We are extremely disappointed with the inspection that was done. It feels as though the goal was simply to get the sale through rather than properly protect the buyer. After moving into our new home, we discovered that both brand-new refrigerators were not functioning properly. In addition, none of the showers were working correctly, as the water temperature could not be balanced and would suddenly become dangerously hot. When we brought this to the inspector's attention, his response was that they "don't check the water" and that the inspection is only "visual." We received a similar response from the agent regarding the improperly assembled dishwasher. Because of this negligence, we are now facing serious issues with the seller, who is refusing to take responsibility or corrective action. For anyone planning to buy a new home: please make sure you personally walk through everything with your agent and test all appliances, plumbing, and fixtures yourself. Do not rely solely on the inspector's or agent's judgment. read more

It took me a while to get to writing this review, but 2 years later I'm reminded every other day of the inexcusably sloppy job Advanced Group Property Inspections did for my condo inspection. This was followed by their failure to refund the cost of the report after tricking me into signing a release. I sympathize that inspections aren't always easy, at least when you have latent problems. That wasn't the case here. Unfortunately I can't upload the videos showing the problems but I would be happy to provide them on request. As the videos show, the problems literally started with opening the front door. The handle was loose, which was a symptom of a bigger problem with the lock. The whole thing had to be replaced. As the video shows, a blind person would have known this was a problem as soon as they put their hand on the door handle. Unfortunately, I lived out of state at the time and me wasn't able to attend the inspection. As another video shows, the kitchen sink was leaking all over the counter down onto the floor. All they had to do was run the faucet and they would have discovered this. I had to pay a plumber to come and fix that (in addition to the locksmith for the door). The roof was also leaking, as reflected by the stains coming from the pipe in the attached photo. The HOA eventually repaired the roof but it leaked for 2 winters and required me to re-paint this entire wall. The bathroom sink plug was defective, preventing the sink from draining. That was also visibly ascertainable and could have been easily identified. They promised me a refund of the inspection cost, which would have covered around a tenth of what their sloppiness ultimately cost me. In exchange, they wanted a release. I agreed since I can't sue them without paying a lawyer. But once I signed the release and sent it to them, they never refunded the report and stopped responding to my emails (see attached emails). So basically, they tricked me into signing a release to absolve them of liability for their negligence. Not a competent or reputable company, avoid at all costs. read more

These guys were fine, report prepared quickly and delivered, however the level of detail was not as deep as other inspections I've received and in general I don't actually see why this company is so highly ranked. I used one of the other leading ranked companies on here for a different property within two weeks of using Advanced and they took more time, cost 2/3 what Advanced did, and their report was a bit more detailed and thorough. Nothing wrong with the service Advanced did, I just think a lot of five star reviews are from people who have never had a home inspection before, or are happy they show up on time and follow through (which are valuable and Advanced does seem to do.) If you are looking for a true X-ray of a property, none of the top level inspection services are really that helpful--you still need to hire a foundation person, sewer camera, chimney, possibly mold, etc. I think liability and desire for upselling has reduced the ability of companies like Advanced to offer deeper analysis than reviewing which light switches don't work, does the dishwasher turn on, is your hot water heater strapped, etc--good info to get for sure, but 85% of what they review you could do yourself without a lot of deep knowledge. Nonetheless, I wouldn't hesitate to use them again except for price--they are more expensive than comparable competition, at least from my own personal experience. read more

Advanced Group Property Inspections had Mauricio Pineda do an inspection on my condo before I bought it. Didn't look through thoroughly. Even forgot to check our garage. After he left, we called him to come back. He looked fast and finished. I was the one who had to point out water stain leaks etc. In the end his report stated we didn't have much to worry about. Fast forward 2-3 months later and we have tons of leaks, mold and water damage that could have been spotted if he spent more time looking. read more

They misdiagnosed an issue with the property I put under contract. Their contractor, Gary, told me it would cost a few hundred to fix. After I bought the property, the licensed contractors found and fixed the real problem, costing over $6000. The $6,000+ was the cheapest of multiple bids. I'm not sure if things have changed over the years with the staff in AGPIC. I recently hired this firm for an inspection, and I must say that I was not impressed at all by the quality of the inspection and the inspector's professionalism. Typically a thorough inspection would take 2 - 3 hours for a single family home. The inspector we hired finished the inspection in less than an hour. While I was surprised by the quick inspection, I gave him the benefit of the doubt that perhaps the house was really "clean" and free of problems. However, once I received the inspection report I was really surprised by the lack of details this inspector provided. If something wasn't out of sight, it was out of reach. I can't believe that I paid $450 for such a sub par inspection. He did not even go up to the roof because he claimed that it would do more damage than good. My agent suggested me to contact him for additional details. When I was asking for clarification, he told me that I was "picky" and he wasn't sure what I expected from the inspection. Well, I expected what every buyer would expect, a thorough inspection that would give the buyer a peace of mind. Is that too much to ask??? I would give it a no star if possible. read more

I cannot believe how well put together and organized AGPIC is. Arman conducted my home inspection and he was more than what I could have asked for. I was very skeptical when first booking a home inspection and I wanted a company that was reputable. The reviews on this company speaks for itself. The report was so detailed and organized that I was able to maneuver through it with no problems. Arman found a few small problems with our back house that I would have never seen myself. When I called him to ask a few questions about his findings, Arman answered the phone right away and spent about thirty minutes on the phone answering all of our questions. I select 5 stars and see it reads "Woohoo! As good as it gets!" and it couldn't be more right about these guys, and yes, I actually have paid them and used them 2 times. There's a saying this nerdy dude I used to work with would always say, that I now echo as I get nerdier and older: "You get what you pay for". And honestly, how often do you know you got what you paid for? I literally get way more than I pay for from these guys, the 10's of 1000's of dollars that these guys have saved me are insane from a property my agent, his inspector, and the seller would have me believe was turn key. I felt it was off and called all around desperately for someone who would check out a property NEXT DAY when I had to sign off on contingencies for that evening. I was literally 24 hours away from being the owner of a huge nasty money pit. So every A team has a few superstar players, and I have to give a big shout out to Horacio. He's an amazing inspector and saved me from some very obvious things that the average inspector wouldn't really care to point out, or even miss. After dealing with multiple inspectors, I find that some have a niche specialty; wood, electrical, plumbing, etc that they keep an eye out for and have more detailed notes than the average bear on. Horacio has a blend of all of the above from coming from an educated background and many jobs in various fields. He caught a lot of things that the other inspector did not, and some of these were pretty serious things that were obvious and overlooked. I told Rubin, who you will most likely talk to when you call, that Horacio is their Odell Beckham of the home inspection business. Rubin is great and makes sure you get a fair quote for the property size, an appointment time that normally fits your schedule's needs, and is pretty solid about follow ups and communication, which I've noticed is also very important after having the inspector that was supposd to meet me there, no-showed and they were able to get someone out next day. Point being, use these guys, you know yoúll get a qualified and educated inspector you can trust, and if you are lucky, my dude Horacio might be able to come out and save you some money or educate you on what you need to do to the property to be happy there avoiding safety and visual concerns a general inspector will find, communicate, and then present an amazing report with summaries, clickable paragraphs for these summaries, and most likely some solid pictures, as Horacio at least has considerble photography skills. Do not stand in the way of his pictures, but if you do, smile. Good luck to this company and best wishes, I honestly just wish more companies could be like this one. You call, you get what you want, you get what you paid for, and then they stay nice to any other requests, or future bookings.
