While this house is in a prime spot to hit the beach and local restaurants, the management of the unit is lacking. I've never been told i only get 2 rolls of TP (and not full ones at that) for 6 guests; 1 dishwasher pod for 4 days; charged for pillow cases (what's the point of the extra pillows??). From the moment we arrived, it was clear the property had not been properly prepared for incoming guests. Decorations from a previous party were still present, there was hair and dust throughout the home, a comforter was stained and greasy enough that we felt compelled to wash it ourselves, and even underwear from a previous guest was left in one of the bedrooms. A drawer in the bunk room was broken, and a dirty used towel was later discovered in one of the beds as well. As additional family members arrived, we discovered even more serious issues. Beds contained dirty sheets with hair in them, some linens had clearly not been changed, and the twin beds were missing mattress pads altogether. The condition of the lower-level bedroom was particularly concerning. The room was musty and appeared infested with spiders, making it unsuitable for use. As a result, my sister and her adult special-needs son slept on the couch for the entire week rather than use the room. We expect spiders in North Carolina, but this was to an unusual degree. The rest of us couldn't get up and use the living room or kitchen while they slept there. Just unacceptable and really frustrating. I was also extremely upset that after I specifically declined housekeeping, members of the cleaning crew came to the property anyway. This occurred while my six-month-old niece was napping. Having people come to the home after being told not to do so was unacceptable especially after we had cleaned the home. You can't make it right by inconveniencing us even more. The ship had sailed on cleaning and preparing the home for us.. we were already there and did not want to be interrupted by cleaning that should have already been done. The problems extended beyond cleanliness. My mother chose not to sleep in one of the downstairs rooms due to spiders, and neighboring properties hosted loud parties that continued late into the night. Had we known this was a senior-week environment, that information would have been helpful when selecting a rental property. When I spoke to someone at your office, they said they do not allow parties. Your process is not working, because there was a party house the week prior. The pool guy expressed how grateful he was that we were not like the tenants from the week before. Instead of focusing on time together, we spent much of the week dealing with cleanliness issues, sleeping-arrangement problems, maintenance concerns, and repeated communications about conditions that should have been addressed before our arrival. The property never reached the standard we expected when booking through a professional rental management company. The home was not represented by its condition, and the overall experience fell far short of reasonable expectations. See attached pics. There are many more... UPDATE: They never discussed a refund... they just sent us back the cleaning fee of $384 and ghosted us. They think that makes it all better. We had one unusable room and guests who had to sleep in the living room/common area and the place was a pigsty. We have rented in OBX before... use any other rental company! We've been going to OBX for years and this is not normal service. Brindley Beach is excellent.. Twiddy... just steer clear of Village Realty. And if VR manages your home to rent out, you may want to consider switching. They do not treat your tenants well. read more

Scam-bait and switch listing! We found a rental in OBX that accepted dogs. No max number listed anywhere on the posting. We booked the house listing 3 dogs and they processed the booking. 6 days later they reached out to get the weights of our 3 dogs. Upon providing that information they responded that there would be a strict 2 dog max. They refused to allow us to pay more for a 3rd dog and are refusing to refund our money. We obviously would not have booked had a max number of pets been added to the posting. Complete scam that is leaving us out of money.​ read more

To start the listing of the property we rented wasn't at all what we showed up to! After driving 10 hours the house wasn't cleaned and we had to wait another 2 hours to get in. After they came to clean again there was still feces on the wall and dangerous broken items in the run down pool area. I contacted Village realty over and over, they would respond by text but refused to call me back or come clean/remove/fix anything! After years of renting from them we never will again! read more

This was my first time ever booking a house as this was also my first vacation i got to have with my 3 adult daughters on my own. we take vacations but usually with aunts/cousins/grandmother. The house was perfect and worth every penny. I'll admit, I was intimidated at first when booking the house, but oh my gosh it could not have been easier. Communication when booking and up to arrival date with the agency could not have gone smoother and the response time was quick. When we arrived, we did need to contact them for something silly and they were attentive and the resolve was very quick. The walk to the beach was short and sweet. It was the best week of my life. I will hopefully be contacting Village Reality again next year but the only change would be for a bigger house. all though I'd want to do it again with just my girls, I think we may have recruited a few more people. read more

We stayed in Manteo and coordinated the trip through Village Realty. Communication was fantastic. We asked to enter our property a couple hours early, before family arrived, to inspect some concerns that were expressed by recent guests. The staff at Village Realty was very responsive. They maintained communication until our concerns were resolved and coordinated maintenance people to come in to fix some electrical issues. The staff that entered were polite and efficient. We stayed, or was suppose to stay at Joshua's Place from 7/25-8/1. From the time we arrived we had many issues. Cleanliness, plumbing problems, trash and old items around the property, sand in the beds, and safety issues. Not to mention the pots and pans were not useable. We got no help, not quickly. 3 days into the stay they finally send maintenance. We've emailed and called to discuss our refund and still have no resolution. Terrible company. Rented a house in corolla for the week of the 4th. Had lots of issues with cleaning and safety texted, emailed called multiple times. Someone was sent out 3 days after problems started but they were not a plumber or an electrician so couldn't really fix everything. Received texts that issues were resolved, they were not. I have called, emailed and texted even more times. Have been told several times that a manager would get in contact with me. It has been 3 weeks since we left the house and still no contact. But I also believe families deserve honesty, cleanliness, and basic standards of care when spending their hard-earned money. We brought our family to the Outer Banks expecting a relaxing getaway and unfortunately encountered conditions that were unacceptable and honestly disgusting. Find another rental realtor! We have rented with Village Reality for 8+ years in Corolla, past service has been fairly consistent and OK, but the last 2 years they have gone down hill. #1 - they don't care if you are a repeat renter, everyone rents, you are just a number #2 - Communication is good up until they get your last payment, after that and during rental is poor. Last rental they responded to 1 clogged drain, but not to the dirty fridge, grills not working/1empty tank of propane, 2 other clogged drains, dirty outdoor area, etc. #3 - sent a follow-up email about the condition of the property and talking about the non-response, ZERO response, no apologies, nothing. we rented a house that wasn't in any shape to be rented. many safety issues. the biggest being the septic leaking over and flowing towards the pool.while they did sent someone out the gunk pulled out was left on the lawn so the odor never went away. the decks were full of nail pops and exposed nails. the walls had obvious water damage. the oven didn't work, the kitchen counter was covered with contact paper. the cabinet doors were falling off the hinges and were filthy. no trash can in the kitchen. the pool deck was filthy and the chairs had black mold and were cracked and unusable. we spent a lot of money for this vacation and feel we got ripped off. we stayed at 1044 Whalehead Dr- Corolla. Stayed July 27,2026-August 3,2026 Do not recommend this realty company to anyone. read more

Village Realty and the entire recent OBX rental house experience was terrible. The house was not cleaned--had to call the "emergency after hours number" at 5pm to get a cleaning crew. Still spent the next 6 hrs doing more cleaning to get the house usable. Pool had empty beer bottles, cigarette butts strewn everywhere. Inside fireplace was loaded with garbage, floors were filthy, beds and linens disgusting. The grill was broken and unusable the entire stay. Flies infested the house and grounds. You couldn't reach a person from rental agency if your life depended on it. There is no oversight or management available, only via text. Even when they indicated a "ticket" would be opened, there was no actual response or follow through. Worst rental experience ever. Do not rent through this agency. read more

overall, it's a nice house and we had a great week. a few things to keep in mind for future renters-it's not really a well appointed kitchen as there was no pot big enough to steam crabs, no shrimp peelers, among other utensils and the 2nd fridge on the top level is too small to be of much use. our main issue was the uneven air conditioning - one bedroom was missing a ceiling fan remote so it couldn't be used at all and that bedroom was EXTREMELY hot all week. something to keep in mind also, for such a large house that could sleep 14 people, there are only 3 full bathrooms! it was a daily juggle for everyone to get their showers after a day at the beach. but we knew that going into we planned ahead, it's just laid out a bit awkwardly! but it was clean and nicely furnished and very convenient location!! read more

Do not rent from Village Realty OBX!!! I am extremely disappointed with my recent experience renting through Village Realty. We chose this vacation home specifically because it advertised an elevator, which was essential due to my husband's back issues. Unfortunately, the elevator was inoperable for our entire stay. To make matters worse, the internet was unreliable or completely unavailable for nearly the entire week, preventing my daughter-in-law from working remotely and leaving our family without access to streaming services and other internet-dependent amenities. What was most frustrating was the lack of communication and customer service. I called multiple times each day to report these issues and received little more than a text message stating that a work order had been created. No one provided updates, no one followed through, and when I drove to the office seeking assistance, the office was locked. When you spend thousands of dollars on a vacation rental, you expect the advertised amenities to be available and for management to respond promptly when serious issues arise. Unfortunately, that was not our experience. The lack of urgency, communication, and resolution turned what should have been a relaxing family vacation into a frustrating and disappointing experience. I hope Village Realty takes steps to improve its communication, maintenance response, and customer service so future guests do not have to endure the same experience. read more

We rented a house in Corolla through Village Realty. Village Realty told us there was no grill at the property so we would need to rent one. We did through a company they recommended. When we arrived at the property there was in fact a grill provided with the house. Village Realty said "it wasn't in the listing" and said a manager would call us. The entire week, nobody called about the grill. We had a dirty pool on arrival day, kitchen wasn't cleaned well at all. Sand under the quilt on the sheets in one bedroom, we had to strip the bed. Next morning, we found garbage in the bunk beds that our kids slept in. We also discovered pots and pans were so old and dirty. Village sent a new set, dented! Monday night the ceiling started leaking. That was the start of a multi day run around, each person they sent had a different story, but everyone telling us a manager would reach out since we were dealing with this. AGAIN, no manager called. Air conditioning pan was leaking and Village employee said he'd be back with hvac guys. KICZ came out, drained pan of moldy water and dumped it in the bathroom sink, no clean up on their end. Smelled so bad, we had to bleach the bathroom. KICZ said they weren't HVAC so another crew would be out to clear the clog in the drip pan. Nobody came and Village closed the work ticket. Wednesday, ceiling started leaking again, now with parts of the ceiling and paint falling down to the floor. Called Village again, they said nobody could come because they were an hour away, but a manager would call. No manager called. Thursday, KICZ came out again and cleared clog, left holes in the ceiling and all the parts of the ceiling and paint on the floor! We had to clean it up. By our last full day, there was mold coming out of a vent. They didn't take care of the property we rented at all. Nails coming off the sides of the deck and landing in pool area, weeds around pool, mold above the hot tub, exposed outlet that they stuck a vacuum in front of to hide, dust, cobwebs and garbage under the beds. Village was made aware of the issues. Village never had a manager called us despite all the promises and additional attempts we made. So much of our vacation was spent reporting and tending to problems that Village Realty gets paid to take care of. Absolutely disgusting that they just take your money and run. Even when you call, you're placed in queue and then ultimately sent to voicemail. I would never rent from them again. They shouldn't even be licensed. read more

I really hate to have to leave this kind of review because I understand all the work that goes into keeping the houses in good rental condition. This was our 11th summer down there and the most disappointing one yet. The house has good bones, but it is in desperate need of a deep cleaning (inside and out). We had to request a mop because the kitchen floor was so sticky on day 1. The couch had dried food on it we had to clean off. One of the bed rooms comforter had rips in a couple of places with stuffing sticking out. The dining room light fixture above the table has mold around it as does the attic crawl space door in the master bedroom. The living room rug (which based on pictures) should be white/cream with blue is grey and black. The description says the house has boogie boards and skim boards but the house one had 1 flimsy boogie board. The house states there are multiple pool floats and a pump which there is none. Please know we understand that after years things do get broken and change but it is almost false advertisement for a home to list extras and then for the homeowner does not to keep up with them. The 'extras' were part of the reason we choose this house. We had to go and buy pool floats and boogies boards. The top floor had a weird stale smell and the bottom reeked of dog urine. We got air fresheners for each floor to help. The pool area shows lounge chairs and they were gone. The pool liner is rippled and peeling some. The concrete by the pool steps is uneven and a hazard for falling. Would not rent the moondancer again read more

Extremely disappointing experience with my reservation that included travel insurance. My booking was canceled because the owner decided to remove the property from the rental program after we had already planned and committed to the trip. This left me with very limited options during a busy rental season and scrabbling to figure out what to do. Although a replacement property (sound side) was offered, it was not remotely comparable to the original home (beach side) I reserved (8/26/25) in terms of location, features, and overall value. At that point (36 days before my arrival date), I was forced to either accept an inferior property or refund since they had no other similar option to my original reservation, which now has left me to pay significantly more for another rental with less options available as the reservation is for a peak time of the year (June 2026). The most frustrating part was that renters are expected to honor cancellation policies and commitments, but when an owner removes a property from the program, the burden and financial impact fall entirely on the guest. This created unnecessary stress, inconvenience, and additional expense for our vacation. I would strongly encourage future renters to have backup plans as this happened 36 days before my check in date. read more

No stars for this realty. I rented a large 12 bedroom oceanfront home for a sweet sixteen birthday. Upon arrival, the main door was wide open. On the main floor, my eyes were immediately drawn to white tape placed over a shattered glass dining table. Set aside the concerns for any aesthetic table design for a birthday dinner, this issue is incredibly dangerous. I suppose if someone lacerated their ulnar artery, while eating dinner, Village Realty might return my call. There are dozens of phone numbers for the realty and nary a live person. We experienced flooding, not leaking, during a storm day. The amount of water that accumulated left this room uninhabitable. Two rooms in the home had no power. The grill was covered in so much thick grease, it was unusable. The home itself is lacking in basic serve ware. For a home of this size, I would hope for the most basic cooking utensils, a spice rack and proper serving dishes. My hopes were unrealistic. Many of these issues might be overlooked but for the complete NON-RESPONSIVENESS of VILLAGE REALTY. I will tell anyone who asks me not to use this company for a rental. Village Realty you need to do better, a lot better. Highly disappointed guest. read more

The house was misrepresented in the pictures and was in bad repair. When we arrived at the house was filthy, in many avenues! After driving a long distance, we had to clean and wash sheets and bedspreads due to the neglect of the cleaning service. Village has a terrible service of getting back to the at the house. They pretty much ignore your request to have them call you back regarding the issues. we will never use Village Realty in the future because of this neglect. read more

The house was perfect for our family needs. All the communication done by text and email was clear and sufficient..from check- in to check- out. We never met or spoke with anyone, which was a little weird. The one suggestion we'd make is to not be so stingy on basic amenities. Specifically, the dish soap, bathroom soaps, tissue etc. were incredibly minimalistic. I get not providing a week's worth, but considering the rental fee, it would be much better customer service to spend a few more dollars and provide nicer basic needs. Rented a house in Corolla beginning on Saturday June 13th through Village reality. Check in guidelines were clear 4:00pm. We traveled 9 hours with a 1 year old, 3 year old and a 6 year old. One we arrived at 4:00pm the property was great and no issues. Once we got to the house after given the house code, the house was filthy. Beds left like previous renters left them, bath towels on floor, sand on the floor, pool area filthy, refrigerator full of food that had been used, We contacted Village realtor who co care less. It is now 6:00 pm and the house is still not clean and Billage realit is now closed. This has to be the most unprofessional unorganized and non caring I have ever seen. We lost a whole day and kids are given out. Do not use Village realtors ever. read more

Surfing gecko.... Village realty fail... So the king bed was caved in and broken when we arrived in the nice bedroom... housekeeping just made it and moved on... this is how maintenance fixed it yesterday with no tools. We are traveling with an 84yo with mobility issues that is now in the bunk bed room. This is night two on the floor after promising several times that it was going to be handled right away. What does one do about this? We asked them to take the bed down so we could at least use the nightstands and outlets. They said sure but never showed up. Croatan surf club... any advice? Great rental company. Prices were reasonable (cheaper than AirBnB) and the rental home was very nice. They provided a very thoughtful bag of cleaning supplies and checked in with us via text to ensure we were having a nice stay. When I asked a question about WiFi, they were very prompt to respond. Unfortunately, the WiFi was pretty nonexistent but thankfully we were there to relax and no one really needed it. We would definitely use Village Realty OBX again. read more

I rented this house to have a safe place for my family to stay while visiting mid-March. Upon arrival it was obvious the hot tub had not been serviced in months. No worries though- we were there to enjoy the beach. Next problem arose when my brother's shower was interrupted by a real estate agent showing the house. Naked with only a towel on he asked them to leave. The third issue came when my sister found an entire crew of men upstairs cleaning windows while she napped on the mid level with her children. I called village realty multiple times and was assured the supervisor, Noah, would be in contact. He never called. Not once- not after multiple attempts by me to talk to management. The third time I called the woman told me- it's our right to refuse services. In person? There was no call. No knock. They just came on in. So it's our fault. Not really sure how that makes any sense. I guess if you are going to rent from village realty be very comfortable with strangers in the home unless you plan on guarding all entry points. I have vacationed on the outer banks for 21 years and have NEVER complained online about all the hiccups that come along with vacation rentals. But I am appalled Village Realty management could not return my call and ultimately blamed me for not "refusing services." read more

Our stay was extremely disappointing, especially considering how much we paid for this vacation rental. The main reason we booked this house was for the heated pool, and unfortunately, it never worked the entire stay. I called on Thursday, the day we arrived, and was told someone would come fix it. I even stayed back from dinner with my family to wait for the pool technician, who never showed up. Friday morning, I called again as soon as the office opened and was told there was a pending ticket and someone would be there that day. I called several times throughout Friday and, once again, no one came. On Saturday--our last full day--I was finally told that the pool company couldn't fix it because it required an electrician, and that no electrician would be available due to the holiday weekend. After being told for two straight days that someone was "on the way," only to have no one show up, I was beyond frustrated. Had I known the heated pool would not be available, I absolutely would not have booked this property. Unfortunately, that wasn't the only issue. The front door handle came completely off the day we arrived. The floors were filthy--my 10-month-old nephew was crawling around the first night, and his legs were literally brown from the dirt. The freezer had no container to catch the ice, so every time we opened it, ice spilled all over the floor. There were also dead bugs in the bathrooms and trash/debris outside when we arrived. Overall, the cleanliness, maintenance issues, and poor communication made this a very disappointing experience. We paid far too much money for the condition of this home and the lack of follow-through from management. I would not recommend staying here. read more
