This is an update to my review October of last year. Unfortunately, I must change my 5 star to a 1 star review. Soon after our entry and breezeway paver installation was completed a winter storm passed through. The rain highlighted a drainage issue that was leaving standing water against our house. I immediately informed Need for Build. Their representative was quick to come by and document the drainage issues. It then took five months of broken promises to get the repair completed. There was always a promise, we will be by next week, or we are sending the subcontractor over to assess but no one ever showed up or bothered to call. It did not matter what person I spoke with, always the same promises. The last time, I was assured three times in one week, our crew will be there this weekend, we changed our weekend plans to be home for the weekend, once again, they were no shows. No calls to apologize or reschedule. After all this they eventually did show up and complete the repairs. read more

Just posting a second review for "Need for Build" contractors showing off the completed project. Danny, the owner, our program manager, Osher and the entire design/build team all came together, seamlessly matching the existing features with all the new additions. We started with a hill erosion issued that needed a retaining wall with French drains. The design and execution effectively addressed the erosion problems and drainage issues, while the aesthetically pleasing wall emerged as the central feature of the entire backyard. Osher was very thoughtful, he knew I was going to be installing all 25 landscape lights by myself after the contactors were finished. Osher suggested that his team could skip the gluing process every six feet on the cap stone, this would allow me to easily install the landscape lights without having to drill holes for the light wires of each light. It made the job much faster/easier, this is what you get with "Need for Build". You also get a team that cares about you and your projects, and they not only stand up tall behind their words, you can literally see it in their finished projects, take a look at the pictures for yourself and you will see the magic of "Need for Build". Please look at the pictures of the completed projects including the beautiful nighttime ambiances provided from the gorgeous wall/tree lights in direct harmony with the huge fire pit and the extended Arizona Rock wall. I wanted to leave a fair review because not everything about our experience with Need For Build was negative. The positive part first: when we had a family event come up and needed to delay the project, they were flexible about adjusting the schedule. I appreciated that, and at that stage things seemed fine. The problems started with the sales approach. Their salesperson, Michael, told us that if we signed on the spot that day, we would get an $8,000 discount, but if we waited, the price would be $8,000 higher. That immediately felt like a high-pressure sales tactic designed to stop us from doing proper due diligence. They also represented that they would match or beat a similarly qualified company's price for comparable work, but when we brought them another quote from a company with similar ratings doing the same type of project, they backed off and started making excuses. As we got deeper into the process, we also started noticing more and more little add-on charges being mentioned. For example, we were told there would be extra fees for things like moving materials or debris, and it started to feel like the price could keep growing through small line items. That was one of the reasons we decided to cancel the project. That is where the experience became truly frustrating. We sent a cancellation request by email because we were busy and wanted everything documented in writing. Instead of responding clearly by email, they kept trying to handle things by phone. We were told they would send a release form, but when we asked for a detailed written breakdown of the cancellation costs before signing anything, communication stalled. After that, they went quiet for about two weeks. When they finally responded, they said cancellations had to be done in person. We reviewed the contract and found nothing saying that. We pushed back, and then they shifted again and pushed for a phone call. We agreed to a call only after again requesting a written breakdown of the cancellation fee and any work completed in the background so we could be prepared. That request was still ignored. Eventually the general manager called. I explained multiple times that I did not want to move forward with the project and that I was willing to pay a legitimate cancellation fee, but I wanted an itemized explanation. Instead of simply providing that, he kept insisting on knowing why we were cancelling. I told him I did not want to share our internal reasons and just wanted the cancellation handled professionally. The call went nowhere. At that point, since payment had been made by credit card, we disputed the charge. After that, we received another call acting much more understanding and saying a refund check would be mailed, and that a cancellation breakdown would be provided the following week. Neither happened. We documented everything and submitted it to the credit card company. The dispute was ultimately resolved in our favor. So my overall view is this: They were flexible when it came to rescheduling, which I will give them credit for. But the sales process felt pushy, the price-match representation did not hold up, and the cancellation process was extremely frustrating, evasive, and poorly handled. My strongest recommendation is to get everything in writing and never pay a company like this in cash. A credit card gives you protection that can matter a lot if the relationship breaks down. read more

Updatimg my review based on some recent interactions with the owner, Danny. He reached out to us to understand our concerns, and help resolve the issues. Although, the project has been overdrawn. Danny appears to have pride in his company, and seems earnest in his interest and commitment in making things right. They seem to have been struggling due to some internal issues, and I sure hope they are able to address those quickly and improve their processes. At the end of the project, our final look of the project seems nice, however we have to start using te new space to see if it truly functions as expected. We recently had our backyard redone with Need for Build, and overall we're really happy with the end result. The design and finished look of our backyard is beautiful--we love spending time out there now, and it's a big improvement from what we had before. That said, the experience wasn't perfect. At times we were frustrated by the lack of communication. We often felt like we had to follow up for updates rather than being kept informed proactively (material delayed, days they would work but ended up not showing etc). Despite those challenges, the quality of the work turned out great, and we're very pleased with how everything looks today. We started a backyard and retaining wall project with Need for Build in October. The project was structured in two phases, with Phase 1 scheduled for completion in early December and Phase 2 in February. The total quoted price for both phases was $91,000. We understand that construction projects can run into delays or minor cost adjustments. However, we are now two days away from March and Phase 1 is still not complete. Additionally, the projected total cost increased to over $120,000. Throughout the project, communication was inconsistent. At times responses were quick, but there were also frequent periods where workers did not show up or did not arrive when scheduled. There were no formal submittals provided, and a custom fence was ordered that was not even close to what we had discussed. Due to the delays, we hired another company to complete Phase 2. That portion of the project was completed in a week and a half and came in $35,000 less than the revised pricing we were given. Two weeks ago, a representative came by on a Friday and repeatedly called requesting final payment for Phase 1, despite the work still being incomplete. Since then, there has been no meaningful communication or progress toward finishing the project. Unfortunately, our experience has been marked by significant delays, major cost increases, poor communication, and incomplete work. We cannot recommend Need for Build based on our experience. read more

They were also just really nice people, which made the experience even better! Need for Build transformed my front yard from what was essentially a parking lot of paver stones, to a beautiful oasis! The difference is so stark that many of our neighbors have complimented the work. Isaac, Jonathan, and Mikey were a great team to work with. Working with Need for Build was easy and collaborative. Isaac sent over a proposed landscape design, we worked together to finalize it, and I submitted it to my HOA within a few short days. Due to the way the company staffs its projects, Need for Build was able to get me on calendar within 2 days of my HOA approving my landscape design. It's with much enthusiasm and gratitude that I write this review for Need for Build and our project manager Russ in particular. Finding Need for Build was a God send, given that we spent months trying to find a contractor that not only knew what he/she was doing but also one that we trusted. I can't begin to express how many contractors we called that either: (1) didn't show up for a scheduled meeting; (2) showed up but never sent us a bid; or (3) sent us a bid and then out of the blue increased it with no explanation. Need for Build/Russ didn't do any of that. They kept their word regarding price and more importantly in the end did an excellent job on a big and difficult project. We were also pleasantly surprised at how much our project manager Russ frequently stopped by to check on the progress and quality of the work that was being performed. So frequently you can hire a contractor and they send out workers that are unsupervised and you never see the project manager again. That didn't happen here. We recommend Need for Build and Russ highly, and have since even rehired Need for Build to do more work. This is just based on the estimate process, which ends up being a sales pitch for their design service. You won't get even a ballpark figure unless you agree to their $3500 design service. While I understand there's value in having a visual of what the final product will be, you won't have any idea what you may be getting yourself into. They will apply that to the final cost but then you feel like you are on the hook for whatever they quote because you already have $3500 in. It's good practice to get multiple quotes on a large job anyway, but this one won't be much help unless you need to see it rendered and are willing to spend some before you decide to move forward. I also got the feeling there'd be a lot of upselling with how it was pitched as "We shoot for the stars and then pare it down to your budget". read more

The 90 minute visit for an estimate took 4+ hours. When we finally got an estimate it came with am MSRP and a FVP (first visit price) which was 15% less. No-one should expect a commitment of $100k on a first visit. My suggestion of getting 3 quotes was dismissed as if it were foolish. That is a sign to me that they are less than trustworthy or reputable. I expect a follow up call offering the FVP again. The answer will be no. read more

Update: After receiving a reply via YELP from the Business Owner, he was very cordial. But he did not respond to my initial issue. I had requested a total breakdown of the 5 page estimate upon his sales person leaving my home. The sales person sent me 4 lines, which didn't include all the areas to be involved. I had asked for this estimate upon the sales person leaving my home. So the Business Owner's answers," I called (8 days) after the quote expired," is ridiculous because the sales person never sent me the 5 page estimate. As I stated, I received a 4 line estimate, 2 days later after the sales person was at my home, and that didn't include all areas to be addressed. We had several contractors come quote us for a job and Need-for-Build was the only company who insisted on discussing the quote inside the home. After four hours and a phone call to the boss, the quote came back to be significantly more expensive, 50% more, even with the 15% "first-visit-discount". The pitch was aggressive. I didn't mind but my wife was uncomfortable. We went with another company whom we were comfortable with the price, materials, credentials, and reviews. All 3 of our other quotes were 40-50% cheaper, giving us plenty of leeway for upgrades. read more

They installed turf, remodeled our pool and installed outdoor tile. We had a spectacular experience with Need for Build, working with Danny (owner) and Elon (project manager) in executing and delivering on our dream kitchen. They were professional, honest, and flexible in working with us as our vision transformed to what is show in the photo. Danny was great in working through the contract with us. Updating my review & downgrading to 1 star as the Owner seems intent to falsify information & mislead potential customers. -- I came in with engineered plans & drafting completed for a 990 sq ft by 12 ft high detached workshop & needed a quote to build it. So this included grading, foundation, running buried conduit and the obvious building construction. Basically 4 walls, a roof, 2 roll up doors, a couple shop lights and some electrical outlets plus ~200 ft of electrical wiring to a new panel. -- My quote was for $714,088 unless i agreed to take the "first visit bonus" and they'd do it for $606,975 but I had to agree to the full contract on the day of the quote visit. Pushy but clever on their part, sure. Would you like me to be more accurate, Danny? I paid $700k for my entire ~1 acre property with existing 2400 sq ft house & detached 440 sq ft garage. In what world is your pricing even remotely reasonable? -- I did not expect NeedForBuild to be the cheapest bid, but I also did not expect them to be 7x the price of the 3 competing offers I received. To other folks looking to build on their properties, I would advise you to look elsewhere. read more

We had a great experience with Need for Build from start to finish. We had an issue with my driveway and hillside eroding away due to the recent heavy rain and needed a retaining wall with a drain to properly fix the issue, which our insurance denied covering. Not only was Need for Build highly responsive when we reached out, but they also came by the very next day to check it out. In that first meeting Darrell identified the problem, gave us numerous quote options based on our financial options, desired functionality, and overall material appearance/durability, and offered to provide us with the necessary supporting evidence to rebuttal the insurance company's denial as this was a common issue in our area at the time and should have been covered. He also explained the company's financing options and warranty for the project, which were better than we had gotten from any other quote. It made it easy from the start to pick them. Once we decided on an option for the cost, materials, and financing, the project was done within 5 days. The crew was fully certified, extremely respectful, and arrived promptly first thing in the morning without being disruptive at any point in time. Darrell was with them every day and kept us updated with the status of the project the whole time, so we weren't left wondering about any issues or delays. The support didn't end there as the team continued to clearly communicate and assist us even after the wall was fully built. At the conclusion of the project, we faced an issue with the financing company and were still discussing the reassement with the insurance company. Darrell, Danny, and Dannie ensured everything went smoothly with both of these issues and made it clear we were a priority for them. We would highly recommend Need For Build for any project you need and have no doubt in my mind that they would treat you with the upsmost respect and attention. I recently hired Need For Build to install a retaining wall and replace my driveway. While I am happy with the build quality, I chose them over the competition because of their Price Match Guarantee, which it turns out they do not honor. When they provide estimates, they give a Base Price and a "First Visit Price" that's 15% off the Base Price. They also guarantee that they will price match a lower estimate AND pay 10% of the difference (in cash) between their price and the matched estimate. A couple days after I signed with Need For Build, I received an estimate that was almost $10k less than their bid, which I then submitted to them for a price match. They proceeded to string me along for two and a half months, dodging several requests for an update, and eventually went quiet on me. My takeaway for others: do not trust their sales process, say no to the "First Visit Price", and shop around for other estimates, since their Price Match Guarantee is meaningless and won't be honored. I would definitely have used them for other projects had they honored their word, but moving forward I'll be looking elsewhere and wouldn't recommend them to anyone. read more
