Beware urine soaked king mattress in basement bedroom of "Phelps Brothers Too" from Sun Realty. Reported it as soon as we were moving in and owner decided on "professional cleaning" instead of replacement. Owner thought it was funny, haha you know how it is in OBX. We are currently renting a Sun Realty home on the beach and after this week I can assure you we will NEVER be renting from them again. We have rented in OBX many times over the years and the customer service at this location needs more training. The first house we rented the heat was broken it was dirty and in poor maintenence we called about the heat it could not be fixed so we spent the first day of our vacation moving all three kids to a new house across the way. We were fine with that because we figured accidents happen things break no big deal. After an hour in the next house no kidding the heat broke it's Valentines night and we have a maintenance guy there all through dinner so I sent the kids out to eat with dad and at least enjoy some of there vacation. Now it's day three and I'm still dealing with this when I called to ask of we would be receive in a refund for the first day they said they had 24 hours to resolve any issues does that mean everytime the heat breaks they get another 24 hours ridiculous and when speaking to the office all they would offer back was pizza coupons and a late check out Saturday terrible considering how patient we were the last 48 hours. As of today we have yet to hear from anyone in management regarding this and find it very unprofessional apparently theyre never in the office. DO NOT RENT FROM THIS PLACE THERE ARE PLENTY OF WONDERFUL RENTAL AGENCIES WITH BETTER SERVICE IN OBX. read more

I would not recommend SunRealty. Do not trust the reviews on their site. I provided my own review with negative feedback and they have never posted. I also filled out their survery after our rental and they did not respond whatsover. They seem not to care about their service. We stayed at property 335c. It is condo on 4th floor with no elavator. When we opened the door, it was a musty smell. Soon to find out with the mildew and mold in the showers and a/c ducts. The place was decorated in the early 80s and has never been kept up. The TVs in the bedrooms were wall mounted stands. The TVs were attached to the stands by car tie straps. Not very safe when you have children. The screen door was busted and the curtains on the screen door were broken. The bathroom fan sounded like a fire engine when you turned it on. Under the beds seemed to have never been cleaned. I would not recommend to anyone to stay at this rental or to rent from Sun Realty. read more

We rent a house at the OBX every year and have had many awesome houses over the years. This year, 2014, in June, was our first and last time renting from Sun Realty. The house was absolutely filthy and my mother and I had to clean the majority of it ourselves. We rented a "new to rent property" that obviously had not been "spring" cleaned in years. It was a lovely house once we cleaned it. We were also promised bed linens when my mother booked the house as part of a package. It turns out that the person that told her that was incorrect. We ended up sleeping on our beach towels the first night and called first thing in the morning to retrieve our promised bed linens only to find that we would have to pay over $100 for the linens. We declined and bought some for $16 at the nearby Kmart. There were other things that went wrong during our stay but I hit the two big ones in this post. Overall we did not enjoy our experience with this company and I warn you to proceed with caution. There are better companies to rent from on the OBX. Having said all of this, perhaps our experience was unusual but then again from reading some of the other comments I do not think that is the case. read more

Have vacationed with Sun for several years only b/c they own the majority of the market. Posted a review on South Beach 487-B to caution future guests about needing to ensure the sliding glass door is completely locked -- you wouldn't know b/c it seems locked but you have to press on the locked "hard" to get it fully locked. We found out the hard way when someone robbed us during the middle of the night while my husband and I and 3 kids were asleep. They luckily only took cash (although all our vacation money) and didn't hurt us. Sun Realty never posted the word of caution and I didn't even bash them for their lack of concern and immediately protecting the owner. Have had 1 other bad service with them during the beach renourishment project when they weren't honest with those vacationing when the project was extended to include our week and bulldozed all night and all day right in front of our house. If you can find an alternate company with a heart and not out for themselves and the all mighty dollar would highly recommend it! read more

First of all the cottage, Pelican Vue 440-A, has a great location and great amenities but the cottage needs to be updated. The furniture and furnishings in general are old and probably are the original ones that are 10+ years old. Because me and another guy are DIY types we ended up fixing a lot of the problems, but when you pay 1700+ dollars you don't want to be fixing things. The Jacuzzi cover was in terrible condition, the settings on the Jacuzzi were not explained and it was stuck in economy mode on 89 degrees, fortunately a little google search debunked the controls myth. One of the toilets in the cottage was running non-stop, the washer made a helluva racket that shook the entire cottage, the dryer wouldn't dry the clothes without doing it for two cycles, the toilet paper holders were missing in some of the bathrooms, the first floor refrigerator wouldn't make ice, the main ceiling in the kitchen has drywall that is cracking and peeling off the surface, and the house in general was poorly cleaned and maintained. On top of that the management at Sun Realty was rude, not helpful, and do not care about customer service. I will never rent this cottage or rent from Sun Realty ever again. All they care about is getting your money and then fee'ing you to death for anything you ask for. The only plus for this place, is the large amount of beds/baths, the pool, Jacuzzi, and the location. read more

Vacations are expensive enough--nobody wants a "surprise" charge. I rented a nice 4-bedroom house in Kill Devil Hills for the week. I checked the option to "rent linens" on the Sun Reality contract. That was in April. In early August, long after making the full payment for the house and receiving the "you're all set" email - and believing everything was paid for - I arrived at Sun Realty to get the keys. At the office they told me they had made a mistake and they had not noticed that we'd selected the option for linens--even though it was plainly visible, checked and initialed by me right at the top of the e-contract. They told me I could get the linens there at the office and put them on the beds myself. No problem there. So that's what I chose to do. But then I was informed they also hadn't charged us for them -- which at first I found hard to believe since it was listed on the contract -- and the unexpected $133 I ended up forking over for the linens sure left a bad impression. This experience didn't inspire confidence in their accounting system or their e-contracts at all! read more

After nine years worth of rentals with Sun Realty, this will be my last. I am currently sitting in this house's dining room (http://www.sunrealtync.com/smc/plugin/search.php?productId=952&ltemplate=details&templateId=68&pageId=66&search=details). We arrived Saturday to an extremely dirty porch, cigar stubs on the deck, dried dog poop under one of the dining room tables; dirty utensils in the drawers, unwashed cups and plates in the cupboard and mold in one of the dishwashers. The pool bottom was covered with sand, there is no net to remove the leaves and dead frogs from the water and we could not get the spa to warm beyond 90 degrees. A call to Sun regarding the pool was met with arrogance, a visit was met with a dismissal and comments to the effect that the net is not Sun's responsibility. Although the house is in desperate need of some TLC, it was quite disappointing to arrive to these conditions and after seeking assistance only for the pool and spa, to be met with Sun Realty's arrogance. Here's to finding a different real estate agency for next year. BTW, the neighbors loaned us their net so we could clean the pool and gave us some advise on resetting the spa. The owner would be well advised to seek a new agent also. read more

We recently rented thru Sun Realty. The house met our expectations and the kitchen was well furnished for a large 8 bedroom house. Dealing with Sun Realty was not a pleasant experience. Like other reviews I read, we paid for the early check in only to be told weeks before it was not for this house. We were told to arrive about 2 and they would text us as soon as ready, others from our group arrived at the property to find it ready,yet they would not give out keys until 4 PM and then were very nasty about it.. I found the staff to be very unfriendly, condescending and would not ever use this agency again. We have rented in many states and this is our first bad experience. As we were leaving the island we stopped for coffee and I heard two ladies discussing work they were doing for a housekeeping firm and they were commenting on the poor pay and treatment from none other than Sun Realty so I guess the old saying locals know best applies. It showed in the cleaning - when I called about the bedrooms I was told they launder the pillow shams, mattress covers at the beginning of the season ( late May) and not again so you are sleeping on stained greasy pillow covers and quilts that have been left on the floor or dragged who knows where.
