    Rented a home Mermaids Den for week of Christmas. Chose this home for the location and size. Arrived to a home that needed a deep clean and was overall a disappointment. Yes, the pool was closed but we weren't expecting it to be a marshy pit of trash and chair cushions that we would have to look at all week. Dust was everywhere, mold all in the shower and on air vents. Uneven boards on pool deck almost caused one of us to fall into the marsh pool. They offered to send a cleaning crew, however who wants a crew of people in the house while your family is there .... When the house should have already been cleaned... I asked for some sort of refund as this home was almost $4k, the owner refused and resort realty only offered a $100 gift certificate. No thanks , we won't use you again...and don't suggest anyone else does either

    I like the different themes throughout this home (1350 Panache) and the professional oven. I also really like the half bath on the main floor, I think the decor is very pretty. Sadly, for me it stops there. You can tell that this was a really nice property at one time, but now it's dated in comparison to a lot of the properties in OBX - namely the ones surrounding it on the same street. It looks like those are new, built very recently. And this one stands out like a sore thumb because it is extremely neglected and poorly maintained. Sadly this home is just not up to par with other houses that we have rented on previous trips to OBX. Either the photographer who took the photos we viewed online is REALLY good at their job, or those photos are really old. They are deceiving in relation to how the home looks today. It's in desperate need of maintenance. The whole house needs a power wash and lots of fresh paint outside, which you would think the owner would do before renting for the season. The outside kitchen cabinets are full of bugs - spider eggs, flies and other insects - both dead and alive. You could not use that area if you wanted to. The front porch is covered in spider webs, spider eggs, dead bugs, live bugs - it's horrendous. There were also a ton of bugs inside! They looked like gnats and were everywhere.. the ceilings, window panes, both upstairs and downstairs. It seems like this house would do good to have a bug treatment because it was close to unbearable. When you looked up at the ceiling at night, it was covered with these bugs. If this is a result of being near the marsh and sound, this should be noted in the listing. Inside, dirty floors, dirty walls and dirty furniture are the norms. A lot of the furniture could tend to be replaced just for the simple fact that it's dated and worn; the hardwoods could use either a good wax or a really good cleaning and the carpets need shampooing. The carpet in the theatre room is full of bleach stains. The upholstery is visibly in need of shampoo. Several bathrooms smelled like urine. The kitchen has a refrigerator that is barely appropriate for a family of 4, and definitely not large enough to accommodate a vacation home for 16. It's VERY small. The house is dusty! In the week we were here you would not believe the amount of dust that accumulated on my laptop sitting on the dresser. I noticed it on other things too and you could literally see it floating through the air. I'd be willing to bet that the filters haven't been changed in a long long time judging by the other maintenance issues. The double bunk beds look like they need to be trashed, the air hockey table doesn't work, the ice machine is broken, the espresso machine is broken, there are dust webs and cob webs everywhere, water stains on the ceiling and patio, plus the patio furniture is dirty, rusted toilet paper stands in bathrooms, there are slow drains in bathroom sinks, blown lightbulbs and the elevator is in need of repair or updating. I received a call to inform me that the elevator would be unavailable less than a week before arriving. I knew then that this vacation was not off to the best start. Theresa at the rental agency stated they are waiting for a part to bring the elevator up to standard following the law that was passed in late 2022. However, other rental agencies in the area still permit use of their elevator but post a warning about children using it unattended. Something about the way it's being handled by Resort Realty seems shady. We thought the home was cheaper in price because of the location on the sound side of OBX versus the ocean, when in reality it's because of the condition the house is in. When we arrived we found that the theater room had not been cleaned. Thankfully one call to the office got that squared away. Also, the faucet in the kitchen was loose at the base and wiggled each time the faucet was turned on and off. I did inform the rental company of this and they sent someone out to fix it pretty quickly. I'd say the office was responsive when I called about the carpet, faucet, as well as a hot water issue and hot tub issue. However, due to the numerous other issues and unsightly appearance of this home, this was a very disappointing arrival and it was not even close to the standard of prior stays we've had in this beautiful town. As a matter of fact, on our previous vacations to OBX we have never had to call the rental company for incident, nor have we had issues with the homes we've rented from those other companies. I would not recommend this property to my friends and due to poor experience definitely will never use Resort Realty again.

    Unfortunately I have nothing good to say about our last experience with this company. They advertise houses and show photos on their website that don't remotely look like the conditions of the homes they rent you. And they take no responsibility for that. I was told "they are trying to get the owner to make repairs", as if that absolves them of responsibility. I felt defrauded. They rented to me something that was completely misrepresented. Also they will not publish your honest reviews on their website, so going by reviews is misleading. The house we rented in Duck, NC, looked great in their photos, 3271 - Buena Vista, but my photos below show you what the condition was actually like. The house was unsafe. No one with children should stay here.

    We have been renting homes in the Outer Banks for more than 25 years and have never had such a horrific experience as we did last SUMMER at the Sand Dancer property. On the first day of vacation there was a smell of sewage in the upper master bedroom where my wife and I slept. Thinking it might simply be a dead mouse, we checked the fireplace, closet and pulled the furniture away from the walls and found nothing. The smell seemed to be coming from behind the headboard and when we pulled the shades over the bed aside, we were utterly horrified to see that the window (which was comprised of 40 plastic blocks to resemble block glass) were filled with stagnant, putrid water, sludge and mold. Please refer to all the photo documentation. We immediately called Resort Realty and spoke with the Property Manager, Scott Muller. He said he would be contacting the owners and get back to us with a resolution. The stench was so bad, we were unable to sleep there and had to remove all our belongings from the closets. As a result, we had to make our family double up and lose their bedrooms so we could move to the lower bedroom. We chose this house specifically for the 5 bedrooms and the extraordinary ocean view from the master suite. Once we relocated to the lower bedroom, we discovered the same issue of sludge and mold in those block windows, but the stench was contained. My wife who is highly allergic to any mold or mildew couldn't sleep because she was so concerned about what she was sleeping under. Upon arrival the home was infested with thousands of midges surrounding every window and door of both decks. We called reservations immediately and they put in a ticket for Outer Banks Extermination to come treat. They showed up 6 days later. Additionally, we told the realtor there was black mold in a bathroom, the screen door of the master was shredded beyond repair so we could not open the door. Scott told us he was sending maintenance to address those issues, but no one ever came. The realtor said the mold issue could not be handled by maintenance and would need a professional contractor to replace all the windows and there was no way to get that done during our stay. He said he needed approval from the owners and would get back to us. Two days later they informed us he would be out of the office on vacation, but informed us that Teresa, another Property Manager, would be contacting us the following day which she never did even after my wife left messages for her. You can imagine, after a year and a half of isolation, how much we looked forward to our annual trip. This ordeal was nothing short of a nightmare. The stress, frustration and time devoted to dealing with it, completely ruined our vacation. We made it very clear to Scott that we work in Advertising and PR in Manhattan and are prepared to take every step necessary. We have already located the property owners' contact information and would rather not be forced to contact them. The last thing we wish to do is retain an attorney, but, if necessary, we will. We know the importance of positive reviews in the travel industry and how negative reviews impact a business' success (i.e. the Better Business Bureau, media outlets, travel sites, etc.). This property is a disaster, and the owners told us, when we asked if the repairs had been made that "We are not interested in renting to you." I have never written such a scathing review, but our Summer vacation was ruined. STAY AWAY.

    Although the cottage we rented-7563 SEA Dreams could use some more updates and maintenance that is not really an issue. The issue was the cleanliness. The drip pans were rusted the bottom of the trash can was nasty there were used coffee grounds in the coffee pot mold on the refrigerator and the edges of the shower were dirty. We made the best of it but won't stay here again.

    Unfortunately, we stayed at 1562 Coucher Du Soleil. The outside of the house was filthy. Dead bugs and cobwebs everywhere. We wouldn't even use the front door because of this. The decks were covered in cobwebs and spiders. Orb Weaver spiders surrounded the house. My kids wouldn't even walk outside because of this. My husband had to hose down everything before we could use the pool area because of them, every morning! Never used the decks because of this. I was told by maintenance that the house is treated monthly for insects. I would ask for a refund because I don't think it's working. By our second week we had water bugs on the top floor, in the living room, bedroom and bathroom. Ask why I didn't call Resort Realty.....because I had called them everyday the week before and I was tired of calling and getting no satisfaction!! I had called Monday, the 23rd, 3 times and on the 24th, 4 times and never received a phone call back until the evening of the 25th. There are rotten boards on the path to the Sound. Very dangerous. We rented a house on the Sound to be able to go out there and enjoy it. Walking out there with kids was not possible. My husband fell through one of the boards and hurt his ankle. The internet went out! Again, had to call the realtor. Did they do anything or answer my call or voicemail all..Nope! I finally got to speak with Jeanine (she's delightful..NOT!) and after giving me attitude told me that someone would come out the following day to check the internet. I waited all day for someone to come and finally called again. Jeanine answered, yay me, and told me that someone was on his way. Well, the guy did absolutely nothing. He did the same thing that my husband did, but he called Spectrum and told me that the internet was out and I was to call Spectrum if I wanted updates. I personally don't think I should be the one doing this since I was the one on VACATION. But I did it and guess what....I was told that there was no issues and the internet was NOT out in our area. Of course I called maintenance back and got no answer. Bottom line, there was no issue with the internet...guess who fixed it?? MY husband! I would be so embarrassed if I were the home owner.

    Never have I ever experienced such poor customer service. No one can ever be reached at the office in any of the departments. They are highly unflexible and unwilling to even help. After paying $14k for a house you would think you could get good customer service. No towels at all were in the entire home as they were advertised & promised. Also, beds were not made and the sheets that were left for beds were all the wrong sizes; the individual shrink wrapped packets had all different sizes standard pillow, queen sheet, king flitted! Piles of rusty beach chairs thrown in corner, bugs under comforter, bugs in multiple areas of house( not the typical type you expect and amount; these were from not cleaning) Elevators didn't work(Had been shut down and locked) after being advertised as the perfect home for elderly to use for ease of access. Also NO PHONE OR LINE! What if my poor mother needed to call 911? She certainly doesn't understand or feel comfortable with smart phones. I think that's even against the law to not provide. Along with several other issues that would take forever to type out that we just dealt with because getting assistance was impossible! They wouldn't even allow for an 1 hour later checkout so my 81 year old mother wouldn't be rushed. I had tried contacting them to ask for it thruout the course of our stay; even emailed several different email addresses.We have been coming to OBX for decades and this is the 1st and last time we will ever use them! They happily took our money when reserved but everything afte5 that was rude, uncaring and more defensive and annoyed with having to deal with issues. We stayed in Salt Spray Vacation Home in Corolla, NC! Use any other Vacation Rental Office instead! Our 2 week vacation would have been so much more memorable if we had used Twiddy, Sun or Joe Lamb like we have in the past. Lesson learned

Dining table was filthy. Dried up stickiness that I scrubbed off. The floor was sticky and sandy, the bathrooms weren't cleaned, the carpets are filthy (in this day and age, who has carpet in a beach house?) A pair of women's panties left in laundry area, fan blades super dusty, bathroom rug was dirty. Prior guests garbage in bins but smelled like dead fish. For 3 days we had to pass this stench. After garbage was collected, we had to bleach out the bins. A kids sippy cup was in a kitchen cupboard with some juice still in it. For the first time in my life, I had to strip all the beds, collect all towels and leave it all by the front door. I'm on vacation, I don't want to make beds on arrival nor strip them when I leave. I tried my best to clean up as much as possible because I don't want the next set of guests to clean up my mess. I was so grossed out, I put paper towels on the chair to sit on. I wore my shoes in the house, I washed everything I could. I contacted Sun Realty about the situation and all they did was refund my cleaning deposit. No, I'd also like you to send out your cleaning crew and actually clean the house. What they do is pop in, collect dirty linens and toss rolled up sheets into each room, leave a bag of towels, lock up and go "clean" next house. It was never cleaned. Gross. Not using sun realty again.

    We stayed in the home called Tequila Sunrise (WHL-805) the week of Labor Day for just shy of $9K…read moreafter the fees. We were so very excited to stay at this home again after being married here in 2007 and staying two times previously. Unfortunately, within a couple hours of arrival, the house caught on fire. One outlet went up in flames, another burned inside the wall. We called the fire department and also the rental agency. Thankfully the fire department was easier to get a hold of - I kept getting punted to voicemail for Sun until about an hour later they closed and I was able to go through to their emergency line. LONG story short: Sun did send out an electrician that night but were kind of wishy washy if they were going to. Thank god they did bc the electrician found another outlet that had obviously been on fire upstairs. The downstairs outlet went up in flames when (unknown to those of us outside cleaning/watching kids in pool) one of the people staying there noticed power was out in half the house and flipped the breaker that was tripped which is when the fire started. What's scary is that the breaker didn't trip again - we had to manually turn it back off. It never tripped for the one upstairs. Needless to say, we all slept with one eye open that week after this. Over the week there were numerous safety concerns: a board not nailed down on the stairs to the beach that flipped up and nearly dumped someone about 10' down to the beach, quite a few wasp nests, a defective smoke alarm that didn't stop chirping despite batteries being changed, tripped GFI outlets outside that weren't replaced/addressed, loose outlets that caused the lights to flicker/surge, switches that were glitchy due to water leaking on them from the front window... it's so much that I literally forget everything that was wrong. Then there was just the annoying/cosmetic things like fire ants in the dining room, a toilet turned off, two water bubbles in the ceiling causing paint to flake off in one room, and the house was definitely not cleaned before we arrived (the kitchen was sticky everywhere, towels left in the washer, floor sandy and dirty etc)., most of the rooms didn't have screens for the windows and some of the rooms were missing screens for the sliders, a few of the sliders were impossible to open... again, I could go on but you get the gist. Sun did send maintenance out to fix most of the problems but it did impact our trip constantly having to make literal lists of all the issues and be waiting at the house to walk them through what was wrong because often they didn't have an idea of what the problem of the day was. This was beyond the normal "tired" home at the end of the season or high expectations not being met. I've been coming to the OBX for 40 years and this home in particular for 20. I know that oceanfront homes especially get worn quickly, that at the end of the season things are a bit beat up and that sometimes stuff is sticky. In my 40 years of renting I've NEVER had to call a realty company for anything - this is not how I normally roll. If the house is dirty, I clean it. If things are missing I can live without, I ignore it. You can't ignore safety issues like this, especially when people recently died in a fire in the OBX. We were told we couldn't be moved which we understood due to the lack of inventory but I think it's fair that we get some partial refund but there's been silence on that end. If you are looking to rent Tequila Sunrise in Whalehead Beach, I would ask for current photos before making the booking. It pains me to warn others but what we encountered was beyond cosmetic issues.

The listing was inaccurate, and several amenities that were clearly advertised were either broken or not available at all. Some bathrooms didn't even have basic supplies like toilet paper. One shower had such low water pressure it was completely unusable. The dishwasher was broken for the entire week, which meant hand-washing dishes for 14 guests, three meals a day, for seven days. That is not what anyone signs up for on vacation. The house itself was not properly cleaned. There were cobwebs on multiple surfaces, visible rust throughout, and an overall neglected feel. For the price we paid, the condition of the property was unacceptable. Customer service was effectively nonexistent. We reported the issues, and nothing meaningful was done to resolve them during our stay. There was no urgency, no accountability, and no effort to make things right. Also worth noting: reviews appear to be filtered, showing only glowing feedback. Based on our experience, you are not getting the full picture when you read the listings. For the amount of money these homes command, expectations should be much higher. We would strongly recommend considering another rental company. You've been warned. Terrible consistent reviews on TrustPilot, Yelp and many other pages. The feeling is clearly unanimous and Twiddy clearly does not care.

Vents were caked with mildew, the bath mat was filthy, and dishes and cutlery had been put away wet and dirty. Dust covered the pendant lights and furniture throughout, triggering allergies for all of us. Absolutely zero effort had been made to maintain this property. The deck was riddled with rusty nails--my children were literally picking them up, an outrageous and dangerous hazard. The pool area was no better: the pavers around it were so scorching hot they became unsafe to walk on. We endured because of a death in the family, but this property was disgraceful. I would never rent again, nor would I trust any property under Twiddy's management.

There were so many issues with the house and the CDR maintenance staff tried to be helpful, but most issues could not be fixed at all or fixed on our last day. We vacationed in OBX every year when our kids were little and decided to do oceanfront for our kids and grandkids to have a fabulous vacation. For a $28,000 oceanfront rental property, we expected more. 1. Nails sticking up from wood decking to beach (granddaughter cut her foot) 2. No hot water in both kitchen sinks. Seriously! Many maintenance visits resulted in it getting fixed the afternoon of our last day! 3. Pool lights and pool deck lights not working. 4. Outdoor shower was pretty disgusting. 5. Pool deck and hot tub area was lacking. One single (insufficient) hose, laying in pile of sand under the house was the ONLY way to clean sandy feet. 6. Gazebo - which should be a nice outdoor gathering spot - was completely overgrown, dark and dingy, and you could not sit in there for the spiderwebs, old broken chairs and mold. Ewww. 7. 2nd floor dryer never worked the entire week. 8. House was not adequately equipped (no broom, dustpan, mop, missing trashcans etc.), and the outside doors to the decks didn't close properly, basically a HUGE disappointment. I had the opportunity to view my sister's family rental 1 mile down the beach - SAME PRICE - and it was immaculate! Shower and foot sprayer coming off the beach. Hot tub on the oceanfront gazebo. Furniture in great condition, etc. I wrote to CDR and asked for a partial refund. Below is the answer I received. "To provide a bit of background, each home is individually owned, and our role is to serve as the Rental Manager ("Agent") on their behalf. The Vacation Rental Agreement notes that refunds are not typically issued for inoperable appliances, utility interruptions, equipment malfunctions, or maintenance-related concerns." I urge you to NOT rent a house from Carolina Design Realty. They should be more aware of what a $28,000/week rental should provide and be able to negotiate with owners.

This company gave us the feeling that they had our back if anything went awry. We've rented beach houses (VA beach) for many years. The beach environment is very harsh. Rental homes can be in wildly different conditions depending (I think) on the owners and not the rental company. Sometimes a house is old and fraying around the edges, sometimes updated and sparkling. Sometimes renters leave the place a wreck and the cleaners barely have time to put it back in order. If an updated, newer place is important to you, let the rental company guide you to the right homes. P.S. Our house was spanking clean and in excellent condition. I believe the owners take pride in their home, which is well managed by Outer Banks Blue. Great house + great company = great vacation.

The house was dilapidated and so many things were broken. showerhead was absolutely disgusting and the shower curtain rings were rusty. hot tub was filthy we had to wait several days until it was cleaned and we could use it. The door leading out to the balcony wouldn't lock and we had small children with us. Our complaints were legitimate and instead of acknowledging it and apologizing, they delete our comment. wont be using them ever again. What a scam.

    Port O'Call III unit 537-B. I initially booked this home based on the close to 5 star reviews it…read morehad. I wish I had noticed most of those reviews were from years ago! From the moment I and my family arrived at this house, we had one problem after another! First this home is very old and in need of serious upgrades! Upon arrival we noticed a very strong urine odor, and musty/mildew smell. So we went out and bought some air fresheners. I contacted Sun reality and they did send someone out the the next day to spray a deodorizer, and they also put in a de-humidifier. The house was also dirty and sandy, and the carpets and furniture have stains on them. By day 3 we noticed the smell returning, and noticed a widow open in a loft about 20 feet off the ground and Sunbelt had to send someone out to close that. But that might explain why the home had serious temperature fluctuations and outside noise coming in. But why was that window open in the first place, maybe to mask the smells? The home is very "musky" with mold and mildew growing on the inside of the shower curtains too. Paint is also peeling and coming off the walls of this house. An even bigger issue is the sub flooring coming up on the bottom level of the house, with strips of flooring popping up everywhere, so we had to wear shoes to avoid stubbing our toes and cutting the bottom of my feet on loose flooring, Again, sunbelt came out but just used tape to try and push the flooring down. Needless to say the flooring popped back up again the next day, and so he had to throw blankets over top the flooring to avoid injuries to our feet. And when it came to the hot tub, and was very dirty and sandy, and a film on top of the water that looked gross. It also kept flashing "filter change 5 days overdue" which told me it not been cleaned nor serviced before our arrival. And the light above the hot tub was burnt out, but they did have an old string of Christmas lights around the hot tub, so I assumed that was meant to provide light, but when I plugged them in I got a very nice shock/electrical jolt! And we also had an ant issue in this home too! This was supposed to be a nice 7 day vacation, but we ended up leaving 2 days early because of all the issues. I did ask to be reimbursed/partially refunded for all the problems we had, but that request was ignored. I understand having some problems/issues with vacation properties, but not all the issues we had above!

Counters and kitchen table were sticky, hardwood flooring was still sandy and the restrooms had hair in the showers and dirty toilets. Bugs in the window sills and the furnishings in the house were dingy and old- including the mattress covers which were filthy and stained. Luckily we brought our own linens from home and cleaning supplies, and I cleaned thoroughly prior to letting my children touch anything. VERY disappointed in the customer service and attention to cleanliness. Update 8/2/20 They have disabled the review feature on Facebook as well as the webpage. I received a phone call from Lisa Nicholson who offered $75 for a cleaning fee back to me, which I told her she can keep because that's a joke. This company is the worst and has THE worst customer service ever.

We reserved a beach house in June 2022 for the next year June 2023. My first payment was $4226 and another payment due in 2023. I cancelled that reservation 6 weeks later. They charged me 10% of my total bill $803. That's some "booking fee" for them considering the house was only off the market 6 weeks one year in advance.

You expect to get something of value for your money when you pay almost $4,000 for a week stay. This rental property failed to provide basic necessities and supplies to make an extended stay comfortable. If you're going to require your guests to "...gather all dirty dishes and run them through the dishwasher," then you need to supply dishwasher soap. If you ask your guests to "wipe down the stove and oven daily..." you ought to provide some type of cleaner. Sheets and blankets had holes in them. Most of the blankets had people and animal hair on them and stunk. When we went to wash the blankets the washer turn knob came right off making the washer un-usable. Bathrooms were dingy and dirty. We weren't allowed to put the thermostat lower than 72 degrees which means there was likely something wrong with their system but they don't want to get it fixed. Many of the outside lounge chairs were cracked. The whole experience was disappointing to say the least. We'll be avoiding this home in the future.
