At 8:30 in the morning of our first day, there is banging, hammering, drilling, nail-gunning, sawing, RIGHT ON OUR OCEANFRONT DECK. A whole crew is tearing down the building's first-floor's exterior and rebuilding it, with the crew on ladders looking right into our unit for the whole day. Some "deck work"! I wish the attached pictures could convey the noise. The constant drilling made walls shake. This goes on 8:30 to 5:00 every day, that is, the hours when people rent such a property on the assumption that they can relax on the waterfront deck, enjoy a glass of wine at the sound of the waves, or at least take a nap in peace. Upon our calling First Flight, a condescending staffer kept repeating the words "unfortunately," "not in our control," "you do what you think you need to do," and the like. I tell you what should be IN THEIR CONTROL: being upfront with customers about the extent of the work being done, the location (literally the renters' unit), and the hours (all day every day). To boot, the garage's lights are not working, and upon arrival our patio was strewn with broken shingles and nails (!!!) apparently from the work being done to the second floor. Upon talking to the neighbors renting another unit, they said (and I quote) "they've seen the last of me." A minimally-professional company would a) block off rental availability of units subject to this kind of rebuilding until completion, b) or at least inform customers of the ACTUAL nature and extent of the work, c) understand that a 3-day "vacation" in such conditions is not worth the full (that is, "regular") price. That they (essentially) told us "too bad, stuff it and get off our phone" speaks very poorly of this company. If you read this, run from these uncaring, unprofessional, condescending crooks. I seldom leave bad reviews, but this experience really cops the prize.

Place was clean and stocked with cooking supplies and various items we needed. You do need to provide your own sheets and towels but that's fine. You are VERY close to two public beach access points, restaurants, bars and a short drive to all OBX has to offer! Water pressure in that shower was amazing :) We would highly recommend sea spray cottages to friends and family and hope to come back!

The cottage was clean, comfortable and has a fenced in yards for pet use. There are relatively few places that are pet friendly and accommodating but here they go out of their way for pet owners. We have been informed that it is now first come first serve and we need to change our weeks. No, we had to change realtors. We're charged a cleaning fee (WHY?), and for what! Every year I need to wash EVERYTHING in the kitchen before we can use anything. Things were so greasy that they almost fell out of your hands. We have a king size matress pad on a queen size bed. At least we had one. Have arrived to no matress pads or wrong size. No shower curtain, vaccuum cleaner that had a broken belt, so you know that nothing was cleaned. Had a toilet that wouldn't flush, and the list goes on and on over the years and nothing has improved. If anything, it's worse!!! If I could rate Sun a -10 I would! They are a terrible company to deal with and they don't care at all about their guests! All they want is the money! NEVER USE THEM AND I WOULD NEVER RECOMMEND THEM TO ANYONE!!!! WISH THE OWNERS COULD SEE THIS AND KNOW WHAT THEY ARE DOING TO THEIR GUESTS!

We booked the house listing 3 dogs and they processed the booking. 6 days later they reached out to get the weights of our 3 dogs. Upon providing that information they responded that there would be a strict 2 dog max. They refused to allow us to pay more for a 3rd dog and are refusing to refund our money. We obviously would not have booked had a max number of pets been added to the posting. Complete scam that is leaving us out of money.​

We bought the starter amenity pack which we originally thought was pricey, but we're very grateful for when we got there. We arrived in the pouring rain very late at night, so the starter pack kept us from having to unload everything when we got there. The screened in porch is just right to just sit and gab during the evening. The outdoor shower helped keep the inside from becoming too sandy. If I ever go that way again, I would want to stay again. The only thing I would mention is that the address on the cottage will not show up on the GPS. It needs to read S. Old Oregon trail and it will lead you right to it. Close to shopping and activities.

This condo…read moreis on the top (3rd) floor of the complex...so be prepared to hike up and down flights of stairs...no elevator. The stairs are worth it because this condo is GORGEOUS. Vaulted ceilings, huge dining room, huge living room, huge 'ocean room,' huge ocean-facing deck, ceiling fans, air conditioning, lots of windows...it's breathtaking! It came complete with a full kitchen and all appliances and cooking utensils, pots, pans, coffee maker, blender, plates, cups...even a wet bar! Bring your own kitchen towels, paper towels, toilet paper. There is no salt/pepper, Pam, spices...things like that, so be prepared. They do provide sheets and bath towels though. I was truly floored by the cleanliness and beauty of this condo...no roaches or bed bugs either (we checked!). There was a first aid kit, ice trays and maker, dishwasher, washer/dryer, and boogie boards provided, so that was handy. They also had tons of games, books, and movies! You can see the ocean from EVERY ROOM! 2 Bedrooms: The large bedroom has a jacuzzi tub! The small bedroom has a private little balcony! This was my first time visiting the Outer Banks and was very surprised by how cold the ocean water was. It probably ranged from 60° to 74°F. If you don't like cold water, OBX might not be the place for you. That was my only major criticism of the location. A few condos to the north, right on the beach, is a little café that does breakfast lunch and dinner, and live music Thursdays through Saturdays. Also I would highly recommend checking where the "beach restoration project" locations are prior to booking. When we were there late June into July, they started the beach restoration project a few condos to the south closing off beach access to those poor people who rented those condos for the week. Luckily the restoration project was not in front of our condo but was definitely heading our way. Overall if you're a big fan of the OBX, rent this condo! I felt it was very reasonably priced. Personally I don't like cold water so I probably won't be back to the OBX, but that is absolutely no reflection at all on A Pirates Paradise which is truly the most beautiful oceanfront condo I have ever stayed in.

This place should not be advertised at the rate I paid -- it felt like a $50-a-night roadside dump, not a $200+ vacation rental. Here's what I encountered: * Black mold in the bathroom and even on the doors, a clear health hazard. * Thick layers of dust coating the ceiling fans, window ledges, and even the walls -- clearly no one has cleaned this property in ages. * Lamps literally falling apart. * The entire room smelled musty and damp, making it feel unclean and unsafe. * Trash scattered throughout the backyard, including a dirty diaper just left behind. * To make matters worse, there was an animal scratching inside the walls at night, making it impossible to sleep. When I reported these issues to KEES Vacations management, they only offered a pathetic $30 "goodwill" refund, which is beyond insulting given the condition of this property and the amount I paid. It's clear they have zero concern for guest safety, cleanliness, or satisfaction. This property is completely unkempt and neglected. I will never stay at a KEES property again, and I strongly urge others to stay far away. There are plenty of clean, well-managed places to stay -- don't risk your vacation, your health, or your sanity here. Said it was to have daily housekeeping which it did not. Our shower curtain did not come all the way to the floor so the water went out of the shower leaving huge puddles of water in the bathroom. When I called for new towels since we didnt have daily housekeeping I was told that they did not do that but when I explained the bathroom issue they said the would see what they could do. We did get a new set of towels. Only good thing. We were to check out on Sunday by 10. At 9am we were taking stuff to our vehicle and went back to room to get the rest and were locked out of our room. When I called I was told that they would put in an emergency order. Thank God in about 20 mins I saw a lady and asked if she worked there and she said yes and she let us in. She said that the codes change around 9. Why when check out is not till 10? I STILL HAVE NOT received a call from someone to let us in and it is two days later. I would not recommend this Inn to anyone.
