    Resort Realty's housekeeping is abysmal. They can't consistently perform the basic housekeeping function. They are supposed to inspect after cleaning the home. That's a joke. Ask them for the documented walkthrough inspection. I bet that they can't produce one. The rug in the living room had to be taken out of the house because it was filthy along with the chairs. The reviews on this site average less than 1.5. As they say, 'there's your sign'. Prices keep going up as service level go down. The only thing that gets their attention is a mass exodus of their renters.

    Staying at "A Wave From It All". Worst rental home experience of my life. Just filthy. Flies in the house, nothing has been cleaned. Roach legs on the window sill. Aside from cleanliness the pillows and blankets are minimal, so thin. I stayed the one night and contacted resort realty who said they could send a cleaning crew and pest control out but they couldn't move us without owner permission. Vacation shouldn't be this stressful. Just a terrible company.

    I booked a home with Resort Realty from the online reviews on their site. Clearly, they only use the favorable reviews.  The pictures of the house I rented were at least 10 years old; the home was not in the same shape as in the online pictures.  I also chose this home as it had a game room with a pool table, card table, and area for our family.  It also had a movie room with a TV, surround sound, DVD player, and reclining chairs and a large sofa for family time. I thought with all of this if the weather were bad, we would still have a pool, game room, and movie room.  All we were able to use was the pool table.  There was a hole in one of the refrigerators, a cupboard door was hanging as the hinge was falling off, another cupboard was splitting at the corner.  One of the beds on the second floor had screws on the floor and the support board was on the floor with the headboard leaning towards the floor, not ideal for sleeping.  The boards on all the deck areas are very old and not treated; several nails sticking up in the boards and some areas where boards were splintering. Before booking I called about the indoor/outdoor pool being usable for the week I needed and was told it would be usable.  We arrived and both the indoor and outdoor parts of the pool were green and full of trash including a 5-gallon bucket floating in the outdoor area.  I called that day and was told it would not be usable until April 18th as it was not a heated pool.  When I asked why I had been told before booking it would be usable and that there was no information on their website about when pools open or were usable, I got a response that the person I was speaking to was sorry but nothing could be done. The game room was okay, the pool tabletop was very old, it was blue in color, and some areas were turning white, it was so used/old. The card table that was in the game room was not usable as the felt on the table was covered in mold.  There as a three-light chandelier with glass globes hanging over the pool table--not the best idea ever. One of the globes was broken and hanging from the light bulb, I removed the globe and set it on the countertop, so no one was hurt from this. The movie room was very dated, and the TV would not give us a picture, maintenance guy said we needed a whole new tv and he would put in the work order.  Did not see him again the rest of the week. We arrived on April 4th, I submitted an email on Sunday, April 5th with pictures of all the issues and received an email that maintenance had been included and a work order was put in.  The maintenance man came once; he checked all the issues took pictures and we did not see him again the rest of the time we were there.  I received a call on Tuesday April 7th from Resort Realty to inquire if the maintenance man had been out and taken care of the issues.  My response was "honestly I don't know what he did, I am on vacation and don't plan to sit around for maintenance issues." The Resort Realty staff I dealt with on the phone for booking and questions was very helpful. The representation online of the house and when access is available to home and pool was not great.  Issues should be handled before quest check-in or at the least taken care of within a day or two of reporting these issues. There is nothing online about when pools can be used, if they can only be used if heated, and that check-in is 4pm at the earliest but could be 6pm or later.  They do offer early check-in for an added fee of $150. If you don't pay, they will contact authorities to remove you if you arrive early and are waiting in the driveway.

    Dirty carpet

    Checked into Naan Sands in Georgetown Sands on a Sunday, or should I say, tried to check in as the code Resort Realty provided did not work. Waited until new code was provided. Pretty tired after long drive so the wait to get into the unit was slightly upsetting, but really no big deal. For those without a cell phone, it would have required driving back to Powells Point, however. Unit had many problems--burner on stove needed fixing, sink and tub in bathroom were clogged and not draining properly, slats on one Blind missing, (I found it in closet) other blind not able to close (I fixed that one as well as Gerry rigged the first one, carpet was disgusting with obvious stains all over it in living room. Couches were were extremely dirty, so weput a sheet over both of them in order to sit on them. Sent email and two days later, great maintenance guy came and fixed stove, sink, and tub. One of the doors leading to patio was also broken as it was missing wheels that go into the track. He tried to fix that, but did not have the part. He noticed how dirty the carpet was as we were going to live with it for our two week stay, but he said Resort Realty has a carpet cleaning company and he would take care of it. Friday a different maintenance guy came, also outstanding and he fixed the door. Then on Saturday afternoon, a knock on the door-- carpet cleaning arrived. We were very surprise, but Tyler did follow up on what he told us--again, a great guy. Woman saw the couches covered by the sheets and asked if we wanted those cleaned as well, which of course we did. Carpet and couches look good now; two days after cleaning the couches are still damp so not able to sit on them, but at least they are clean. All the maintenance people were great. Why housekeeping did not tell management any of these issues is beyond me. Why they put missing slat in closet also Is baffling, Then on Sunday, the start of our second week, we went out in the morning and when we came back, the code we were provided and worked for seven day, no longer worked. I figured they forgot we were staying for two weeks and after waiting for about 30 minutes, we received a new code. That's three codes--unbelievable. I was the one who figured out what happened as they were relatively clueless. I wanted to email or call the President and/of the Chief Operating Officer, buy they will not provide that information, ignoring my email to their listed email they use when you book a rental. Decided to call and after being connected to their property manager, we had a very unpleasant conversation where I was told since everything was eventually taken care of, what is my problem. I then posed a hypothetical to her asking if she rented a spare room in my house and saw filthy carpet and couches, clogged drains, a window blind that was broken, and keys that did not work, would she be content to pay a substantial for a room like that. When she replied yes, I knew I was through talking to her and knew that after renting through Resort Realty, a few times through the years, I imagine I was now blacklisted and put on their "Do Not Rent" list, not that I would again. We have had other much more minor problem with the cleanness of units we rented from them in Georgetown Sands like the time they had left a lot of sand on the floors, but this is by far the worse. What particularly bothered me and caused me to write my very first Yelp review, is the attitude they showed. No apology saying we are sorry and a very cavalier attitude towards me. We did not get nearly the value for our two week stay in Duck. Would like to rent through other companies that handl Georgetown Sands, but they manage just about all of them including in you rent VRBO. You still have to deal with them as they ma age those properties as well.

    Rented a home Mermaids Den for week of Christmas. Chose this home for the location and size. Arrived to a home that needed a deep clean and was overall a disappointment. Yes, the pool was closed but we weren't expecting it to be a marshy pit of trash and chair cushions that we would have to look at all week. Dust was everywhere, mold all in the shower and on air vents. Uneven boards on pool deck almost caused one of us to fall into the marsh pool. They offered to send a cleaning crew, however who wants a crew of people in the house while your family is there .... When the house should have already been cleaned... I asked for some sort of refund as this home was almost $4k, the owner refused and resort realty only offered a $100 gift certificate. No thanks , we won't use you again...and don't suggest anyone else does either

    "Child's sandbox"

    Rented #3947 Leg O Duck for the week 5/10/25-5/17/25. Upon arrival the yard, child's sandbox and pool areas were overgrown with waist high weeds. The pool was full of pollen and sand, the last servicing was 2/24 according to the plaque at the pool. Dining tables were available in various places for outdoor dining, placed in full sun with no available umbrellas. Basketball court had no basketballs on premises, the outdoor sound system didn't work and gas grill had an empty propane tank. All outdoor amenities we paid for but couldn't use. Upon entering the inside we were hit with warmth and stale odors. Notes taped to all the thermostats threatened fines if we reset temps, so we had no way to cool the home during our stay. The floors were so filthy our feet and socks would get completely black. Black ants infested the kitchen counters, we couldn't leave anything on the counters unless we wanted things coated in ants. The oven couldn't be used, someone had sprayed oven cleaner in it and never washed it down if you turned the oven on it would smoke up the house and burn your eyes. The top floor Main Suite had no power and we had no hot water upon arrival due to the breaker box having multiple tripped breakers which was concerning. Someone was watching us and the house riding in and out of the neighborhood taking pictures and reporting back to the homeowner which resulted in us getting phone calls from Resort Realty with threats based off of lies. The side of the homeowner was clearly taken. The game room bottom floor had a pool table with the cue ball and 8 ball missing. Basically all the amenities we paid for and thought we were getting were unavailable to us. The town of Duck is beautiful, it's walkable and quaint with awesome restaurants and shopping. After vacationing 20 plus years at the NC OBX we have concluded that you don't stay in Duck and you don't use Resort Realty, Duck should be visited on your trip to OBX just stay elsewhere.

    Toilet paper holders in bathrooms

    Rented #3947 Leg O Duck 5/10/25-5/17/25. Upon arrival the yard was waist high in weeds, the concrete driveway and sidewalks had cracks full of weeds, the pool was last serviced 5/24 and was full of sand and pollen, the kids sandbox was waist high in weeds and not usable. The tables for outdoor seating were in direct sun with no available umbrellas for shade, basket ball court had no basketballs, the gas grill was broken, dirty and had no propane, the game room pool table was missing the 8 ball and cue ball, the upper level main suite had no power or hot water due to multiple electric breakers tripped, the kitchen was infested with black ants. Basically every amenity was not available for use. Calling maintenance was a joke we ended up having someone in a gray tundra truck riding by taking pictures of everything we did and parked on the property and sending the pics and reporting back to the Homeowner who in return had Resort Realty calling us about fake issues and lies. The days were hot, mid to high 80's and the thermostats on all 3 levels were locked so we weren't able to cool the house comfortably, notes were taped on the thermostats threatening fines if we messed with them at all. This was our first time staying in Duck NC and using Resort Realty and our last. We have visited and vacationed in the NC OBX for 20 plus years and never have had this type of issue with any other town or Realty Company. My advice is visit Duck but don't Stay in Duck and don't use Resort Realty. I mean they have 1.3 stars and 148 reviews. That should tell you all you need to know.

    Corolla, NC Resort Realty Do NOT use this company. I received a phone call on July 3rd (Wednesday) that there was a leak in one of the main bedrooms, and they would have to repair it. The person on the phone said that they could try to find me another place or the owner agreed to refund some of the money for the hassle of workers going in and out and being short one room. The next day was 4th of July, and we were leaving that Saturday. I thought it would just be easier to make due WITH a schedule from the contractor. She agreed to get back to me with a schedule asap. I told her that I have 4 teenage girls in the house, and I was not confortable with strange guys in there. I am a teacher, and with minors especially, should not be in an unknown home with strangers. It was 2:55 PM when I initially got the call , so I figured I would hear by Friday. Friday came and I heard nothing, so I call. The other person on the phone was rude and stated that the person I talked to was off, and she could not help me at this time. The woman on the phone said, "She is off and there is nothing I can do." I asked if she could get back to me Saturday with the schedule even though we will be on our way. She said she wrote it down. By Saturday, I got no call. I got there and the ceiling was in plastic (picture below) and the trash cans that were supposed to be picked up were not emptied and full of ceiling debris (picture below). My fiance called because I had a 10 hour drive with 5 young adults ages 16-19. The office was closed, so he called the emergency line to see what was going to be done and the fact that we had no trash cans until Wednesday, the next scheduled pickup. That woman was super nice and told him that she put an emergency request in for facitilies and we would hear back ASAP, but we still didn't hear back from anyone until Monday, two days later.... It does get worse. When the phone rang I gave it to my finance, and I got ready to tutor (I still had to work during my vacation). The woman on the phone was extremely rude and told him that the men would be over in 15 minutes. I had kids all over, I had to tutor, and I was SUPPOSED to receive a schedule prior to arrival. She told him she offered to find a new location when she initally called on Wednesday but in fact she was not sure if she could fine one in such short notice. However, she did not contact me before the vacation for a schedule let alone, other locations. upon my fiance's arrival he felt based on what he saw it would be safe so he asked if she can just do the work after we leave because it could have been done the Wednesday that they initially called me. She said that is not an option that the maintaince guys said it must be done immediately but upon talking to the men, this was a lie. Then, he asked about the discount, and she said it depends on how long they are there; it is up to the owner. She was patronzing and rude, and he just finally relented. Because of her condesceding and threatening tone, he was more afraid of retaliation, and we did not want to ruin the children's vacation. When the guys came, they introduced themselves as maintenance, not a contracting company. One of the guys told my fiance that the office totally dragged their feet with scheduling the repair. Not to mention, the mainenance guys said it would have been fine to use the room the whole vacation the way it was; therefore, the person on the phone on Monday lied. Next, we got the kids out to the beach, and when we came back the entire house smelled like marajuana. They were smoking marajuana while doing the work in the house. Now the kids were smelling this and my fiance has a job with the state where anything illegal could compromise his position. However, like I said before, we were afraid to complain because of retaliation from the office. Plus, at this point the trash was stacking up because we had no cans, and we were there for three days. They said they were going to send someone out to empty them but never did. The workers did get the job done in three days and were there for over 4 hours each day. However, the room was completely unused after the repair due to the chemical smell in the room. Also, we were down a bathroom because it was attached to that room and the girls did not feel comfortable with the odor from the room as well as maintenance having access from the bedroom to the bathroom (It was a Jack-and-Jill bathroom). I got a phone call on the way home informing me the owners agreed to a $400 discount. At this point, I am glad the kids had a good vacation, but I will never use this realty company again. It is a shame because the house was nice, and I understand this was not the owner's fault. I hope they know who they are working with.

Here is the review of the home. This well loved home was a nice place to have our yearly family vacation. The house is a typical old beach house, 2 bedrooms on one side of the house with a jack and Jill bathroom and 2 identical bedrooms on the other side of the house, again with a jack and Jill bathroom. We did have a late afternoon rain storm with some winds and it blew in the front window. As we tried to put it back in we then noticed a sign saying not to open as it was broken. We had never touched it until it blew in. I managed to get it back on track and lock it shut. The out door shower was new and was spacious, having the best water pressure in the house. The exterior could use a good paint job. The interior could use some freshening up in some of the bedrooms, new comforters would go a long way. Washing the blankets between guests would be a great thing too. Also dusting for cobwebs once in a while would be a nice sign that this house is truly taken care of. A dehumidifier would work wonders in the laundry room and under the kitchen sink.

Promises were made before signing the contract that weren't kept. For example, I have a Guest Book in my home. I was told that Guest reviews could be posted on my Cove home website. This never happened in the 6 months that I was with the company even though I pointed out to them twice that they had reneged on an agreement. My home is a luxury home much larger than any that Cove Realty manages. Cove set rental rates too high - I had Iower income than with the previous 2 property management companies. This resulted in receiving a much lower offer price for my home (according to my RE Agent). I had to adjust prices by running a "sale" and reducing the price back to prices 2 years ago. (Cove will tell you that they only "suggest" prices - that the owner has the final say. I agree with this; however, home owners rely on the experience of the property management company to set fees. Cove obviously did not have this experience). In addition, cosmetic work needed to be done on my home at the request of my RE Agent (fence and rusted "nail pops" needed to be painted). Cove took my home (without my permission) off the rental market for January and February so this could be done. I did not notice this until February (?) when the damage was done (lost rent plus Cove did not take into consideration that this outdoor work could not be done during the winter). (Cove will tell you that sections of my home did not have electricity - due most likely to a lighting strike - which happened later in the year, but not in January and February. Cove Realty removed my homes from their rental site for 2 months for cosmetic repair that could not be done during the winter months without my permission or knowledge.) I could go on about the disrespectful behavior of one of the employees (my "property manager"), but I think that I have written enough. My experience is for your consideration if you are currently with Cove or are considering them as your property management company for your OBX home, especially if you have a luxury home. Not only are they not familiar with this market, they will make unilateral decisions that make no sense. They are a property management company that will only give you frustration and headaches plus much lower rental income and an offer price.

This home in Currituck Club was dirty and had issues. This house had cobwebs with bugs in it. Shower heads had green mineral deposits and abundant of mold. There was other things that need to be deep clean but those was just examples. We arrived to a dirty pool I called to have it clean couple days later. Nobody came to clean the pool. We hade to watch videos on how the clean the floor of the pool. The toilet ran continuously in one bathroom. We had to turn it off. So we could not use that bathroom. Doors stuck in the house. Which made it hard to open and close the doir. The front door was very bad. Sometimes it would not lock. My husband had to body slam to door open, in which he sliced open his knuckle. The garage smelled old and musty. I did call and complain. I was given an option to have people come out to clean and fix stuff. So we have people in and out of the house for how long. My husband was still do some work there. And we brought our dog. So having people in and out for long period was not going to happen. Too much stress. The house should have been deep clean before rental season. I did call again about the doors to maintenance. Nobody called back. And yes the office was open.

Incomplete work, half done construction. 3 sliding doors didn't work all week (yes reported to company) Missing lightbulbs throughout. What you see online isn't necessarily what you get. Never again.

Plenty of room for extended family. A few opportunities exist however: most of the doors are not lockable for the bedrooms, the outdoor shower is only lockable from the outside, the mattresses for both king size beds need to be replaced ( very uncomfortable and a must for the owner), and the pool requires attention with respect to a slow leak that the pool maintenance worker mentioned to us on Monday ( two days after check-in) which is also a must to fix.

We have been informed that it is now first come first serve and we need to change our weeks. No, we had to change realtors. We're charged a cleaning fee (WHY?), and for what! Every year I need to wash EVERYTHING in the kitchen before we can use anything. Things were so greasy that they almost fell out of your hands. We have a king size matress pad on a queen size bed. At least we had one. Have arrived to no matress pads or wrong size. No shower curtain, vaccuum cleaner that had a broken belt, so you know that nothing was cleaned. Had a toilet that wouldn't flush, and the list goes on and on over the years and nothing has improved. If anything, it's worse!!! If I could rate Sun a -10 I would! They are a terrible company to deal with and they don't care at all about their guests! All they want is the money! NEVER USE THEM AND I WOULD NEVER RECOMMEND THEM TO ANYONE!!!! WISH THE OWNERS COULD SEE THIS AND KNOW WHAT THEY ARE DOING TO THEIR GUESTS!
