I've had to use Key Home inspections twice in the past 5 months. The first inspection on my would…read morebe starter home found some glaring foundation issues that would have been a pricey fix. Others tried to convince me that cracked bricks and separations were cosmetic and solvable with tuckpointing. WRONG. I ended up hiring a structural engineer who confirmed what Rob from Key had noted as a serious issue. I did not buy that house. This last inspection on a different house found issues as well but they are being resolved. I can't recommend Rob enough. He explains EVERYTHING and does not mind you tagging along (not roofs and I don't do crawl spaces) but he takes pictures. Both times I have received my reports the same day. And they have both been about 65 pages. Rob is also super friendly and outgoing. If you want an inspector to put you at ease hire Key.

First of all, we were on a very tight schedule and needed to get our inspection done quickly. The inspector, Josh, came in on a Sunday afternoon and did a very thorough inspection. He talked to me throughout so I always knew what he was doing and why he was doing it. He also gave me a lot of recommendations for things to make our condo more user-friendly. He answered all of my questions and explained things to me in a way that I could understand with my very limited knowledge of all things related to the construction and inner-workings of a home. We had blocked out a time for roughly four hours but because our condo was pretty small, it didn't take Josh that long. In light of this, Josh readjusted the price so I ended up paying less than I expected. He also explained other available services but was very upfront with me about them not being necessary for my particular unit in an effort to save me money and not waste any of my time. I really appreciate that this is a company who is honest and fair and not out to take advantage of people like me who are clueless when it comes to this field. Finally, Josh was super diligent in getting home and getting our report written up and submitted so that we were able to make our closing on time. Everything easy to read and the report included very clear pictures that helped us know what steps we needed to take. If we move down the road, I'll definitely call By-Lions for the Home Inspection and will be recommending them to anyone I know who is buying a house. My recent experience with the group started off on a decent path and ended very disappointing…read more Their response to customers is great when setting up appointments, but the person who provided us with a quote came back saying that they made a mistake and asked for double. This was not right as they're responsible for discovery prior to providing a quote. Luckily they honored the original price and we were happy to move forward. Instead of sending 2 inspectors, as promised for the multi-family, they sent 1. Likely because they made a mistake on pricing and didn't want to lose money on paying for two which would've made the job more efficient and they would've completed inspection correctly. Karl arrived on time, was kind and shared what his plan was to complete our inspection thoroughly as there were multiple units and only 1 person. He assured he'd get it done and allowed us to follow along. I'm appreciative of the knowledge he shared and therefore, we didn't bat an eye when he mentioned he was closing on his personal home and took a call. The call lead to calls and it began to delay our inspection. The quality of work began to drop as time was running out. He said if 1 unit looks good in the attic and crawl space, they would look the same for all. Therefore, he didn't want to look inside of every single one. This was very frustrating to us because this is a large purchase for us and many others that are looking to buy their first home. Having a thorough inspection could make or break the decision on moving forward or with other expenses. My partner had to physically check himself since Karl didn't want to inspect it himself. He found water in 2 of the 4 units.. Leaking pipes and a hole in the main water sewer line. This goes to show the lack of quality and professionalism when a customer requests what their concerns are. The total damage for the fixes totaled to $9,000!!! (more updates to come) If your inspector doesn't happily check your concerns - red flag, please check it out yourself so they can notate it on the report. He also ran out of time and could not complete the sewer scope. We spoke to the manager post inspection to share our concerns about un-checked spaces and scoping that we scheduled and planned to pay for our services. Instead, she ignored us and said that they are not going back to the property as the they felt the inspection was completed in their eyes. There are always 3 sides to a story - their side, our side and the truth. We paid for our report and went about our way. We will not be bringing our business back here nor will recommend. Anyone who uses this company should be wary of their services and SHOULD follow along with their inspector to catch any major issues. Buyers, carry out your due diligence to avoid dishonest businesses and make a sound decision for one of the largest purchases of your life.

First time home buyer and extremely disappointed in our inspector. I expected them to catch…read moreobvious things which didn't happen. For instance our kitchen sink garbage disposal leaks and there was a bowl under the pipe catching the water, which wasn't mentioned. The shower is a walk-in tiled shower and the water collects in one of the corners and doesn't drain because it isn't level...so you have to push a large amount of water every time you use it to the drain. This wasn't reported and I honestly wouldn't have bought the house if I knew this. We also paid for a pool inspection, which was a joke. They couldn't tell me if the pool heater worked (it doesn't) but they stated obvious things like the concrete is slanted so that's a tripping hazard (obviously). I had high hopes based on their google reviews but I wouldn't recommend

I was dissatisfied with the service (reasons detailed below) so I asked for my money back. Especially one who prides himself on customer reviews and relies on such for success. Fortunately this is America and I'm well within my rights to share my experience with others. The bottom line is that I felt the advanced AGE of the furnace and AC unit (over 30 years old), and tankless gas water heater (20 years old) should have been NOTED or at least mentioned in our report. These items tend to be the most expensive things to replace right after the roof. Therefore - they are more important to know about than a 'hot attic' (in June ) or a crawl space that needs insulated. The home we SOLD had an old furnace, the inspector brought that to the attention of the buyers in his report. The house we BOUGHT has an even OLDER furnace, an older obsolete AC unit (that we can't buy parts for), and a tankless water heater that only gets to 99 degrees. We have also found out that certified plumbers WILL NOT work on tankless gas water heaters more that 6 years old that they don't have maintainence records for. Ours was 20 at the time of inspection. Of course - NONE of the issues we are having are the fault of anyone but father time. But, if I could have PAID someone who claims to know about these various systems (you know - like a "home inspector"), I could have used that person's expertise to ask for some money off the purchase price of the home to help absorb the $10K we are about to lose. After all, isn't that why we all think we need a person who probably isn't certified in ANYTHING to charge us hundreds of dollars to walk through the house we've seen once and catch things that MATTER? The fume vent components were named and pictured in Matt's report and "passed". These were later identified IMMEDIATELY by an HVAC professional to be the cause of our furnaces safety mechanism causing it to switch off (usually in the middle of the coldest nights) before carbon monoxide becomes a danger. I write this review, not to deter you from Matt's services, but to inform you that all home inspectors are a joke. You would be money ahead ask the seller to allow you to pay an HVAC company ($95) to inspect the system and a roofing company will give you a "free estimate". Everything else - well - if you have $350 to pay an inspector, keep it in your pocket for the nickle and dime repairs they STILL won't find, but that will undoubtedly appear after you buy a new home I'm very excited to see the wordy, "sincere", doe-eyed response from Mr. Sisk. Here goes!
