Once we checked-in, Saturday, June 29 we were informed by the Waves Office of Resort Realty that…read morethe Vacation Home (Dolphin Watch - #7534 - Avon, NC) was unlocked due to the cleaning staff being unable to lock the front door. When we arrived at the house, no one in our party could figure out how to lock the front door; the deadbolt simply would not engage. We promptly called the office on Monday, July 1 and spoke with Jeanine to have maintenance come and check the door. That was not the only issue, as the Pool Lights (the underwater light as well as deck lights) were not working at this time. Jeanine advised that she would put a ticket in for maintenance to look at the front door and the pool company to check the pool lights. Tuesday, July 2 no one had come to address either issue. I called back again, and referenced the time, date, and who I spoke with, however NEITHER ticket was placed. I spoke with Angel and she put the ticket in ... again. Luckily, maintenance did show up later that day as I told Angel it was 3 days now that the house could not be locked. When the maintenance man showed up, he was very helpful and demonstrated how to use the door lock, where you have to lift up the handle to engage the 1st part, then turn the deadbolt. Who would know that? That should that be in the instructions for the house. Obviously, if the cleaning staff cannot lock the door, how would a family from out-of-town know? The pool maintenance showed up at some point on Wednesday, July 3 (4 days into our trip). He was also very friendly. The underwater light in the pool was out, so it needed replaced because it shorted the circuit (there was a taped switch by the pool lights, apparently so not to short the circuit). Basically, the underwater light was not replaced and that switch was taped as a quick-fix. Everything to this point should have been addressed prior to checking in for our week at this $5,600.00 rental home. A list of other smaller issues including, but not limited to: - The main sink faucet in the Kitchen was leaking (maintenance completely replaced the faucet, Friday July 5) - The small island sink in the Kitchen drained slowly (maintenance did not fix) - Filter in the hot tub was changed (maintenance completed with us, Wednesday July 3) - A credit card fee to place the reservation online ($45.00 I believe) - Other realty companies do not charge this. The house needed a more deep-cleaning. From the A/C filters being filthy, to black mold in the shower in the Master Bedroom on the 3rd floor (my partner and I scrubbed out with some leftover bleach; we didn't bother to ask maintenance do deal with it). The last issue arose when the A/C stopped working on the 2nd floor (all family bedrooms) on Thursday, July 4. We only noticed it after maintenance had come on Wednesday and changed our filters (they were dark grey with dust). We called maintenance, left a message on July 4 evening, then again on Friday, July 5 as an after-hours maintenance request. We still did not have A/C on the 2nd floor when we locked the house and left on Saturday Morning. This is a great shame; we have rented through several realty companies through our lives and Sun Realty may be the best, Resort Realty has been the worst. Maybe someone should do an undercover rental through Sun and see all that they are doing right. People come to OBX, oftentimes (such as our situation) splitting the cost of a beachfront home so that everyone can enjoy something special, luxurious, and relaxing. This trip was a constant battle of issues with the home and maintenance that should have be completed prior to a guest's check-in. There are too many realty companies to choose from in OBX and I would highly suggest reconsidering the rental if it happens to be through Resort Realty.

I booked a home with Resort Realty from the online reviews on their site. Clearly, they only use…read morethe favorable reviews.  The pictures of the house I rented were at least 10 years old; the home was not in the same shape as in the online pictures.  I also chose this home as it had a game room with a pool table, card table, and area for our family.  It also had a movie room with a TV, surround sound, DVD player, and reclining chairs and a large sofa for family time. I thought with all of this if the weather were bad, we would still have a pool, game room, and movie room.  All we were able to use was the pool table.  There was a hole in one of the refrigerators, a cupboard door was hanging as the hinge was falling off, another cupboard was splitting at the corner.  One of the beds on the second floor had screws on the floor and the support board was on the floor with the headboard leaning towards the floor, not ideal for sleeping.  The boards on all the deck areas are very old and not treated; several nails sticking up in the boards and some areas where boards were splintering. Before booking I called about the indoor/outdoor pool being usable for the week I needed and was told it would be usable.  We arrived and both the indoor and outdoor parts of the pool were green and full of trash including a 5-gallon bucket floating in the outdoor area.  I called that day and was told it would not be usable until April 18th as it was not a heated pool.  When I asked why I had been told before booking it would be usable and that there was no information on their website about when pools open or were usable, I got a response that the person I was speaking to was sorry but nothing could be done. The game room was okay, the pool tabletop was very old, it was blue in color, and some areas were turning white, it was so used/old. The card table that was in the game room was not usable as the felt on the table was covered in mold.  There as a three-light chandelier with glass globes hanging over the pool table--not the best idea ever. One of the globes was broken and hanging from the light bulb, I removed the globe and set it on the countertop, so no one was hurt from this. The movie room was very dated, and the TV would not give us a picture, maintenance guy said we needed a whole new tv and he would put in the work order.  Did not see him again the rest of the week. We arrived on April 4th, I submitted an email on Sunday, April 5th with pictures of all the issues and received an email that maintenance had been included and a work order was put in.  The maintenance man came once; he checked all the issues took pictures and we did not see him again the rest of the time we were there.  I received a call on Tuesday April 7th from Resort Realty to inquire if the maintenance man had been out and taken care of the issues.  My response was "honestly I don't know what he did, I am on vacation and don't plan to sit around for maintenance issues." The Resort Realty staff I dealt with on the phone for booking and questions was very helpful. The representation online of the house and when access is available to home and pool was not great.  Issues should be handled before quest check-in or at the least taken care of within a day or two of reporting these issues. There is nothing online about when pools can be used, if they can only be used if heated, and that check-in is 4pm at the earliest but could be 6pm or later.  They do offer early check-in for an added fee of $150. If you don't pay, they will contact authorities to remove you if you arrive early and are waiting in the driveway.

Breathtakingly beautiful ocean-front condo with panoramic views of the ocean and beach. This condo…read moreis on the top (3rd) floor of the complex...so be prepared to hike up and down flights of stairs...no elevator. The stairs are worth it because this condo is GORGEOUS. Vaulted ceilings, huge dining room, huge living room, huge 'ocean room,' huge ocean-facing deck, ceiling fans, air conditioning, lots of windows...it's breathtaking! It came complete with a full kitchen and all appliances and cooking utensils, pots, pans, coffee maker, blender, plates, cups...even a wet bar! Bring your own kitchen towels, paper towels, toilet paper. There is no salt/pepper, Pam, spices...things like that, so be prepared. They do provide sheets and bath towels though. I was truly floored by the cleanliness and beauty of this condo...no roaches or bed bugs either (we checked!). There was a first aid kit, ice trays and maker, dishwasher, washer/dryer, and boogie boards provided, so that was handy. They also had tons of games, books, and movies! You can see the ocean from EVERY ROOM! 2 Bedrooms: The large bedroom has a jacuzzi tub! The small bedroom has a private little balcony! This was my first time visiting the Outer Banks and was very surprised by how cold the ocean water was. It probably ranged from 60° to 74°F. If you don't like cold water, OBX might not be the place for you. That was my only major criticism of the location. A few condos to the north, right on the beach, is a little café that does breakfast lunch and dinner, and live music Thursdays through Saturdays. Also I would highly recommend checking where the "beach restoration project" locations are prior to booking. When we were there late June into July, they started the beach restoration project a few condos to the south closing off beach access to those poor people who rented those condos for the week. Luckily the restoration project was not in front of our condo but was definitely heading our way. Overall if you're a big fan of the OBX, rent this condo! I felt it was very reasonably priced. Personally I don't like cold water so I probably won't be back to the OBX, but that is absolutely no reflection at all on A Pirates Paradise which is truly the most beautiful oceanfront condo I have ever stayed in.
