Paul K.

I live on the top floor so stomping. I had a terrible experience from my other home.

Trevor W.

Moved out January 2012 - read the top-most paragraph for final details! What follows are details on the complex based on my experience. -------------------- My wife and I have moved out after a year here. There was only one reason for the move: the rent increase. It was -insane- how much they wanted to increase it by (16%). After two solid weeks of negotiating, the percentage increase stayed where it was, so we opted to leave. My understanding of the situation, after talking with a number of people that were moving out around the time I was leaving (apparently it was a blanket rent increase across-the-board for almost everyone), the increase was tied to the new building management that took over earlier in 2011. The rest of my review still applies as far as I'm concerned. With 10-16% rent increases at the Veridian, it isn't about the money anymore, it's about whether or not one wants to support such behavior. We voted with our wallets and left. -------------------- 1) Location: I'm a big-city guy (born and raised in NYC), so walkability is a must wherever I live. Fortunately, The Veridian meets all of my requirements, being a six-minute walk from a Giants (supermarket), pharmacies, and restaurants. Another six minutes away, a TON of shopping options, most of which I don't care too much about but my wife really likes (clothing stores and places like that) and two movie theatres. Last, the coming transit hub on Colesville Road (under construction as of this review) will undoubtedly make the area even more attractive. 2) The Staff: VERY helpful and well-informed people work here. Everyone's been courteous and willing to answer my questions, even the many questions I had that got one or two people a bit flustered because of how specific they were. Fairly quick to respond via email. The [former] building manager, Marcus, can get very technical if he gives you the tour, something I really liked. However, following the change in building management there was some turnover in front-desk and maintenance staff in the following months, which definitely affected the level of knowledge available at the front desk. 3) Security: There is someone at the front-desk all day and the doors auto-lock at night. However, there are two ways into the building, and one of them is only monitored by a camera (though that entrance is always locked unless you have your keyfob). That said, I did look into crime reports in the general area and despite a single event that happened last year, I'm comfortable with the buildings present security measures which, according to some reviewers on another site, have drastically improved. Many people feel this area in Silver Spring is pretty unsafe, so take my words with a grain of salt if you must. 4) Maintenance: Requests are resolved VERY quickly. I've had a couple, ranging from a snapped cord on my blinds to having a showerhead removed, but they were all resolved within 1 business day - in the case of the blinds, it was resolved over the weekend, which I thought was amazing service. One incident that occurred in spring 2011 was a major leak in the pool when filling it up, causing a massive flood on the 15th floor. My apartment wasn't affected (came REALLY close, though) but several others had major carpet and wall damage. 5) Sound: Considering myself somewhat of an audiophile, I ran several sound tests (working with my neighbors) to determine what the maximum volume level could be in my multimedia center before it became audible to them through the wall. The conclusions are very comforting: I can have the volume up to a fairly high point before the sounds began to consistently pass through the wall. Being that these speakers were in one of the bedrooms (the living room sounds are practically inaudible even at really high volumes for my neighbors), I was very satisfied with the results. The one glaring issue that at least my wife and I have constantly experienced: erratic cell phone service. So far, my experience here has been flaky at best, as my T-Mobile phone gets practically no service in the main lobby. In addition, service is surprisingly intermittent at times in my apartment. I don't know if it's because of the height in which the apartment is located, but it is quite surprising. The moment I step outside the building I get full bars and maximum data speed. If your phone supports WiFi Calling, definitely utilize this. Otherwise, figure out the locations of the deadzones in your apartment and don't pace a lot.

The new maintenance senior tech seems to really care about getting this building back in order and it is greatly appreciated.

I absolutely love living in this building. I have a lot of good things to say!…read more The Apartments: I literally toured and analyzed about 15-20 different apartment complexes in the Logan Circle/14th street/U street/Shaw area. The Harper was our favorite in terms of price point, location, building features. The apartments are smaller and narrow (You're paying to live in this prime location) but they are designed to provide you max amount of storage space. Also a major thing I've noticed since living here - YOU CAN'T HEAR YOUR NEIGHBORS AT ALL. The apartments are sound proof which I've never experienced before. I don't hear any noise at all ,ever, from any neighbors unless they are in the hallway! It's amazing. Location: LOCATION LOCATION LOCATION! Whether its bars, nightlife, food, exercise, this area is probably the best of all worlds combined. You have Trader Joes across the street for groceries and safeway/wholefoods within 15 minutes walk for other groceries. You have all the bars and nightlife within 1-2 blocks of you (Fainting Goat, Hawthorne, Lost Society, El Centro, Masa 14, Cloak and Dagger, Marvin, etc etc). You have the city's top rated restaurants within 15 minutes walk of you (Ghibellina, Le Diplomate, Barcelona, Duke's Grocery, Sakerum, etc) and some even literally next door (Compass Rose! The Smith! Lupo Verde! Tico!). You also have all the workout studios you could ever need including Soul Cycle, Orange Theory, Yoga etc. The Harper is also situated right on 14th street so while it is does get busy on weekends you're getting less of the drunken dirty U street traffic and more of the upscale cleanliness! Also, the windows are really thick and blocks out the noise unless you go stand up right next to them. I'm able to sleep even though I'm a light sleeper. The Building: The Harper is maintained as an upscale, very clean, and very new building! The rooftop offers great views, a nice but small gym, and two grills! Service: Jason is a really nice guy and applying/signing our lease was painless! The process was super easy and making rent payments and maintenance requests is done all online. It's all very efficient and easy. The best part - utilities are included, you get a small storage locker, and the front desk security guards are super nice and friendly for the most part. I highly recommend this building.

A family had to move out and the neighbors next door had to move as well. We then had to endure construction for well over 6 months right above and outside our window. Then we have always had issues with the management. There have been like 4 property managers since 2017. The new one is clueless & doesn't know how to handle the building. Over the past 7 months, my emails to management have been mostly ignored. They were in the middle of an owner change. The property manager quit and they fired someone I loved who worked as a concierge. Then the temporary replacements were horrible to deal with and they harassed me several times for being in my car out front of the building. I was told to move several times and to go to my parking spot. There is no WiFi in the garage. They also came to my apartment to harass me for noise and then called the Crisis Center. They then threatened me with legal action for crying and having issues after my husband walked out on me. I have been having a really hard time and my neighbor has been harassing me since my husband left continually calling paramedics, police, crisis center, building security, etc for any little noise in my apartment. She also accused me of throwing things at the wall. Because of this, my lease is not being renewed I guess and I have to move. The management won't talk to me about it or about how I've been treated by my neighbor who verbally assaulted me and tried to come after me in the garage when I wasn't driving fast enough. The view is great. The pool is great. But these apartments are not worth the amount they cost per month. I have a small 1 bd/bath. It's fine for an MPDU, but it's pretty small to be paying over $2k. So it's disappointing that after being here since 2017, I am being kicked out. I'm also disabled which makes this a nightmare for me. They have had no sympathy whatsoever and got involved in confidential matters that never should have happened. I have so much on video and have evidence against this place, but the county could care less. I'm glad I'm leaving but will miss living here tbh. I met some really nice people and I will miss the pool, but that neighbor won't stop calling people on me continually and nothing has been done to resolve the matter. There is more, but that's the summary of how badly we've (now I) been treated here.

So is Victor, the maintenance manager. They are all very responsive and easy to contact/communicate with. Not to mention how convenient this location is, being that it's in the heart of the downtown Silver Spring area. I have lived here for a little over a month now. When I moved in, I had to clean my own apartment since they did not clean between tenants, I currently have toilets that do not flush properly, a furnace that rattles likely because the blower needs to be serviced or their a loose panel, they initially tried to make me sign a fee replacement for ADA related items that was four times the normal price, and I've unfortunately realized at this point with a dishwasher/disposal system that doesn't work correctly, a stove that I have to Jimmy to turn off etc that the reason why the workforce and mpdu housing for this complex is always available is because they treat us like we don't matter since we don't pay as much in rent. They also advertised this as a two bedroom but there are no windows or other egress in the second bedroom and no heating elements in the bathroom. It's definitely not a good feeling to know they were willing to sacrifice safety for those of us working class folks. I moved here after leaving a rental that flooded. Overall, it just wasn't worth it to live here over almost everywhere in Silver Spring. But when the car thefts started happening, that confirmed for me that management didn't give a damn about their residents or their safety. They did absolutely nothing when our car got stolen from the lowest level of the parking garage--not even a response when we emailed them. I had to call for a manager at the *other* building this management company manages, Eleven55 Ripley (or, rather, text because no one is available to talk on the phone from the leasing office at either place) to get someone to address our email FOUR days after we first contacted them about the stolen car. Since then, other cars have been stolen, broken into, or had other damage to them. In the cases of a few people I've spoken to, they haven't heard anything from management in their cases either. The parking garage never felt safe to begin with and there's never been security here. But with this going on for weeks now and still no response from management while still having to pay for parking in the garage, this could spill up to the safety of residents in their units or more totals in damages that we would be responsible for. It's been one of the most stressful experiences I've ever had to deal with (and am still having to deal with, and I wouldn't recommend anyone live here or at any other building UDR manages.
