Things like boot marks in the concrete. Not just one, many. Wheelbarrow tracks, etc. For the garage, the slab was so lopsided and was a rhombus, not a rectangle. The builder couldn't place the building. Victor ghosted us as soon as there were issues and never made it right. He also insisted on payment either in cash or wire. We sent a wire and the wire itself was flagged by the federal reserve and they wouldn't release the funds until he talked with them. Of course, this took some time and he was aggressive with us. Ended up finding a reputable concrete company and they had to come tear out Victor's shoddy work. When they did so, they noted several other issues we wouldn't have known about. For example, the rebar was minimal and it was all sunk to the bottom. They had laid it on the ground and poured over it. We watched them do it and didn't think at the time that, duh, the rebar should be "in" the concrete, not under it. Another issue was that the patio slab was boot attached to the home slab at all. It had already begun to drift. If you want a quick and terrible job that you will regret and spend time and energy trying to fix, hire SoTex. There is more to a job than just being able to have the lowest quote and, in this case, it really really matters.

    If you want a contract company that makes promises they don't keep, takes zero accountability for…read moremistakes, cannot be relied on, or depended on to get the job done, takes your money but doesn't provide the service you paid for, then this company is for you. If not, then read further. If we could rate this company lower than "1", we would. Not sure how other customers' experiences with this company have been, but for us it has been severely lacking and extremely frustrating. We contracted this company to put in a concrete pad extending from our house, with an overlay, a covered structure and sitting wall. We signed 2 contracts in Jan 2024 with Mr. Cassis, owner of Cowboy Cassis concrete. We paid Mr. Cassis the first installment for the first contract on 27 Jan 2024. Mr. Cassis insisted we pay him the deposit for the second contract as well so he can purchase the materials at a good price, so we did. On 28 Feb 2024 the city permit was approved. On 12 Mar 2024 our HOA approved the projects. On 14 Mar 2024, we were very impressed because Mr. Cassis immediately completed the concrete form (framing, rebar, and sandbags). On 15 Mar 2024 we paid Mr. Cassis another payment per the contract, and upon completion of concrete form. On 05 Apr 2024 we had a city inspection for a concrete pre-pour, and paid Mr. Cassis the full amount for the first project as stated in the contract. The city's pre-pour inspection finished at 2:45pm that day, and Mr. Cassis informed us that due to the inspection finishing too late, he was not able to pour concrete but will pour the following week. That didn't happen. Over the last 2 months Mr. Cassis has texted us giving us dates from week to week, confirming we were scheduled for the concrete pour, but when those days each week arrived, no one would show up to pour. After each failed attempt to get someone out to our home to pour, we would promptly text him asking what happened. On two occasions, Mr. Cassis texted us that his guys poured at the wrong house; got the jobs mixed. On 03 May 2024, with the pour still not done, we contacted the city of Cibolo to ask how long the construction permit was good for and let them know that it has been over a month since the pre-pour inspection had been completed. On the same day, we notified Mr. Cassis that I had contacted the city about the lapse in time between the inspection and the pour. On 06 May 2024 Mr. Cassis texted back stating the city revoked his original pre-pour inspection due to the lapse in time and the project needed to be reinspected before he could pour. On 13 May 2024 the 2nd pre-pour inspection happened and passed. On 07 Jun 2024 Mr. Cassis failed to show up again for a scheduled pour, so we contacted the city of Cibolo to inform them. Mr. Cassis texted us stating that he will pour on 13 Jun 2024, but again, did not show up to pour. We then texted Mr. Cassis and gave him an ultimatum to fulfill the project as contracted or refund us our money back by the end of the next week. On 29 Jun 2024 Mr. Cassis did not show to pour as promised. We requested our money back of over $15K when he didn't show, and we had not received a text from him since 11 Jul 2024. It is now August, and we have given Mr. Cassis way too much grace and opportunities to correct the matter and fulfill his part of the contract and now it looks like he has stopped communicating. The purpose of this review is to help others, so they don't end up experiencing the same hardships we are currently going through with Mr. Cassis. Mr. Cassis comes off as a sincere and honest person but once he had our money, he became more unreliable!! He has also taken no accountability for the failed attempts to pour; always blaming someone else or something else. And be leery of Cowboy Cassis concrete pitch "dedicated to delivering quality work for all your projects...... reliable service and unbeatable quality". In our case, he did not live up to his motto. I have tried to text and call the owner of the business, however he will not return my call or respond to my text messages. It has been past 30 days. I paid him in full, I have been nothing less than professional. I have to get someone else to finish because it's a hazard. I have children and pets. The pictures will show some of the issues.     After seeing my previous Yelp review, folks from Groundworks responded very quickly. They…read morescheduled repair work within days. Their crew showed up on time, fixed the problems that they had noted in their inspection of the foundation, and added pressure (I am not sure I am expressing or describing the work that they did correctly) to some of the piers that they installed. The crew that came was courteous and fast. The workers were cool. The left the concrete almost as they found it. I think, and I hope, that the problem with the foundation has been taken care of. I think time will tell, because the problem has been movement of the house, and they did the work last Friday, so it is too early to tell whether the house will move again in the near future. We'll see. They called to check whether I was satisfied with the work. And they asked me to update my review. I think it is fair to do so, because they came and did the work. But again, I really hope that the work will keep the house stable from here on. And they did all this without it costing me a cent, so they are honoring the warranty. I will be very happy is the house stays stable from here on.

The repair didn't work out and cracked the driveway more. The company came back out to check the repair because it continued to crack. We came to an agreement that Groundworks would repair the full driveway for a reduced cost and I am thrilled. They are coming out Friday, and we will see what happens, but I feel that Groundworks genuinely wanted to make me happy and accepted that their repair was not up to their standards. They were willing to accept the accountability for their part and negotiated in good faith. It took some time but I am happy with the resolution. Melinda

So here…read morewe go again, they came out built a patio, a few months later it starts sinking, i spend 2 months trying to get it fixed, the crew comes out says it wasnt built right the first time, less than a year later it sinks again, i spend a few weeks trying to get ahold of someone. finally a guy named jessie comes out, says dont worry we will fix evertything, 4 weeks and crickets, spend a few weeks getting ahold of them again to find out jessie got fired now i am dealing with some luke guy. a few weeks later he finally comes out and looks says we need to fix it, brick are falling off the edge and there are vary obvious low spots and sinking. the next day, today, a guy shows up with a hammer and a bucket of sand because he was told to fix one little spot. I explain everything to him he says yea it is bad, actually while he is here he puts his hand on the edge of the patio and two more bricks FALL OFF. I try to get ahold of luke via text and phone. When he calls me back the guy that came out left and luke is vary dismissive, were gonig to fix it dont worry. Then he calls me back 20 mins later and starts to LECTURE me about not telling his crew what needs to be done he tells them, the spots he saw werent bad and they are going to do it but only contact him never talk to his crew, i explained i tried getting ahold of him while the guy was here but couldnt. Everyone on the phone keeps telling me dont worry weve been in business for forever, were not going anywhere, we have a 25 year warranty. Well build it right the first time, if you need to fix it dont make customers chase you down and fix it right the first time! there should never be a second time for trying to get this done. We are really regretting hiring them so far and would never recommend them. I hope to the gods they get it fixed right this time because I dont ever ever want to hear from or see a systempavers person again, but im not counting on it
