We recently rented a vacation home for 1 week from Kitty Hawk Beach Realty called the Corolla Cool. It was very clean and updated. Loved having the pool and hot tub in the back yard with the privacy fence. We did have trouble getting the showers to work as we had never encountered this type before but we called and the owner called us back and walked us through it. We felt super silly but glad to have some help. The house is only a 5 or so minute walk to the beach which was great! They also provide some beach chairs and sand toys to take to the beach and bring back. We did bring our own pool floats though. The only think is I wish the pool were bigger. read more

Rented a house in Carova July 13-20 2024. House was fairly clean on arrival but then the issues started. To be brief: ac didn't work upstairs, the living room/kitchen area. We sat and sweated in 90 degree temperatures. The water purification system stopped working on Tuesday, no drinkable water and no ice could be made. The wash machine backed up in one of the shower stalls. One of the bedroom ceilings leaked when it rained. My son stepped on a rusty nail at the pool from the deteriorating wood shed. We contacted the company as soon as the issues arose and the only response was a thank you, we'll put in a service ticket. A gentleman did stop by Friday to ask about the leak. He asked if that is all we needed so I caught him up on all the issues and he was shocked. He said the ac repairman had been in the area all week and his buddy took care of the water system and he was sure they weren't aware of the problems. I have the texts to the company on my phone. I assume he said something to the company so they text and said they weren't aware of the issues, so I took a screenshot of the texts and sent them.... no response! No apology! No offer to make things right! No customer service! Please stay away from this company and give your hard earned money to a company that appreciates your business! read more

I've been renting houses in OBX for 11 years and routinely rent in other locations. This was the worst experience I've ever had. I'm limited to 2000 characters, so I'll keep it short. On the third day of our stay, sewage began backing up in the lower floor bathroom. The tub was full and the toilet overflowed. We called for emergency plumbing support and no one came to the house for two days. The whole time we could barely use water for fear of making it worse. On the third day they fixed the septic system, but didn't clean the bathroom, so it was another full day before the bathroom was functional. The management company was barely responsive to multiple calls and texts asking for details, a plan and feedback on the situation, which basically overtook my entire vacation. The hot tub also never worked, which we reported, multiple times, but honestly I put my energy into chasing a plumbing fix. I sent a follow up email to the management of Beach Realty. They apologized and after four weeks gave us an 8% refund on the whole week. Given the plumbing issues affected the entire house and all guests for three days, we were dissatisfied, but they are not responsive to any other resolution requests. I understand things break in homes and service can be hard during high season. This does not excuse the lack of communication from Beach Realty or any measure of proactivity on their part to resolve the situation as quickly as possible. read more

I have never in my lifetime rented any place so dirty. It is obvious that the Property Management company could care less about their guest's health and safety. I would like for them to stay in the house they rented to us for a week and see how they would like it! Beach Realty is the worse company I have ever dealt with. Stay away from Dolphin's Song in Corolla (1269 Clearwater Lane). This house had black mold so badly the wood was disintegrating! The air filters were long past their expiration date and were covered in dust, the house wreaked of mildew, the carpets had food remnants from the previous renters, the bed linens were stained and we were unsure if they were actually clean, the couches had food wrappers in them, food stuck on the dishes, stained and filthy carpets, potential bed bugs, ants, garbage littering the property and the hot tub had broken pieces all of the deck and ground. We spent a large part of our vacation trying to clean this place to be habitable for the week (if I could have flown home early I would have). The company offered us our cleaning fee back and that was all. We had three immunocompromised individuals and two asthmatics with us. Beach Realty is useless and in talking with others that we met, this is not unusual for this company! Stay far away!!! read more

We had a horrible experience with the rental company staying at After Math located at 605 Tide Arch in Corolla. We called their after-hours number for an emergency, and they could not assist us. They do not have an electrician available after-hours and advised us to wait until the next day or call 911. We called 911 and the fireman arrived. One of the circuits tripped and had a burning smell. We could not tell where it was coming from and if we had anything wrong behind the walls. We had to take two disabled kids and an elderly parent in the middle of the night to stay in the cars for a few hours while the firefighters checked the walls. They locked the circuit until the electrician could arrive. The rental company did not send an electrician in the morning. We had to call the rental company three times still with no set time for an electrician. We had to call the curick county office and talked with several employees including the building inspector. They need to be better equipped to deal with emergencies. The rental company would rather have the house burn down than get an electrician. I will never use them again and put my family at risk. The house was dirty and needed a deep cleaning. read more

Absolutely disgusting, will never use this company again. We stayed at 2173 Sandpiper in the 4x4 area. One bathroom had what looked like vomit all over the floor still, poop on the toilet and a bag of trash left in the sink. There were weeds and trash left all around the pool. There were other things such as: - metal curtain rods used for the shower curtain that were so rusted you couldn't even close the curtain. - Broken chairs and hammock swings just left on the porch - Dirty stained linen and curtains - Coffee pots still had dry coffee in the bottom We called to have someone come out there and finish cleaning and we're told someone was on their way - no one showed up! All of these things are small easy tasks that could have made a world of difference to us. Again, very disappointed and disgusted. read more

We stayed at the Double Dare house located at 730 Cormorant Court in Corolla, the week of July 4th, 2019. Upon arrival we discovered that the pool was filthy, hair on pillow cases, sand in beds, dirty clothes under beds, a pile of dirt behind the lower bathroom door. They only had a single roll of TP in each bathroom and one wasn't even a full roll, no extras. We were a group of 15. Only provided 4 bath towels. Living room chair was broken, with spring hanging out. All in all, our vacation was nice, but the house was not clean and maintained and the pool service was terrible. I would think twice before renting this house. We will never use this realty company again. read more

We had to cut our vacation short after staying in the very disgusting Blue Moon in Crown Point in Corolla. The house was very dirty upon arrival. There were ants throughout the kitchen and in drawers. The property is a disaster with overgrown shrubbery. This was a particular problem because there were rodents/ animals in the walls that woke us up each night. It was particularly noticeable behind the bathroom walls. There was something nesting in the storage area of the garage. I called Beach Realty and they addressed the ants but not the animals. If that wasn't bad enough the popcorn paint on the kitchen and living room was falling off in sheets. The droppings landed all over the kitchen floor, counters and our food. I called again without this being addressed. The part of the ceiling that did not have textured paint had so much condensation that it was literally dripping on us. We couldn't sit on the couch or on the bar/ island without getting dropped on, this again includes our food. We got tired of calling and left early as we no longer felt safe with the materials falling on us and the animals scratching the walls at night. 4 hours into our trip home the maintenance man called. He told us he was off for 2 days and just now getting the service request. He did say he sees the ceiling issue but of course a few days late and $3000 later I have sent e mails and pictures to Beach Realty without this being addressed. They said they left a message......and they were sorry for the inconvenience. This experience was a little more than an inconvenience. This house should be condemned. We stayed at True Companion in Ocean Sands (New name is Sand Trap) and had an awesome week! The house was great and so well stocked with everything you could possibly need from the kitchen to the outdoors. It was very clean and well maintained. The kids loved the pool. We were even pleasantly surprised by the gifts from the owner (a bottle of wine and a dozen bagels from Lighthouse Bagels!) This was the perfect house for our family including our dog. We had visitors toward the end of the week and this house was the perfect size for two families of four. I highly recommend this property and Beach Realty NC. read more

Why don't people take the time to write a review when they've had a positive experience? Granted, yes, I believe in dishing and doling it out, good or bad as feedback for places i do business with - when i have time and yep... I've got time today! Today, y'all, I'm giving accolades out like they are skittles... Not the regular original kind either. I'm talking about raining Wild Berry Skittles, the ones in the purple bag today! I only have great things to say about the WONDERFUL customer experience I had when booking a home, with lots of help from DJ, a Beach Rentals employee. Let me explain why she's the dopest at the beach. I was looking at OBX rental homes on Sunday and I had a question. I hit the chat now button expecting an AI bot, but I got DJ, a real human. She went over and above, holding the reservation request for two days for me to iron out details on my end. When I say she held it, I mean it. The dates I had my heart set on were taken down, no longer showing them as available for those 48 hours. Now some might ask, what's the big deal? Time is money in real estate rentals. It's a big deal to remove dates online, trusting the customer will come through, ESPECIALLY when you're talking about renting in summer and folks are already looking at the same exact dates and properties that you are. There are only so many houses... mansions, really... of this caliber available. She trusted me and I trust in her and the company. To management, this kind of service the she provided will help you keep a loyal customer base and I think she deserves employee of the quarter award. To DJ, way to hit it out of the park! I know I thanked you over the phone and email but I also wanted to thank you VERY publicly. Doing what you do isn't as easy as you made it feel, I'm sure. My family and I appreciate your efforts to make this a dream getaway during these tough times of COVID. We look forward to our vacation and I hope we get to meet you in person so I can thank you again! Kudos are well deserved! My sister and I booked a vacation for both of our families and for our parents in July at Nauti Gulls #0499. We had nine people total on this vacation. Upon arrival, the house was dirty, several light bulbs were blown, and there was no Wifi or cable TV functioning. Also, the landscaping was atrocious. There were weeds over-growing the walkways and forget about playing volleyball on the "sanded" volleyball court. There were so many rocks and debris that there was no way you could play volleyball barefoot, let alone in shoes, lest you dive for a ball and crack your skin open on the rocks and debris. This was call #1 to the rental office. They sent someone out and we finally had working Wifi and cable TV on our second day. Someone also came to mow the grass and cut back the weeds. Unfortunately, nothing could be done to the volleyball area. In the middle of the night on our second full day, the air conditioning blew out. The next morning we called the rental office and they sent someone to the house with several window units. However, they didn't realize until they got there that regular window units wouldn't fit into the windows because of the way that the windows open. They were able to place window units in 2 of the bedrooms and in the rec room in the lower level. Now we have nine people and two air-conditioned bedrooms. The temp in the living/kitchen area was a constant 80 - 90 degrees, so cooking was not an option. On our fourth day, the rental office sent someone with two air conditioning units that could be used in the windows. In the middle of a heat wave, the coolest that it got in the main living/dining area of the house (the top floor) was 82 degrees. At this point, we had spent several hours on the phone back and forth with the rental office trying to get the air conditioning problem solved, but were told that there was no way that the air conditioner would be fixed during our stay. There was no attempt to offer us another house to stay in or a refund of our rent for the week. We did get $70 in pizza coupons and an offer for $1,000 off of a stay at the same house next year. WHAT?! In the end, we stuck it out - nine people sleeping in two bunk rooms of a six-room house. Nine people using two bathrooms out of five. Nine people gathering in the small rec room space to eat dinners because it was too hot to cook and eat in the kitchen/dining area. What did we get? A $1,250 credit for a house that we paid over $4,000 to stay in. We will never again rent from this rental company. If you are expecting a nice, clean house upon arrival, you have been warned. If you are expecting a rental company to go above and beyond to satisfy your needs, you have been warned. read more

We had problems with the original house we booked. That homeowner refunded entire amount and Beach Realty in Duck and Corolla went out of their way to "make it right." They made it better than right, so we will return next year and have them set us up another beautiful house. read more

Our family stayed at Southern Treasures #266 in Ocean Sands. I have to say after coming to the outer banks for over 30 years this has to be one of the worst house that we have ever stayed at. Upon check-in we found the house to be very dirty. There was mold in the kitchen and bathrooms, sand throughout, dust, duct vents had black dirt, ceiling fans had a buildup of dirt, etc. I wish I could post pictures. Even though this house sleeps 12, this house is not equipped for that many people. There is only seating in the dinning area for 6, unless you use the four benches at the counter. I guess the other two are supposed to sit outside? Due to the size of the refrigerator we had to go to the store daily and there was no ice maker. We lost food because the refrigerator froze everything. There were no knives that were sharp and we had to purchase knives to use and also purchase serving spoons, since there were only two in the house. You should not have to take 3 hours of your vacation to clean a house! BUT they brought us ice trays....who in the world uses ice cube trays in this day and age????? We had to call the realty company to have someone come out and empty the trash cans as they were all filled with brush from landscaping and the deck railings on the top deck needed to be reinforced before someone got hurt. The hot-tub is an oversize kiddie pool, as it only has one pump and the jets are broken or clogged with sand. Please do not sit on the swing on the lower deck as it fell when someone sat on it. The repair guy even said it was unsafe. There are two televisions in the house, but unfortunately one of them is a 19" located in the master bedroom and the other is a very old, did I say old.... box TV that has seen better days and it is located in the living area which only seats 6. The furniture is old and inadequate, no night stands, no lighting, you name it, it was missing. BUT there is a picture that the owner likes above the mantle and they have even placed information on it under glass on the coffee table...how about a new TV above the fireplace??? The internet was down most of the week and could not be fixed which greatly impacted our stay as both families own businesses and were unable to do any work. This was only fixed at the end of the week. I could go on and on all day, but in the end the only good thing was the new mattresses in the queen rooms. This owner needs to seriously look at this property and do extensive updates or downgrade this house to 5 to 6 people. Again, renters beware! read more

We rented Between the Buoys for Thanksgiving week and paid a premium, which would have been fine EXCEPT, the wifi was not working, one toilet not working, grill not working, half the remotes with no batteries, half the light bulbs burned out. We called on Tuesday morning (had arrived Monday afternoon). And called Tuesday afternoon. And called Tuesday evening. No one EVER called back. Was able to make direct contact with owner through facebook and got Wifi resolved. Tried to call office again on Friday-closed holiday. When we got home I called on Monday. Didn't finally speak to someone until Tuesday and they are pretty much telling me that they are not responsible because the maintenance is outsourced by the owner. The owner is blaming his maintenance company. No one seems to care that we paid a PRIMO rate for a holiday week and the experience was sub par. All they will do is offer a discount on a RETURN booking, which I would have gotten anyway according to the listing. So I do NOT recommend this business, and I do NOT recommend Between the Buoys. The place was dirty-trash all under the house and by the pool and under the steps and they charge a premium. For the property and the service-it is far from worth it. read more

On November 20, 2012 we entered into a lease with Kitty Hawk Rentals / Beach Realty & Construction (the Agent). On November 27, 2012 we got a phone call from the agent saying the owner of the home had increased the rent by $4,000 to $9,999! We had the choice to either pay the new rent, or cancel the reservation. Beware when renting from this agency that you too may encounter this after signing your lease agreement and be left without the vacation you were expecting! The Agency is standing by its homeowner due to the large volume of homes she has with the Agency and not honoring an agreement that was already entered into. Deceptive business practices going on here for sure. BEWARE!! read more

Beach Realty is the worst vacation rental company. Do not use them! We stayed at eh Whistling Oyster and had a problem from the time we arrived till the time we left. There were many things wrong with the house and quite frankly the property is not in sufficient condition to be rented. Some of the issues included a pond in the driveway that we had to walk through the main entrance (it was so large that the tadpoles were swimming in it), HVAC leak on the bottom floor and in one of the bedrooms, broken fence in the back around the pool (one of the children tried to climb through it and got hurt), broken concrete around pool, nails coming up in the deck that were stepped on, ice maker did not work, there were light bulbs that we paid to replace, screens were broken, jets in the hot tub did not work, the TV in one of the bedrooms was out the whole time and the TV in the main living room was not functioning for the last 3 days of the trip. In addition to this, the house was dirty upon arrival. My husband spent a week at the house scheduling service people to come in and fix all of these issues that we had with the house. My husband is a construction contractor for a living. He should not have to be on vacation and wait around for 12 different service people (we counted) to come and fix the house. This house is a health and safety hazard. We do not live in the area but there is no possible way that the house is up to code. I was hoping to go away and relax. The pictures online showed a beautiful house. I am beyond disappointed and I have no intention of visiting the area again. My concern isn't just for us, but for other people that are choosing to use it as a vacation rental. Use Twiddy to rent your house! My cousins did and they had no problems! read more

This rental company is absolutely horrible. My family recently stayed at the property Shell We Dance in the Ocean Sands community in Corolla, and found it overrun with cockroaches. We found bugs every single night of our trip, with dead ones found in the kitchen and on the porches every morning. We called to issue a complaint, filed a formal complaint via their app "Hospitality" and eventually attempted to complain in-person only to find their office dark and empty at 3pm on a Friday. They never attempted to fix the problem, apologize or communicate with us in any way. This behavior is unacceptable. Naturally, they've blocked my family's ability to leave a review on the house, ensuring the next group to book this house (or book through Beach Realty at all) will remain woefully ignorant until they too are finding roaches on their pillows at night. If you need a suggestion for trustworthy beach rental companies, Sun Realty is our favorite on the Outer Banks. Responsive, kind, and bug-free! read more

Never, ever,ever again. Renter beware. We arrived to the beach to check into our oceanfront house today, breakaway in Duck, to be told that it was "uninhabitable" even though it was rented up until today. We had 4 kids, 2 dogs and were told sorry. They found one house which was terrible and clearly the only house on the outer banks available for a reason, not oceanfront, miles away from Duck/Sanderling, having to cross a road to get to a beach with small kids and still expecting us to pay for it. Even after two check ins with company over the past two days prior to our arrival no indication of a problem or we wouldn't have come. My husband and I each lost a week of vacation time, had a car full of crying children, lost 150$ in beach rentals, $200 in gas, money in beach equipment, and a destroyed vacation that we waited all year for. They gave us a refund and a " sorry but not our fault". Tiffany in the office actually even had an attitude and really seemed bewildered why I would be so upset and crying. We drove to the Sanderling hotel to eat and rest before heading home and after the Sanderling heard of how we were failed by this company they bent over backwards to get us in a room to rest and salvage one day of the beach for our children. Go to the Sanderling. They are amazing and worth the money. read more
