Check-in is just weird, since management has decided that a kiosk with a video service rep on another continent is the same as in-person help. The kiosk is loud and the service rep unfriendly- but after waiting our turn, we got our keys and moved into our ocean view balcony room. Then we saw that in order to get to the 1-acre "private beach" (FYI: there is no such thing as a private beach in FL, only private access), families were having to carry their children and run across the busy highway between trucks in a sprint to avoid death. No crosswalk, no flashing lights, not even a sign asking cars to be aware. On the other side of the highway, the sand is washed out and uneven sandbags act as a makeshift stairway to the beach. The ironic & defunct wooden stairway to nowhere with a "hotel guests only" sign appears to get more maintenance than the functional beach access. But whatever. We can run across a dangerous highway for a good beach. We went out to explore the city and had a fabulous night, only to came home ready for sleep around 10pm to a room at 80 degrees & extreme humidity. Turns out they turn off your a/c when you're away. I called the front desk but the help was off-location (overseas) and gave me a number for the "regional manager". I immediately called and was sent directly to vm. I told his vm how upset we were. Then we couldn't sleep until the temperature finally got below 75... after 1am. The a/c took forever to recover. He never returned my call. The next day, we had a nice breakfast in the lobby and then hit the beach before exploring more of the city until around 11pm. We returned to the hotel to see people literally running out with their bags warning us about the cockroaches. We just wanted sleep - but our room was 80 degrees again! Again, I called the "front desk" in another country and was given the phone number for the "regional manager". I called and left a nearly identical message from the night before. No response. The next morning, we checked out. The regional manager never has reached out to me. The front desk never followed up. But we did receive an additional $17 charge for a wash cloth that was apparently stained beyond recovery. (It was lipstick. It got on my dress, too. Came out in a regular load of laundry.) When a business actively offers elopement packages, I would expect a basic level of responsiveness to prospective guests. Fake scrambled eggs with sausage gravy and biscuits with an otherwise continental breakfast did not meet my expectations. Sherry in the room had to be requested. Furnishings were "on the cheap" with bath rug sets that could be from a big box store.

Before we arrived, they had beautifully arranged ghost story books, shirts, and an EMF ghost detector in our room. It was such a thoughtful touch and made our anniversary trip feel even more special. We stayed in Graham's Room on the third floor. Although the bathroom isn't inside the room, it was still completely private and was never an issue for us. We actually loved staying on the third floor and experiencing the charm and character of such a historic inn. There is something really special about staying somewhere with so much history. We also took advantage of the complimentary tickets to the St. Augustine Lighthouse, and I'm so glad we did! The views were beautiful, and there was so much history to see and learn about. The inn also offered 50% off admission to the Oldest House Museum, so of course we had to do that too. We really appreciated all of the extras that came with our stay because they encouraged us to experience even more of St. Augustine. I think my husband's favorite part may have been The Snug! It felt like our own little private bar, and we had such a great time meeting and talking with other guests there. My favorite part might sound silly, but it was the robes! I loved mine so much that I ended up buying one to bring home with me. What really stood out to us was how much more this felt like an experience than simply a place to stay. Having stayed in some similar antique bed and breakfast establishments, I have to say we were disappointed in the breakfast experience. The little buffet was nicely done offering a different breakfast everyday. Our day was egg-cup day and, ufortunately, it was quite dry. Even though the room was cute, the waitstaff was quite shabbily dressed. It distracted from the charm. Perhaps a nice apron would help. I think it's about a half mile walk to the famous, cobblestoned part of George Street. We got a free tram ride back. The grounds of the Inn are lovely and quaint. It's special to know you stayed in the oldest inn in Florida!

The view of the sunrise in the morning was so pretty. It was cold but the kids walked to the beach anyway, which was very close. My grand daughters were there and they had a baby gate and portable crib which was very useful. It was very clean and the couch was crazy comfortable!

We lost hundreds of dollars' worth of food on the first day after the fridge reached 75 degrees. This led to having to purchase coolers and ice to store our food for the remainder of our stay (6 days). We were spending unnecessary money on ice and making daily trips to the store for groceries we had already purchased and specifically meal-planned so we would not have to grocery shop multiple times. The hot tub was also not working, despite being an advertised amenity that has apparently not worked all year, according to other reviews. The cover for the spa was poorly secured with broken sandbags and continued to blow off, eventually breaking the rail. At that point, I reported the issue and was told someone would come out to fix it. At checkout today, we still had not seen anyone, and we left the cover off. There were also ants in the kitchen, which was concerning and added to the overall cleanliness concerns. The house itself could use a much deeper cleaning, and the yard and outdoor areas need better maintenance. The biggest disappointment, however, was the communication from the management company. Communication was either extremely delayed or nonexistent. We were given information about repairs that would be completed during our stay, but the promised repairs were not completed as communicated. We came here to celebrate two birthdays, an NCSHP graduation, and a college graduation after a very long year. Instead of being able to relax and enjoy our vacation, we spent a significant amount of time dealing with maintenance problems, replacing food, buying ice, and making trips to the store. We understand that things can break and that unexpected issues happen. What made this experience especially frustrating was the combination of multiple unresolved issues and the lack of communication and follow-through from management. For a property at this price point, we expected the home to be properly maintained, clean, and ready for guests, and we expected timely and professional communication when problems did arise. Instead, we spent 7 days maintaining coolers of food and drinks because repairs to the refrigerator still had not been completed at checkout, despite being reported at check-in. Thankfully, I booked through Airbnb and was able to involve them in the issue, resulting in a partial refund after the company and the owner did not respond to them directly. What was supposed to be a relaxing vacation turned into a camping trip. I would not recommend this management company to anyone and hope Airbnb takes action to cancel their listings with them to save others from the experiences we had.
