This service is a complete ripoff. They are a dishonest company with dishonest people. When you phone they will tell you that they'll do a complete visual inspection and use tools in order to make the first evaluation. The initial evaluation is $335 and this doesn't even include any testing. When the guy came, he didn't use any tools to look for anything behind the walls. No infrared tool and no water moisture meter. Nothing. Just looked around. He was a nice guy, but didn't really do what the company promises. He then said the next step was to do air quality testing. I hesitated to spend the additional $190 on air quality testing because they had already just taken $335 of my money just to come to my apartment and look under my kitchen sink and then just talk to me for about 10 minutes about doing the air quality test. That could have been the entire appointment. I didn't need to be charged $335 just to come out to my apartment. I decided to do the testing because that's what I wanted in the first place. I needed more proof for my lawyer. But then the test couldn't be done that day because I had my 5 year old air filter going and had had the ac running. I needed to have both off well before the appointment. I only had turned the ac off 1 hour prior despite being told 30 minutes prior. All this information should have been discussed when booking the appointment. The guy came back the next day, again looked under the kitchen sink and then ripped out the bottom to the dishwasher and didn't pop it all the way back in causing my dog to then pull the panel out, which he'd NEVER done before. He also attempted to pull the wall heater out, insisting it was just a cover, despite me telling him it wasn't. He finally left it alone after asking me, if he took it out, would I be able to put it back in? And I said, "Uhhh No!" But something was moved when he yanked the wall heater because the next 2 days I wound up with dozens of houseflies inside my tiny studio. Absolutely disgusting!!! I phoned to complain about the service not being done as discussed and about the flies, and was told I'd be given a refund for that visit and only be charged the $190 for the air samples which was the cost for the lab. Upon getting the testing back, it concluded that there was no issues with air quality in my apartment, which is impossible considering there's no airflow and my house 4 plants, in different locations around my studio, continually grow mold on the soil and I have to put cinnamon on the soil in order to contain the growth. Not to mention, the flies! If they were behind the wall heater then they were obviously attracted to something and that something should have been picked up in the air quality sample. Not only were the lab results wrong, but when I asked the manager about it, she kept insisting that "their goal is to make sure that the quality of air in my home is safe and at good levels." Like what?! Why is that YOUR GOAL?!?! Your goal should ONLY be to properly test my apartment air. MY goal was to get a proper air quality sample that shows my apartment air quality has too many toxins. So now I'm out money and hours of my time. To add insult to injury, I was ONLY refunded $85 from my $335, which meant I still paid $250 instead of the $190 I was verbally promised and still have to pay yet another company to do the job properly. John did excellent work, finding big things like insufficient current to electrical panel, outdated & unsafe Zinsco panel, unsafe bathroom appliance wiring, missing GFC functionality in outlets, anomalous sizing in HVAC return vent, heat pump failing to perform the required 5-min delay before switching from cooling to heating. He also found little things like sliding door locks not working, drawers popping right out, loose cabinet doors, evidence of plumbing valves needing replacement, damage and insecure attachment of wall mirrors, and termites in some decorative woodwork. La Rocca service was overall good. I want to give 3.7 for their service. I did two different inspections with them: wall-in general inspection service and chimney inspection. Inspectors were so friendly, kind, and knowledgeable. Especially, the chimney inspector was fantastic. Also, I love that they don't do repair service, which makes them totally neutral about the inspection. Furthermore, they don't reach out to you asking for further repair service like other inspection companies. However, my general inspector was not through enough. There are small items that my general inspector missed: 1. A smoke detector missing in the second bedroom: I was surprised that he missed it because it is so basic check-up item. It is not expensive to add a detector by myself. 2. A front door wall lamp missing a switch: he didn't figure that a switch for the lamp is not existing. 3. An HVAC inspection could have been done. The inspector was not able to turn it on. It turns out that there was a switch near the ceiling was off. I don't blame him for this. It was very tricky to find the switch. 4. An exterior dryer heat vent: he missed to check the vent. I feel like the company is good. They just have quality different among different inspectors. I am willing to use the service again but I want to ask for a different inspector. read more

I hired them to inspect a duplex. Everything booked online with no issues. Once the inspector showed up he said he would have to charge us more because it is a duplex even though the booking showed the property was a duplex. I had no choice but to pay at the moment because of a short turn around time I needed and then when I asked for a reimbursement they never responded to me. Do not work with unethical inspectors. LaRocca was hired to perform a buyer's inspection. The report is extensive, many pages with some pictures. It gives the impression "oh wow, they really know what they are doing, look at the detail in that massive report!" But.... if you REALLY read the language of the report, it could not be more useless. For example, "it is a very tall chimney and probably should have a reinforcing brace." "Very" "probably" "should"... such useless language. This is followed by a disclaimer, as all of the "issues" identified contain, that basically says, "Yeah, I looked at this, and I don't actually know if there's any problems, I'm just giving my personal opinion, so if you really wanna know if it's an issue, then you should pay somebody else who is actually qualified to come check it out." Save your money, home buyers, this is NOT the inspection crew to have come conduct an inspection, unless you're looking for a way to get out of buying the home you've put an offer on... what a joke. read more

I needed to have a mold on my ceiling inspected and treated. LaRocca had an initial charge of $275. I was told by a previous customer that their charges were modest. Their inspector spent only 5 minutes in my house looking up at my ceiling, so you can guess what the hourly rate is: $3300 per hour. I did receive a long document that contained nothing of real meaning, other than the advice of scrubbing. I would have preferred sending them a picture of my ceiling. read more

This company brings in all their vested interest partners. Oh the general inspection recommends a fireplace inspection, "use Chimney Check" (fully owned subsidiary of LaRocca). Strange how Chimney Check stated an issue with the fireplace and then recommended another vendor in their referral network to do the repair work at triple the costs. The embezzlement and scheming to make a bad inspection report to drum up work is vile and you all should be ashamed of yourself. You should properly disclose your vested interest partners on all of your inspection documents. None of your documents have proper business IDs, certifications, license #s. Doing work on bad faith. I would never recommend this company unless you want them to guarantee to find issues on a home, oh they will find it. read more

In 2020 I moved out of a toxic mold situation, and stayed with friends and family until I found my own place in April of 2021. Almost instantly, I began having symptoms of mold illness similar to before, but there was no visible damage/mold in my unit. I didn't know what to do, and I was worried that I would be gaslit, or told that if they couldn't see mold, there wasn't mold. Sadly, that's what happened to me in the past with other mold inspectors. Another company cleared my home of mold back in 2018, but the reality was, I WAS living in toxic mold, With so much trauma from my past home, I was scared. I knew in my heart that something wasn't right, and the humidity level in my new place was high often, which really led me to think that there must be some sort of water damage/mold. I had called a couple of other companies, however they were dismissive. One of my friends on Instagram, who is a real estate agent, follows LaRocca, and so they came highly recommended. I wasn't disappointed, not ever! To begin with, the staff over the phone at LaRocca are wonderful. They were very patient, super attentive, understanding, and kind with me. I never felt rushed, and trust me, I'm a talker! One of the employees actually went through the same thing I did, and he was able to get away from his mold situation. I felt like I wasn't alone, and all of my needs were met. Every single question ( and trust me, I asked a lot of questions ) was answered. I can't speak enough about the professionalism, friendliness, and the warm welcome feeling you get with this company. Not to mention their prices are great, and I did comparisons. OF COURSE, I hired LaRocca, and believe you me, my landlord tried to get involved and make things hard for LaRocca to show up, even though I was paying out of pocket. LaRocca was never intimidated, and they went out of their way to go above and beyond for me, even adding the landlord to their insurance, just so they could show up on property. My inspector was John. He was extremely well versed, and knew exactly what to look for. He was very receptive, and wiling to going above and beyond for me. His report was beyond thorough at 16 pages long, and it detailed every part of my dwelling, even including the outside of the property, and the building. Not only did my unit test positive for mold ( I was contacted within 24 hours of the testing regarding ) but my master bedroom specifically tested positive in a swab test for Stachybotrys, one of the most dangerous, rarest, toxic molds. Needless to say, my landlord did not have a choice after seeing this info, and had to have the entire wall taken down, and the mold situation rectified based on LaRocca's report. Saving the best for last, Jeff was always my go to over the phone, and he is amazing, patient, kind, outgoing, and sensitive to your needs. My agent arranged for these inspectors for a home I was in escrow with. The inspector missed tons of significant errors in the plumbing, bathroom, and other areas of the house that ended up costing me tens of thousands of dollars in repairs and fixes. I had to replace the entire master bathroom bath because it was built out of cement (warning sign) and the floor was cracked and had been sealed by the seller with clear sealant. The entire bath and walls had to be torn out and redone. The oven was wired on a 10 amp cumircuit instead of the necessary 30 amp circuit. That's enough power that the over display worked and maybe the fan, but it wouldn't heat the oven which they would have had to test. This was one of many things that were overlooked that cost over ten thousand dollars in repairs. Their reply says I didn't read the inspection report which I did cover thoroughly with my agent. I had a forensics inspector come after the close because there were so many things wrong, I thought there could be more serious issues or fire hazards. He found a number of issues LaRocca simply missed. read more

I recommend them to my buyers because I feel they are extremely professional and knowledgeable. I am reading some of these reviews about how someone missed an error. A home has endless moving parts. A doctor can't necessarily see every single malfunction or condition going on based on the information given. The doctor uses all the information he/she can see, with what's been given. To expect an inspector to catch every single potential issue that comes up in a home is pretty silly. It is a GENERAL inspection. As a home buyer, we scheduled inspections for two properties with LaRocca. Mike Erwin came out the first time and did a very thorough inspection. Walked us through everything he found and he was able to find problems the termite inspector missed. His inspection report was beyond detailed with plenty of explanation and pictures. We exited escrow because he found damage that the real estate agent did not disclose and attempted to cover up. We then entered escrow for another property and called Mike to come back out and inspect the property. Again, he did an excellent job with his inspection. We purchased the property because we knew Mike didn't find any major problems. I commend Mike and LaRocca for their great customer service, employee training, and reasonable costs.
