Warning! Warning! Warning! Exercise caution when utilizing Pro Check Engineering for your home inspection needs. My family and I moved to Pickerington from Ft. Benning, GA. this past June. My wife and I both served in the Army and were moving up here to be close to family. We hired a realtor and began looking for homes. After finding one, our realtor recommended Pro Check Engineering to conduct our home inspection. Being a first time home buyer, I listened and we hired Pro Check. Pro Check conducted the inspection, we trusted that they did a thorough job, and bought the home. Unfortunately, this was not the case. The inspector made two significant errors, he missed a large crack in the foundation and mold in the crawlspace. The crack leaked when it rained and had existed long enough that the carpet around it was black and moldy. As for the mold, I will address that in a moment. I contacted my realtor about these issues and was put in direct contact with the owner, Alan Gibson. Alan came out and assessed the damage, he took responsibility for the crack but refused to be held accountable for the mold, he told me to just wipe it off. I had my basement tested and we had mold levels of 21,000 per m3. For reference, 1000 and below is considered safe. It has since cost me over $5000 in professional mold remediation. Finally, the levels are down and my home is safe for my family. Glad I didn't just "wipe it off". Back to the crack. To fix the crack, two large sections of drywall had to be cut in order to gain access to it. These were replaced after the repair, but not painted back to match my wall. I addressed this with Alan, as well as the black, moldy carpet. After some debate, he agreed to fix them but still did not take responsibility for the other mold, even after I told him that my insurance company had came out and determined the the mold existed prior to our purchase of the home. Also, as a stipulation to painting the drywall and fixing the carpet, Alan wanted me to sign a waiver releasing him from any further liability. I refused to sign as I did not know the extent of mold damage. This is when Alan showed his true colors. Upon my refusal to sign, Alan rescinded his offer to fix the wall and carpet and cut off contact with me. He also informed me that I signed a contract upon hiring his company that limits their liability to the cost of the inspection...$325. Home inspection companies can carry limited liability and/or professional liability. Professional liability covers company's in the event that an the inspector omits something or makes a mistake, and it covers the cost of the mistake. Limited liability is what Pro Check carries, and it only covers the company up to the cost of the inspection. So, they are only willing to back there work with a promise of $325, should they make a mistake. Seems kinda small when we are talking about homes that cost hundreds of thousands of dollars. Fortunately, there are companies that have more confidence in the service they provide than Pro Check does, you just have to find them. Look for companies with professional liability for your home inspection needs, or at least discuss what happens in the event of an error. Hopefully someone can learn from this and not make the same mistake I did. read more

I hired this company to inspect a house I wanted to buy. I chose them because on their website, they list their employees credentials. All of their employees are seem very well qualified and experienced. They each have at LEAST a bachelor's degree in engineering and most of them have more than that. Chris did a very good inspecting the property. He seemed thorough and friendly. What was really impressive was what happened next. My funding source threw up hurdle after hurdle regarding certifying every little thing in the house. I had to ask Chris to come out and do a re-inspection. I had to give him a ton of extra paperwork to fill out. And he did everything, quickly, kindly, accurately. They did this all at a very reasonable price. I'm very delighted to recommend them. Dina is by far the best! We bought our home last fall, and Pro check was on a list of recommended companies our real estate agent handed to us. After researching each company thoroughly a friend recommended Dina. She is the other owner and I am so glad we got her. She was extremely helpful and interested in getting us the very best even recommending things we could do ourselves to fix the problem. She even knew that the radon test could be done for hundreds of dollars less then our real estate agent had recommended. Dina called out one of her employees to come while she was there to look for any more Carpenter ants since she saw some dead ones during the inspection. The home inspection for the house we were about to buy was incredibly thorough. Steve is an engineer by training and was very patient about answering my rookie questions. He checked out EVERYTHING and found quite a few issues that hadn't been apparent when we put in an offer. He put all of his findings into a 23-page report, then sat down and reviewed the whole document. EVerything from the roof on the house down to the (tiny) crawlspace in the basement was looked at - the process took about three hours for a 1700-sq. ft. (but old) house. I used ProCheck Engineering in 2013 to inspect an old house in Clintonville. Thanks to the thorough inspection, we chose not to proceed with buying the house. I used their engineers again in April 2019 for a chimney inspection of my 45 year old house. The chimney was pulling away from the side of the house. The engineer arrived on time, explained things in a way that my non-engineer self could understand and promised a report the same day. He did indeed get me the report on the same day. When the concrete leveling firm went to pull a permit to do the work, the City asked for additional information. This is a new part of the permitting process. The engineer was out of state, but he was still able to update my report within 24 hours of my request. This allowed me to provide the needed information to the concrete leveling service. The overall communication, level of detail and quality of work is excellent. Will use them again when the need arises and will recommend them to friends in search of experienced, licensed and professional engineers to do structural inspections. read more

Steve Schira did our inspection. There were few positives, and the negatives are what are costing us thousands of dollars only three weeks after buying this home. Be sure to check what kind of "engineer" the person is before doing the inspection. The 23 page report you get after the inspection is what you SHOULD get at the very least. The man has very little social tact and needs to be able to talk to you about the biggest investment of your life. Positives- He climbeb up on the roof, took pictures of any major imperfections, climbed into the attic/crawl space and was up there for a while examining it. Looked like he knew what he was doing. Negatives- He looks like he knows what he is doing. Dont let him fool you. He missed the fact that there is BLACK MOLD and the the evidence of prior water damage to the basement . I kick myself now not seeing the little warning signs i should have seen in the process of buying the home, having worked in the carpentry field and finishing basements for a period of time for a living. HOWEVER it is Steve Schira's job to be able to find and report these things to potential home buyers. A close friend of mine coinsidentally bought a house months before I moved into mine. He too had ProCheck do the inspection. A month after buying the home, an electrician came into the house to do an estimate to re-run some wiring. He found several uncapped live wires hanging out of a closet wall. Steve Schira is the inspector who missed these live wires and the result could have been financial loss or bodily harm. Steve Schira is NOT the home inspector to use if you want quality and peace of mind that the home you are moving into is a good investment. read more

This company... where to start. We used ProCheck Eng after getting a referral from our HER realtor. The inspection was done on 9/10/14 by Michael. Basically, though he noted a slope in the floor, etc, the inspector failed to move a paver covering a crawlspace vent from the western side of the house and identify that EVERY SINGLE JOIST VISIBLE FROM THAT SPACE is broken. The entire western side of my house - every joist - is broken. When I complained, the owner of the company, Steve Schira, while cordial, was quick to put the blame on my realtor, USDA, and me. We had identified (as we started putting in support joists to keep the house from collapsing as we were moving in) that the damage was caused by termites. Steve was quick to jump on that and argue that they weren't even licensed by the state to do termite inspections and that they weren't accountable. Only, Michael wouldn't have had to be a bug expert. He would have just had to take 5 minutes, while photographing that portion of the house anyway, to pull the paver out and take a gander. The broken joists are clear as day, profoundly broken (splinted throughout, missing ends, etc). I can't figure out of it is just this inspector, if it is because I was buying a cheap little house and they figured I was some ignorant redneck, or what. Michael missed electrical problems and major structural damage. When I complained through BBB?? Steve Schira, owner of the company, accused me of "lack of diligence". This, he argued, was because I, as a home buyer, should have done additional investigation. Michael VERBALLY told us that everything looked OK, probably a sagging joist, whatever. And I figured that surely, when he said he checked out the house, he checked out the house. Why would I, who am not an "engineer", be expected to do their job? These guys claim to use ASHI Standards - and I am sure in their minds, they think they do. But remember that ASHI also has a code of ETHICS, which Steve and crew obviously don't think play too big a role in their business ventures. The way I figure it, if you have money, maybe they care? I will say this... for those of you who decide to utilize these people, keep in mind that Steve is passive-aggressive in his responses, disrespectful (treats you kind of dumb), and at the end of all things, is just taking advantage of the fact that the banks require homebuyers to fork over a bunch of money to have home inspections done. They basically screwed two hardworking people trying to be responsible homebuyers. I will never refer anyone to ProCheck. While I hardly think that the rest of the inspectors from this company are the same (I am sure they are nice people), I very much don't think they should be able to advertise themselves as "engineers" when all of them are not. If you do decide to use ProCheck, don't ask EVER for Michael, make sure you are present during the entire inspection, and don't trust them to do anything above and beyond (like moving a paver and checking in a crawlspace vent). In other words, you might want to take a course for yourself in home inspecting. I mean, there is no state licensing in Ohio and you can find courses for about $500 online that will get you through the training. Funnily enough, this costs about as much as a ProCheck inspection. read more
