Secondly, when I arrived to the unit, it did not have a washer and dryer in the unit even though a washer and dryer is plainly listed on the standard amenities list on the website for this particular unit. A small paragraph below this listing Of the unit's amenities briefly mentioned coin laundry is available downstairs. I assumed that was for other units that did not have a washer and dryer, since my standard amenities list said washer and dryer and everything else in that list was specific to the unit, with the exception of a grill and an outside shower. The first night when we tried to take showers, there was no hot water, upon calling the emergency number, I was told that they could not send someone out and it would have to be the next morning. The next day by 1130 or noon a man arrived and basically informed us that a disk had not been inserted back into the hot water heater for the season to provide us with hot water. We missed an entire half day of our vacation waiting around to make sure we would have hot water so that we could all shower, I have a family of five. The heat works well, the air does not work at all other than to circulate air, I did not report this to the rental agency, being that I had complained about several things already and felt like a nuisance. Thank goodness our temperatures were in the low 60s to mid 70s or we would have had to have reported the nonworking central air conditioning. The shower in The master bathroom does not have enough pressure from the showerhead, we all five had to take showers in the additional bathroom, thus essentially making the rental a one bathroom for our stay with five people. The rugs in both bathrooms appear to have not been washed probably in a number of years. The patio furniture was caked in so much sand that we were unable to use it, not really having access to a water hose to clean it. It was not the kind of sand build up that you can easily wipe off, and since we had no washer and dryer in the unit, we didn't want to use all of our available towels on patio furniture and dirty them. We attempted to use the coin laundry in the basement, first attempt, the washer did not work and dissolved a washing pod all over my clothing ruining some of them. The other washer, there are only two, seemed to work better and the dryer worked as well. The dishwasher is hit or miss on whether it releases the dishwashing pods, even when it does release the pod, the dishes come out very dirty even after pre-cleaning and it's very noisy. The fan in the second bedroom started making loud knocking noises the third day of our stay, so we were unable to use it any longer as well. The living room furniture needs to be replaced or deep cleaned somehow, and the carpet could use a pretty good deep cleaning as well. Master shower is so old, just needs replaced! Just do yourself a favor and don't. I hope to come back to the Outer Banks one day, I will not rent this unit and I will not use Sun Realty ever again. All complaints, were met with a complete lack of concern on their part. read more

Our family rented Shore Beats Work N' WHL-962 in July.The house was large enough for everyone to have their own spaces. The kitchen was stocked with everything for a family that cooked every day. Dining table was wonderful for a big family.This lovely house even has a swing set and volley ball are outside. Beach chairs were available that we did no know about in the description of amenities.The house was mostly clean. Sun Realty allowed us to check in a few hours early since the house was ready for us when we arrived. Thanks! There was a lovely clean pool and hot tub which was cleaned again midweek. The only maintenance issue was the air conditioner got plugged up and sweated all over the ground floor carpets and the ceiling vent dripped on the beds. After 2 calls to office this was fixed but the carpets were way too wet and we were leaving the next day. It did cause a musty smell in the downstairs rooms. There were no bikes but we rented them for the week. I would recommend this house for a summer vacation. read more

Aug 13, 2013, 5:14 PM Stay away from Sun Realty. We rented Condo # 103, The Oceans Condominiums, 2229 S VA Dare Trail, Nags Head, NC from Sun Realty. The condo was filthy - mold and black hair in both bathrooms. dust on headboards, dead bugs and filth along walls/baseboards, food encrusted on stove, stove pans, and even on the kitchen wall! Refrigerator smelled, all cabinets were greasy, microwave oven was also caked with food splatters. Area rugs and carpeting looked, and smelled, as if they hadn't been shampooed in years. We arrived at the condo at 5:30 pm on a Sunday. We called Sun Realty immediately, but they had already closed and the message system gave no forwarding telephone numbers for help. My family and I then drove to KMart and spent $47.00 on cleaning supplies (mop, bucket, scrub brush, paper towels and cleaning products for kitchen and bathroom) and then came back to the condo and cleaned for almost 5 hours! I called Sun Realty again on Monday morning and was told that "Mike" the manager was busy and would call me back in an hour. Not good enough, I told the receptionist that i was on my way to the Sun Realty office and was immediately turned over to "Elizabeth". She had an answer for everything, which leads me to believe that SR has had numerous complaints before. She said that the condo met Sun Realty's expectations. Obviously the workers at Sun Realty live in squalor. Stay away from Sun Realty! read more

We rented a house called Overdraft in South Shores, NC, property # SS-147 in late August 2014. It was filthy and in need of many repairs. The photo of the place must have been taken when the place was new. We had cleaners and service people over nearly every day for the week we stayed there. We asked for compensation and were offered a waiver on the cleaning fee ($200) and a $300 credit toward our next rental from the same owners. (The weekly rental was nearly $7,000.) Note: SS-001 also belongs to the same owners, though we have not seen that one. We wrote back stating that we did not think this was fair compensation, and that we would not, in any case, want to rent this owner's property again. It's been about three weeks and still no reply. Ironically, the president of the company is a member of the Outer Banks Chamber of Commerce and was their president last year. (Please note, we worked with the Kitty Hawk office, so maybe this makes a difference. My family rented from the Duck office in 2013 and had a good experience.) This is a partial list of the problems we encountered. Filthy carpets and upholstery. Edges of white coffee table black with grime. It was falling apart -one side had a number of exposed nails. Very dirty microwave-there was even food under the door glass. Handle came off in my hand. Small refrigerator out of order, and extremely dirty & moldy.Kitchen blinds splattered w/ spaghetti sauce & windowsills black and full of dead flies.Most flat surfaces covered in visible dust and dirt. Ceiling fans edged in dust and grime. Garage full of broken clutter. Broken deck rocker w/ exposed nails.Vacuum cleaner smoked. BBQ encrusted with the leavings of previous cookouts, handle broken off. Wet bar extremely dirty. Small refrigerator running but has particles of food and perhaps mouse droppings in it. The gate into the pool area is black with dirt, as were the railings up to the deck. Part of railing around hot tub fallen off and lying in shrubbery. Volleyball area littered w/garbage & overgrown-forget about horseshoes. Overfull septic tank caused flooding of shower, bedroom, and back hallway. Carpet remained wet for two days-stench unreal. Child stepped on tack strip left by workman who workmen pulled up carpet. I will say that the bathrooms and the salt water pool were clean. We were only two blocks from the beach, but there was a lot of road noise. The description of the house did, however, note that it was on a busy street, so I'll give them that. read more

My family and I can not say anything negative about our whole experience. We rented the Light Times house in Nags Head for a week. We had five people staying in the house. It was just a great vacation. No issues with workers or noise. The people at Sun Realty were nice and friendly. read more

Stayed at 381-A last week 8/15 to 8/23. Kitchen refrigerator was broken upon arrival, 3 families lost groceries. Called Sun Sunday night to report it was broken, was told they would need to contact the owner since he handles all the maintenance. Someone finally came on Tuesday to verify it was indeed broken, as if the 3 gallons of spoiled milk wasn't enough proof. and it was fixed Thursday. On Tuesday night the A/C in the main living area broke. It was looked at Wednesday night by the owners repairman and was also verified to be broken. Sun did provide 2 A/C window units, in which they are very proud of themselves for doing, because they make mention of it in every correspondence I receive from them. The living room temps exceeded 85 degrees each day with the window units running. This was still not fixed when we left on Saturday. However the owner stopped by after we left on Saturday and then went immediately to Sun and told them the living area was "reasonable" 72 degrees which I find impossible because even with the main unit working Saturday-Tuesday it never reached that "reasonable" temperature. Also when we left we turned all the thermostats to 76 degrees as instructed by Sun, so there is no way with the heat rising from the 2 floors below that those window A/C units were doing enough to cool that main living area. Also the dryer in this house squeals every time you run it. It is located on the first floor but you can hear the high pitched squeal the whole up on the 3rd floor. It makes drying laundry after the kids go to bed impossible. It also takes 3 full cycles to dry a medium sized load of laundry. Its not like were trying to dry 20 beach towels at once. Sun never returns calls and you are forced to track them down. Then when you go to the office to try to get assistance from somebody or explain the issues you have been having the assistant rental manager runs and hides in his office as soon as you make mention of the property number. We asked Sun for compensation for the aggravation these failures caused on our vacation and were denied anything. We were told the refrigerator in the basement was fine so we should have just used that, which makes all the sense in the world seeing as we are preparing all of our meals 2 floors up, and that when the owner entered the property on Saturday after we checked out, the A/C was fine. We have been coming to the Outer Banks for a very long time and have many friends and family that do as well, and I can assure you none of these people will be using Sun Realty again. read more

We rented a house to stay in for a week while my fiancé did major renovations to our house and I telecommuted (or attempted to) from the house. We're excited because of the great rate...HOWEVER we walked into our pet friendly house and we're almost choked by the stench of animal pee! (Mind you this was our third rental from 3 different property management companies) next, the Internet was almost impossible to connect to and once connected (whew I can work now) it went down half way through my work day so I called the company and the lady said "In don't know what you want me tondo about it!" WTF?! I am ok with our decision because we were renting it to work and the front porch cafe has wifi but I would have been SUPER pissed if I rented this place for a true vacation! read more

Sun Realty recently handled a vacation rental for our family in Nags Head, N.C., and we were very disappointed in some of the issues we had with our rental. Upon arrival, the bathrooms had not been properly cleaned, and in one of the bathrooms, the floor mat was literally stuck to the floor, and the door could not be opened all the way because of the rug position. The rug itself was also dirty. I called Sun Realty and their answer was that the floor had buckled and there was nothing that could be done. Also, there were constant issues with the TVs in the house, and someone from the office had to either come out or be called numerous times and not all of the issues were resolved, which meant some of the tvs not viewable. Not even the game tv for the kids even worked. The weeds and grass had gotten so tall that the yard could not be enjoyed, which had corn-hole, volleyball and swings. Someone did come out and cut it only after I complained. Also, a bad leak occurred in one of the bedrooms, causing a lot of water to come down into the room, which made the room not usable after that, to which Sun Realty replied that it was a gutter issue with the house and it could not be addressed at that time. Also, the hot tub leaked the entire time and that was not usable as well. After speaking with the manager at the end of our stay, he agreed that we should have been compensated after putting up with all of the issues we experienced. He never got back to me after stating that he would talk to the owner. I would not rent through their office again. read more

Their customer service is horrible. At check in they told us we could get the house at 11. We got there at 11 and they told us not till 4. We had two children under 3, a dog, and some elderly guests sitting outside In the heat. At 4, we go back to get the key, they tell us it is still not ready, might not be ready till 530. They are totally dishonest. We will never use the again. read more

It's been an utter disappointment to deal with a company who prides themselves on customer service and falls short of that expectation. We have rented from Sun Realty for the past 3 years and needed to get out of a contract. We did as the cancellation policy stated - a written request, ect. However, my complaint is how they processed the refund. We asked if the cancellation fees were $xx.xx dollars and they wrote back yes, that amount is for the cancellation fee. However, when the refund was processed it was a different amount. Where is the best practice of clear communication? Why omit that the fees would also include travel insurance? It's so frustrating to trust a company who isn't reliable and clear in communication. NEVER AGAIN. And you now what they say, "A bad referral is shared 9x more than a good referral." read more
