I am a real estate agent and was very impressed with Chris, he came out to the property on last minute call, (2 hours before closing) he inspected repairs that were completed by a contractor. Chris was very professional, went through all the areas that needed testing/inspection, he made great recommendations and saved our deal by providing my buyer the true report and peace of mind needed before making the biggest purchase of her life. Chris, knowing we were closing within hours, sat in his company vehicle and prepared the report for my buyer for her to have before heading back to his office. Thank you Chris for putting my buyer's needs first and for providing excellent service. read more

This home inspector left a mess in our bathroom, mostly damp toilet paper piled up on our jetted tub. His report was full of alternate findings (listing that he observed this, that, and/or the other) so we had no way of knowing what he actually saw. He complained that, among other things, our crawlspace had been used for storage, and our screens were missing (they were all in the basement, right next to the utilities that he photographed). He made several findings that were completely and objectively without evidence. For example, he apparently mistook some grit/small rocks under our jetted tub for mouse droppings and alleged we had a mouse. This mistake could only have been made by a total lack of care. read more

My recent experience with the group started off on a decent path and ended very disappointing. Their response to customers is great when setting up appointments, but the person who provided us with a quote came back saying that they made a mistake and asked for double. This was not right as they're responsible for discovery prior to providing a quote. Luckily they honored the original price and we were happy to move forward. Instead of sending 2 inspectors, as promised for the multi-family, they sent 1. Likely because they made a mistake on pricing and didn't want to lose money on paying for two which would've made the job more efficient and they would've completed inspection correctly. Karl arrived on time, was kind and shared what his plan was to complete our inspection thoroughly as there were multiple units and only 1 person. He assured he'd get it done and allowed us to follow along. I'm appreciative of the knowledge he shared and therefore, we didn't bat an eye when he mentioned he was closing on his personal home and took a call. The call lead to calls and it began to delay our inspection. The quality of work began to drop as time was running out. He said if 1 unit looks good in the attic and crawl space, they would look the same for all. Therefore, he didn't want to look inside of every single one. This was very frustrating to us because this is a large purchase for us and many others that are looking to buy their first home. Having a thorough inspection could make or break the decision on moving forward or with other expenses. My partner had to physically check himself since Karl didn't want to inspect it himself. He found water in 2 of the 4 units.. Leaking pipes and a hole in the main water sewer line. This goes to show the lack of quality and professionalism when a customer requests what their concerns are. The total damage for the fixes totaled to $9,000!!! (more updates to come) If your inspector doesn't happily check your concerns - red flag, please check it out yourself so they can notate it on the report. He also ran out of time and could not complete the sewer scope. We spoke to the manager post inspection to share our concerns about un-checked spaces and scoping that we scheduled and planned to pay for our services. Instead, she ignored us and said that they are not going back to the property as the they felt the inspection was completed in their eyes. There are always 3 sides to a story - their side, our side and the truth. We paid for our report and went about our way. We will not be bringing our business back here nor will recommend. Anyone who uses this company should be wary of their services and SHOULD follow along with their inspector to catch any major issues. Buyers, carry out your due diligence to avoid dishonest businesses and make a sound decision for one of the largest purchases of your life. read more

First time home buyer and extremely disappointed in our inspector. I expected them to catch obvious things which didn't happen. For instance our kitchen sink garbage disposal leaks and there was a bowl under the pipe catching the water, which wasn't mentioned. The shower is a walk-in tiled shower and the water collects in one of the corners and doesn't drain because it isn't level...so you have to push a large amount of water every time you use it to the drain. This wasn't reported and I honestly wouldn't have bought the house if I knew this. We also paid for a pool inspection, which was a joke. They couldn't tell me if the pool heater worked (it doesn't) but they stated obvious things like the concrete is slanted so that's a tripping hazard (obviously). I had high hopes based on their google reviews but I wouldn't recommend read more

Google reviews does not reflect service provided. Please be cautious! Karl was my inspector. Very unprofessional. When I attempted to contact management, they didn't even want to speak to me. Very unprofessional! Karl didn't want to even look into the crawl space. I had to force him. As soon as Karl said the crawl space looked good, I'm so glad I used my instincts and went into the crawl space despite what he said because all he did was peeked his head into the crawl space and took pictures from his phone, as if he didn't want to get dirty! I went in the crawlspace myself to find a bunch of water inside the crawlspace. He was also on his phone multiple times taking personal calls for a home he wanted to buy. Very unprofessional!! Please be careful. There has to be proper professional inspectors that use time that you spend for the home you want to buy. This isn't it. read more

I recommend Habitation Investigation to many clients - they have several experienced inspectors so they can get a property scheduled quickly. In the current "fast market" you need to get the inspections scheduled and completed in a timely manner. They do a range of additional inspections depending on client wants or needs. Reports include pictures and descriptions. read more

I was a first time home buyer who landed on Habitation Investigation's website through a google search result. Out of desperation and not knowing who to turn to because of my home buyer experience so far, I sent a message through their chat. Laura Troth called me, knowing well that I'm not even a prospective client as I live across the country, and put me at ease just by listening to my sob story and finding me a reputable home inspector in my zip code. Laura I can't thank you enough, you really helped me out on one of the most stressful days of my life out of the goodness of your heart, I appreciate you so much. Sincerely, Shawna read more

*One window was mentioned in report not 6. I will be sending an email since more issues have come up that we're not found by the inspection.

I have used Jim for two inspections now. Compared to other inspectors I have used and priced, I find him to be the perfect mix of affordability and professionalism. His reports are high tech, detailed, easy to follow and extremely useful, and for slightly less than some other inspectors out there. He is extremely thorough - climbing into attics, going out windows to inspect rooftops, checking garages, taking tons of pictures...these are all things that if you've had many home inspections or watched much HGTV (Holmes on Homes, mofos!!!), you know many inspectors will skip. While you don't have to be there for the full inspection, both times I used him, I was there about the whole time because I really like to get a good look at the place too, and sometimes a showing isn't enough. Jim was fine with this both times, and while I didn't follow him around like a puppy dog, when I did have questions about things I noticed, he made no qualms about my interruption and addressed my concerns. In addition to the inspection service, he provides a wealth of follow up information, suggestions, discounts, and the like. While you don't have to take advantage of these, you may want to, and the offer doesn't hurt. He also has these really rad promo items that act as a skid stop for your phone. One of the best giveaway items I've ever gotten. I asked for extras after the second time I hired him. I be losin' lots of phones and shit, ya know. read more

I think they did a decent job. They missed the 100 amp wiring going into a 200 amp panel when the report said nothing was wrong with it. However what really bothered me and the only reason I'm writing this is I got a call yesterday and today from "them". I got a message saying to call them yesterday and it seemed urgent. I get another call today and they say they are from habitat investigations. It turns out they sell your information to a company trying to sign you up for cable and other services you might need when you purchase the house. I didn't pay $400+ for you to sell my information to telemarketers. Edit: I just went through my emails and never saw anything about opting out. I see a bunch of other emails from your company, but not that one you mentioned. Edit 2: I paid extra for the termite inspection which some how didn't spot the termite tunnel in the basement. The bank appraisal actual shows it, but I thought it was just the carpenter ants that you wrote up. The company that treated them said they were amazed you missed all the signs of termites. read more

I highly recommend using this company for home inspections. They were extremely thorough, and always in contact with me. There were some unexpected issues that came up on the sellers part (i.e seller was late, brought wrong keys to let him in, then argued on whether there was mold in the house or not. Laura was the coordinator for all of this, and James Hane was the inspector. Both were very patient with the issue we had with the seller. I would never use a different company. I scheduled online, and saved $10.00. Easy process. Great company. read more

I had them do an inspection on my home before purchasing, as needed for the loan approval. I contacted Jim and he was very helpful. Unfortunately, the inspector for my area was a young, inexperienced guy, but I really only needed it for the loan. Honestly, I caught more concerns then he did, but my biggest complaint is the "termite inspection" that I paid extra for. He literally had no idea what to look for and I discovered 2 years later that termites had been working on my sill plate for several years. After thousands of dollars in treatment and repairs, the termite guys showed me exactly what young buck should've caught. The owner seems like a good guy, but there's a lot to know before letting the guys off the leash if your name is on the business. read more

I hired this company after reviewing their inspection report on a house that another potential buyer had asked for. I was very impressed with the detail and thoroughness of the report so I hired them do inspect a house in Victorian Village I ultimately ended up buying. Mike Hazlett performed the inspection and prepared the report and it was excellent. I highly recommend this company. read more

This business has stated that they inspect property as it is. And they dont. I have had issues with this company. Multiple occasions multiple offenses. Reporting issues not pictured. Reporting issues from past inspections. Quoting repairs estimates. Providing word of mouth only inspection footnotes to buyer/seller agents. Please search habitat investigated and sabotaged my sale. On face book for picture evidence. read more

Jim did a great job and provided a very complete inspection. Great photos and even links to videos showing us how to fix minor things.

Thouroghness- friendliness, and willingness to let you be a part of the inspection. Todd W. did an excellent job!!

This company was hired to do the inspection for our buyers. They came to the property at 9am and the water was not running do to the below freezing temps we had the night before and current day. He turned the sink faucet into the on position and left it there, full blast, aiming at the center divider of the sink. When I got to the property that afternoon to check in on it the water was blasting and splashing everywhere. All over the counter and floor, creating giant puddles and running off the counter. When I called him all he said was that didn't make sense, the water wasn't running while I was there. Um, yeah but it will eventually start flowing! You don't just leave a faucet full blast and leave. He was told that the main water to the house was NOT shut off and that it must be the temps. What he could have done, knowing the pipes were having a hard time with the freezing temps, was to ASK if I would like him to leave the faucet slightly open in the on position over the deep portion of the sink making sure it wasn't blocked our anything that could cause it to flood. What a mess! Water everywhere and being wasted for hours! No apology. Nothing. I would never trust an inspection to any property with someone lacking such common sense and courtesy. Inspectors name was Larry. read more

Very good work. Expert advice and reporting when it comes to home inspections. I would definately recommend this business!

Jim was very professional and thorough. Habitation Investigation came highly recommended to us and it's easy to see why. I arrived at the property to find Jim already doing a walk-around of the exterior structure. He was very friendly and open with information. I'm a naturally curious person and Jim was eager and willing to share information with me. It was very reassuring to not only find out what may be an issue now, but areas to look out for in the future. Any questions we had regarding items on the inspection were answered clearly and concisely. Highly Recommend Jim & Habitation Investigation! read more
