We rented this property a year ago when it was with Vacasa 9639D E Nansemond Street Nags Head NC…read more 27959, and it was amazing, older but price was right (just over 4K) The management changed this year after we had our reservation through Vacasa and we searched and found the home again with Atlantic Realty. We ended up paying an extra 1k to rent it. When we arrived there was a tip envelope on the counter saying the home had been cleaned and inspected but clearly it wasn't because there was items from the prior tenants stored all around the home and it was dirty. Extra beds on the patio, baby gates out front by the outside shower, someone's underwear, socks and bra in the drawers, moldy shower curtain, dirt under the beds. We called housekeeping number on the envelope but there was no answer. When we finally did get ahold of someone they came and picked up the items outside. For more than 5k for the week I expected better not worse. We loved this place last year when we stayed here but we are already planning our next home and going back to Vacasa.

They started getting very lax with renting to more people than my house held and pets were in when I was not pet friendly. My rates were considerably lower on the local comps. They used to be a very on the ball company but a new company took over and they just lost their touch w their client/homeowners best interests. . The owner is extremely condescending and his only explanation to me was "it was that time when I should have read the fine print" regarding his roll over 2 year contract. Which by the way was stated as the last 2 sentences in his lengthy letter regarding their wonderful job they did during Covid keeping homes clean. The letter went on with paragraph after paragraph then slipping in 2 sentences in referring to the new contract --. He's one sly Fox. Beware. There are many other reputable honest real estate management companies in the OBX. Do your homework and read the fine print

A Stark Contrast to Their Own Promises !!…read more My parents rented this property for our long-awaited family reunion -- 14 of us, including relatives who flew in from Hawaii. We were excited to spend the week together in what looked like a beautiful and spacious home, but the experience was unfortunately full of red flags -- from safety concerns to management's dismissive response. Serious Safety & Cleanliness Concerns: * The deck had multiple exposed nails, which caused injuries -- including a cut foot. * The pool gate slammed shut with extreme force. It actually struck my young niece, leaving her hurt and shaken. * The outdoor bathroom was dirty and unusable from the start. * There were visible roaches in the home when we arrived. * The outdoor shower, which was advertised as a feature, was filthy and completely unusable. Disruptive Conditions That Weren't Disclosed: * Construction was happening on both sides of the house all week, bringing loud noise and disruption every day. * We were never informed about this in advance, even though the reservation had been made months prior. Unacceptable Response from Management: When we shared these issues, the president of the management company responded with zero accountability. Rather than showing any concern, he told us we should've reported safety hazards like protruding nails during our vacation. After we left, their technician confirmed that eight nails needed to be repaired -- validating our concerns. Instead of offering any resolution, the president accused us of "extortion tactics," which was insulting and unprofessional considering the legitimate issues we raised. A Stark Contrast to Their Own Promises: What made it even more frustrating is how the company promotes itself. Their website claims: "Experience the Shoreline Difference and see why we are rated #1 in Guest Satisfaction! As our guest, you are our family and will be treated to the best in hospitality!" That was far from our experience. We were treated more like an inconvenience than "family," and safety clearly wasn't a priority. Bottom Line: For over $6,500, we expected a safe, clean, and welcoming environment. What we got was a property with hazards, misrepresented amenities, and a management team unwilling to take responsibility. I would not recommend this rental -- or this company -- to anyone looking for a reliable or professional vacation experience.

When we first got in the house and started unpacking, I found straw wrappers under the beds in reachable distance and an old sock in the trash bin in the upstairs loft. And the worst part - LOTS of cockroaches! I asked for pest control on Tue morning, 8/10 and confirmed they put in a work order that morning at 10:08am, but we still had roaches even on the day of departure. I'm very grateful we decided beforehand to not cook in that house. It's obvious that the cleanliness here is only surface level. Additionally, we weren't provided a trash can to take our trash to the street for collection. They advise to bring it to the curb the night before because trash collection most often comes at dawn. We had to put the bags on the lawn and they were ripped open when we left the next morning. The trash was not collected. The house is beautiful, but I didn't plan on making friends with roaches. We will stay somewhere else next time. I do NOT recommend!

Two of the shower curtains had mold growing on them. On the main level, there was "black mold" growing on the ceiling. The house was definitely not maintained....handle broke on sliding doors, screen tore up on screened in porch, and cabinet doors completely off in kitchen. We had to call in on our arrival night because 2 breakers kept flipping off; therefore no electric in 2 of the bedrooms and because 2 sets of sheets did not fit the beds. We went by the office the next morning and spoke with the manager. The linen rental company refunded our money. She had an electrician come by and replace the breakers. She was having a cleaning company come by to replace shower curtains and clean bathrooms and floors. They were at the house 15 minutes. While there, they replaced the shower curtains and sprayed air freshner. Oh, and the also sprayed kilz on the black mold. The entire week noone came to check or clean pool or hottub. The house has 2 different kind of roaches in it. This was my first trip to Duck, and most likely my last! I would never rent a house from this place again!

They price gouge, change prices on platforms (check booking and VRBO for cheaper rates), and increase rental fees 125% for the same week a year later. They will bounce you around from different customer service agents, when you call back they will find notes "confusing" and refer you to manager's voicemails with very slow turn around time. It is less expensive to book through VRBO. I do not recommend renting through them, they work for the property owners and not the renters. You have more support and protection booking through VRBO or BOOKING.COM. Linens not included. Fees egrigious. I have never had this much runaround at any other OBX rental agency. Oh So Sandy in particular, is a TINY flat top, with a very small shower that has exposed plumbing. It does not have a dishwasher, or laundry. There is no bathtub. The backyard is fenced in, however it is full of spikey foliage which will get in the pads of your dogs feet. The grill was dirty, the outdoor shower VERY rustic and dirty. For the amount you would spend on this place, there are far nicer places in the OBX.

Sitting at the dining room table, the view of the ocean and skyline was cloudy and unclear. In addition to the glass being dirty there was condensation between the panes of glass. 2. One of the pickets on the upper deck was loose. We called Beach Realty and they sent someone out who nailed it down and checked the other pickets. 3. The microwave over the oven didn't work. 4. Concerning the refrigerator, everything in the back of the top three shelves froze. 5. The propane tank was empty. We went and purchased propane but the grills still didn't work properly. 6. The lighting under the kitchen cabinets didn't work. 7. Two shelves in the refrigerator door were either cracked or broken. 8. The instructions on the toaster were undecipherable. 9. The dining room table is tacky. 10. The top dishwasher rack doesn't stay in place. You must hold it in place in order to load the bottom rack. 11. The kitchen floor mats are unattractive and don't match. 12. The large canvas photograph in the main living room is woefully faded. 13. There are approximately two dozen nails on the front steps and landing that protrude and should be hammered down. 14. Some of the blinds in the top floor master bedroom were broken. 15. The kitchen trash can is flimsy and there is no space for it. Unfortunately, the floor plan is such that there is no stairway from the upper floor to the bottom level. To get to the beach you must exit through one of the two bedrooms on the middle floor, or walk the stairway to the garage, and then out to the beach. Furthermore, there is no community bathroom on the top floor. Anyone eating or relaxing on the top floor must share the bathroom with those sleeping in the upper master bedroom.
