I'm naming the property because I wish I had found the reviews on independent sites before we booked. The home had significant cleanliness and maintenance issues upon arrival, including an ant infestation, dirty/stained furnishings, severely rusted outdoor furniture, and a pool area continually covered with pine needles and debris. The advertised tiki bar and second-floor patio area were effectively unusable for our entire stay because of the condition of the furniture and bug infestation. To Brindley Beach's credit, after repeated complaints they eventually sent management, housekeeping, pest control, upholstery cleaning, and other personnel to the house. However, most of this did not happen until the fifth day of our seven-day vacation. Their own housekeeping representative identified additional cleanliness problems beyond those we had reported, and the rusted tiki stools were ultimately removed but never replaced. After our vacation, we requested a reasonable partial refund--not a full refund. Brindley Beach refused, stating that the home remained "habitable" and citing its rental agreement. They did offer to reimburse us for pest-control and other supplies we had to purchase ourselves. What is especially frustrating is that Sounds Amazing appears to have overwhelmingly positive reviews on Brindley Beach's website. After our experience, I searched independent platforms and found significantly more critical reviews of both this property and Brindley Beach that I wish I had seen before booking. My advice: research the specific property on independent review sites before booking through Brindley Beach and don't rely solely on the reviews displayed on their website. Our vacation rental was absolutely not the experience we expected based on how this property was represented. Brindley Beach is a never again for us. We had to make a nuisance of ourselves to get their attention to come fix their poorly maintained property. I feel bad for the owner who is probably paying them good money to take care of his property.

The listing was inaccurate, and several amenities that were clearly advertised were either broken or not available at all. Some bathrooms didn't even have basic supplies like toilet paper. One shower had such low water pressure it was completely unusable. The dishwasher was broken for the entire week, which meant hand-washing dishes for 14 guests, three meals a day, for seven days. That is not what anyone signs up for on vacation. The house itself was not properly cleaned. There were cobwebs on multiple surfaces, visible rust throughout, and an overall neglected feel. For the price we paid, the condition of the property was unacceptable. Customer service was effectively nonexistent. We reported the issues, and nothing meaningful was done to resolve them during our stay. There was no urgency, no accountability, and no effort to make things right. Also worth noting: reviews appear to be filtered, showing only glowing feedback. Based on our experience, you are not getting the full picture when you read the listings. For the amount of money these homes command, expectations should be much higher. We would strongly recommend considering another rental company. You've been warned. Terrible consistent reviews on TrustPilot, Yelp and many other pages. The feeling is clearly unanimous and Twiddy clearly does not care.

We were so very excited to stay at this home again after being married here in 2007 and staying two times previously. Unfortunately, within a couple hours of arrival, the house caught on fire. One outlet went up in flames, another burned inside the wall. We called the fire department and also the rental agency. Thankfully the fire department was easier to get a hold of - I kept getting punted to voicemail for Sun until about an hour later they closed and I was able to go through to their emergency line. LONG story short: Sun did send out an electrician that night but were kind of wishy washy if they were going to. Thank god they did bc the electrician found another outlet that had obviously been on fire upstairs. The downstairs outlet went up in flames when (unknown to those of us outside cleaning/watching kids in pool) one of the people staying there noticed power was out in half the house and flipped the breaker that was tripped which is when the fire started. What's scary is that the breaker didn't trip again - we had to manually turn it back off. It never tripped for the one upstairs. Needless to say, we all slept with one eye open that week after this. Over the week there were numerous safety concerns: a board not nailed down on the stairs to the beach that flipped up and nearly dumped someone about 10' down to the beach, quite a few wasp nests, a defective smoke alarm that didn't stop chirping despite batteries being changed, tripped GFI outlets outside that weren't replaced/addressed, loose outlets that caused the lights to flicker/surge, switches that were glitchy due to water leaking on them from the front window... it's so much that I literally forget everything that was wrong. Then there was just the annoying/cosmetic things like fire ants in the dining room, a toilet turned off, two water bubbles in the ceiling causing paint to flake off in one room, and the house was definitely not cleaned before we arrived (the kitchen was sticky everywhere, towels left in the washer, floor sandy and dirty etc)., most of the rooms didn't have screens for the windows and some of the rooms were missing screens for the sliders, a few of the sliders were impossible to open... again, I could go on but you get the gist. Sun did send maintenance out to fix most of the problems but it did impact our trip constantly having to make literal lists of all the issues and be waiting at the house to walk them through what was wrong because often they didn't have an idea of what the problem of the day was. This was beyond the normal "tired" home at the end of the season or high expectations not being met. I've been coming to the OBX for 40 years and this home in particular for 20. I know that oceanfront homes especially get worn quickly, that at the end of the season things are a bit beat up and that sometimes stuff is sticky. In my 40 years of renting I've NEVER had to call a realty company for anything - this is not how I normally roll. If the house is dirty, I clean it. If things are missing I can live without, I ignore it. You can't ignore safety issues like this, especially when people recently died in a fire in the OBX. We were told we couldn't be moved which we understood due to the lack of inventory but I think it's fair that we get some partial refund but there's been silence on that end. If you are looking to rent Tequila Sunrise in Whalehead Beach, I would ask for current photos before making the booking. It pains me to warn others but what we encountered was beyond cosmetic issues.

UPDATE: I tried to handle this matter privately but was unsuccessful. Sun Realty has since removed my negative feedback shared on their website listing and on Facebook. They should really be investigated by the Better Business Bureau or whatever association oversees realtors in North Carolina for their blatant inaccuracies in their online listings and negligence on property maintenance. At first, everything appeared to be great, but COCKROACHES and other serious issues became apparent: - Ants were everywhere. On the counters, in the beds, on the floors. We were picking them off of us the entire week and we had to throw out much of our food despite how tightly we tied the bags. - COCKROACHES. And no...they weren't water bugs. We saw at least 1 cockroach on each floor. This is completely unacceptable. - Broken light on the 2nd level deck and there were other various lights that did not turn on. - Broken chairs were present on the deck, in the kitchen, and in the living room. - Disgusting mold on the curtain in the top floor shower. - The 1st floor toilet did not work at all. It flushed...but doesn't drained. We spent plenty of time trying to plunge it to no avail. - Kitchen corner cabinet hinge is broken. Other cabinets at paint chipping off. - Not sure what was going on with the "deck" around the pool. There was a layer of fabric over what appears to be green putting green material that a couple people almost tripped over. - Hammock chain was almost rusted through. For the money we paid for the house...we expected more. At the very least, we expected not to have to consistently kill ANTS AND COCKROACHES. Even worse...Sun Realty was dismissive after I called on our second day there and never sent anyone out to fix the situation. After emailing the owner and Sun Realty there was not even an apology offered.

Specifically, Chelsea Barnes, the maintenance technician that showed up for a couple of the calls, was highly responsive and assured that issues were addressed, even when a temporary solution was needed related to the air conditioner. She really cares about her job and the people who are renting with Village Realty​, not to mention the owners​ who​ are paying the management fees.

We rented a beautiful oceanfront house in Duck last week, and the experience was nearly ruined for our group thanks to Village. Special shoutout to Nikki and Noah for being particularly incompetent and unhelpful. Timeline breakdown of our experience and pictures below, lest the company dare accuse me of exaggerating our account of events. Day 1: Upon 4p check-in, we thought we'd driven up to the wrong house. Multiple commercial trucks blocked the driveway, and the house looked like a construction zone. Railings were MISSING on the steps and back balcony; equipment, nails, wires and boards were strewn everywhere (see pictures). Contractor stickers were still on recently-replaced windows. The pool we'd paid $350 to ensure was heated and cleaned was cold and filthy (see pictures). Our group couldn't even get in the driveway. Everyone was shocked and upset. I immediately called Village and explained the situation. I spoke with Nikki and then Noah. At first; they did a good job of at least appearing to care. They asked for pictures, which we promptly provided; and claimed to have no knowledge of the owner scheduling construction on the house for that day. They offered dinner coupons to a random restaurant for our group. When we made it clear that wasn't going to cut it, and we were concerned we may need to move to another house altogether due to the associated safety concerns, they told us they'd make the situation right, would send us alternate rental options, and wouldn't leave that day until they'd addressed our concerns. That ended up being total lip service, because after I hung up the phone, they completely ghosted us for the rest of the week. No follow-up contact whatsoever. When we called back a few minutes after 5 the same day, they'd closed up for the day, in spite of assuring us they wouldn't leave before making the situation right. The contractors didn't leave the house until 830 that evening. They left a massive pile of boards and construction materials in the yard, along with nails still strewn everywhere (see pictures). These remained for the rest of the week. Day 3: Monday morning I called Village back and spoke with Nikki. She sounded less-than excited to hear from me; didn't ask any follow up questions about our situation from Saturday, and said she'd have to transfer me to Noah to discuss restitution. I wish I were joking, but she put me on hold and NO ONE picked up. I waited 15 minutes (15 minutes!!) before hanging up and calling back. They were clearly screening my call because no one answered. At this point, I'm in shock that a company with such pathetic customer service and obvious blatant disregard for their customers is still in business. I sent a follow up email requesting a callback. Shocker: no response. Day 5: After giving them over a day to respond to our email, my partner and I decided to drive to the Corolla office in person. At that office, we meet with Noah - (supposedly) a different Noah, who tells us he will send a message to the Noah we spoke with and have him follow up with us. Surprise surprise, we hear nothing. Day 6: We try calling again, speak with someone who won't give her name and tells us Noah conveniently isn't working that day. At this point, we're so disgusted with Village that we decide to ensure everyone on the internet knows about our experience. Hopefully, owners with otherwise beautiful houses will think twice about the associated guest experience repurcussions and avoid working with Village in the future. We ve been coming to OBX for many years. This is the first year we've ever had an issue with the realty company. Please do yourself a favor and rent with anyone else in OBX but Village.

    Highly disappointed!!! Arrived late (8:45 PM) on 7/13. We were immediately greeted by a strong…read moremildew smell, dirty dishes in the cabinet, dead ants (as well as eight ant traps in the kitchen and countertops), a ceiling light dangling near the kitchen, and bed linens that reeked of mildew. Also, the pool skimmer was torn, making it difficult to skim the pool every morning. All of the bed linens had to be washed to eliminate the mildew odor. We could not contact Paramount as the office was closed for the day. The following morning (7/14), we called Paramount and left a message. Michelle and Channing arrived shortly after that. We immediately asked if we could be moved to another property and Michelle said she would see what she could do and get back to us. Seven hours later we were informed that nothing was available. Channing repaired the dangling light fixture, sprayed air freshener, and thoroughly cleaned the register covers. We informed him that the refrigerator was not cold so he adjusted the setting and said to be patient. He also set both thermostats to 68 degrees - saying this would help with the smell. Half the day was lost addressing these issues. The next day, 7/15, the refrigerator was still warm. Channing came out and determined that the fridge was indeed bad. The owner had to be informed so a new refrigerator could be purchased and delivered. In the meantime, we were promised a "loaner" fridge would be delivered until the new one arrived. This meant transferring all perishable food to our coolers. Extremely inconvenient! While we at the beach, the loaner fridge was delivered and set up outside, in front of the garage! Without our knowledge or consent, our food was transferred to the fridge. I guess we were expected to go outside when we needed something from the fridge. Later in the afternoon, the fridge was moved to the lower-level game room area - again, up and down the steps to retrieve items from the fridge. Tuesday, 7/16, pest control and two housekeeping women came and performed their tasks that should have been done PRIOR to our arrival. 7/17 was somewhat uneventful although the smell had returned and at 68 degrees we were freezing, especially in the lower level of the house. We had to purchase blankets because it was so cold at night and the supplied thin quilts did not provide adequate warmth. Still no new refrigerator in the kitchen. With the thermostats set so low to "reduce the smell", the kids got sick, and one of the adults' asthma flared up. Not to mention that the stress my wife experienced caused her autoimmune disease to flare up. On Thursday, 7/18, we were informed that the new refrigerator would be delivered. Delivery men and Paramount maintenance guy removed the old refrigerator and replaced it with the new one. While this was being done, we were reiterating all the issues we had experienced to the maintenance guy. His sarcastic response was "what would you like me to do about it?" My wife and I decided to return home the next day (7/19); we'd had enough. The unfortunate truth is that had someone taken the extra hour or two to thoroughly inspect the home, many of the issues would have been detected and corrected. Afterall, we were informed the house was ready at 2:00 PM - two hours before the regular check-in time. Shame on you. To make matters worse, no mention of compensation was offered from either Paramount Destinations or the owner. I texted Michelle, asking for contact information to register our concerns but she never responded. I also called the office when we arrived home and was told there was really no one I could talk to; just complete this survey. Your website touts Paramount Destinations as "Luxury Vacation Rentals at The Currituck Club" - this is laughable. This was our fourth visit to a Paramount Destinations in the Currituck Club and sadly, will likely be the last.

We stayed at Panache (992 Cruz Bay Lane) and was really disappointed in what we got versus what we paid for. I replaced 9 burned out light bulbs in the house, the front door wouldn't lock and there were obvious paint and repair issues all over the house. It took 4 phone calls to have them send someone over to fix the front door's lock so we could leave the house knowing it was secure. The hot tub stopped working on the second day because it was leaking water. The waterfall feature on the pool stopped working because of bad electrical. Liz Puma (Rental Manager) was next to impossible to get ahold of, I left her 2 voicemails and sent her an email, and she stated she never got my messages. According to the email we received before checking in, someone was supposed to be onsite at 9am Sunday when we were leaving to make sure we got out ok, we never saw anyone. There were no kitchen towels or towels for the half baths in the house. All in all, a very poor experience. House was overpriced and the customer service was spotty at best.

The exterior & interior were old & dirty & your view is NOT of the ocean but rather a RV Campground. The worst part was that the double kitchen sink couldn't be used because it bubbled up with horrible looking stuff/debris all week that maintenance couldn't fix. Dirty stinky water just sat in the sink during the week because it couldn't drain. No empathy or resolution from the Realty Company - I was told "they manage over 700 properties" so I guess they don't really care as long as they got their money. So many issues with this place - bedroom TV wouldn't work for most of the week - maintenance had to come out about that & the TV remotes that wouldn't work. Zero water pressure in the bathroom off the master bedroom & both sofas in the living room were so filthy we had to put towels down to sit on them. I've stayed a lot of places in my 66 years but this one was by far the absolute worst and it shouldn't even be a rental property!

We had waited around for the plumber, the appliance man, the maintenance man and the septic man. As soon as we arrived we saw the house was not clean to our standards and several of the shower curtains were moldy. The down stairs smells extremely musty and the bathroom walls have painted over mold. So we spend Saturday evening cleaning. There were two dishwashers the first one said out of order so we loaded the second one, that too was out of order. The maintenance man arrived Monday morning couldn't fix it so we waited on the appliance guy. He was able to fix it on Tuesday. On Monday morning our downstairs sinks and bath tubs started bubbling every time someone would flush. The septic was backing up. After the maintenance man came and dug up our back yard he told up the septic was full he was going to leave the lid off until the septic company could come out to pump it. He showed up on Wednesday. So we couldn't use the backyard until late Wednesday. The house is not maintained well at all. If I were the owners of this home I would switch rental companies because you guys dropped the ball. We have always used another rental agency on the island but we really liked this house so we decided to try your agency. We will continue to use our previous agency after this experience. We reserved a beach house in June 2022 for the next year June 2023. My first payment was $4226 and another payment due in 2023. I cancelled that reservation 6 weeks later. They charged me 10% of my total bill $803. That's some "booking fee" for them considering the house was only off the market 6 weeks one year in advance.
