    Dirty carpet

Checked into Naan Sands in Georgetown Sands on a Sunday, or should I say, tried to check in as the code Resort Realty provided did not work. Waited until new code was provided. Pretty tired after long drive so the wait to get into the unit was slightly upsetting, but really no big deal. For those without a cell phone, it would have required driving back to Powells Point, however. Unit had many problems--burner on stove needed fixing, sink and tub in bathroom were clogged and not draining properly, slats on one Blind missing, (I found it in closet) other blind not able to close (I fixed that one as well as Gerry rigged the first one, carpet was disgusting with obvious stains all over it in living room. Couches were were extremely dirty, so weput a sheet over both of them in order to sit on them. Sent email and two days later, great maintenance guy came and fixed stove, sink, and tub. One of the doors leading to patio was also broken as it was missing wheels that go into the track. He tried to fix that, but did not have the part. He noticed how dirty the carpet was as we were going to live with it for our two week stay, but he said Resort Realty has a carpet cleaning company and he would take care of it. Friday a different maintenance guy came, also outstanding and he fixed the door. Then on Saturday afternoon, a knock on the door-- carpet cleaning arrived. We were very surprise, but Tyler did follow up on what he told us--again, a great guy. Woman saw the couches covered by the sheets and asked if we wanted those cleaned as well, which of course we did. Carpet and couches look good now; two days after cleaning the couches are still damp so not able to sit on them, but at least they are clean. All the maintenance people were great. Why housekeeping did not tell management any of these issues is beyond me. Why they put missing slat in closet also Is baffling, Then on Sunday, the start of our second week, we went out in the morning and when we came back, the code we were provided and worked for seven day, no longer worked. I figured they forgot we were staying for two weeks and after waiting for about 30 minutes, we received a new code. That's three codes--unbelievable. I was the one who figured out what happened as they were relatively clueless. I wanted to email or call the President and/of the Chief Operating Officer, buy they will not provide that information, ignoring my email to their listed email they use when you book a rental. Decided to call and after being connected to their property manager, we had a very unpleasant conversation where I was told since everything was eventually taken care of, what is my problem. I then posed a hypothetical to her asking if she rented a spare room in my house and saw filthy carpet and couches, clogged drains, a window blind that was broken, and keys that did not work, would she be content to pay a substantial for a room like that. When she replied yes, I knew I was through talking to her and knew that after renting through Resort Realty, a few times through the years, I imagine I was now blacklisted and put on their "Do Not Rent" list, not that I would again. We have had other much more minor problem with the cleanness of units we rented from them in Georgetown Sands like the time they had left a lot of sand on the floors, but this is by far the worse. What particularly bothered me and caused me to write my very first Yelp review, is the attitude they showed. No apology saying we are sorry and a very cavalier attitude towards me. We did not get nearly the value for our two week stay in Duck. Would like to rent through other companies that handl Georgetown Sands, but they manage just about all of them including in you rent VRBO. You still have to deal with them as they ma age those properties as well.

Rented a home Mermaids Den for week of Christmas. Chose this home for the location and size. Arrived to a home that needed a deep clean and was overall a disappointment. Yes, the pool was closed but we weren't expecting it to be a marshy pit of trash and chair cushions that we would have to look at all week. Dust was everywhere, mold all in the shower and on air vents. Uneven boards on pool deck almost caused one of us to fall into the marsh pool. They offered to send a cleaning crew, however who wants a crew of people in the house while your family is there .... When the house should have already been cleaned... I asked for some sort of refund as this home was almost $4k, the owner refused and resort realty only offered a $100 gift certificate. No thanks , we won't use you again...and don't suggest anyone else does either

    "Child's sandbox"

Rented #3947 Leg O Duck for the week 5/10/25-5/17/25. Upon arrival the yard, child's sandbox and pool areas were overgrown with waist high weeds. The pool was full of pollen and sand, the last servicing was 2/24 according to the plaque at the pool. Dining tables were available in various places for outdoor dining, placed in full sun with no available umbrellas. Basketball court had no basketballs on premises, the outdoor sound system didn't work and gas grill had an empty propane tank. All outdoor amenities we paid for but couldn't use. Upon entering the inside we were hit with warmth and stale odors. Notes taped to all the thermostats threatened fines if we reset temps, so we had no way to cool the home during our stay. The floors were so filthy our feet and socks would get completely black. Black ants infested the kitchen counters, we couldn't leave anything on the counters unless we wanted things coated in ants. The oven couldn't be used, someone had sprayed oven cleaner in it and never washed it down if you turned the oven on it would smoke up the house and burn your eyes. The top floor Main Suite had no power and we had no hot water upon arrival due to the breaker box having multiple tripped breakers which was concerning. Someone was watching us and the house riding in and out of the neighborhood taking pictures and reporting back to the homeowner which resulted in us getting phone calls from Resort Realty with threats based off of lies. The side of the homeowner was clearly taken. The game room bottom floor had a pool table with the cue ball and 8 ball missing. Basically all the amenities we paid for and thought we were getting were unavailable to us. The town of Duck is beautiful, it's walkable and quaint with awesome restaurants and shopping. After vacationing 20 plus years at the NC OBX we have concluded that you don't stay in Duck and you don't use Resort Realty, Duck should be visited on your trip to OBX just stay elsewhere.

    Toilet paper holders in bathrooms

Rented #3947 Leg O Duck 5/10/25-5/17/25. Upon arrival the yard was waist high in weeds, the concrete driveway and sidewalks had cracks full of weeds, the pool was last serviced 5/24 and was full of sand and pollen, the kids sandbox was waist high in weeds and not usable. The tables for outdoor seating were in direct sun with no available umbrellas for shade, basket ball court had no basketballs, the gas grill was broken, dirty and had no propane, the game room pool table was missing the 8 ball and cue ball, the upper level main suite had no power or hot water due to multiple electric breakers tripped, the kitchen was infested with black ants. Basically every amenity was not available for use. Calling maintenance was a joke we ended up having someone in a gray tundra truck riding by taking pictures of everything we did and parked on the property and sending the pics and reporting back to the Homeowner who in return had Resort Realty calling us about fake issues and lies. The days were hot, mid to high 80's and the thermostats on all 3 levels were locked so we weren't able to cool the house comfortably, notes were taped on the thermostats threatening fines if we messed with them at all. This was our first time staying in Duck NC and using Resort Realty and our last. We have visited and vacationed in the NC OBX for 20 plus years and never have had this type of issue with any other town or Realty Company. My advice is visit Duck but don't Stay in Duck and don't use Resort Realty. I mean they have 1.3 stars and 148 reviews. That should tell you all you need to know.

Corolla, NC Resort Realty Do NOT use this company. I received a phone call on July 3rd (Wednesday) that there was a leak in one of the main bedrooms, and they would have to repair it. The person on the phone said that they could try to find me another place or the owner agreed to refund some of the money for the hassle of workers going in and out and being short one room. The next day was 4th of July, and we were leaving that Saturday. I thought it would just be easier to make due WITH a schedule from the contractor. She agreed to get back to me with a schedule asap. I told her that I have 4 teenage girls in the house, and I was not confortable with strange guys in there. I am a teacher, and with minors especially, should not be in an unknown home with strangers. It was 2:55 PM when I initially got the call , so I figured I would hear by Friday. Friday came and I heard nothing, so I call. The other person on the phone was rude and stated that the person I talked to was off, and she could not help me at this time. The woman on the phone said, "She is off and there is nothing I can do." I asked if she could get back to me Saturday with the schedule even though we will be on our way. She said she wrote it down. By Saturday, I got no call. I got there and the ceiling was in plastic (picture below) and the trash cans that were supposed to be picked up were not emptied and full of ceiling debris (picture below). My fiance called because I had a 10 hour drive with 5 young adults ages 16-19. The office was closed, so he called the emergency line to see what was going to be done and the fact that we had no trash cans until Wednesday, the next scheduled pickup. That woman was super nice and told him that she put an emergency request in for facitilies and we would hear back ASAP, but we still didn't hear back from anyone until Monday, two days later.... It does get worse. When the phone rang I gave it to my finance, and I got ready to tutor (I still had to work during my vacation). The woman on the phone was extremely rude and told him that the men would be over in 15 minutes. I had kids all over, I had to tutor, and I was SUPPOSED to receive a schedule prior to arrival. She told him she offered to find a new location when she initally called on Wednesday but in fact she was not sure if she could fine one in such short notice. However, she did not contact me before the vacation for a schedule let alone, other locations. upon my fiance's arrival he felt based on what he saw it would be safe so he asked if she can just do the work after we leave because it could have been done the Wednesday that they initially called me. She said that is not an option that the maintaince guys said it must be done immediately but upon talking to the men, this was a lie. Then, he asked about the discount, and she said it depends on how long they are there; it is up to the owner. She was patronzing and rude, and he just finally relented. Because of her condesceding and threatening tone, he was more afraid of retaliation, and we did not want to ruin the children's vacation. When the guys came, they introduced themselves as maintenance, not a contracting company. One of the guys told my fiance that the office totally dragged their feet with scheduling the repair. Not to mention, the mainenance guys said it would have been fine to use the room the whole vacation the way it was; therefore, the person on the phone on Monday lied. Next, we got the kids out to the beach, and when we came back the entire house smelled like marajuana. They were smoking marajuana while doing the work in the house. Now the kids were smelling this and my fiance has a job with the state where anything illegal could compromise his position. However, like I said before, we were afraid to complain because of retaliation from the office. Plus, at this point the trash was stacking up because we had no cans, and we were there for three days. They said they were going to send someone out to empty them but never did. The workers did get the job done in three days and were there for over 4 hours each day. However, the room was completely unused after the repair due to the chemical smell in the room. Also, we were down a bathroom because it was attached to that room and the girls did not feel comfortable with the odor from the room as well as maintenance having access from the bedroom to the bathroom (It was a Jack-and-Jill bathroom). I got a phone call on the way home informing me the owners agreed to a $400 discount. At this point, I am glad the kids had a good vacation, but I will never use this realty company again. It is a shame because the house was nice, and I understand this was not the owner's fault. I hope they know who they are working with.

    Property Issues

Mermaids Den - 5516 This home is filthy dirty and in need of some serious maintenance. We had to do a lot of cleaning when we arrived so whoever rents after us should have a much better start then we did. Extremely dirty bathrooms. Hair, dirt, bugs moldy shower curtain liners. Blood, yes blood and dirt on bed blankets. Towels in packaging still wet. Dirty dishes/utensils in cabinets. Pot holders were stiff from old food. BBQ grill was filthy and smelled like something died in it. Dog feces in bags on upper deck. Severely damaged chairs on decks. Broken window on pool level. Screen falling out of sliding door. Nails sticking out of decking. Clogged sinks. Running toilets. Sand in pool Access to the beach is very difficult. When reporting the dirt I was told they would do their best to get someone back out that day. When reporting the blanket I was asked if I have another I could just use. Not what you expect for $10,000 + a week. 3 days straight our plans were interrupted by people coming in the house. One just walked in the house and came up the steps. Probably because the doorbell didn't work. We were reimbursed a $230 cleaning fee and received a "Sorry" the house was in this condition.

    Dirty couch in family room

The housekeeping and maintenance were horrible. The house was not clean upon checking in. One of the bedrooms was unusable due to the smell of smoke. One family member had to sleep on a dirty couch during the stay. The furniture needs to be replaced in the upstairs family room. The pool was full of sand the entire week even though I placed 5 service calls. The drain in one of the King masters shower was clogged as well as the garbage disposal in the basement sink. The deck around the pool was mostly covered with sand. Upon talking with Management at Resort Realty it is obvious they don't care since their properties are already booked for the summer. I was told that since I initialed the contract I would not receive any refunds even for the unusable bedroom. First and last time using Resort Realty.

    Water soaking hallway carpet

At this point I'm not sure there's anything I can add the the stellar 1.5 star rating for Resort Realty, and the "Blue Angel" property my family is currently renting, but here it is... At first glance, I thought the name "Blue Angel" sounded more like a dive bar than a beach house, but I shrugged it off as a nod to the cheap blue laminate counter tops that can be found through the home. Little did I know I was experiencing a premonition; stains on the carpet, urine on the toilet seats, a waft of grease emanating from the kitchen that hit you over the head a little harder with each ascendant step... and that was all in the first 10 minutes. On a scale of 1 to Karen, my expectations for service usually sit around a 3 or 4. I try to give people the benefit of the doubt. I understand there is an unprecedented labor shortage, but y'all... this place was FILTHY. And it looks like it's been filthy for a very long time. Some of this dust is collecting social security. We immediately notified Resort Realty who sent the same to cleaning people back. They were confused as to why it was a problem that the pool house bathroom had a pile of dirty towels on the floor, overfilling trash and dirt in the shower, "Nobody goes out there." Passing a single bottle of cleaner a two wash clothes between the two of them, the cleaners went back over the most egregious areas. Though it was marginally better, we still couldn't put our toddlers down due to the mounds of dog hair and dirt piled on the floor. The rental company didn't take anymore calls, so we had no choice but to hire a cleaning company on a Saturday night to kick off our vacation. They did send a woman with a broom and a dust pan to "do the floors" the next morning at 10 am, but if we would have waited that long we would have had four Ewoks babies. While Resort Realty is at fault for terrible management, the owners of the house clearly have no problem duping families out of their money with false advertising. - half the furniture in the house looks like it came off the curb, exposed springs, deteriorating fabric, broken table legs. There is one chair in particular that WILL give you smallpox. - Mold. The air vents, the ice makers, the drinking water filters. - Holes and scuffs on walls - Food ground into the gaps in 4th floor dining table - Carpet stains so bad I thought Detective Stabler was going to show up any minute and start questioning us. - The second floor has flooded from an AC duct that seems to be doubling as an indoor swimming pool from all of the backed up water. Judging by their responses to other complaints on the BBB website, resort Realty will try to blame this on additional wear and tear to the pandemic. No. I could give them a pass on some cleaning issues, but this property has clearly been neglected for YEARS

    Black mold on all vents

The pictures on the website for Resort Realty show a house (A Memorable Vacation #5824) that is a bit outdated but appears to be clean and safe. What we found when we arrived was a very different situation. The issues with the house range from the annoying; worn and dirty carpets, dirty fan blades and furniture that was falling apart. To the dangerous; missing door locks (on doors that led to the hot tub and pool area with children in the house), moldy vents and disabled smoke detectors with exposed wires. The floors are so old and dirty that you wouldn't want to walk on them without your shoes on and portions of the floors have been pulled up and left with exposed plywood. The walls have holes, the plaster is peeling and the ceilings leak (we were there during a tropical storm). The house is so poorly cared for that the cleaning company and/or property management company can't be bothered to change the shower curtain in one of the bathrooms. It was so neglected that the mold had taken over and caused the tub/shower to be virtually unusable. All of these issues make the water bug infestation seem like a non-issue. There is nowhere on their website to post a review that they haven't approved and they've disabled the ability for comments. Convenient so you can't see the truth of renters prior experiences. Please see pics below. We tried to reach someone unsuccessfully for DAYS. When we finally did, Scott Muller (a rental manager) brushed us off and said it was habitable but dirty. He said "dirty doesn't mean it is unsafe". He claims that there were wood door blocks in the sliding doors that were missing locks -there weren't. Scott said it's the cleaning company's job to make them aware of issues. When I asked when he last inspected the house, his answer was that he couldn't possibly inspect every house every week personally. So I asked him when the last time our house was inspected because it clearly has been a long time. He wouldn't answer. He said that because we didn't notify until the end of the week that we have no recourse b/c the lease has a hold harmless provision. You only have a short window to let them know of problems. The problem is that at the beginning of the week we were focused on whether Isaias was going to make us evacuate and once we were positive we could stay, there was a plant explosion that lead to us not having power for over 12 hours. We would have reported sooner if we had not been dealing with so many other major issues. We also tried to call many times throughout the week with no answer.

"Brown Pelican" rental house services through Resort Realty on Virgina Dare Trail, Nags Head, NC There were no problems with Resort Realty. This review is for the Brown Pelican oceanfront rental. The house is a disaster in a nut shell. During the aftermath of hurricane Ted we were forced to be indoors more than we would have like during a week at the beach, in addition to being in the middle of the COVID-19 pandemic. This house has 7 bedrooms, the refrigerator is for a family size of maybe 3, at best. There are Palmetto bugs (roaches) the size of a small kitten, everywhere in this house. The smaller bedrooms smelled of urine, there were broken light fixtures, busted out screens in the porch, sliding doors that don't lock, old dirty belongings stuffed in every bedroom closet. The free linens odor were less than fresh. Dust, sand and general crud on the carpeted house. The outside area leading to the nice pool and hot top was stuffed with old nasty grills, wood and old plastic furniture. Walking out to the beach through the wood walkway was nice, but more signs of not being maintained or cared for, the path was overly ground in. Not the sea grass barrier, just overgrown in the beach way path. The house is a filthy unkept mess. The for sake sign went up in July 2020, hopefully the next owner will utilize the location and get this house updated and cleaned up.

We were welcomed by our host Eric, on arrival who was very friendly and knowledgeable about the area. Our room was very nice, decorated in a birds of paradise decor and had a sitting room and a large, private bathroom. The house boasted a pool, hot tub, roof top patio and various other outdoor seating areas. It was located on the second row of houses from the beach with about a 3 minute walk to the beach and 5 minutes to the pier. Every morning at 9am hot coffee was available and our hosts served us breakfast that included omelets and a breakfast casserole with veggies from the Margie's own garden. There are only 3 rooms at this B&B so only 6 people maximum can stay at one time. Fortunately, we were the only ones there during this weekend so we had the whole place pretty much to ourselves! The room was lovely and we had a nice view of the water and the downtown area. We were here in mid October so it was a little chilly and rainy but it was perfect weather for walking around, sitting by the fire pit, and chatting in the lounge. If we're ever in the region again we would definitely stay here!!

Big fans of the OBX, we are visiting for the first of three visits this year. Nikki went above and beyond the normal customer interaction which caused us to book our fall two week stay several hours after our initial visit to your office. We have hoped to post a review on their website but at first glance, didn't see where to do so.

Extremely disappointing experience with my reservation that included travel insurance. My booking…read morewas canceled because the owner decided to remove the property from the rental program after we had already planned and committed to the trip. This left me with very limited options during a busy rental season and scrabbling to figure out what to do. Although a replacement property (sound side) was offered, it was not remotely comparable to the original home (beach side) I reserved (8/26/25) in terms of location, features, and overall value. At that point (36 days before my arrival date), I was forced to either accept an inferior property or refund since they had no other similar option to my original reservation, which now has left me to pay significantly more for another rental with less options available as the reservation is for a peak time of the year (June 2026). The most frustrating part was that renters are expected to honor cancellation policies and commitments, but when an owner removes a property from the program, the burden and financial impact fall entirely on the guest. This created unnecessary stress, inconvenience, and additional expense for our vacation. I would strongly encourage future renters to have backup plans as this happened 36 days before my check in date.
