If you enjoy a cool nights sleep, stay away. Due to new management cheaping out on AC maintenance, they restrict the air conditioning on westward facing units that face the sun to prevent stress on the AC. Though the lower limit is set at 70, due to HVAC cycling, it is typically around 72 next to the thermostat, and closer to the windows and in enclosed bedrooms can surpass 75 on sunny days with no relief by being able to set the AC lower. It makes it difficult to sleep or relax on many afternoons and management is not helpful. I've had to argue twice for restrictions to be lifted. And using the carrot and stick analogy, they only respond to stick. Yet after doing this twice, whenever I leave over break they reinstate the limit and it has to repeat. Until this time, when their assistant manager Jocelyn was particularly unhelpful and dismissive, suggesting I buy a fan as if that actually lowers the temperature and fulfills the climate control promised in the lease. Upper management at the holding company is slow to respond, but will resolve issues if you contact them given past experience. However lower management will hold a grudge for you going over their heads. read more

When touring apartment buildings last year, I was immediately drawn to Landmark. The leasing staff was beyond warm and welcoming; they answered all questions we could possibly have and an gave in-depth tour of the building. We saw the multiple outdoor courtyards (which I now put to use almost every day), outdoor kitchen, hammocks, various study areas, common rooms... the list goes on. The amenities are arguably the best part... well-kept gym that is fully stocked with literally everything you could need, a HUGE sauna, and the yoga room where they host classes. The dunkin has become a problem for me too... I mobile order before class and it's sitting there waiting for me. I have never once felt unsafe in this building. After 8pm, the front doors lock and you need fob access to enter. There is a security guard on duty all night, who was also very helpful when I got locked out at 2am. Stairwells and elevators can also only be opened with fob access. Safe to say, all who work here are truly invested in the well-being, safety, and happiness of the residents. Upon move in, there was a slight issue with an appliance in the kitchen. When I came back the next day, the issue had been completely resolved and the property manager personally was involved in the remedy of the issue. Residents are considerate and respectful, no one is too violently loud or dirty. The inside of the apartment was repainted before move in (few if not none other complexes in CP do this..) which made it truly feel new and homey. Trash chutes on every floor make life so easy, was not expecting to appreciate this as much as I do. Packages so far have been hand-delivered to the front door of my apartment. Not to mention the location... truly does not get better. Right next to all the restaurants, a 5 min walk to Trader Joes / chipotle / starbucks, close to all the bars (safe walk home) and nearly on campus its so close. Emphasis on location, has been a game changer for me. Genuinely made the best choice with Landmark, so beyond satisfied after seeing the other options on campus. Complete assholes. Just hear to steal whatever they can from students. Maintenance is slow or nonexistent. Still haven't responded to me about extra charges showing up on my account to "build my credit score". Washing machine has flooded twice. Complete disregard for any privacy or personal space. When we politely asked that they not switch out our bedframes in the middle of the year, so that we wouldn't have to completely move out of our rooms, fired back that we had no choice. If you enjoy walking in your hallways without the fear of stepping in dog poop, if you enjoy sleeping in relative quiet and cool temperature, if you want to avoid paying fees that were out of your power to control, or if you simply want to enjoy the luxuries that were advertised to you, AVOID LANDMARK AT ALL COST. T-row is beautiful and perfectly located, the view, while a farther walk, is far and away a better place to live, not to mention all your other off campus or on-campus options. My neighbors dog shit in the hallway several times and it was left for DAYS before someone cleaned it up. The pee, less visible, I'm sure was never removed. Not one person cared when I reported it after stepping in some... Thanks, Landmark... The noise any night of the week is so bad that you may as well give up on sleep entirely or invest in expensive noise-canceling headphones. I am beginning to suspect the walls are made of paper! Thanks, Landmark. While moving there was no cart available to me nor staff member meaning I had to carry all my belongings by hand load after load. My car, waiting out front with hazard lights on was ticketed for being unattended.... Thanks, Landmark. The blinds to my window, cheap and old, broke a month into my stay, and yet I was charged a fee for them! Thanks, Landmark. Our furniture in the room had a bent leg and I again was charged a fee for it! How is it that I was responsible for this! Thanks, Landmark. Then, My roommate forgets to move out his mini-fridge and I have to pay for it! 75$!! It wasn't even in my room!!!! Thanks, Landmark. I truly regret my time at landmark. The "Sauna" isn't even 120 degrees (compared to T-rows 180). The gym is tiny. The rooms are cramped and overpriced. Management is cheap. The "courtyard" is tiny and full of dog shit. I viewed this property as a potential rental home for my son while he's in school. Not only are the rooms nice, the staff was even nicer! My initial interaction was with a pleasant and bubbly young lady named Kamari (I hope I spelled her name correctly). She was able to answer all of my questions (and I had plenty-lol) with patience and kindness. I was also pleasantly surprised to see they have fun activities planned for the residents. read more

What you need to know: Landmark is overpriced for student housing. Pluses: Location- Target conveniently located underneath, Dunkin inside, close to shops, bars & restaurants on Route 1, across from Campus Design: Sleek layout of apartments Security Guards at night (occasionally) Minuses: Wifi- wifi crashes constantly. When you contact the wifi company Synergy, they refuse to believe that it is an overall problem with the building wifi, and say each time that it's a problem with "your room". However, I have several friends in the building who all experience the wifi outages at the same time. Problem is continuous. Thin walls- can hear EVERYTHING, including neighbors above you, the outside (noises on Route 1), and people in hallways Shoebox sized bedroom Weak stoves & ovens (faulty appliances in general) - they are sleek on the outside "Matresses" - mattresses are WORSE than university provided dorm mattresses. It is hard as a rock and you need a 3 inch mattress topper minimum to have a decent night's sleep. No dresser- no place to put your clothes Expensive rent Lack of natural light in study rooms - you will feel trapped after hours of studying in here Desk chairs unbearably uncomfortable- you need to buy your own. My son has lived in Landmark the past 2 years, and I could not be happier with the way the management has taken care of any maintenance issues that have arisen, tried to be efficient during move-in even during COVID this school year, and seem to have good communication when problems arise. The location is ideal for a UMD student: directly across from campus; above a Target; with a Dunkin inside the lobby. The only concern has been with WiFi, especially concerning due to online classes. However, the management has refunded tenants a set amount as compensation due to issues relating to the WiFi while they resolve the problem. read more

I really enjoy the amenities that Landmark offers. The gym is properly maintained and cleaned. I appreciate the convenience of the Dunkin' Donuts in the lobby which allows me to get coffee and snacks at my leisure. Sometimes I wish that there was more security at the front desk at night time. I love that they offer recycling and trash but composting would also be very nice. I especially love the courtyard with hammocks which allow me to relax and enjoy the weather. read more

The most unprofessional management. Students who work there are great-- the actual leadership and supervisors lack responsibility and hospitality. Ask anyone who lives here and they would agree. Was kicked out of apartment for one week for construction (ABSOLUTELY NO NOTICE other than a vague email sent 7 days before we had to leave the premises). We were offered two options for the week we had to leave 1) stay at a hotel far away from campus & the metro (making it incredibly difficult to get to work) or 2) take a $500 gift card and find other arrangements (this gift card also just seems like a scheme in itself -- why can't we have our rents refunded the 500? Why can't a check be written-- completely odd and no explanation provided) I opted for the $500 gift card because I had to commute to work and the hotel option would have been too difficult. I have not been in my apartment for a week and I have not received any confirmation that I will be receiving my gift card other than a few brief conversations with the staff. NOTHING in writing because their emails are "down" because they are switching ownership. I would go down to the office to discuss with them in person but .... THEY KICKED ME OUT!! This is not the first problem I've had with landmark management-- it's just the straw that broke the camels back. I have had my apartment broken into & the front desk did nothing to help (we had to call 911 by ourselves and received no formal apology from the management -- a place which prides itself in security). Speaking of security, night guards are missing many nights and do nothing to verify residency in people coming in at late hours when they are there. All of this mixed with my car being towed when I paid for a parking pass, waiting a week for a washing machine to be fixed (while it was filled with dirty water), and terrible communication. read more

My daughter and her friends have experienced MULTIPLE problems during their stay in these "luxury" (laughable) apartments. For the price alone, choose somewhere else...but that's the least of it! 1.The AC/ heating unit broke MULTIPLE times over the course of the school year, with upwards of 5 times just during this summer's months- at times the apartment would reach 90 degrees. At one time towards the beginning of the school year a large portable unit (that took up practically the entire small living room) was put in and left for roughly a month. These issues usually left the ac/heat running and running- which we all know causes an inflated bill, not to mention very uncomfortable living conditions. Rent, however, stayed the same and was due on time. 2. Just this summer alone, the kitchen sink had somehow lost a few and was only attached by one bolt, clogged, and flooding the floor for multiple days before maintenance came to unclog it, but did not re-bolt to the sink until days later. This left the kitchen pretty much unusable. Rent, however, stayed the same and was due on time. My daughter and her roommates very very particular about their living conditions, so I can assure you that this was not due to misuse of their apartment. Rent, however, stayed the same and was due on time. 3. Getting packages delivered was a NIGHTMARE. We were told time upon time that packages didn't arrive- which later would show up in the wrong letter's bin. Amazon actually credited us back for a book that we were told by your staff never arrived, just for them to later find it in the wrong spot. These packages included medications that I would have overnight-ed to my daughter and signed for because they were necessity. The answer I would always receive is that it was the delivery services fault or that I would have to wait until the entire blue bin of shipment was gone through before I would know if it was there. And of course there was always only one student on duty, so there would be a delay until another staff member arrived or the person I spoke with had free time to disperse the mail. Again, unacceptable. Having things sent priority and with a signer acceptance should ensure speedy delivery of such items. Rent, however, stayed the same and was due on time. 4. MAINTENANCE ISN'T IN ON THE WEEKENDS?!?!? What??? The dryer broke on a Saturday morning when I was there and we were told that it wouldn't be fixed until the work week.Leaving clothes to mildew. No one seems to care. Also, all of the ac/heater issues would always have to wait until maintenance was there- so if it happened anytime between Friday evening and Sunday night, that was just too bad. Rent, however, stayed the same and was due on time. 5. The icing on the cake was that my daughter called the office on Monday to inform them that we would be turning our things in on Tuesday evening, when I got home from WORK. Which by the looks of the lines needing help, this seems to be the case for many others. The person on the phone informed my daughter that they would be having a staff meeting from 7 to 8 pm that night, but that they would work to have 1 staff member still available to assist patrons.Well, of course that didn't happen and we have to wait the hour for any staff to again be available. This is just completely absurd. Why would you have a staff meeting during the busiest time of day on one of the busiest times of the year??  There was also construction to our apartment during the summer which left us displaced for a week. We did receive a gift card and hotel stay, but the inconvenience was not ideal and would not have felt so bad if not on top of all of the issues we have faced prior to this situation. I am not sure if the cause of all of these issues, lack of efficient resolutions to these issues, and the terrible customer service provided is due to lack of non-student workers on sight, as most of these workers have none of the answers needed or the lack of authority to make any decisions, never having an ample amount workers on site, and/or having no maintenance on site on the weekends, but I can only attribute them to such. It is bad enough that they completely take advantage of students by charging 4500.00 a month for an apartment because of it's location, but it's even worse that they sell these as "luxury" apartments, which with our experiences they are not. This was our second year with Landmark with the first year not being much better. Would prefer to be writing a five star review- which is so much more fun, but sadly that is not the case. Glad my daughter graduated this May from UMD and to be rid of the place. Onto bigger and better things! read more

Landmark is very conveniently located right on Route 1, the heart of College Park. I enjoyed living here because the amenities are really nice. The gym, courtyards, study rooms, and media room are all great. It is kind of on the expensive side especially if you also have parking, but every apartment place in College Park is. read more

This place never fails to disappoint. Not only has the Wifi been far from stable the entire time I've lived here, they also decide to install new Wi-Fi that is "better" during finals week. 99% of the residents are students here and this is the time they choose to install new Wi-Fi? I literally cannot believe that a management company can make the decisions that they make. I genuinely wonder where these people got degrees from because they clear have 0 idea how to run a business/ a resident complex. This place is a massive waste of time, massive waste of money and fails time and time again on their promises. A working printer as promised, nine times out of 10 it's not working. Sauna is promised, constantly out of order. Rent is exorbitant for absolutely no reason. Management is terrible. Maintenance is horrible. Diligence and getting things done in a timely manner is far from the priority of this place. You would think that they would accommodate college students since this is who they house but that's absolutely not the case. This is shown in their attitude toward us and in the fact that they cannot have stable Wi-Fi for the life of them. Hearing that people are constantly in the office mouthing off to management makes me happy because they deserve it. Don't waste your money. I would genuinely recommend someone living in the dorms instead of here. read more

Landmark is a fine place to live. It is very nice for a college town. The management is very unorganized and hard to get in contact with. There is often no one sitting at the front desk, minimizing their security and also making it harder to retrieve packages. I think they take advantage of their tenants being college students. The only was to get anything done is to have a parent call and complain which is very annoying and immature. They do not take concerns of tenants seriously. The amenities are great including a gym, sauna, tanning, and multiple courtyards. Maintenance is also diligent. The management is the reason for the low rating. read more

​ It's pretty easy to give this place one star. I worked for the company for a year and a half (when construction started), and I'm a current resident. I'm going to be reviewing this property as both an former employee and a current resident. My residential experience at Landmark has not been the greatest. This place is not worth the $1000+ rent. Although the complex is new, everything is always breaking. I moved in to a broken couch that is still sitting in my living room. Last month, an apartment had their ceiling caved in because of too much weight. During the blizzard, residents on the top two floors were complaining about water dripping from their ceilings. I guess the roof is not made for severe weather. You are also going to hear everything through the walls. I can hear whole conversations from the apartment next door. The only thing worth it about this property is location. It is great walking 10 minutes to classes but that is it. The student employees are amazing and go out of their way to help residents in any way possible. However, the management at Landmark is horrible. The company promises their employees a bunch of things which never happen. There's no training program for new employees, their main form of communication is Groupme (please don't email management via their company email because it's an inappropriate form of communication), there's no room to move up or get pay raises. I was making the same amount as a newly hired employee. Management uses favoritism for both employees and residents. If you are on the baseball team, please call the leasing office you will probably get a discount and other perks. If you call and ask to speak to certain managers, good luck. You will never hear from them. All management is good for is gossiping about their employees and residents. The General Manager is on drugs. He smokes weed in his car and smells like it when he comes in. By the way he behaves, he's probably on crack too. If you are looking for a safe building for your child to live at, landmark is not the place. The security camera system that they have sucks and doesn't catch everything. Their sign-in system sucks. Everyone just scribbles unreadable names, so I recommend that you avoid signing a lease at Landmark. There are better properties in the area that are worth the money, and Landmark isn't one of them. I enjoy living here. I live in a studio, which ended up being ample space for me. The common areas are gorgeous, and the staff is super accommodating. There is security in the building at night, which makes me feel comfortable about who is coming in and out of the building. Some of the residents can be inconsiderate, though. For example, my apartment faces out to a courtyard where residents can hang out. Sometimes, other residents will be out there late at night, which can make bed time kind of tough. read more

No matter what positive things you have heard about the Landmark, I assure you the positives are not worth living here AT ALL. First, the staff is completely unprofessional and rude, no common courtesy. Second, they try to suck all the money out of you as possible with completely ridiculous and uncalled for fees. The rooms are TINY considering what rent we are paying them, we don't even get a dresser. Having lived in other campus housing for less with my own bedroom and bathroom I can honestly say that I completely regret ever signing this lease and I feel bad for anyone who decides to lease with this terrible money hungry company. read more

Where to even begin. Yes, the apartment building itself is very nice. The units are modern, the lobby and work out facility are both some of the nicest I've seen in College Park (some background, I've lived in the View, CP Towers, and a house off Metzerott). But that's where anything positive about the Landmark ends. To put it bluntly, the Landmark is an incredibly poorly run apartment building. Never have I come in contact with a more unhelpful, incompetent, rude management. Where to even begin? I could talk about getting locked in, at 5 in the morning on my way to practice, the parking garage that I pay already too much per month to park in, only to hear the woman at the front desk apologize and tell me there was nothing she could do and no one she could call (not sure who forgot to tell the ONLY person at the desk what to do in case of an issue, but I digress). I could talk about how our washing machine broke not two weeks after moving in, growing mold in the two foot deep pool of stagnant water built up over the nearly two week period it took for anyone to take our maintenance request seriously. Or the fact that, despite being a near college graduates and adults in the eyes of most of the world, we were unable to get the moldy washing machine taken out of the apartment until my roommate had to have her dad call Travis (the manager) multiple times, despite the situation quickly becoming a health hazard for my roommate's severe mold allergy. The staff itself, made up of primarily student employees, seems generally unaware of any aspect of their job description. Which is not to say they are bad people (they are all friendly), or even that they are all incompetent (I have had many positive interactions with many staff members). It simply means that the people who trained them have no idea what they are doing. It is incredible to me how the Landmark's upper management is able to take perfectly competent, presumably intelligent, college-educated students and produce this mess, by giving them no guidance and no meaningful training whatsoever. Travis, who I assume is the "Manager on Duty", has been at the root of a majority of these problems. I understand that managing an apartment building is a difficult job which requires a great deal of coordination. But it seems that he is ill-equipped with the skills to manage an establishment of this size. Not only does he not seem to understand the daily happenings of his own staff, as seen by his complete ignorance of the entire washing machine debacle, but his customer service leaves something to be desired. On numerous occasions, I have come to Travis in hope of finding answers regarding parking, moldy washing machines, unfinished maintenance work, only to be told that "there's nothing I can do". If the manager is unable or unwilling to solve the multitude of problems that presumably arise, it leaves me wondering how much managing is really occurring. I have no problem following rules, but I do have a problem following rules set forth by a management which lacks the capacity to enforce them. I have a lot of respect for people who's job it is to coordinate other people in order to keep something like this running. But I also have had a great deal of management experience myself, and I know that two of the most important things about management are: you are responsible for everything that happens under your watch, and you need to be able to recognize mistakes, apologize, and find a solution. It's unfortunate that this is a lesson some people seem to still be learning. read more
