The initial evaluation is $335 and this doesn't even include any testing. When the guy came, he didn't use any tools to look for anything behind the walls. No infrared tool and no water moisture meter. Nothing. Just looked around. He was a nice guy, but didn't really do what the company promises. He then said the next step was to do air quality testing. I hesitated to spend the additional $190 on air quality testing because they had already just taken $335 of my money just to come to my apartment and look under my kitchen sink and then just talk to me for about 10 minutes about doing the air quality test. That could have been the entire appointment. I didn't need to be charged $335 just to come out to my apartment. I decided to do the testing because that's what I wanted in the first place. I needed more proof for my lawyer. But then the test couldn't be done that day because I had my 5 year old air filter going and had had the ac running. I needed to have both off well before the appointment. I only had turned the ac off 1 hour prior despite being told 30 minutes prior. All this information should have been discussed when booking the appointment. The guy came back the next day, again looked under the kitchen sink and then ripped out the bottom to the dishwasher and didn't pop it all the way back in causing my dog to then pull the panel out, which he'd NEVER done before. He also attempted to pull the wall heater out, insisting it was just a cover, despite me telling him it wasn't. He finally left it alone after asking me, if he took it out, would I be able to put it back in? And I said, "Uhhh No!" But something was moved when he yanked the wall heater because the next 2 days I wound up with dozens of houseflies inside my tiny studio. Absolutely disgusting!!! I phoned to complain about the service not being done as discussed and about the flies, and was told I'd be given a refund for that visit and only be charged the $190 for the air samples which was the cost for the lab. Upon getting the testing back, it concluded that there was no issues with air quality in my apartment, which is impossible considering there's no airflow and my house 4 plants, in different locations around my studio, continually grow mold on the soil and I have to put cinnamon on the soil in order to contain the growth. Not to mention, the flies! If they were behind the wall heater then they were obviously attracted to something and that something should have been picked up in the air quality sample. Not only were the lab results wrong, but when I asked the manager about it, she kept insisting that "their goal is to make sure that the quality of air in my home is safe and at good levels." Like what?! Why is that YOUR GOAL?!?! Your goal should ONLY be to properly test my apartment air. MY goal was to get a proper air quality sample that shows my apartment air quality has too many toxins. So now I'm out money and hours of my time. To add insult to injury, I was ONLY refunded $85 from my $335, which meant I still paid $250 instead of the $190 I was verbally promised and still have to pay yet another company to do the job properly. SCAM! DO NOT USE THIS COMPANY!!!

I had my home inspected over a month ago and recently closed on it. I will be reviewing Aris' report again and again as I go through all the smaller things that may need attention. Request a sample report from him if you want an example, and you will be a little daunted at first sight like I was. But take the time to read through what is in there and you will start to see the details that are being pointed out and it won't be as scary as the initial look:) If you just want an "easy to read report" that just gives generic statuses as "serviceable", go with any of the bigger companies who do home inspections. If you want a detailed report to understand what the inspected home is about, have Aris do the inspection. More detailed inspection/report at a good price is what I got from NCSI/Aris. We purchased a house earlier this year, and the inspection was arranged by our realtor…read more On the day of, the inspector seemed friendly and efficient, but he also seemed more concerned about getting through his checklist as quickly as possible than performing a thorough inspection. For example, when I asked him whether the foundation had been seismically retrofitted with anchor bolts, he said there wasn't easy enough access in the crawlspace to be able to tell. And in the report he just assumed, "Anchor Bolts: None - typical for homes built prior to 1935." First, our house was built in 1938. Second, it's been renovated extensively, so it's not unreasonable to think the foundation might be retrofitted. And third, isn't it your job to confirm this? A couple months later, we got an unusually heavy week of rain, and we noticed a couple leaks coming through the ceiling--every homeowner's nightmare. We called a handful of contractors to take a look, and they all immediately identified cracks on the inside corners of the roof where it was missing flashing. We filed a claim with Elite Inspection, and initially they argued that the inspection could not attest to the maintenance of the roof. Fair, but this had nothing to do with the maintenance; it was a case of improper installation, something that every contractor noticed immediately. Finally they agreed to send their own contractor (who identified the same issue). They provided a quote to have the flashing installed, which we were OK with. But when when we asked to just have the amount reimbursed to us, so that we could choose a contractor we liked, Elite Inspection refused. Instead, they told us that we had to go with the contractor that they chose, even though other people had bad experiences with them based on the reviews we read. If it's the same amount, it's bewildering why Elite Inspection couldn't give us the reimbursement. Maybe they have a special arrangement with that specific contractor, which would be disconcerting. Shortly after, they sent us another message saying that they would actually only refund the inspection fee--as a "gesture of goodwill," but only if we signed an indemnification agreement (which we decided not to). All of this points to hasty work and questionable business practices. On the surface, they seem like an efficient and professional company--they have nice uniforms, professional business cards, and a flashy-looking report. But their inspection is only cursory and fails to identify any issues of which you should actually be aware. I wouldn't trust them again, especially with something as important as this.

I'm a Realtor and have had dozens of property inspections over the years. I wanted to use Raz for…read moremy personal property sale because he claimed he was so detailed, had construction industry background, and he has good reviews. Well, I got swindled. Believe the other reviews that say his inspections are sloppy and his reports are not detailed. (perhaps his good reviews come from people who don't know what to expect.) Basically, Raz is a scam artist. He sold me on the fact that his pricing is $500+ more than other inspectors because of his quality. But the inspection and report I got was the sloppiest and least detailed report I have ever received - for the highest price! Neither my hubby or I was home when he did the inspection. He said it would take 5 hours; he texted after 3 hours saying he was done. He missed a huge list of things, and then completely ghosted me when I pointed it out and asked him to come back. I included pictures and videos, so there was no doubt. Still no response. I have 2 attached apartments on this property. I told him one would not be accessible, but the other tenant would leave the door unlocked. I even told Raz how to access the attic space where the HVAC system is for that unit. He completely SKIPPED inspecting that apartment entirely. He made silly errors, like saying he could not inspect my fireplace because the gas key was not available. But you can even see the key hanging in the photo he provided! He said the lights over my bed were not functional, but he just did not notice the switches on either side of my headboard for those lights. He said the sliding door wouldn't lock, when he wasn't closing it tight enough to engage the pin. He missed appliances in the kitchen, and really didn't even test the ones he did show in the report (I know, because one burner on the stove doesn't light well, and he would have caught that if he'd done a thorough inspection.) I had a list of about 30 things a handyman was scheduled to do, that I knew a good inspector would catch. I like to say "Done, Done Done" on pre-sale inspection reports, so people can see what things have already been paid for and corrected. These were not minor things: tripping hazards, wood rot, bricks pulling away from the concrete, exterior electrical outlets that weren't functioning, outlet covers missing, etc etc. He didn't catch one of those things! The only exterior lights he mentioned were my rear deck lights. He missed 2 front porch lights, security lights, sidewalk lights, front columns lights? How? In the garage, he missed an entire room (where the electrical subpanel is, so that was not in the report either), signs of rodents, outlets not working, etc. He didn't even go on the roof, giving a lame excuse about worrying about falling through. He'd already been in the attics, and could see there was solid sheathing under the metal roof! Every other inspector I've ever had has included a roof inspection, and a referral to a roofing contractor if they see issues beyond their scope. I also told Raz he would not be able to inspect the pool and equipment, because the pool was empty - but to please note that the pump was a newer energy-efficient pump. And I provided photos of the water heater and whole house recirc system to him, which he would not have access to, and asked him to include those in his report as well (with a note that customer had supplied the photos). He included neither of those things. So many other things skipped too! He basically flew through my house doing the least possible, and then refused to release the report to me unless I paid in full - because he KNEW he'd done a completely crap job and would have to go back and do it over if I saw the report before paying. With all of the things I had already indicated would not be accessible or able to test, he discounted the price a little bit initially. But add those things to the apartment he completely skipped, and he really only inspected/reported on about 60% of my property, and even that was extremely subpar. Yet I paid $1200+ for 3 hours of his time. His "detailed 69 page report" basically just had boilerplate verbiage for most items. Do NOT waste your time or money with this guy. If he had done the right thing and offered to come back and make it right, that would be a different story. But the fact that he can do this shoddy work and then ghost me, not taking any responsibility whatsoever, shows the type of guy he really is. He's a sweet talker, but takes advantage when he can. Also be aware that the "home inspector" industry is the only sector that doesn't have any licensing requirements. So there is literally no agency to report him to. That's why he can get away with doing things like this. And he'll do it again. Hopefully not to you.
