We stayed at the Sea Gem in St. Augustine. The house seemed made for us! I had my 4 children and their spouses and we were there for my daughter's wedding. There was so much space for us all, and the back yard was so much fun. We got some fire wood and sat by the fire pit on the nice chilly Florida night! The amenities were great, except because we were a lot of people we ran out of some things, which they said may happen. So be prepared to bring extra garbage bags, toilet paper, paper towels, napkins, and such. Any issue we had, very minor things, I texted and it was resolved immediately. The view of the sunrise in the morning was so pretty. It was cold but the kids walked to the beach anyway, which was very close. We spent Christmas vacation at Just Beachy in St. Augustine, FL and loved it! Our family, including 5 adults and 3 children (5, 7 and 10 months), enjoyed the property for a week. It's got it's own beach access, which can't be beat! The house is spacious and immaculate and the Proper Group very responsive to any questions. I would definitely recommend Just Beachy if you're looking for a getaway on the beach! We will definitely be returning next year:) read more

We used them for two years on our rental property and they were terrible. People damaged the walls, pulled down a chandelier and we were never notified. Terrible service and communication! Their management rates were a bit lower but you get what you pay for! read more

Unfortunately, I can't give them a good review. They sounded great in their sales pitch They helped me get the house situated to begin to rent. But they paid on time, I'm not even sure if their invoices are legit. They were not transparent about the bookings. The house was not properly cleaned between guest. There were several things that were damaged in the house without being reported. They charged a $450 cleaning fee, which they probably paid the cleaning service about $150. I had more stress dealing with them than any other managing company that I ever dealt with. I don't know how many times I heard, " we sent you the check but it was returned in the mail" or let me check why the bank didn't send your your direct deposit". Right, I had to hire an attorney in case they didn't pay. They finalized paid what was owed but I'm not even sure if the invoices were even real. I got hustled by them. That's why I'm writing this review. I trusted them and they screwed me. I have all the emails to prove their lies, deceits and excuses. They breached the contract in so many aspects that it was just embarking that I trusted this company. BEWARE. I WILL NOT RECOMMEND THEM. You can't trust them and their constant lies. . read more

Luckily I didn't see the previous negative reviews until now, otherwise I probably wouldn't have booked with the Proper Group. There was great communication from the beginning and I got a quick response from Rachel when we had trouble with the door code upon arrival. The home was clean and well stocked. I live next to a property that they manage in the historic part of the city. The management of the rental company is unresponsive and rude. They scheduled a late night 10PM delivery of a refrigerator that lasted until midnight after running into issues. The Proper Group Vacation Rentals has very improper responses to the communities and neighborhoods they work in. Eventually this will catch up with them. read more

Terrible experience. I had stayed over the holiday weekend in December. We paid a premium for those dates just to be completely ignored by Managment. The elevator was broke which lead to someone falling down the stairs. They did not respond or care to the safety of the issue. Someone walked into our home (the garage area) at 12:30am. They did not provide enough bedding and items such as the tv did not work. While staying I had called the office, called the phone number left in the house and texted their cell -which we have texted in the last, as well as stayed behind to speak to the cleaner since that was the only human contact we could get. My texts were left on read, their voicemail was full, they did not answer the phone, and they denied us speaking to the cleaner. They would not address any of these matters and then threw a measles $200.00 at me so they could avoid their job. What a great deal for them. They charged a $1,500.00 premium that weekend. read more
