We have an 80-year-old house in the University Heights area. Like many older homes in our area, our house 'sits' on top of load-bearing exterior walls with floors supported by post-and-pier construction in the crawl space.
Yes, foundation retrofitting is very expensive. It is not 'quick'. It is noisy and arduous and extended work. The process WILL wear on you, from start to finish. But if you need it, you need it!
And you also need: an honest bid, with no up-selling later. Reliable, experienced, responsible work and workers. Easy and ready (and profanity free!) daily communication. Complete surety that all aspects of construction fully meet modern earthquake standards. No corner-cutting. Pride in taking the best possible care of the rest of your home while the job proceeds. An eagerness to put everything back the way they found it, and to make the end result look as nice and professional as possible. And if you care about your current landscaping and plants and irrigation system, you care about NOT having heavy equipment tear it all up during the job.
Going in, you have no idea how important these little niceties will prove to be to you. But they matter, a lot. Michael, our foreman, clearly communicated the plan for each day, always asked if I had any questions, and always answered my questions not only fully, but also calmly. He never, ever raised his voice. And both I and a couple people I know in construction were amazed that Michael would be as apt as anyone to be seen with a jackhammer in his hands, doing demo work - because, as I quickly learned, at R.A.D., it is all hands on deck, every day.
And you should get to know Omar and Alvin, for their natural friendliness, for their ready smiles and quick wit, and Raoul, for his wonderful calm and peaceableness, and their willingness and ability to do any tough job that came up, including hammering upwards inside a two-foot crawlspace.
And let me tell you about R.A.D.'s concrete men. Concrete is by far the most unforgiving material in construction. You'd better get it right the first time, because you will not get a second chance. It takes a wealth of experience with concrete to reliably do the kinds of custom concrete work that is often needed (and was) for an older house like ours.
I counted: one day, I could view well over two hundred years of concrete experience, working just at our little house. These are mature men, who have obviously done hundreds of concrete jobs. Junior, the leader, the nicest guy you'd ever want to meet, is well into his fifties, and 'Nacho' - well, nobody knows how old big, strong Nacho is. But I saw him pick up a small bit of wet concrete that had just come out of the ReadyMix truck, and test its weight and jiggle it around in his hand. And he just 'knew' - it was right.
And speaking of experience, one thing you do NOT want, is somebody lacking a wealth of experience retrofitting older homes, bidding on your project, let alone doing the job. Older homes are construction 'surprises' just waiting to happen. You want people who've seen all the potential surprises to bid on your job, lest your particular house's 'surprises' turn into nightmares for you. R.A.D. has been in business for over 25 years. Owner Russ personally visited our house, talked to me at length, made a fair bid, and swung by ever so often to check on things and to say Hi.
And one thing more: every night, the crew returned to the office, to review that day's work with other R.A.D. personnel, and to plan for the day and the week ahead.
