Ryan helped me find and buy an amazing house, sight unseen, from across the country (my first…read morehouse!). He was helpful, knowledgeable, and appropriately skeptical as we were picking houses to bid on. He knew how to structure offers that were reasonable but strong, given our situation. He guided us through negotiations around inspections and shoring up loose legal ends, and he even helped us with a raw land opportunity that popped up halfway through our purchase. I'd absolutely work with Ryan again, but it went so well I have no reason to for quite some time.

Ryan is awesome! I highly recommend hiring him to be your real estate agent. When my husband and I…read morewere first looking to move to the area I did a quick search for real estate agents on Yelp, Ryan's paged looked great and since it said he responded to Yelp messages typically within an hour (because who wants to pick up a phone?!) I figured I would reach out to see if he had any last minute availability to show us to a few properties and he did. Although Ryan's office is based in Chapel Hill don't let that deter you, we were only looking in Raleigh. He knows all the ins and outs of the Raleigh neighborhoods and can get here quickly when you need him. We went under contract only two weeks after working with him. He uses Patrick with a local home inspection company to do the inspection and he did a thorough job. After the great inspection Ryan said the only thing left he could think of was a metal detector test of the property, since the house was older and there was a small chance of an underground oil tank. We did the test not thinking much of it and turns out there was an underground tank and it had extensively leaked. Ryan and his assistant Karen headed up making all the appointments and getting the right people out there to deal with the issue. Sadly the seller didn't want to really deal with the issue so away that contract went. Since Ryan knew what we were looking for was kind of niche he sent us a property here and there and we kept our eyes open as well. When a house popped up on the market on a Thursday night we text him if he could meet us there the next morning to take a look. He did and we feel in love. We put an offer in that day and started the process all over again. The second time around we worked with Karen a lot and she is great to work with as well. We successfully closed on this house and love where we ended up. An additional note since Ryan works in a group with a few other real estate agents if you need to see a house in a hurry and he isn't available, he will coordinate with someone in his office who is. Team work for the win!

They sent someone out to take a look and give us a quote, which we found very reasonable, so we went ahead with the contract. We needed a couple more weeks to work on the room before it was ready to be insulated, and they patiently waited for us to give them a callback. Once we did call them back, they were ready to send employees over the next day which is fantastic customer service! My husband and I both work from home and were in meetings during the day, but the employees were very quiet and considerate while working as to not disturb us. They completed the entire job in 90 minutes, and upon inspection of their work afterwards we found it to be impeccable. They even took the time to find small holes and cracks to fill in with spray foam, that otherwise could have been missed or overlooked. Fantastic work, reasonably priced, quick to respond and complete the work, we are very happy with this company!

He came and replaced fascia once - without making any change to his original method - of course, fascia warped again less than one year later! Sloppy workmanship! Not once but twice!! Jim gave us really insightful focus on where in our this could work. He laid out really beautiful plans that were representative of how the finished product looked but honestly, the finished product is even more amazing than we had realized it would be. Jim is experienced and knowledgeable. Jim's team is excellent and very hard working and he and his team are responsive to concerns. As with any project, unexpected things arose, and they all got dealt with. The finished costs were within ten percent of the estimate, which having had several other large projects done on our house, is within what I expect as reasonable, especially in context of providing estimates during times of rising building costs and supply chain delays. He was accurate in timeline of how long project would take and was honest. In terms of the quality of the work... Months later we are still AMAZED at how well it came out. We, at Jim's suggestion to consider, elected EZE breeze windows to make it a 3 season Carolina room that will be usable during pollen season. We spend time out there everyday and eat a lot of meals out there and will for decades to come. Years ago, we got good advice from a contractor who is going to remodel our bathroom. He told us there would be times during the project where we would all be angry with each other, which is normal when you are spending a lot of money to do something to your most important financial investment, which is also where you live. That advice helped us through bathroom renovations. It also helped at the couple of times when I was upset with Jim about things that are pretty typical during a project. We communicated with Jim rather than let things fester and things got handled very smoothly. I would advise anybody was asking to strongly consider using Structurally Speaking to do a deck or porch project and, whether you hire them or someone else, communicate clearly when you have concerns. If you hire Structurally Speaking, Jim will make sure to address your concerns and you will be thrilled with how your project comes out.

They promise a lot and then do not deliver. I had to take off over two weeks of work to meet them at the site to review errors they made and many of the times the didn't show up. They tell you everything is within standards for a "luxury" home. We are about to pay another company to come paint our interior after Stanton's crews have been to our house 3 times. Still nail pops and their crews got more paint on our floors and furniture than the walls. Sprayed insulation in the wrong walls, forgot to put an arch on front of the house and only offered a credit for one of their mistakes, then since they are buddies with all the subs our well and septic mysteriously ended up cost more to install...roughly the price of the credit. How convenient. I have nothing positive to say about Stanton or the way everything was handled. After the last time they no showed for punchwork the foreman offered us a $100 giftcard and said office will send it. That was 2 months ago and haven't heard from them since. Here is the newest Stanton Issue. Our siding started to fall off our house. Stanton said that is normal...haha! What a joke of a builder. Had a Professional look at it and we were told we will have problems going forward. Yet another reason why NOT to use Stanton.

They've changed their address to (624 Horton Ponds Rd Apex) but they will not tell you this and do not list it. Their listed office is vacant and their phone number blocks all previous clients. If your building with these crooks be aware! They'll expertly excuse away every lie they tell. This builder is deceitful and will gladly promise you the world upfront. Once you hand over that deposit and sign that contract, communication will disintegrate, timelines will extend, and confusion will ensue. After a year of Stanton burning it into your brain that every mistake, every delay, is some how your fault, you'll be left with a poor quality "dream home". Take note, their subcontractors are best friends with them and they'll perfectly use all of your allowances and then some. The houses they love to boast won awards are far from what you'll actually receive. Poor communication and lack of passion for what they do is the key to a bad experience and Stanton does this expertly. The 18 month warranty is more like a 6 month warranty if you are able to get a hold of them. You can have concerning structural issues that the contract states they must address, but if they wont answer their phone, an email, or tell you where they are located, what leg does the customer have to stand on? This has been nothing but a nightmare dealing with a builder who will not stand behind the words they preach. Stan's words "we don't abandon people after close" will haunt you. You've been warned.
