David and Ron with Assembly are two of the most dedicated managers I have met in LA. My family is no stranger to property owning; we understand "the good and the bad and the nightmares" of owning properties, HOA boards, and management companies. I had a pipe burst in my master bedroom, and David oversaw the remediation "by the book". It was timely, met the various benchmarks to avoid potential litigation, and was well within an acceptable time vs cost comparison, for the scope of work. Although I STILL currently have no ceiling in my second bedroom (due to a secondary issue/active roof leak), David and Ron are working tirelessly with my HOA Board and their requested vendors to resolve the issues as "cheaply" as possible for the Board. Timely and efficient might not be in my HOA Board's vocabulary when "cheap" is the priority, but I know that Ron and David have the heart and dedication to resolve issues in an equitable, fair, and efficient way. Thirty days and counting without a ceiling and active roof leaks might be my HOA Board member's "normal," but David and Ron manage that expectation with professionalism. David and Ron prioritize people, owners, and their overall investment from a big-picture POV, and that is what you want in a manager and management company. David and Ron are the first point of contact for a plethora of problems that arise daily for people just simply living their lives, and who need help getting back to their "normal". David and Ron's temperament puts them on par with sainthood. They are two of the best. Customer service is not lost with David and Ron. I hope they never leave Assembly or change condo assignments. The apartment building is old, however, David N. Shultz continues to improve the building. They recently painted the entire outside of the building, and it looks great! My only complaint is that they have not updated the inside of the building. The lobby and elevator and hallways look very outdated, very old paint, and quite embarrassing when people come to visit me. I hope they will make the appropriate upgrades and improvements needed soon. On that note however, I would like to share that when David N. Shultz painted the building, my rent was not increased. I give 5 stars for that too! Other places dock you when they upgrade their building. The main reason for my five star review and rating today is due to David N. Schwartz judgement in obtaining professional and outstanding managers to manage my apartment building, Paulina and Jibarie have been great! They are professional, very nice, respectful, and very accommodating. They are always on top of things. Whenever I request maintenance in my unit, I always receive an immediate response back, and a call is made within that same day to resolved any issue in a timely manner. That is very important to me. I have locked myself out of my unit a few times in the past, which was quite embarrassing, and they were always at my rescue, no complaints (I have copies of my keys now, so that I don't have to bother them with that anymore, lol) Paulina and Jibarie get the job done. Since there was no social media, businesses relied on advertising or referrals. Nowadays, if a business or company does wrong, it goes viral--especially on Google and Yelp. Wall Street HOA Management doesn't care about reviews, ratings, or even their clients and customers. They handled our HOA for three years and ripped us off completely. They never paid our utilities on time--always past due, always late fees. They failed to pay our master insurance policy and didn't care if it expired. Wall Street also missed our tax filing deadlines but still charged us. I could easily take them to small claims court, but it's not worth my time. To any of their current clients: protect yourself by hiring another company. If you need a trustworthy management company, reach out to me--I'll gladly refer you. Save your time, money, and sanity, and leave this mafia-style management behind.
