    The photos were perfect on VRBO but that's where the PAR-TEE BY THE SEA ended. We were forced to sign a separate contract with this company separate from VRBO. We checked in and the place was filthy. The beds were left only with a sheet and pillows as thin as paper due to "COVID." We have stayed other places during the pandemic with full on bedspreads etc. I call it lazy. Then the place was filthy. Stair spindles were broken and closets were filled with other things so we could barely use them. Downstairs was a hazardous closet of paint, ladders, and more left open so our little 3 year old could find it. Never ever again will we stay with this company.

    I considered having my beach house in their rental program. After meeting with an owner I passed. Not very impressed.

    I've been going to the Outer Banks for 14 straight years now and have been using Twiddy since 2008…read more Page's Place is the first house I've repeated (2012 and 2013). 2013 was with the girlfriend of about a year and a half - boy did we have a blast! We decided to shift to a pet friendly house this past week so it wasn't a three-peat . However he's still a puppy and was way too interested in chasing cats, and this one particular fox. So we just booked for a September stay in 2015, without Smuckers. I can't say enough good things about this place, and its owner. In all the years I've been down there I have never had the owner pay a visit on day one, which by itself says a lot, but there was also a gift bag. I try not to forget anything, but inevitably I'll forget one of the following; garbage bags, paper towels, pin for an air pump, batteries, etc. In addition to all the goodies one might forget, there was also a bottle of wine. Who does this? What an amazing gesture. With that said, even without the owner's kind actions, the house in and of itself is great. I don't know what their repeat rate is, but it has to be high. This house is perfectly located in Corolla, close to both Harris Teeter (which if you are still one of those people going to Food Lion, stop it, just stop it right now) and Tim Buck II. I'm not going to sit here and detail the house out, check out the site and trust me that it's as advertised. I will say that you should note that the pool is heated at no additional cost; this is usually not the case. The weather back in 2013 was amazing. High 70's the first few days and low 80's the rest of the week. And no wind! My better half is what made this trip the best one I'd ever had in the time I'd been going. Every morning you make yourself some breakfast, a bloody mary, and you watch the sun go up on the dune deck. Then you set up your beach spot. Head back inside to shower up, fix up another bloody mary and you walk along the beach (3 miles, 5 miles,7,8,9,11 - a little sore after the last couple). Come back and jump in the heated pool, out the beach, make some sandwiches, back out to the beach, then back into the pool (Chicken Balls!). Before you know it, it's 5PM and time to shower up and get ready for dinner. And that's every day - life is good. If you've narrowed it down and Page's Place is a finalist, or if you're just on the fence about it, get off the fence and jump in the pool. You will not be disappointed.

Last year's experience in the house we rented was great, so we decided to rent the same house again. Upon our arrival the first thing we noticed was that there were three sets of towels for a house sleeping 12. We called and were told that they were short towels so would have to bring them by later. But wonder had we not checked or called, how would we have known, or known when they would be coming by? That was just an inconvenience and not that big a deal. The bigger issue was that we came in to find animal hair--assuming a cat? all over the living room couches, bedroom chairs, and even on the bedroom sheets! First, made me question whether sheets are changed between guests, and we rented a house specifically saying pet free as my wife and kids are allergic and my wife's eye started swelling up. Village Realty was responsive, sent someone from housekeeping right away, but then said she noticed the hair when they were cleaning. Begs the question, why was nothing done about it? Or the grease by the stove for that matter? Said they'd come back with new sheets and a new comforter and get a crew back in to vacuum the furniture. Guess I don't understand what they did when they were here prior to our arrival then. Come to OBX every summer, much needed getaway, but the aggravation within the first hour of our arrival this year makes me question where we'll rent from in the future, and at the very least feel like we need to go to a different house. Update....to be fair, the company responded pretty quickly and have been nice and apologetic. Back to change linens and tomorrow getting in a carpet cleaner. Just unfortunate it had to go down this way at all, and apparently it was the owner's pet. Hard to know then if a pet free house is really pet free--for those allergic--or just pet free so the owner's own pet isn't disturbed by other animals.

We rented a beautiful oceanfront house in Duck last week, and the experience was nearly ruined for our group thanks to Village. Special shoutout to Nikki and Noah for being particularly incompetent and unhelpful. Timeline breakdown of our experience and pictures below, lest the company dare accuse me of exaggerating our account of events. Day 1: Upon 4p check-in, we thought we'd driven up to the wrong house. Multiple commercial trucks blocked the driveway, and the house looked like a construction zone. Railings were MISSING on the steps and back balcony; equipment, nails, wires and boards were strewn everywhere (see pictures). Contractor stickers were still on recently-replaced windows. The pool we'd paid $350 to ensure was heated and cleaned was cold and filthy (see pictures). Our group couldn't even get in the driveway. Everyone was shocked and upset. I immediately called Village and explained the situation. I spoke with Nikki and then Noah. At first; they did a good job of at least appearing to care. They asked for pictures, which we promptly provided; and claimed to have no knowledge of the owner scheduling construction on the house for that day. They offered dinner coupons to a random restaurant for our group. When we made it clear that wasn't going to cut it, and we were concerned we may need to move to another house altogether due to the associated safety concerns, they told us they'd make the situation right, would send us alternate rental options, and wouldn't leave that day until they'd addressed our concerns. That ended up being total lip service, because after I hung up the phone, they completely ghosted us for the rest of the week. No follow-up contact whatsoever. When we called back a few minutes after 5 the same day, they'd closed up for the day, in spite of assuring us they wouldn't leave before making the situation right. The contractors didn't leave the house until 830 that evening. They left a massive pile of boards and construction materials in the yard, along with nails still strewn everywhere (see pictures). These remained for the rest of the week. Day 3: Monday morning I called Village back and spoke with Nikki. She sounded less-than excited to hear from me; didn't ask any follow up questions about our situation from Saturday, and said she'd have to transfer me to Noah to discuss restitution. I wish I were joking, but she put me on hold and NO ONE picked up. I waited 15 minutes (15 minutes!!) before hanging up and calling back. They were clearly screening my call because no one answered. At this point, I'm in shock that a company with such pathetic customer service and obvious blatant disregard for their customers is still in business. I sent a follow up email requesting a callback. Shocker: no response. Day 5: After giving them over a day to respond to our email, my partner and I decided to drive to the Corolla office in person. At that office, we meet with Noah - (supposedly) a different Noah, who tells us he will send a message to the Noah we spoke with and have him follow up with us. Surprise surprise, we hear nothing. Day 6: We try calling again, speak with someone who won't give her name and tells us Noah conveniently isn't working that day. At this point, we're so disgusted with Village that we decide to ensure everyone on the internet knows about our experience. Hopefully, owners with otherwise beautiful houses will think twice about the associated guest experience repurcussions and avoid working with Village in the future. We ve been coming to OBX for many years. This is the first year we've ever had an issue with the realty company. Please do yourself a favor and rent with anyone else in OBX but Village.

Sadly, for me it stops there. You can tell that this was a really nice property at one time, but now it's dated in comparison to a lot of the properties in OBX - namely the ones surrounding it on the same street. This house is not up to par with other houses we've rented on past trips to ONX. It is extremely neglected and poorly maintained. The photos are old and are deceiving in relation to how the home looks today. The whole house needs a power wash and lots of fresh paint outside, which you would think the owner would do before renting for the season. The outside kitchen cabinets are full of bugs - spider eggs, flies and other insects - both dead and alive. You could not use that area if you wanted to. The front porch is covered in spider webs, spider eggs, dead bugs, live bugs - it's horrendous. There were also a ton of bugs inside! They looked like gnats and were everywhere.. the ceilings, window panes, both upstairs and downstairs. It seems like this house would do good to have a bug treatment because it was close to unbearable. When you looked up at the ceiling at night, it was covered with these bugs. If this is a result of being near the marsh and sound, this should be noted in the listing. Inside, dirty floors, dirty walls and dirty furniture are the norms. A lot of the furniture could tend to be replaced just for the simple fact that it's dated and worn; the hardwoods could use either a good wax or a really good cleaning and the carpets need shampooing. The carpet in the theatre room is full of bleach stains. The upholstery is visibly in need of shampoo. Several bathrooms smelled like urine. The kitchen has a refrigerator that is barely appropriate for a family of 4, and definitely not large enough to accommodate a vacation home for 16. It's VERY small. The house is dusty! In the week we were here you would not believe the amount of dust that accumulated on my laptop sitting on the dresser. I noticed it on other things too and you could literally see it floating through the air. I'd be willing to bet that the filters haven't been changed in a long long time judging by the other maintenance issues. The double bunk beds look like they need to be trashed, the air hockey table doesn't work, the ice machine is broken, the espresso machine is broken, there are dust webs and cob webs everywhere, water stains on the ceiling and patio, plus the patio furniture is dirty, rusted toilet paper stands in bathrooms, there are slow drains in bathroom sinks, blown lightbulbs and the elevator is in need of repair or updating. I received a call to inform me that the elevator would be unavailable less than a week before arriving. I knew then that this vacation was not off to the best start. Theresa at the rental agency stated they are waiting for a part to bring the elevator up to standard following the law that was passed in late 2022. However, other rental agencies in the area still permit use of their elevator but post a warning about children using it unattended. Something about the way it's being handled by Resort Realty seems shady. We thought the home was cheaper in price because of the location on the sound side of OBX versus the ocean, when in reality it's because of the condition the house is in. When we arrived we found that the theater room had not been cleaned. Thankfully one call to the office got that squared away. Also, the faucet in the kitchen was loose at the base and wiggled each time the faucet was turned on and off. I did inform the rental company of this and they sent someone out to fix it pretty quickly. I'd say the office was responsive when I called about the carpet, faucet, as well as a hot water issue and hot tub issue. However, due to the numerous other issues and unsightly appearance of this home, this was a very disappointing arrival and it was not even close to the standard of prior stays we've had in this beautiful town. As a matter of fact, on our previous vacations to OBX we have never had to call the rental company for incident, nor have we had issues with the homes we've rented from those other companies. I would not recommend this property to my friends and due to poor experience definitely will never use Resort Realty again. Everyone in our group was very disappointed at the condition of this home when we arrived, and upset that there was no option to locate another rental at that time. I had to hear their complaints about the issues every day of our stay. Not fun for me. Due to this experience we have already started planning for 2024 so we have a better selection of rentals using another rental/management agency we've had great experiences with in the past. We refuse to end up in this predicament again and have our vacation ruined next year.

    From the moment we arrived we knew that Spare Time was going to be a disappointment. We immediately…read morenoticed the poor condition of the exterior of the home, as well as the weeds and overgrown, and unmaintained landscape. There were random rocks placed in unexpected spots, one of which got run over and damaged one of our vehicles. By comparison, all the homes surrounding Spare Time have nicely manicured landscapes as well as clean and painted exteriors. Spare Time is badly in need of painting. The exterior railing, with all original spindles, haven't been painted in years. Most of the post caps are missing, and many of the spindles are broken. Not only is this an eyesore, but it is also quite dangerous especially on the upper deck levels. None of the lights surrounding or in the pool are operational - this proved to be a challenge at night and a big safety concern since we had little children in our party. Except for two lights on the lower back deck, none of the exterior lights work - the house is pitch black at night. The door to the outside shower has rusty and broken hinges, the door to the back gate to the pool is also rotted and broken. The hose rack was rusted and broke as we attempted to wind the hose after use. Once inside, we were appalled at the condition of the interior of the home. While the entry has what seemed to be newly installed flooring, unfortunately covered by filthy runners, the rest of the flooring in the home is in awful condition. The home still has the original Berber carpeting - it is badly stained everywhere, and many areas of the carpeting have buckling and lumps. As if the disrepair wasn't bad enough, it seems the housekeeping staff had neglected to clean! After a frantic call upon check-in on a Sunday, Resort Realty did send out two cleaners at the end of the day. These very thorough women did what they could in 30 minutes, but even they couldn't fix what appears to have been years of neglect. All the curtains have layers of dirt and dust, most are difficult to open and close. The window blinds are un-matched, and most are dirty, and a few are broken. All the windows are dirty, and many with broken seals. Many of the window frames are rotted from years of moisture. A few of the sliding doors have broken locks, and all of them are dirty. Every hanging light has cobwebs, with layers and layers of dirt making them quite visible - especially over the dining table, which still had crumbs from the previous occupants. The shower in one of the bathrooms would not drain, and the shower head didn't operate properly. All the shower doors had black scum at the sliding base, and one of them had a broken handle so the door could not be opened or closed. The furniture is stained and dirty - there were crumbs and dog hair under the cushions, and piles of it under all the upholstered furniture. We needed to vacuum before we could use any of it. I didn't dare to look under the beds. The area rugs are old and dirty and badly in need of replacement. The wall-to-wall carpeting had not been vacuumed - there were crumbs, dirt, dead bugs, human hair, and dog hair everywhere. We know this because my husband vacuumed all the carpeting, baseboards, interior railing spindles and filled two large vacuum cannisters - and this was after the second set of cleaners attempted to clean what the first cleaners apparently missed. The wood and tile floors had not been cleaned and had food spots, as well as hair, crumbs, and dirt. Lest there be doubt as to the accuracy of this review- we have many pictures we can share with you. In the end, we all agreed that dated is acceptable, which this house certainly is, but the disrepair and filth are not. Resort Realty, as well as the owner, should all be ashamed of the condition of this home. The $7296.84 (includes taxes and fees) paid for this home is well-above what is reasonable and fair for a rental in this condition.

The house we picked…read moreout was beautiful in their pictures, but when we got there it was obvious those pictures were 10 years old and the house has not been kept up. We stayed at Panache (992 Cruz Bay Lane) and was really disappointed in what we got versus what we paid for. I replaced 9 burned out light bulbs in the house, the front door wouldn't lock and there were obvious paint and repair issues all over the house. It took 4 phone calls to have them send someone over to fix the front door's lock so we could leave the house knowing it was secure. The hot tub stopped working on the second day because it was leaking water. The waterfall feature on the pool stopped working because of bad electrical. Liz Puma (Rental Manager) was next to impossible to get ahold of, I left her 2 voicemails and sent her an email, and she stated she never got my messages. According to the email we received before checking in, someone was supposed to be onsite at 9am Sunday when we were leaving to make sure we got out ok, we never saw anyone. There were no kitchen towels or towels for the half baths in the house. All in all, a very poor experience. House was overpriced and the customer service was spotty at best.

    I booked a home with Resort Realty from the online reviews on their site. Clearly, they only use…read morethe favorable reviews.  The pictures of the house I rented were at least 10 years old; the home was not in the same shape as in the online pictures.  I also chose this home as it had a game room with a pool table, card table, and area for our family.  It also had a movie room with a TV, surround sound, DVD player, and reclining chairs and a large sofa for family time. I thought with all of this if the weather were bad, we would still have a pool, game room, and movie room.  All we were able to use was the pool table.  There was a hole in one of the refrigerators, a cupboard door was hanging as the hinge was falling off, another cupboard was splitting at the corner.  One of the beds on the second floor had screws on the floor and the support board was on the floor with the headboard leaning towards the floor, not ideal for sleeping.  The boards on all the deck areas are very old and not treated; several nails sticking up in the boards and some areas where boards were splintering. Before booking I called about the indoor/outdoor pool being usable for the week I needed and was told it would be usable.  We arrived and both the indoor and outdoor parts of the pool were green and full of trash including a 5-gallon bucket floating in the outdoor area.  I called that day and was told it would not be usable until April 18th as it was not a heated pool.  When I asked why I had been told before booking it would be usable and that there was no information on their website about when pools open or were usable, I got a response that the person I was speaking to was sorry but nothing could be done. The game room was okay, the pool tabletop was very old, it was blue in color, and some areas were turning white, it was so used/old. The card table that was in the game room was not usable as the felt on the table was covered in mold.  There as a three-light chandelier with glass globes hanging over the pool table--not the best idea ever. One of the globes was broken and hanging from the light bulb, I removed the globe and set it on the countertop, so no one was hurt from this. The movie room was very dated, and the TV would not give us a picture, maintenance guy said we needed a whole new tv and he would put in the work order.  Did not see him again the rest of the week. We arrived on April 4th, I submitted an email on Sunday, April 5th with pictures of all the issues and received an email that maintenance had been included and a work order was put in.  The maintenance man came once; he checked all the issues took pictures and we did not see him again the rest of the time we were there.  I received a call on Tuesday April 7th from Resort Realty to inquire if the maintenance man had been out and taken care of the issues.  My response was "honestly I don't know what he did, I am on vacation and don't plan to sit around for maintenance issues." The Resort Realty staff I dealt with on the phone for booking and questions was very helpful. The representation online of the house and when access is available to home and pool was not great.  Issues should be handled before quest check-in or at the least taken care of within a day or two of reporting these issues. There is nothing online about when pools can be used, if they can only be used if heated, and that check-in is 4pm at the earliest but could be 6pm or later.  They do offer early check-in for an added fee of $150. If you don't pay, they will contact authorities to remove you if you arrive early and are waiting in the driveway.
