The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    I am writing this message because I'm frustrated with the continued poor management of The Gates of…read moreCipriano property and the lack of attention to serious resident concerns. This is now the fourth consecutive year that the community pool was not ready for Memorial Day weekend. Last year, the pool did not open until July 2025, forcing residents to pay additional money to use other facilities during the summer. Residents continue to pay full rent while amenities that are advertised and included in our community remain unavailable. Not to mention, when you go to the Greenbelt Community pool, you are not considered a technical resident and therefore have to pay non-resident fees, because the property does not pay Greenbelt or Prince George County taxes. After learning that the pool would once again not be open as expected, I called the management office to ask why there was a delay and why this same issue continues to occur year after year. Unfortunately, the property manager was very short and dismissive during the conversation and did not provide any meaningful explanation or accountability. As a paying resident, I believe these are reasonable questions, and I was disappointed by the lack of professionalism and concern shown in response. Unfortunately, the pool issue is only one example of a much larger pattern of neglect. Management appears more interested in collecting rent than addressing the ongoing problems that affect residents' quality of life and safety. There is a severe rodent problem throughout the property that has not been adequately addressed. In addition, the dumpsters are frequently overflowing with trash, creating unsanitary conditions, attracting pests, and making the community look poorly maintained. Safety and security are also major concerns. Vehicle-related crime has become alarmingly common, with car wheel theft occurring so frequently that residents regularly find vehicles left sitting on bricks or crates. Despite these recurring incidents, there has been little visible effort to improve security measures or protect residents' property. Residents deserve a clean, safe, and properly maintained community, especially given the rent we pay. I urge management to take immediate action to address these ongoing issues, improve communication with residents, and provide accountability regarding the timeline for correcting these problems. At a minimum, residents deserve honest communication, timely maintenance of community amenities, and a management team that takes resident concerns seriously.

They had previous experience with another local management group and indicated that the experience was like night and day. I took the time to do some research and it came down to Silver River and another management company, I chose Silver River not based on price but based on the experience I had from my first inquiry. I needed one less thing to worry about and renting out my property became less of a chore than I know that it can be. Our initial meeting with Dan Stein was thorough, with comps to help us decide on a competitive rate and suggestions on improvements to get us ready to market. Once we made our decision, Dan handed over the reigns to Chris to complete the signing process, a seamless transition. Once our property was vacant, Channel took over and I had to invent things to worry about. By the time I reached out with a question or follow-up, Channel had our property rented out with a fully vetted tenant. It was dead winter and I was prepared for a worst case scenario that did not happen.Till this day I am happy with the decision to sign up with Silver River and Channel continues to be just as accessible and responsive as she was at the beginning. Sincere thanks to all at Silver River for making it seem easy.

They are upfront with services provided, cost, professional and a business I trust to manage my property and make sound decisions! Silver River has provided an array of services for the past two years. Most recently, my home had repairs after the previous tenant moved out, Silver River coordinated all repairs within a week. The next week my home was listed and application was processed. The next week new tenants were approved and moved in! Professional pictures and videos were listed and there is an interactive portal With feedback on the home showings provided. Awesome! Thanks Nari, Chris, Dan and Silver River staff!

    Entirely Negative Experience - Caused Significant Loss and Stress…read more We hired this company to manage our property and the experience was almost entirely negative. Their initial revenue estimate was wildly optimistic, overshooting reality by nearly 50%. Their operational model is fundamentally flawed; they rely almost entirely on "vetting" guests instead of conducting sufficient post-stay inspections to check for property damage. When our dining room table was badly burned and they did not catch it, they stated that was to be expected with a short-term rental property. One notable low point was a two-week booking where the guest encountered frozen pipes and left the property. She was entirely refunded for her stay. We were never notified. We only discovered the serious problem a month later when the company did not pay us for that booking. They lost us two weeks of revenue and left our property at risk without our knowledge. We ended up resuming the management of the property ourselves at first opportunity and found it far simpler and more effective despite us living ten time zones away. Revenues went up, peace of mind went up, time spent managing the property hardly changed. If you have a cleaner and a handyman you trust, just go that route. In short, do not use this company. If you must, demand: More realistic revenue estimates, and some sort of penalty on their fees if you do not meet 90% of their revenue estimates. A real post-stay inspection process, likely requiring the same trusted cleaner at the property after each stay. Far greater quality and professionalism at every single point of their service. One final note on how bad their approach is, and how much more customer-centric they need to be: at the end of each stay, they send a message to the guest requesting a positive review. But they do not want a positive review for your property (which is the life blood of a successful short term rental). No, they request a Google review for Great Dwellings. Incredible, basically cheating the property owners they are managing for on every single stay. It also explains how such a poorly run company has such a ridiculous number of positive Google Reviews.

Unit not cleaned before guests several times. Semen on the sheets was the final straw. See my google review. I agree with homeowner above. DO NOT list your property with these guys.
