What a great find! Out of all the construction contractors this is the company to choose. When needing an inspection and quote (based on a structural engineer), they responded and scheduled it immediately. Based on their quote, which was so reasonable, I chose to work with them. They came out to do the work as scheduled. The crew were so polite and professional. They even cleaned up the debris in the crawl space from where they did the work. The structural engineer came back out to look at the work and he was very happy with what they did, and was certifying work that was done. They have no relationship so the engineer gave an unbiased opinion. Use this company for any construction work you need. We own a house in Normal Heights that was built in the 1920s. The foundation was shot. We hired RAD to replace the entire perimeter stem wall about 2 years ago. It was a big project. They did a great job. Now our doors all work and our crawl space doesn't flood every time it rains. More recently, we hired them to to install a drainage system for our yard and pour a concrete patio. Those projects turned out great too. RAD's quality of work is excellent. RAD's William Reeves came out, assessed our problem, and told us things were OK, that in fact I didn't need their services. He was knowledgable, efficient, and honest. My guess is that if we did have a serious foundation problem, RAD would have done a bang up job fixing it, but the fact that they didn't make a big deal out of a minor floating slab crack speaks volumes. They were the opposite of transparent about the work they would be doing in the quote. The quote was intentionally left vague. They described work over the phone but then the workers ended up changing the work they would do last minute. I felt I was waaay overcharged. 2.5 people working 4hrs that used about $100 in supplies yet they charged $6k. I also had the work they did reviewed by a civil engineer and I was told the work was bad and did nothing to fix the issue. I would avoid RAD, I felt I was overcharged 3X. read more

I had such a great experience with RAD Construction. I usually never write reviews, but in my 53 years on this earth, there are very very few people that I have dealt with in the construction industry that has been a positive experience, much less SUCH a wonderful experience. I need to back up bit and say that when I bought my house 11 years ago, it had cracks in the walls and I was fearful of the foundation issues that it had. I called Russ at RAD and he came out and fully evaluated and explained everything to me and told me that I didn't need to do any work at that time and that my house was safe and we should just monitor it for awhile. I called him back about 3 times to check things out and he always did so with kindness and patience and HONESTY. Never did he try to scare me into doing work, rather, telling me that work did not need to be done. After about 4 years from his last visit, I noticed a gap in the flooring and a huge crack that developed between the sliding glass door and the foundation, pulling the floor apart. I called Russ back and I also contacted 2 other foundation companies as well to get quotes on fixing since we couldn't get new flooring until this was fixed. The other 2 companies came in with their "salesy" presentation and outrageous bids. Super easy decision to go forward with RAD. From the very beginning, we had super easy communication and their timeline to get things done was so quick and they stuck to that timeline. They taped off everything so well and took the extra time to clean up every day before they went home. ALL the workers were super nice and respectful. Raul the foreman was super sweet and respectful of our place and went above and beyond to keep us informed and they worked HARD! He always had a smile and positive attitude. Being a woman, it is important to feel safe and not get a creepy vibe from the people that are working at your home. I was very thankful for that! Russ visited the job site DAILY to make sure everything was going smoothly. He found a 12 foot area where the footing had broke away and the rebar was showing and they fixed that for me as well. R-A-D Construction recently performed a repair for a crack in the slab at our house caused by settling in the area of the fireplace and chimney. The repair included several steps, but essentially the load of that area was transferred onto pipe piles in that area. Rebar and concrete poured into the large pits around the pipes reinforced them. And a section of the slab was replaced to complete the repair. The work was performed by two different crews as there was about a one month pause while we awaited the results of a soils test to make sure the area on a hillside would support the repair. Both crews were very courteous, hardworking young men. They kept us well informed about the schedule for the work they were performing, showed up when they said they would, and cleaned up the area each day before they left. What more could you want? The quote from R-A-D was quite competitive with a couple others we sought out, the difference was in the people. We knew we were working with a straight-forward honest company. I would prefer not to need another foundation repair, but would certainly contact R-A-D if I did, and suggest you do likewise. read more

My purpose here isn't to deter anyone from selecting this company for business. As far as performance, from what I can tell, they did quite well. My issue with them was their business dealings and customer service. They charge a minimum of $2500 (with a $250 discount for cash) per project. Again, not a problem as that was stated clearly. My issue is with their quoted project duration. Manny quoted 1 to 1.5 days to complete the job. With a crew of two or more people I thought $2500 wasn't cheap, but they did agree to perform the job on relatively short notice so I thought it was acceptable. The finished result was that it only took 1.5 hours (emphasis on hours!) to complete the job, a fraction of the time estimated. Now that might sound terrific at face value, but to me, this changes the whole situation entirely. Now, I'm paying a crew of two people $900/hr for the job! When I called and spoke to Manny I gave him the opportunity to acknowledge that he had completely overestimated. Nevertheless he was persistent that he had done nothing amiss. He said that if he finished the job ahead of schedule then they outperformed. My concern again, isn't with their performance, but with misleading information. Had I known that it would only take 1.5 hours I would have fielded additional quotes. Shame on me. I may be a fool but they are deceptive. And you choose who you would like to work with. As for me I will certainly never work with someone who takes advantage of my trust. Afterwards I spoke to Manny's boss, Clayton, figuring the manager might be a bit more reasonable and appreciative of my perspective. Instead he doubled down, and after several minutes of back and forth he hung up on me. Perhaps realizing his poor behavior he ended up giving us a $250 discount. That's the only reason I give them 2 stars instead of 1. Nevertheless I would have preferred a company who cares about customer service, and has integrity. In the end I will not employ them again, and I caution you to get multiple quotes as they are not good to their word. read more

Highly, highly, highly recommend RAD. RAD installed a complete underground drainage system around our house, and graded the ground around the house so that water would run away from the foundation. We live on a hill, off of the street, and everything was challenging about this project. Russ, Diana, and Clayton were extremely responsive and friendly. Russ came out multiple times to take measurements, and to make sure things were going to get done just right. (He, along with everyone in the crew showed up wearing masks). Luis, Alvin, Tommy, and Tymacha completed the project professionally and worked diligently. The crew worked non stop when on site. This work was in the sun, in late August and early September. They cleaned up after themselves every single day, and roped off/boarded over potential hazards when they would leave at night. Before leaving, they would update us on what they completed that day, and the plan for The next day. This was a big job that they finished in a week. While they were trenching, they ran into a lot of large shallow rock and compacted dirt. (The trench was so long that it was over two feet deep at one point.). They brought in jackhammers and knew exactly how to accomplish the task. The main drain pipe also had to run under our asphalt driveway. They cut a very straight and clean line through the driveway, and sealed it up nicely when they were done. They also ran several pipes upwards so that our rain gutters can be connected to the drainage system. As if this job wasn't hard and hot enough, they kept the excavated dirt at our property, and made us a very nice path to our shed and leveled off some of our property around trees. The path is so nice you'd think we paid a company to come and do it. We can't say enough about them. We are so so impressed by their work, and who they are as people. They get along well together, work cohesively, and work hard. They are nice and good at what they do. You can't tell by the photos how hard and serious this job was, which is just a testament as to how good they are at what they do. We are very appreciative of their work, and we are very happy that we chose RAD. read more

RAD Construction poured and finished 3 walkways, a jacuzzi pad, extended my driveway, and extended a concrete wall for us. The walkways and driveway has top of the line drainage. My house was built in 1916, so had some creaky and "bouncy" areas of the floor, and a pretty significant dip in the center of the house. Rain water had been rushing under the house undermining piers for years. RAD replaced the piers, girders, and the stem wall. Pretty big project. My floors feel very solid and level now, and I'm less anxious about significant rain or further settling. My experience with RAD Construction was seamless and professional from the bid to the finish line. Will provided a very thorough and knowledgeable description of the recommended work, and Jose (foreman) was organized and professional and kept me in the loop daily, of work. All inspections passed with flying colors. The crew were conscientious and all business when it came to getting the work done. I felt at ease with them in such close proximity -under the house, outside the windows, etc. That said, they were quiet and unobtrusive. Every day they cleaned up before going home, leaving everything (tools, materials, etc.), in a safe and secure manner. The final walk through was successful. Russ and his team did a great job! We moved into a craftsman house recently and needed to have the foundation completely overhauled. We additionally needed to install a lot of new drainage for the property surrounding the foundation. Russ' quote was very reasonable (similar to, if not cheaper, than many other quotes we received for the same scope of work) and he worked closely with us to make sure that their plan would not only fix the house but also prevent future water damage to our house. The crew that did all the work (Michael, Alex, Carlos, Raul, Junior, and Osmar) were excellent. They worked incredibly efficiently despite, at times, extremely hot days. They very respectful to us, and more importantly our neighbors. We have a small property and in order to do the work they had to jackhammer right outside our neighbor's window and haul tons of dirt and rock up and down his driveway. Every day they consulted with him and let him know when they'd be making noise and did a great job cleaning up at the end of each day. Any day that I was home while his crew was working Michael gladly gave me a thorough tour of the property and the work that was going on. When I could not be on site, Michael was very prompt in responding to my texts/phone calls. During the course of the job we needed to make several change orders as we "unearthed" many problems left by the previous owners. They show up to wrong address, don't finish the job per contract, wont give you documentation of completion, break the crawl space cover (and don't want to fix it) lots of attitude. When I tried to sell my property they wouldn't give me and of the proper documentation plus Russ spoke poorly of my property to the buyers agent while I had it in escrow, resulting in loss of sale. I called many foundation companies who provided unreliable quotes over the phone without even looking at the issue. My foundation just needed reinforcement since it was an older home. Russ has been to my home three times, once before I owned it, and twice in the past two years. (And trust me, I only call when I'm sure the sky is falling and my house is splitting in two.) I guess I'm paranoid because, not being from Southern California, I'm not used to the cracking and door sticking issues that are normal here. Russ is super professional, super considerate, super knowledgeable, and, most importantly, super honest. If he told me I had major issues and needed to pay him 10k if I didn't want an unplanned skylight in my kitchen, I would pay him. Instead, what he does is give you an honest assessment, even if that means he's not being compensated for his trip and inspection. He suits up, crawls with the spiders, and treats you like family when he says he could make some improvements, but they would be purely cosmetic. I feel a little guilty, and I hope this review will direct more business his way. After the inspection, he provides you with a detailed report of findings and recommendations, and he will even recommend local contractors and engineers if he notices something outside his expertise.
