When we moved in the building wasn't finished. The pool leaked into several apartments and destroyed them. There was mold and water damage. A family had to move out and the neighbors next door had to move as well. We then had to endure construction for well over 6 months right above and outside our window. Then we have always had issues with the management. There have been like 4 property managers since 2017. The new one is clueless & doesn't know how to handle the building. Over the past 7 months, my emails to management have been mostly ignored. They were in the middle of an owner change. The property manager quit and they fired someone I loved who worked as a concierge. Then the temporary replacements were horrible to deal with and they harassed me several times for being in my car out front of the building. I was told to move several times and to go to my parking spot. There is no WiFi in the garage. They also came to my apartment to harass me for noise and then called the Crisis Center. They then threatened me with legal action for crying and having issues after my husband walked out on me. I have been having a really hard time and my neighbor has been harassing me since my husband left continually calling paramedics, police, crisis center, building security, etc for any little noise in my apartment. She also accused me of throwing things at the wall. Because of this, my lease is not being renewed I guess and I have to move. The management won't talk to me about it or about how I've been treated by my neighbor who verbally assaulted me and tried to come after me in the garage when I wasn't driving fast enough. The view is great. The pool is great. But these apartments are not worth the amount they cost per month. I have a small 1 bd/bath. It's fine for an MPDU, but it's pretty small to be paying over $2k. So it's disappointing that after being here since 2017, I am being kicked out. I'm also disabled which makes this a nightmare for me. They have had no sympathy whatsoever and got involved in confidential matters that never should have happened. I have so much on video and have evidence against this place, but the county could care less. I'm glad I'm leaving but will miss living here tbh. I met some really nice people and I will miss the pool, but that neighbor won't stop calling people on me continually and nothing has been done to resolve the matter. Decided to do an update to this review to explain more of my interaction with the actual leasing staff and management especially after the business owner's response makes it seem like they were willing to "assist me in any way". They were not. At all. I've had a few people message me privately about this review because they were interested in The Pearl as well. After the denial and me explaining the situation (the DISMISSED court case with a balance of 0 that was NOT on my part of my credit file but a court case dig up by Rentgrow belonged to a parent from 2012 while I was a student away at college) I was told blatantly that that did not matter and that The Pearl would not "accept me with this on my record" and that it was "up to me to dispute it" even after showing them a copy of my parents lease in Ohio, proof that I was a student in Maryland with my own lease, a spotless credit and rental history. They did not budge and would not even speed the process along with rentgrow or verify that rent grown passed documentation along to their vendor. The business owner's response is misleading. Especially since after the dispute was finished and ended in my favor they wanted me to REAPPLY all over again and start the entire process over instead of just working with me to choose another apartment that was available since I had already gone through a credit check, paid a deposits, fees, etc. read more

We lived at the Pearl for three-and-a-half years and loved it. The apartments are clean and modern and we had no issues with infestation or major appliances breaking or anything like that. Whenever we had any maintenance problems, they fixed them immediately. All the staff couldn't have been more helpful, and the only reason our rent went up a negligible bit after the end of our lease is that we couldn't sign another 24-month lease because we had to move abroad. The amenities (luxury gym, huge lounges, business center, huge courtyard, rooftop pool, pet washing station, bike storage room, etc.) are excellent and will be even more valuable if and when the dangers from COVID wane (and the staff took all necessary precautions and instituted responsible policies to prevent viral transmission). I work from home and the Pearl was perfect for that lifestyle. It's also an awesome community for pets. Our dog loved it there (the dog parks are very nice) and we enjoyed meeting other dogs and dog parents. The rent is a little pricey but you get every cent of what you pay for. We couldn't recommend it more highly. read more

Maintenance is amazing I always receive a very speedy response to work order the maintenance crew is professional practice Covid safety precautions and friendly. Concierge is friendly and informative always a greeting. The common area are well kept and just beautiful. I've been here approx 10 months and hope to be here much longer. My friend who is a resident hosted my birthday game night in there common room and on the patio and also reserved a guest suite (1 bedroom apt) for me for a two night stay. I loved it! The front desk staff is very welcoming, courteous and professional. The lobby is beautiful, the one bedroom apartment that I stayed in was awesome, the amenities are great. I have zero complaints. Really modern, chic apartment in a great location. If you are in the market for a new apartment home in the area this should def be on your list to check out. I called in & spoke with a male rep. about leasing an apartment for my wife & I. I explained that we still have 6 months before our current lease ends, however we would like a tour and have a few questions. I gave him my info (name, phone, email) he was to follow back up with me within 2 days. It's been a week and nada! I guess signing a lease for approximately $2000 per month for a year wasn't worth their time? That's a shame because it's a beautiful building that lost a potential resident. read more

I lived at the pearl apartments for about two years on the 11th floor and I will say that I enjoyed my experience at the pearl. While it's an upscale luxury apartment building in downtown Silver Spring, it still has some very basic city features which I enjoyed. I came from downtown Rockville Pike, so I will say that my experience in the Rockville Bethesda Potomac area was a bit better but I am sure it's because of the area. We lived in an apartment on the 11th floor that Overlooked downtown Silver Spring which was awesome. I will give the pearl 3.5 -4 stars mostly because of the service and the leasing not necessarily the apartment itself. The pearl offered a ton of community and resident based events which I loved. anywhere from happy ours to breakfast, to flowers on Mother's Day which is different from a lot of the other high end luxury buildings that I have lived in in the past. The parking was a point of contention for me because it was high considering that it wasn't really located downtown like some of the other buildings like Central or Core. I will say that the luxury upgrades in the Pearl were much better than Central or core but that doesn't make the exorbitant parking fees more palatable. My second point of contention was the leasing office, their responses to some of our concerns were not addressed quickly enough in my opinion. They tried, I get it. They experienced a few changes In Management which may account for some of it but not my problem. Residents who make a conscious decision to live in luxury buildings have expectations. My third point of contention with sometimes the concierge was not as helpful as I would have wanted them to be given that The pearl was supposed to be one of the most premier luxury Apartments in downtown Silver Spring and in comparison to some of the buildings I live in in Potomac in Bethesda this building just does not compare. We were asked to use a code and retrieve our own packages at once. We would have to walk down to escort our guests up ( whats the point of concierge?). Overall, I enjoyed the ease of getting to the metro, the gym was absolutely amazing, I enjoyed the classes On Tuesdays and Saturdays and I enjoyed my actual apartment. The customer service could use some work but overall a very decent apartment building in Silver Spring. read more

I just took an "extended tour" of the property to see whether I would like to move in, and I'll tell you what: I would! In fact, it ended up being a very extended tour because I asked figuratively one million questions, and I requested to see literally four different apartments. Mercy, the leasing professional who gave me the tour, not only showed a really impressive degree of professionalism as I squinted, like the nerd I am, at the tiny cells of the Google Sheets doc I had created on my phone to track all of the apartment information and super wicked deals they offer, but she showed a great deal of mercy (her mother named her well) in the face of my fumbling and unimpressive lack of certainty as to what I actually wanted. Not only was she cool about what I swear, Mercy, if you're reading this, was just an "off day", but she made it fun. And, I could tell that she really cared about the community in a way that seemed personal and loving. If you're interested in the amenities, you can find out all about them on their website and apartments.com, but I will say this: THE GYM IS AWESOME (I want y'all to see this, even though you've stopped reading by this point). And, they compost, which is dope because I'm not sure 90% of Americans even understand that composting, far from being just something hippies and farm hands do, is a part of sustainable living that they can and ought to be doing. This is a very difficult to work with onsite management office. They prioritize new tenants over existing. Once you're living in the building it can take weeks to get an email response or call back. Management hides in a little closed and locked office behind one way mirror so you can't talk to them or see them without making an appointment with front desk. They can't seem to get things done once they respond. Tenants frequently complain to each other about management's rudeness and how impossible it is to get anything done. For one thing, I hear there's a major problem with dog waste in the stairwells--I don't know if it's resolved. Exterior gates were left broken for over a year. The trash chutes are often nonfunctioning and people have to leave their trash next to the chute. There was a fire in the trash chute in 2019 and an evacuation but alarms DID NOT go off on all floors. The next day all floors had signs that said the fire alarms weren't functioning at all. There is no short term guest parking, not even for 20 minutes. It's $5 a day or nothing. 24/7 concierge is generally unhelpful and put out by requests. The newest round of concierge staff has some more genuinely nice human beings, unlike before, but good luck with even asking for directions. Many residents are leaving for other buildings rather than renewing at the exorbitant rents. Someone else commented in their review on 60 day notification of rent increase at the end of lease and how it intersects with the 60 day notice to vacate policy. You get railroaded into signing a new lease, because rents go up dramatically if you're on month to month, 20%. Given the rents here, that can mean a $400-$500 or more increase per month. They only offer a low single digit percentage rent increases on 2 year lease renewals. 1 year renewals got a big price jump. The amenities like the pool and gym and kitchen are fantastic and beautiful. There's even a CSA for produce grown on the grounds. I've never seen an insect in here, which is great. I rarely hear neighbors through the walls. The soundproofing is good. What's really basic that's missing is that there are no free computers. It looks like there are free computers outside leasing when you come in a tour, but in fact they can't be used by residents. You can only print from a flash drive on a copier where you pay by the page. Generally I feel very safe here. The residents are nice. The building is mostly clean and it's a good location. However the management leaves a lot to be desired for a "luxury" building, and there are a lot of choices if you're willing to pay these kinds of rents. I don't know if the management responds to negative reviews but I wouldn't trust any offers of efforts to improve anything from the current staff. read more

I have been a pearl resident going on two years. I have noticed the quality of their staff and the building through my time here. By far the best and cleanest building I have ever lived in. The concierge is always helpful and the staff is always on point and professional. Although I wish I could continue to receive the move in specials I Initially got, it's totally reasonable that rents would increase about 1% at my renewal, especially in the DMV. As an accountant, it completely makes business sense and I have to say I can't agree with some of the comments that have been submitted. I have lived in the Pearl for over 2 years. My experience here has been exceptional. The Peal is very convenient based on its central location to grocery shopping, metro, downtown Silver Spring and DC. What I love best about the property is, the sense of community. The Management goes beyond the call of duty for the residents. If I put in a service order for maintenance, it is addressed in a speedy and efficient way. I lived in a luxury apartment in Arizona prior to moving to the Pearl, and this has been the best experience thus far. I love all of the activities provided for residents such as, wine tastings, holiday champagne brunch, fun outdoor activities, gift wrapping and music events, just to name a few. I can not leave this post without giving a shout out to the Manager Nicole and Assistant Manager, Eric. As a team, they create an environment that makes you feel like this is truly your home and welcome you with a smile. They are the dynamic duo and just outright, great people. In my time here as an older resident, I feel safe and welcomed. Each day, you are greeted with a warm hello from the concierge staff at the front door. My boyfriend and I moved into a penthouse level apartment about 2 1/2 months ago and love every second of it! First coming into the apartments you instantly fall in love and want to move in. But then you find out about all of the great concessions and incentives they offer while being a resident here and we were sold ever since. Mercy is our leasing agent and go to girl for EVERYTHING! Mercy has been such an amazing help and friend to us every step of the way to ensure we have everything we need to be at home here. She is always very welcoming, friendly, helpful, and available when we need her. Besides this she has gone above and beyond and i feel as though she is a friend of mine every time I run into her. The apartments themselves are extremely well managed, clean and modern. We are located in a prime area right outside of DC that allows an easier commute for us as well as plenty of options for when we want to enjoy a night out. The forms of payment, maintenance request and general request are managed extremely well being that you do everything through an app! including our nest that we can manage from anywhere! Paying rent via app has been very easy and makes the experience almost enjoyable. You dont have to question what has or hasn't been paid or taken care of. The security and front desk are always nice and helpful. They always offer to help you feel more secure and with any issues that may occur inside or outside of the complex. They even have brought in a training team to hold gym classes for anyone who is interested as well as arts & crafts, festivals, food trucks, bands, movie nights and happy hours! This place is best for anyone who wants a more interactive living community that is also wanting to be more aware of the surrounding environment. We are more than satisfied with our purchase and look forward to the remaining time we have left at the Pearl. One thing is for sure, this will be impossible to move on from. read more

Please note- This doesn't effect me but this building is NOT HANDICAP FRIENDLY. I say this because there are no doors in the garage that offer the automatic open feature. this is annoying when you're carrying groceries and cannot open the door but i also assume it would be more of a burden for someone who is handicap. The gym is only open during non-quiet hours. so it's only open from 7am-11pm. It was 24/7 but someone complained and management changed it. It baffles me why management would home someone directly across from the gym instead of using that apartment as a model apartment or something. If you want to have parking directly under the building, it's close to $200 a month per vehicle. otherwise you can park across the street at another building for about $150 or across the street outside for about $100 Also, management is not interested in trying to retain occupation or incentivize current residents that want to continue living at The Pearl. For example, when you first move in they offer a concession ("2 month free rent") or something to that extend. well when it's time to renew, no incentives or loyalty discounts are offered. in fact, be prepared for your rent to jump about 20-30%...yeah that's right 20-30%. Management is also sneaky. Just like most places, you have to give a 2 month notice if you're going to move out. However, management will only give you a renewal offer with the new lease price after the 60 day notice period has passed - i received my offer 56 days prior to my lease end AND management then backdated the letter. So basically you're stuck with the 20-30% increase, which is a total surprise, because they don't give you this information until you legally cannot move because you're not giving 60 day notice despite not having this information before the 60 day notice. When i took this to management, Ashley, i was told that i was a liar. When i also told management, Ashley, the the apt directly above mine was cheaper in price and asked if they could honor that, she said absolutely not. When i asked if there was any incentives for keeping current residents, she said that will not be a focus of theirs, no. As soon as my lease is up this time, i will leave. I want a management team that also puts value on existing residents and values their decision to continue leasing instead of taking their money elsewhere. read more

Despite the challenges of moving during COVID-19 our leasing agent Kayla made what can be a stressful process positive, productive and enjoyable. She went above and beyond in every way including extremely quick response times, easy accessibility and communication, patience, and kindness. We are both self-employed and have always had trouble with application processes, but Kayla was with us every step of the way to make sure we were approved and got everything we wanted. I came here to visit my niece who happens to have an apartment in The Pearl. I'm a New Yorker and so is my niece. I was pleased and satisfied with her decision to move here. She sent me pictures before moving and the pictures did no justice to sgow how amazing this place is. We parked in the visitors parking in the front entrance driveway. When entering the building there were several people working to maintain the ground floor, by mopping, vacuuming, and cleaning the windows. The concierge desk in the front lobby I noticed was friendly with the residents and their animals. The Pearl has several amenities. There is a gym in the 2nd floor that provides classes, the main lobby is used by the complex personal om holidays to provide special occasion get togethers for residents and I'm assuming a plus 1+. Coffee is provided to the residents along with a study room filled with lockers a large screen to do presentations and assignments there is a mini lounge area and an outdoor area with Viking bbq for resident use. The area has and outdoor fireplace. This area can be rented to guest for a fee for a small get together. There is also a pool area with lounge chairs that was not open yet. My nieces apartment was equipped with a washer and dryer, a walk-in closet and a patio. On the outside of the pool were bbq grills for use by the residents. I must say that I opened the grill and it was extremely clean and well kept. On the outside of the building is a dog park and an area for kids to run around and a garden located on the outside that residents can pay a small fee to be provided with fresh herbs and vegetables. Overall , I have to give this place a high five and thumbs up. It is absolutely beautiful. If i were living in the area I would definitely look here for a place of residence. Before you live here, CHECK THE YELP REVIEWS FOR THE BLAIR HOUSE APARTMENTS. The same management company owns them, and the reviews for Blair House turned out to be eerily accurate about The Pearl as well. This is a beautiful apartment building, but the leasing office is very difficult to work with. I have never lived here (I went and found another apartment in Silver Spring instead), so I suppose you can take this with the proverbial grain of salt. While the leasing office and their representatives were very responsive at first (when I initially toured the building and then subsequently applied online); however, as soon as I paid the (nonrefundable) application fee and the (refundable) down payment, they ceased being helpful. While I left the country for a week, despite my explicit request to process the application, they failed to advance my application in any way. Upon my return, they asked multiple times for different income verification items from my roommate, my guarantor, and me; upon providing them, they claimed they never asked for what I provided and proceeded to ask me for different forms. I eventually went in and sat in the lobby of the office for 5 hours on a Saturday to ensure they had all the forms I needed; instead of processing my application at that time (I had previously been promised they would complete it that day), they claimed a background check for my roommate was taking too long (she is a middle school teacher whose background has been checked at the federal and state level multiple times within the past year alone). The leasing office also was very loathe to give me any of the representations they had made to me verbally in writing, which made me very wary of whether or not they would keep their word. Towards the end, they stopped responding to emails or answering the phone. In the end, I found another apartment building right down the street that processed our application in one week (as opposed to three) and had a much more responsive staff. Overall, while I cannot speak to living in the apartment, I would not recommend The Pearl due to their staff. read more

I love the pearl. This should be a training facility for other apartment buildings. Ingrid does a great job managing the property. The whole pearl staff/team are wonderful and very accommodating. At times I truly feel as if I live in a 5 star hotel. The building is kept very really clean and tidy. I feel like management cares about the tenants which is extremely rare in the DC metro area. I've been living at the Pearl for almost 2 months and so far so good! I'm someone that doesn't appreciate a lot of noise, so I'm happy that this building seems quiet so far. I don't know if perhaps I just happen to be on a quiet floor, but for the first time in a long time I can sleep without earplugs! In addition, I never hear anyone walking around above me, the floors all seem to be concrete, so that helps. The common areas are beautiful, and my apartment is nicely appointed and absolutely perfect for me. Everything inside and outside is well kept, in fact if I'm home during the day, sometimes the only activity I hear in the hall is the cleaning crew. Awesome little spaces everywhere too, it makes me want to have guests over. When I do have people over, they all make the same comment that the building is like a 5 star hotel! read more

The Apartments are very nice. Amira was the best (keyword WAS) she is no longer working onsite. Not impressed at all with the remaining staff. No sense of urgency, no one picks up the phone, no one returns calls, front desk concierge leaves the front desk without leaving a "stepped away" sign or it would be professional to have someone else standby (during business hours) while the concierge is gone.Instead future residents had to wait at the door for awhile to be let in and the whole time there are leasing consultants sitting in their office. No apology for the wait, no empathy, nothing. Speaking in a nice tone does not mean you are professional. Actions speak louder. I would not be recommending this place to my clients. read more

I'm giving the leasing agents 1 star because they are unresponsive and unhelpful. They stopped responding to emails and returning calls after I submitted an application. I went into the leasing office and called them multiple times for a status of my lease. When I went in to the office, they said that they sent me the lease already (which they did not). Two weeks later - no response. I then called to try to sort things out. The leasing office told me that they will send out a revised welcome letter within the next two days. I did not hear anything from them for two weeks. Needless to say, I never got my lease and decided to get my refund back. read more
