Hello! I lived here from October 2019-October 2020. It was the worst living situation I've ever experienced. I got a 7th floor studio apartment (400-ish sq ft) with one bathroom and kitchenette for $1575 a month. My parking space was $175 a month. So I was paying $1770 a month (*with a $55k salary*). Let me tell you how much of a joke this was. Let's start off easy, with the parking space. I did not get a full parking space, yet I was paying the full amount as everyone else in the garage. Due to an extra wall protruding, the corner parking space I had was impossible to turn into, park, and get out of. If I turn in too narrow, it blocks off space for the car next to me. If I turn in too wide, it's nearly impossible to get out of it without hitting the car parked behind me. The butt of my car always stood out because the parking space was a half. Why should that be $175? Now for the apartment. The carpet was an ugly beige, reminding me of like someone's parents' house basement. Any stain was impossible to get out. Aesthetically, not pleasing at all. I fell for the beautiful view initially, there is a wall of windows next to the bed. However, as the apartment is on a main street (16th St), it means NOISE. The constant humdrum buzz of cars whizzing by yes, but also Sirens of ambulance and police constantly, and late night roaring and yelling by homeless drunk people. There is no overheard lighting (except for a horrible florescent office-like light in the kitchenette) so I had to have two standing lamps (in opposing corners of the apartment, for more evened-out lighting), plus a bedside nightstand lamp, but were still not good enough really. The way the studio apartment is designed is horrible. You really can put the bed on either side of the room, but there is no room for a couch. I mean, technically there is, but you would risk blocking the front entrance. So I had to have an arm chair there but it looked pretty awkward given all the space. Then, here is the worst part. The kitchenette. What a joke excuse of a kitchen. I really hated it. So design-wise, it's ugly, all-white, non-remarkable and cheap looking. There is NO dishwasher. There is NO microwave. There is literally a tiny square gray sink, a small area of counter space, then the stove/oven. I would have to wash dishes pretty fast considering more than two meals meant that the sink would fill up. But there is no place to dry the dishes/post unless I used that small bit of counter space. But then I would need that small bit of counter space to cut my vegetables, or else I'd just turn around and use the f---ing kitchen table to cut my things. And THE STOVE/OVEN. So the stove fire didn't work when i turned it out, so I would have to use an extended lighter and turn on the stove the same time to get any fire. THERE IS NO VENTILATION. NONE!!!! THERE IS A HOOD ABOVE THE STOVE. Like a hood that looks like a ventilator, but it's like plastic looking and no actual utility use. It's a fake ventilator. Do you know what that means? It means that every time I cooked--EVEN IF IT WAS JUST BOILING WATER FOR PASTA--the fire alarm would set off. Every time. Not a couple times. Not every other time. Every time. Do you know how management responded to this? They appeared at my front door knocking, without advanced notice which was inappropriate. Then, they say they read my email about my fire alarm constantly going off, so here is their solution for me: a shoe cover. Yes, you read that right. A cloth, drawstring shoe-cover FOR F---ING SHOES (!!) to put over my fire alarm. And the best part? "Don't tell anyone about this please," the management pleaded. THE AUDACITY! No room for things like blenders or a coffee maker either since the counter space so small. You know what I had to do when making breakfast? I'd have to take my toaster out of the cupboard above the fridge that's annoying to reach. Make my toast. Then I would have to put the toast on a plate and onto the table. Then I'd have to use the remaining counter space, where I previously had my toaster, to cut things, etc. So much back and forth. Next, I'm going to go into their COVID management. When I got COVID in August, I notified them. And they DID NOT send a mass email warning everyone, or step up their disinfecting. It was like they wanted to hide it. In Hong Kong where my friend lives, one person got it and everyone was notified and they shut things down. Here it was like they downplayed. Anyway I hated living here, it was miserable, overpriced, management was awful and often petty. ALSO NO WASHER DRYER IN UNIT. You have to pay $$ for that and go all the way down to the basement. Once I put $30 on my laundry card and it took it, but then wouldn't work on the machines. I told management. What did they say? "IDK what to do, but why don't you call the owners of the laundry machines yourself and ask them how to get your money back?" THAT'S YOUR JOB. I pay you to do things like this. ugh. read more

I lived here for 11 months (11/14-10/15). The only reason I moved is because I transferred to my agency's San Francisco office. So why 5 stars? 1. The insulation. For the first week or two I moved here, I had the feeling like I was the only person in the building. I never heard a sound from one neighbor, and ocassionally would hear a muffled loud laugh from my other neighbor. That's it. You could hear hallway noise somewhat easily from the kitchen/living room, but that was hardly ever an issue since the hallway didn't get a ton of foot traffic. 2. Very prompt replies to maintenance requests. You call in the morning, it'll be fixed by that afternoon. The one time I had an emergency on a Sunday, they responded promptly too. 3. I saw one ant in my 11 months there. Nothing else. 4. Value. I paid $1795/month for a top floor, recently renovated apartment. Much better value (IMO) than any of those newly built apartments in Shaw, U St, etc. 5. management. Besides prompty taking care of maintenance issues, they don't BS you. Moving in and out was very straight forward. I had to get out of my lease 1 month early, and they were able to find a new renter, so I was saved from paying that 1 remaining month. One downside: you still can only pay rent via check. No online bill pay option. Overall, I'd recommend the Park Monroe. If keener managmeent runs all their buildings as well as the park monroe, then I also recommend them too. read more

So I lived in the Park Monroe for one year from July 2014 to July 2015. I lived in (I believe) the largest studio in the building before moving elsewhere to live with my girlfriend. After a year I can definitely say it was one of the best apartment experiences I've had. Pros: -Clean (never saw a single bug in my place) -Maintenance is very fast and hassle free (In one case they fixed a problem with my lock before I even mentioned it to them) -The manager (Annie) is awesome. She's super helpful and charming -Short walk to metro, Target, Best Buy, Bed Bath and Beyond, and various other places -Rent seemed fair -Great lighting (Although you'll see this will also be in the cons area) -Gas stove (If you cook on electric, you've been doing it wrong your whole life) Cons: -You'll definitely need blackout curtains, it can get rather bright -The AC units are loud to a point where I would have to have subtitles on in order to watch television -Not all the apartments are renovated (Mine wasn't, but it was still very nice) -16th St can get very loud due to close proximity to a Firefighter/EMS station (After a while I stopped hearing it though) -Packages are no longer delivered to your apartment (This was kind of a big selling point for me when I moved in) -No online form of rent payment read more

I lived in the Park Monroe for 4.5 years, from Spring 2017 to Fall 2021. My unit was on the 9th floor with a spectacular view. It is a beautiful property that is very well-managed. Unlike most buildings in the area, the walls and ceilings are solid (I very rarely heard my neighbors) and whatever they do to keep the building clean is successful (I never saw pests.) The property managers are genuinely kind and compassionate people, and the maintenance team is top notch. It's a quick walk to Rock Creek Park and a quick walk to Columbia Heights and Adams Morgan. If my life circumstances hadn't pulled me out of the DC area, I would have stayed there longer. Highly recommended. read more

We lived in the Park Monroe for over 5 years and would definitely recommend the building! We had a really good experience working with Keener - the staff was friendly, proactive, and incredibly responsive. Any maintenance request down to a new light bulb was handled within a day. We've lived in a lot of different buildings and it makes such a difference not not have package receiving, maintenance repairs, or questions be an issue. We lived in two different units at the Park Monroe and found them super reasonably priced, especially for the size. While some units lack a dishwasher (some of the upper units have been remodeled), we appreciated the gas stove and incredible views from our balcony. Also, this building is solid - not like some of the paper-walled new construction. We almost never heard our neighbors! While the Park Monroe might not have some of the amenities or finishes of newer buildings, we found the location, value for the money, consistency from Keener, and views couldn't be beat. This isn't the place to go if you want brand new finishes, a larger kitchen, or over the top amenities that other reviews mentioned - but those things are clearly visible before renting the unit... The things you can't see (responsive staff, sound insulation from neighbors, and consistent package receiving) are what made the difference for us and I would recommend the Park Monroe to anyone looking for a studio or one bedroom. read more

We moved in this weekend and I have several compliments so far! First, the staff is great. All friendly and helpful with our questions and quirks. Jason showed us the apartment we ending up renting, helped us get the move-in process going. Second, the apartment itself is gorgeous. New wood laminate floors, super clean, big closet in the bedroom, new stainless steel appliances (including gas stove) and granite countertops in the kitchen, big bedroom, and best off all: huge balcony overlooking Mt. Pleasant, Rock Creek Park, and the National Cathedral (views from Rosslyn to Silver Spring, and awesome sunsets! Big windows make this a bright apartment, a nice feature after our basement living experience. Also, quiet! We can hear doors open/close from the hall occasionally, and open windows let in the sounds of the city below, but closed windows shuts out the street sounds, and we have not heard neighbors - also a great feature after the basement under an all-night-partying landlord. Third, the building now has secure basement bike lock up (with cameras in the bike storage room). Fourth: convenient location! Walk to Adams Morgan, 4 blocks from Co-Hi metro, Target/Giant/WSC. Mt. Pleasant is a fun neighborhood too. Incidentally, I work two blocks from my new place, so that's awesome to me. Finally, rent is really great for the area - less than we were paying for the basement apartment in AM and SOO much better! read more

Lived here for almost 2 years, and couldn't have been happier with my experience. -Great building management that is courteous, organized and super-responsive. -Very good insulation (no noise from the neighbors) and sturdy construction -Extremely clean common areas (never once saw a bug or pest) -Packages delivered to your unit each day -Good washer dryers; rarely any line or wait The only significant downsides were street noise (sirens on 16th) and loud A/C units (no central air). Still, all things considered, we probably wouldn't have moved at all if we didn't need a bigger space. read more

I lived here for a year and a half (Winter 2020 - Summer 2021) and had a fantastic experience. Five stars, no question. Here is the breakdown: 1- Price. I paid $1470 a month for a sixth floor studio. Good luck beating that price point in Northwest DC (without roommates). Based on the layout of the room, my ~450 square feet felt like a lot more. 2- Location is fantastic. Just a couple blocks from the metro and all the amazing food in Mt Pleasant and Columbia Heights. It's far enough north to be a bit cheaper than your standard NW DC apartments, but it is far enough south to be close to all the action 3- Maintenance. I had 3 issues in my 18-month stay (clogged drain, leaky garbage disposal, erratic overhead light). All were fixed within 24 hours. The maintenance staff is fantastic. 4- Management. The staff in the front office is kind and was always helpful. The online Keener Management portal is easy for making payments. 5- Security. Security staff is always on the ball and I am unaware of any issues in the building. Special shoutout to Mr. Bell - he can brighten absolutely anyone's day Some minor issues to know of: - This is not some sort of luxury resort. These are no nonsense apartments in Columbia Heights at a virtually unbeatable price point. If you need a bocce ball court and heated bathroom floors, I would look elsewhere - Noise. Saw this in a lot of other reviews, and it would be irresponsible to not mention it. 16th street is a main thoroughfare and there is no question that it can get loud when fire trucks and ambulances go by. I personally never found it to be overwhelming... it's a city after all. On the plus side - there is little if any noise between apartments. Never heard a peep from any of my neighbors. Overall - if you are looking for a studio, I would highly recommend the Park Monroe. read more

I lived there for 2 years. Management was always responsive and helpful. The security guards were always attentive. If anything every needed a second look, management would have maintenance look at it in less than 24 hours. I always felt safe in my building, which was really convenient located. Its a small city apartment and it can get noisy with 16th Street, but really I had no complaints. I would definitely recommend it. read more

Moved in August 2011 and no complaints! I only had 2 days to find a place in DC after moving from Ohio, and the number of things that could have gone wrong (bugs, crappy landlord, super long walk to the metro) were pretty high, but this place has been perfect for my first year in DC. George, the manager, is amazing (he owns a bulldog, so that right there says enough about how awesome of a person he is in my book). He puts on ice cream socials, holiday parties and valentines day breakfasts for the residents. The building is clean and quiet and they perform quarterly maintenance on the apartments to make sure things like drains don't get clogged. My emails and phone calls are always answered. Security guards are friendly and I've never felt unsafe in the building. Plus its only about a 5-7 minute walk to the metro. read more

Lived here for just over a year, would've been less except for their (silly) 60 days notice required to vacate. The apartment's been fine, nothing ever broke, no need for maintenance calls. It was an ok place to live, easy to keep clean. The reason I'm leaving this two star review is because of the management. You aren't dealing with humans but a corporation, so don't ever expect anything close to humanity out of them. As soon as I put in my 60 days notice to vacate there were knocks at my door at random hours to show my apartment. No chance to clean up, sometimes no chance to even put clothes on-- they just showed up. I wrote an email to manager Julian Rude to ask if he could give me more notice (as required by the lease) and he said yes, and cited a miscommunication. Cut to another unannounced knock at the door, no advance notice, nothing. Just another leasing agent coming to show off my apartment for some reason. Also, as soon as I'd tendered my notice to vacate, Julian emailed me to see if I could leave sooner so they could turn my unit over for the next move-in. No offers of pro-rated rent, nothing, just asked if I would get out sooner. I declined. I found management to be extremely irritating. Their communications towards residents are a bit more along the lines of an RA to college freshmen; be prepared to get long, lecturing emails about marijuana smells in the hall or about how you're not supposed to flush condoms down the toilets. Again, the apartments themselves are great. Well insulated, clean, the carpet is awful but otherwise no major complaints. It's just the management absolutely drove me away. Oh, and don't forget to reserve a time to move out, because otherwise you... Can't move out? or something? Not sure. read more

Love the Park Monroe. Amazing view, best location, great management. My only complaints are: 1.) if you're on a high level in the building and face 16th Street, you NEED to invest in black out curtains. The sun rises right in the windows and its extremely bright and heats up the room fast, causing a higher utility bill. 2.) 16th Street is loud as HELL. I never knew a city could have so many "fires". I would love to keep my windows open from time to time but its completely impossible because of the extremely loud noise. Its almost like the fire department and cops here enjoying disturbing peoples' sleep as early as 4am. 3.) As soon as you give your 30 day notice to vacate, consider your apartment an open door. They will come in as they please and show the apartment to potential tenants. Sometimes as early as 8:15am which I found extremely rude. I've never been in an apartment complex and have been allowed to preview occupied rooms, even if those are the rooms that will be available for me to rent. read more

Ah! We had our first apartment here! I highly recommend a view over 16th street. When the weather gets bad you can watch all the people running for cover, or the sheets and sheets of rain pouring out over the city. There's also a really cool church to look at which has processions around the neighborhood. They updated all the apartments so there's tiling in the kitchen, new appliances, etc. The biggest pluses to this place: 1. Security entries and security guards (I wonder if Officer Flowers is still there, she was awesome!) 2. You never hear your neighbors. Yep! These walls are THICK. We only found out that our neighbors had people over because we opened our window! 3. The windows...yes...16th St., it's loud....but not with these super windows. My mother thought I was talking to her on the street, but then I closed the window and nada...no sounds whatsoever. I doubt the apartment manager Norma is still there, but whenever we needed a repair they were on top of it. She always had a warm smile and seemed to genuinely care. The laundry facilities were numerous and we only had to wait one time that I can think of. A pepsi machine in the basement rocks my world too! And bike parking in the tiny pebble courtyard. Gosh I miss this place! read more

I lived at the park Monroe for two years and I would definitely recommend it to anyone moving to the area. The management was fantastic - if anything broke, if I had any questions, or needed anything they were there. Pros: - Building management is responsive, trustworthy, and prompt. - The staff fix things pretty quickly. - Packages are delivered to your apartment by staff (when they manage to match up the package to the correct apartment anyway). - Location is great, 2 blocks from Columbia Heights Metro, Giant, Target, etc. Directly on S2, S4, S9, H2, H4, H8, 42, 52, 54, and the Adams Morgan Circulator. - The management company is actively upgrading the building with heating / air-conditioning in the corridors. - Big windows, plenty of parking, and secured bicycle storage. - Building is quiet and well maintained. - Well insulated apartments. Only once or twice in the last year did I find myself noticing noise from my neighbors. - Views on the upper floors are amazing. Cons: - No real front desk staff. "security" person is almost never there and when they are they don't actually do anything but talk on their phone. - Only two elevators and often one is out of service for move-in or just broken down (which happens any time it rains a lot because the roof in the elevator shaft leaks). - Studio units are pretty damn small and the kitchen appliances are all super small. - The carpet kinda sucks and all units except the 10th floor have carpet. - Prices for the non-renovated units are fair but if you want a nice unit with hard wood floors, more space, balcony or upgrades you will pay almost as much as you would in one of those "luxury" apartment buildings closer to the Metro. - I feel like the washers in the laundry room don't do a very good job at getting your clothes clean. - Have window heating / cooling unit which is loud and doesn't really do that great a job at keeping your apartment comfortable in extreme cold or heat. All in all, I think the Park Monroe is a great option if you don't mind a small apartment (most are ~400 sq ft). Unfortunately, if you're eyeing one of the 1bdrm apartments, you'd be best to shop around, many are 1700-1900/mo which is not worth it considering you won't get the amenities of places like Highland Park. Since the office staff are helpful and quick to respond, I will give them props. The building is mostly secure from creeps although I wouldn't put much faith in the "security" person supposedly working the front desk each night. read more

Have lived here since late 2004, first in a third floor studio and then in a big one bedroom on the 7th floor. Great building gorgeous view, low noise (yes great windows), fantastic management (super responsive, very quick service and they even help with things like putting up a heavy mirror on my wall) and of course great location. read more

I have lived here for about four years now have had a great experience. The apartment building is well maintained and always clean. If there were issues with my unit, management/maintenance was always attentive and quick to resolve. I know other apartments in the area have bug issues but I have never seen a bug in my apartment since I've been here. One thing I love is that the walls are heavily insulated and I can't hear my neighbors at all! In addition, for the location, you're really getting a good value. I just switched from a studio to a one bedroom and the difference hasn't been too much. One thing I'll mention is that you'll definitely need blackout curtains as it can get bright on the 16th street side. All in all, I would highly recommend living here! read more

The building might look a bit dingy, but it's actually quite nice (although the closets are small, unfortunately). And the location's great! It's just two blocks from the Target, the Giant and the metro. Plus, there are tons of restaurants. read more

This place was great. George was the best landlord I have ever had. They even throw great parties for the residents. The walls are thick, the washers and dryers work well, and I never had a single insect. I would have stayed here permanently if I had stayed in DC. read more

Great place to live....moved there last year from Canada,and were concern about the safety and the neighbourhood at the begining but now that we came back , we are missing it evey second !:( Great area and spotless building and George, the building manager, made our move and stay unforgatable....
