They call it the surfers shack because of the decor which is adorable. It has easy access to the beach, a small fenced in yard for a small pet. We bought the starter amenity pack which we originally thought was pricey, but we're very grateful for when we got there. We arrived in the pouring rain very late at night, so the starter pack kept us from having to unload everything when we got there. The screened in porch is just right to just sit and gab during the evening. The outdoor shower helped keep the inside from becoming too sandy. If I ever go that way again, I would want to stay again. The only thing I would mention is that the address on the cottage will not show up on the GPS. It needs to read S. Old Oregon trail and it will lead you right to it. Close to shopping and activities.

We enjoyed the closed in patio and grill provided for us. Our favorite part was the short walk to the dog friendly beach that we spent our days on being beach bums. Harriet was very nice and extremely accommodating. We arrived early and she had no problem letting us check in an hour early. We were very pleased that they provided us with 2 beach chairs and an umbrella for an additional cost. We also had them provide our linens and that was extremely convenient. We also purchased their amenities package but wouldn't do it next time. We had to go out and get more toilet paper and paper towels shortly after arriving. We will definitely stay with Rentals on the Ocean next time we visit OBX!

Filthy, Unsafe, and Insulting Response - Do NOT Stay Here!…read more I have stayed in many places over the years, and this was by far the most disgusting and poorly managed property I've ever experienced. This place should not be advertised at the rate I paid -- it felt like a $50-a-night roadside dump, not a $200+ vacation rental. Here's what I encountered: * Black mold in the bathroom and even on the doors, a clear health hazard. * Thick layers of dust coating the ceiling fans, window ledges, and even the walls -- clearly no one has cleaned this property in ages. * Lamps literally falling apart. * The entire room smelled musty and damp, making it feel unclean and unsafe. * Trash scattered throughout the backyard, including a dirty diaper just left behind. * To make matters worse, there was an animal scratching inside the walls at night, making it impossible to sleep. When I reported these issues to KEES Vacations management, they only offered a pathetic $30 "goodwill" refund, which is beyond insulting given the condition of this property and the amount I paid. It's clear they have zero concern for guest safety, cleanliness, or satisfaction. This property is completely unkempt and neglected. I will never stay at a KEES property again, and I strongly urge others to stay far away. There are plenty of clean, well-managed places to stay -- don't risk your vacation, your health, or your sanity here. Bottom line: * This place is a health hazard. * KEES management is dismissive. * Absolutely not worth the money. Do yourself a favor: DO NOT STAY HERE.

Said it was to have daily housekeeping which it did not. Our shower curtain did not come all the way to the floor so the water went out of the shower leaving huge puddles of water in the bathroom. When I called for new towels since we didnt have daily housekeeping I was told that they did not do that but when I explained the bathroom issue they said the would see what they could do. We did get a new set of towels. Only good thing. We were to check out on Sunday by 10. At 9am we were taking stuff to our vehicle and went back to room to get the rest and were locked out of our room. When I called I was told that they would put in an emergency order. Thank God in about 20 mins I saw a lady and asked if she worked there and she said yes and she let us in. She said that the codes change around 9. Why when check out is not till 10? I STILL HAVE NOT received a call from someone to let us in and it is two days later. I would not recommend this Inn to anyone.

Once we got to our 3rd floor room we found the sand that we expected to find at the beach, all over the floor (keep in mind this is not an ocean front facility). Our crawling 15 month old was on the floor less than 5 minutes and his hands and knees were covered in sand and dirt. This prompted us to sweep, which made it apparent the floors had not been cleaned even on a low standard. There were various crumbs on the tables and counters, indicating that they had not been thoroughly cleaned. At this point we contacted the front office to request a vacuum and mop, and they got us in contact with Ken Herman the Rental Coordinator. He promptly delivered the requested items as well as a bag of cleaning products that we were grateful to have. We spent several hours on our first day of vacation cleaning to mitigate the problem. They did offer to send cleaning staff out, however we feel that they failed the first time even with an inspector's approval, and felt more comfortable cleaning the unit ourselves. Less important than the filthy floors, but worthy of noting- there were ants on the counter, dishes were dirty, the rooms would not cool, the ceiling fan in the master was unusable due to an awful squeak, and there were countless other cleanliness issues. This made for a very uncomfortable stay of which we decided to check out of 4 days early. My family and I do not expect the newest and nicest of things, however we do expect a clean and sanitary environment. Furthermore this building is one of the older buildings in the complex, which is not equipped with fire sprinklers. Typically this is not a bother, however it concerns me when you have a multi story residential building that allows vehicles to park under the rooms, and only has one means of egress. The unit is only equipped with one smoke/ carbon monoxide detector which is on the ceiling just inside the front door. (NFPA 72 for many years states detectors should be placed in every sleep room as well as outside each sleep room.) With fire places in the units, the need for adequate smoke and carbon monoxide alarms are paramount especially when combined with the single means of egress, parking under the building and lack of sprinkler system. With Carbon monoxide being heavier than air, the entire room would have to fill with carbon monoxide to properly activate the detector which could be fatal if occupants are sleeping. (That is if the alarm is even heard in the master when the door is closed with tv or the squeaky ceiling fan on). This is just a side note that should be addressed by the property management to ensure the safety of their guests in the event of an emergency during their stay. Overall it seems they were more concerned about the fishing tournament that was taking place over the satisfaction of their guests. We had hoped to make the OBX and Pirate's Cove an annual vacation spot, but that doesn't seem to be the case. Fool me once, shame on you; fool me twice, shame on me.

The ceiling fans never did work as the remotes were dead. We swapped out some batteries in the unused bedrooms for TV remotes. The non stick cookware must have stuck at some time becuase it was all scratched up. Broken glass casserole dish among other issues. After our stay, we let them know what we thought. Response? $100 off your next stay. Big whoop. Why would we stay with you again? How about returning the clening fee? I let them know what we wanted to make it right. I told them that my online reviews would reflect whatever action they decided to take. So far, they've decided to ignore me. So there you go Seaside Vacations.

Follow-Up Review: 3046 Overdraft & Seaside Vacations BLUF:…read moreDespite documenting multiple safety and maintenance failures at 3046 Overdraft and submitting photographic evidence, Seaside Vacations management has failed to respond. The property's condition is misrepresented in marketing materials, and the lack of customer service is unacceptable for a premium rental. ________________________________________ Management Failure & Lack of Professionalism I am writing this follow-up because I am appalled by the total lack of customer service from Seaside Vacations. Following a negative stay and the subsequent submission of photos documenting the property's degraded condition, I expected a standard professional acknowledgment or an attempt at resolution. Instead, my concerns have been met with silence. As a retired military member currently working in maintenance planning and scheduling for the military, the lack of attention to detail and upkeep at this property is glaringly obvious. Ignoring a dissatisfied guest who has provided documented proof of negligence is a blatant disregard for guest satisfaction. ________________________________________ Documented Property Issues The following table summarizes the specific maintenance and safety concerns encountered during the stay, which contradict the property's online listing: Category Description of Issue Exterior/Parking Bushes are overgrown into the parking area; loose nails were found scattered in the driveway. Hot Tub Scum buildup on walls; broken lift; cover underside is peeling and falling into the water. Safety & Security Sliding glass door latch is broken; maintenance failed to fix it, leaving the home unable to lock. Plumbing Upstairs master shower leaks onto the floor, creating a significant slipping hazard. Privacy Multiple bathrooms were missing blinds; maintenance failed to install them despite requests. Amenities Volleyball net is unusable; grill area was left dirty; pool hose left out as a tripping hazard. Supplies Property failed to provide a basic starter kit as advertised. ________________________________________ Final Assessment The misleading marketing and absent management at Seaside Vacations achieved the exact opposite of the "under-promise and over-deliver" business standard. I will not be returning to this location, and I will be sharing these documented issues with my network of friends and family who frequently visit the Outer Banks. Save your money and book elsewhere with a company that values its guests and maintains its properties.

I wouldn't call it the best, but it's VERY nice! I won't get into the specs like BRs and Baths, etc as you can see those in the listing. There is SO much room, that you can easily have 4 average sized families in the house without ever feeling like you're on top of anyone. Pool is great, tiki bar has sink and fridge, and is a great place to store beach snacks/drinks without lugging a cooler thru the sand, or having to make your way back up to the main house. In the garage is a full sized ice machine, like you would find in a restaurant. So you never need to buy ice. That alone probably saved us well over $200 of buying bagged ice. Only a few things we didn't like. There's a storm drain pipe just to the left of the beach access which they recommend staying 200' away from. There is PLENTY of beach there with no public beach access points tho, so it was never an issue for us. One of the main freezers in the kitchen didn't get cold enough to really deep freeze anything, but the one next to it was fine. They could really use a working can opener!! None of them worked very well, and we almost bought one just to get by. Minor issue until you really need to open the baked beans! And no grill!! We had to rent one for the week for like $60. Overall, it was AWESOME, and we will be looking to rent again next year!

Clearly, they only use…read morethe favorable reviews.  The pictures of the house I rented were at least 10 years old; the home was not in the same shape as in the online pictures.  I also chose this home as it had a game room with a pool table, card table, and area for our family.  It also had a movie room with a TV, surround sound, DVD player, and reclining chairs and a large sofa for family time. I thought with all of this if the weather were bad, we would still have a pool, game room, and movie room.  All we were able to use was the pool table.  There was a hole in one of the refrigerators, a cupboard door was hanging as the hinge was falling off, another cupboard was splitting at the corner.  One of the beds on the second floor had screws on the floor and the support board was on the floor with the headboard leaning towards the floor, not ideal for sleeping.  The boards on all the deck areas are very old and not treated; several nails sticking up in the boards and some areas where boards were splintering. Before booking I called about the indoor/outdoor pool being usable for the week I needed and was told it would be usable.  We arrived and both the indoor and outdoor parts of the pool were green and full of trash including a 5-gallon bucket floating in the outdoor area.  I called that day and was told it would not be usable until April 18th as it was not a heated pool.  When I asked why I had been told before booking it would be usable and that there was no information on their website about when pools open or were usable, I got a response that the person I was speaking to was sorry but nothing could be done. The game room was okay, the pool tabletop was very old, it was blue in color, and some areas were turning white, it was so used/old. The card table that was in the game room was not usable as the felt on the table was covered in mold.  There as a three-light chandelier with glass globes hanging over the pool table--not the best idea ever. One of the globes was broken and hanging from the light bulb, I removed the globe and set it on the countertop, so no one was hurt from this. The movie room was very dated, and the TV would not give us a picture, maintenance guy said we needed a whole new tv and he would put in the work order.  Did not see him again the rest of the week. We arrived on April 4th, I submitted an email on Sunday, April 5th with pictures of all the issues and received an email that maintenance had been included and a work order was put in.  The maintenance man came once; he checked all the issues took pictures and we did not see him again the rest of the time we were there.  I received a call on Tuesday April 7th from Resort Realty to inquire if the maintenance man had been out and taken care of the issues.  My response was "honestly I don't know what he did, I am on vacation and don't plan to sit around for maintenance issues." The Resort Realty staff I dealt with on the phone for booking and questions was very helpful. The representation online of the house and when access is available to home and pool was not great.  Issues should be handled before quest check-in or at the least taken care of within a day or two of reporting these issues. There is nothing online about when pools can be used, if they can only be used if heated, and that check-in is 4pm at the earliest but could be 6pm or later.  They do offer early check-in for an added fee of $150. If you don't pay, they will contact authorities to remove you if you arrive early and are waiting in the driveway.
